I am an owner of one of the flats in SG Impressions Vasundhra, Sector 4B, Ghaziabad, near Mewar Law College built by so called SG Estates "builders". The over all experience has been the worst experience for me if I compare them against small time builders(forget about DLFs, Unitechs or JayPees of the world!).
Though SG strive to compete with such names, but believe me you they compete with them just on price and charging illogical amount for illogical things. It’s just been 1.5 years since I have taken possession of the flat and 2 years since the society has been built, but the structure looks like one of those DDA flats we have in Saket, Shalimar Bagh, Ashok VIhar, Pitampura. Forget about the paint or exterior looks, the plaster, cement and sand has started coming off from the walls(no exaggerations here, please visit or contact me to confirm!). At some places, bricks and iron rods have starting getting visible(gain no exaggerations!). In this age even the DDA built better flats then this so called builder. I mean I would not expect the plaster to come off! Forget about the seepage, faulty wiring, low grade pipes, CP fittings, woodwork, doors, Chinese lights. Looks like have covered everything!
I fail to understand what material SG estates has used in construction, seems they have 2 way objective of making money; one by inflating the revenues by charging exorbitantly high price for everything, keeping margin in everything(45K for electric meter! Sarkari vibhaag charges 8K for the same including chai paani!) and the second objective is to say by way of decreasing the cost of construction by using stupid architect(for wasting space in round balconies and having a structure in place through which we have rain water coming in to our master bedrooms with wooden floor every season, HAH, how stupid is this?!), lowest quality material and delaying possession or giving possession without caring for customer satisfaction. I also have my doubts on the Sq. ft area quoted by them is being genuine enough on which all the calculations are based.
Mr. Gaurav Gupta - what should I say about him, he is of those very few individual who is though young, but absolutely lacks business sense and is far far away from reality, one of those who has got already established business to manage. No matter how much you try logic with him, but he is one who completely mismanaged the Impressions project in terms of quality of construction, goodwill. Despite of repeated follow-ups, complaints, visits, discussions, meetings, etc there has not been any change in the condition of the society, it is getting worse day by day.
I know they will have their arguments that now the society is being managed by RWA, so the condition is bad, but my point is about the quality of the construction(which is so bad that if someone speaks in the adjacent flat, the sound can easily be heard on the other side(no exaggerations!). I have heard that they are coming up with new projects in the adjacent areas, I wont suggest any prospective buyer to not to buy their flats, I want to say I simply do not have any vindictive agenda against them. I would only suggest to visit the SG Impressions society and not only talk to residents, but also see the conditions yourself and compare another one adjacent to it(Ajnara) you will yourself be able to make out the difference and would be better informed before handing over your life's savings to SG Estates builder for low grade sub-standard construction quality output like SG Impressions.
Kind Regards
