Some shocking facts to know about Panchsheel Builder. I am residing in Panchsheel Wellington society. Builder too resides in this society but like a King and treats all other residents as his Praja.


Over charging:


The company owning the maintenance of Panchsheel Wellington, crossing republik society is charging 500INR/month for the use of club facilities like swimming pool, gym etc in addition to the monthly maintenance. The flat owners have paid 50000INR as club membership charges and total number of flats in this society is about 1500. So total deposit with builder for setting up a small club was 50000*1500=75000000/- which was made functional after 2 years of possession.


The company that owns the maintenance of this society is a sister company of the Panchsheel group and the  RWA has not yet been setup due to incomplete construction of the society. We all are paying a hefty maintenance charge @1.65INR per Sq Ft. and an average size of flat is 1500 sq ft. which means 2400 INR*1500= 3600000 INR/month as maintenance to the company managing the maintenance.


In addition to this, there is a bigger pain that the people of this society are bound to bear. The builder stays in one of the penthouses of this society and openly flouts basic rules of residing in the apartment societies. The maintenance company of this society is very effective on imposing and commanding the society rules on other residents but allows the builder family to flout it openly. Here are few examples:




  1. Builder and his family uses main entry gate and other residents are not allowed to enter or exit from that gate.




  2. There are 2-3 security guards that are deployed on the main gate to manage the entry and exit of builder's family. The security guards deployed on main gate have been trained to salute each and every family member when they enter or exit the main gate.




  3. He parks too many cars inside the society without sticker whereas no resident is allowed take the car inside without sticker or valid reason like sticker is not yet provided by builder.




  4. All his 6-8 big cars are parked on the ground floor which is a non-parking and common areas in front of the entrance of tower lobby.




  5. There is a strict timing for other residents to use club (morning 5-9am and evening 5-9pm) and no resident is allowed before or after these timings. The builder family is allowed to use the club facilities after the general timings.




  6. The lift runs unstopped when members of builder family are travelling in it. The other residents and their kids have to wait for their turn to come after builder or his family members are gone.
