Please refer to all my past reviews on Mouth Shut regarding Project Raunak Centrum B Wing -

Part 1 of my review - Construction details may have been updated on the RERA website as of November-2024 which is as below:

1) Podiums(if any) - Completion Percentage 0%

2) Internal walls, Internal Plaster, Floorings, Floors and windows within Flats/Premises - Completion Percentage 60%

3) Sanitary Fittings within the flats / premises - Completion Percentage 0%

4) External plumbing and external plaster, elevation, completion of terraces with waterproofing of the building / wing - Completion Percentage 12%

5) Installation of Lifts, water pumps, Fire Fighting Fittings and Equipment as per CFO NOC, Electrical fittings, mechanical equipment, compliance to conditions of environment/CRZ NOC, Finishing to entrance lobby/s, plinth protection. paving of areas appurtenant to Building/Wing, Compound Wall and all other requirements as may be required to complete project as per specifications in agreement of Sale - Completion Percentage 12%

Part 2 of my review – With this one can see how slow is the work progressing.

1) External Plaster work: This was supposed to begin for B-Wing after Rains i.e. in the month of October 2024. Post May-2024 there is no work done externally. Why? Raunak Team has no answers to this question.

2) Internal Work: On Inquiry I am always informed that Internal Work is happening in full swing. But if you look at the information updated on RERA towards the work completion for Internal Work(Point 2, 3 and 5) the answer lies in front of everyone.

3) Podium: I am informed that Podium for A and B Wing is the same. Therefore, all manpower is deployed towards completing the Basement and Podium Work as car parking space needs to be created. Question to ask here is that both projects have different Rera Number. # P51800006705 for B Wing and # P51800033269 for A Wing.



  • Is it legal to use complete manpower for completing this activity and avoiding other external work that is pending for the building?



  • Funds collected for Raunak Centrum B-Wing, is it being used for some other project? Only Raunak Group can answer but questions are being avoided.





4) Section 18 of RERA primarily addresses the rights and remedies available to homebuyers when a promoter(real estate developer) fails to meet specific obligations, especially Delayed Possession and Compensation, Withdrawal Option & Interest for Delay: Is Raunak Group going to pay compensation for the delay in possession beyond December-2024. Yes, I will be approaching Rera in January-2025 seeking compensation.

5) Litigations on P51800006705 and P51800033269: While visiting the RERA Website, I noticed a set of lawsuits against Raunak Group. I have requested details of these but I am not sure if Raunak Group will reply as I do not want litigations affecting more delay in handing over the possession of my flats.

The project is super-duper delayed. We were informed at the time of booking that possession will be given in June-2024, it then became December-2024 and now verbally it has become June-2024 but in writing they quote RERA Date. When I approach Rera, who are here to protect the rights of flat buyers, I am sure they will do justice.

If there are any Flat Owners of Raunak Centrum A and B wing reading this, please write to me in inbox and I shall have you added to a WhatsApp group that we have created where the community of members is growing.

For new buyers, yes, I do get a lot of queries but I refrain from answering anyone and I do not want to get into the wrong. You can do your due diligence by reading all the reviews on Google and Mouth Shut – The real ones not the fake paid ones.

As a flat purchaser in the Raunak Centrum project since 2021, I feel it’s essential to share my ongoing experience, especially for prospective buyers considering this investment. My earlier review, which I encourage you to read on Google Reviews and Mouthshut.com, highlighted my concerns regarding significant delays that continue to plague this project.

Despite the recent attractive marketing materials and recent promotions, I strongly urge potential investors to conduct thorough due diligence before committing. The project’s timeline has been repeatedly extended, and the lack of clear communication from the developers is alarming. The positive reviews that you read are from Channel Partners(do some detailed research on them)

Existing flat owners of Raunak Centrum should write to Mr. Rajan Bandelkar(Managing Director & Chairman Raunak Group) on xxxxx@raunakgroup.com to seek answers on the Project Delays & Possession Date. If all flat owners write then Raunak Group will be forced to come out in the open and justify delay and answer concerns pertaining to Project Delay Compensation.

Key Concerns:

Project Delays: The completion timeline has faced multiple revisions without satisfactory explanations. Initially promised for July 2024 at the time of booking as Raunak will sell stating we give possession 6 months before Agreement Date, it was later adjusted to December 2024 citing Landslide. Most recently, I was informed that possession might occur in May or June 2025, although a troubling email response suggested December 2027. This inconsistency raises serious questions about the project's viability.

If you notice then Raunak Group has stopped giving Project Updates on Raunak Centrum for more than a year now on all their Social Media handles.

Attaching a picture of the project dated 28th September 2024 and the project has been in this state since the last one year or more.

