We have several points to pen down here on the service provided by Zenify:


1) Starting from rental agreement provided by Zenify which will not state the Building owner's name in the agreement and it states only City Synapse(Zenify office name). In case if you want to take a loan for Car or something else. No Bank will consider the agreement as a legitimate document. It is a waste paper and it is useless. And this agreement is written in such a way that only Zenify will be benefitted neither the tenant or owner of the building.


2) We had vacated the house in the month of Feb'17. We had asked them to give the final settlement amount. In Zenify, it is prepaid rent that is we pay the rent for a particular within 5th of the Month. We had paid the rent for Feb, the termination department is sending us a quotation charging a rent for Feb and March till notice period ends. Blindly charging us the rent. So that Zenify can be benefitted if the tenant is not noticing it.


3) During verification of the house, they found a door stopper rubber(black rubber) is missing. Note it is just a rubber. Guys how much it will be max to max it will be 50rs. In the final settlement quotation, they charged 350rs for that rubber. Later when we called them up it was reduced to 120rs. Unnecessarily they charge so many things. So that tenants will pay for it.


4) Final settlement amount will be equivalent to loosing your entire deposit amount.


5) They charge you for maintenance fees and Security charges. But never ever seen such thing is happening in Zenify homes. We stayed in Shashi residency, HSR layout. We ended up losing shoes and clothes. Its not only us losing but all the tenants in that building. If we can ask Security and he end up saying I am not paid for night duty or I am unaware about it. Maintenance is completely nothing, we need to write an email to them to get it cleaned.


6) Apartment are constructed with low quality materials. For any repairs, tenants need to get it done.


7) In case if you delay to pay the rent, you will be charged penalty for the outstanding days.


8) They act as intermediate between owner and tenant. Not sure whether the owners are benefitted. Owners, please keep all the above things in the mind before you outsource your house to Zenify.


9) Without consultation with tenant, they will renew your agreement to get the incremental rent exactly on the date of completion of 11months. And tenant will be charged 1000rs for the renewal rental agreement. But they will not send copy of the rental agreement to us. This is the only thing they will do it on time. Rental hike will be at the rate of 10% As per the norms, it should be within or equal to 5% increase for the residential property.


10) Lastly coming to the Zenify customer care. They think tenants are job less. We need to keep on calling them and they will promise as though they will call us back but never. Only till I onboarded the house, I was receiving so many calls. Post which never got a call. And now from the day I had sent out an email for termination till today of my final settlement, never received single call back from Zenify to provide an update on refund status. I was just behind them to get the money. It took 45days to the get the deposit amount.


11) They have different departments such as onboarding team, legal department, finance team, termination department etc., But none of the team will actually meet their objectives. Response rate is completely nil or negative.


For all the tenants or to be tenants of Zenify homes, please read the agreement carefully and pay the deposit amount post if you are satisfied, check your final settlement amount before vacating and question for each amount and more over have enough patience to keep on calling them and writing emails to them.


If at all if you are entering to house, you will sure end up writing such comments like me. Be Careful with Zenify Homes.