Attribution of Delays: The official explanation for the latest delays cites a landslide and subsequent stop work notice. However, I have a letter dated August 2023(screenshot attached) stating that the stop work notice was revoked, and work had resumed. This contradiction raises concerns about the transparency and credibility of the explanations provided.

Communication Issues: My attempts to seek clarification have largely gone unanswered. I have reached out to several members of the Raunak Group, including Roshan Saldanha(our relationship manager), Sarita Parab, Manish Bhumre, and even Managing Director Rajan Bandelkar, but responses have been minimal and unsatisfactory.

Financial Concerns: Having paid 90% of the project cost, we are now left in a precarious position, facing ongoing home loan payments and interest charges while awaiting possession. The lack of clarity regarding project financing and potential litigation is worrisome.

Compensation for Delays: According to the agreement, the completion date was set for December 2024. With timelines continuously being pushed back, I have yet to receive any information on compensation for these delays. The silence from senior management on this matter is unacceptable.

I hope my experience serves as a cautionary tale for others. I will be exploring options of approaching MAHARERA and the High Court once December 2024 timelines are completed.

Raunak Centrum is beyond a disaster—it’s a complete and utter catastrophe of epic proportions. The project is an unmitigated failure from every angle. Not only are the delays endless, but the excuses from the builder are as insulting as they are absurd. This isn’t just incompetence—it’s a blatant disregard for their customers. The level of accountability? Absolutely zero. They don’t care and they make that clear every single day.

Post-sale customer service? Calling it a nightmare would be a compliment. It’s non-existent. They are unresponsive, unhelpful, and completely disinterested in addressing any concerns once they’ve taken your money. The construction quality is an absolute disgrace. It’s so abysmal that it borders on criminal negligence. A landslide, caused by their horrific planning, buried 40 vehicles. How is that even possible in a major city like Mumbai? It’s a ticking time bomb, and the safety concerns are off the charts. They have endangered lives with their gross incompetence, and they couldn’t care less.

The possession date is a moving target that never lands, and it seems the only thing moving here is the ever-decreasing value of the investment. This is the worst investment you could possibly make. Nearby projects are flourishing while this one rots in failure. The depreciation is so severe that it feels like financial ruin.

And let’s talk about those so-called positive reviews. They are a complete sham—fabricated nonsense written by the sales team themselves to cover up the disaster that Raunak Centrum really is. Every single positive rating is a lie designed to lure more unsuspecting people into this mess. It’s fraud, plain and simple.

Do yourself a favor and run in the opposite direction. Raunak Centrum is a black hole of bad management, terrible construction, and deception. Investing here is the biggest mistake you could ever make. Stay as far away as humanly possible!

"Raunak Centrum has been a complete disaster! The project is plagued by delays, with constant excuses and zero accountability from the builder. Post-sale customer service is a nightmare—unresponsive and unhelpful. The construction quality is abysmal, and there have been multiple issues, including a landslide due to poor planning, which raises serious safety concerns. Raunak Group, a prominent real estate builder and construction company operating in Thane stepped foot in Mumbai with their project Raunak Centrum, the group has gained recognition for its residential projects. While the pre-sales phase often showcases promises of excellence, the post-sales experience is a crucial determinant of a company's customer-centric approach. Unfortunately, my experience with Raunak Group post-sales has been nothing short of disappointing, particularly in customer service, communication, and issue resolution.

Customer Service: The hallmark of any reputable company lies in its commitment to customer service, ensuring that clients feel valued and supported even after the transaction is complete. Regrettably, Raunak Group falls short in this aspect. The customer service team appears unresponsive and indifferent, often leaving clients feeling neglected and frustrated. Attempting to reach a representative for assistance is an arduous task, as calls go unanswered and emails receive delayed or generic responses. This lack of prompt and personalized attention significantly detracts from the overall customer experience. When it comes to issuing notice for the payment of each slab, rest assured the follow-up from them will be with more rigor.

Communication: Effective communication is the lifeblood of any successful business, especially in the real estate sector where timely and accurate information is crucial. In my interaction with Raunak Group, I found their communication strategy to be severely lacking. Updates on project timelines, construction progress, and important announcements are sporadic at best. The absence of transparent communication leaves buyers in the dark, fostering an environment of uncertainty and distrust. This lack of proactive communication hampers customer satisfaction and raises concerns about the company's commitment to transparency. If you check with the Relationship Manager on the Current Status of the Project - he has no idea, if you inquire about the Tentative Possession Date - The earlier promise was July 2024, Now December 2024 - That too not sure. If you ask for the layout of pictures or videos of your flat - they cannot provide that as well. Don't go on what the Sales Team says, they usually inform Raunak Group is known for giving possession six months before time, but this is not the case with the Raunak Centrum project.

Issue Resolution: One of the most glaring drawbacks of Raunak Group's post-sales service is its ineptitude in issue resolution. In instances where concerns or problems arise, the resolution process is marred by delays, bureaucracy, and a distinct lack of urgency. Genuine issues faced by customers, such as construction defects or delays, are met with a dismissive attitude rather than a proactive approach to finding solutions. This approach leaves buyers feeling powerless and aggrieved, as their concerns are often downplayed or brushed aside, undermining the company's responsibility for the quality of its projects.

Conclusion: In conclusion, Raunak Group's post-sales experience is regrettably far from satisfactory. The lack of efficient customer service, transparent communication, and effective issue resolution seriously tarnishes the reputation of an otherwise reputable real estate builder. Prospective buyers should approach their investment with caution, keeping in mind the potential challenges they may face in the aftermath of their purchase. There are other reputable builders in the likes of Dosti, Lodha, and Ajmera, might cost a little more but you will have peace of mind.

Worst experience for my 1st house. I had bought my 1st house and we had booked furnished flats from past 3 months my emi are getting cut but no update on furniture and now they are saying its sold out. And giving negligible amt has different where as furniture value is way high and not cooperative staff. Worst experience never buy a flat from raunak all employees have no knowledge and not helpful. If anyone of you planning to buy please read my review and do not buy quality is poor and after sales is worst .

DONT BUY ANY FLAT IN RAUNAK GROUP.

Worst experience specially the Ronak persons, Always try to lie ND cheat. Always ask about money by telling irrelevant things and do not stick on committement.

People like sana and Manish in kalyan branch office, etc dont hve manners to talk with customers. They are not at all approachable, they reply after 2days for each msg.

Don't ever think for purchasing flat, we hve done a big mistake, u all dont repeat.

I visited ronak urban centre, kalyanproject today as it promoted as low cost affordable project.They were offering 2bhk of 535 carpet at total price of 43 lac excluding registration, stamp duty and Gst. This 43 lac consist of 39 lac flat cost and remaining cover infra cost and premium cost. But i could not get some clarity



  1. Why are they asking for 250000 as possession charges what is that for?



  2. They are charging club house charges and society formation towards possession. Why





Cannot that be part of infra charges



  1. They are charging 8 per Gst of which 3 percent will be refunded then better charge only 5 percent



  2. No info on parking charges



  3. No information on structure whether gypsum or concrete wall.





If gypsum then it will be cheap constuction provide

Over all flat cost for 535 sqft goes to 54 lacs which is not affordable and mega jack pot project.

The promotion is a misleading one as project cover huge amount on other charges.

I did not find this project feasible for investment as entire focus of sales executive was on wifi, sensors. Tell me what will be cost of wifi and sensors that any one can buy on personal cost and fix it in their house.

Many of the projects that have been taken up by the builder are not constructed in some of the most sought after places and flat locations. This needs to be changed and the builder has to set up new flats in the nearby areas so that local accessibility is quicker and more effective.

Dear Homebuyer, The Raunak Group is wellknowned Builer, however I will recommend people not to go for Raunak Group. Sales person team shows courtesy, however the maintaince team are pathethic, after buying property, they even do not entertain you. You pay heavy maintaince at raunak and maintaince team even do not entertain you. You always has to go after them. Their construction quality is poor. Their building contractor even does not know how to build a building. In short they take shortcut way of doing things, instead of doing proper work. Only their promotion is always high to attractive new buyers with various new schemes. People fall under their trap. My humble request to buyer do not go for Raunak Group.

My queries were promptly answered during the site visit. Also, this project is well connected to Navi Mumbai, where I work. The staffs were very cooperative and showed me several flats. Because of the good experience& a price that fits my budget, I'm planning to buy a house with them.

Hello friends, today I am sharing my experience with the Raunak Group which is situated in Mumbai and I just want to say that this Group is not good at all in their work quality, they always delayed my work, they have even shortage of staff members and labours, labours were also not doing their work like professionals do, they are so expensive and their work is not money worthy, I think first they have to go for classes and learn their work, their products quality was also looks so cheap which I refused to use on the spot, I already wasted my money, I suggest you don’t the Services of Raunak group.

Moved here to get closer to work. Been here for a few months now & I love the fact that it only takes around 20 minutes to drive to work. We've hadn't had many issues here except for once where we had an issue with a sink leak and the maintenance fixed guy it, although it took a while.

I guess the management here is OK, they do their job. I understand it's hard to manage such a big community, but I just wish they could do a little bit better on keeping their residents satisfied.
