I am a flat owner. I am trying to rent out my flat.
These fellows have a new business model. Previously they used to have these plans which are active for a month or so, and the payment is for promoting your rental flat ad, etc.
Their new model is, pay only 1.18rs upfront, and they will act as your usual property agents, showing the flat etc. When the flat is rented out, they will take a payment of 10000. I agreed to this.
I also told their agent fellow who is responsible for my flat that I need 29000 in my pocket(what I am getting now from the existing tenant), and 75000 as advance, and 75000 should be mentioned in the agreement.
And, since I need to pay NoBroker 10000rs as commission, he should look for tenants who are willing to pay 30000/month, and 75000 as advance. Basically, I made it clear him that the 10000 I need to pay NoBroker should come from the tenants, and not from my pocket.
He said, no issues sir, you will get what you are asking.
He then proceeds to take 10000 from a potential tenant, without my knowledge. He also promises them that the advance to be paid to the owner(me) is 65000 only, and the agreement will mention 75000. In other words, I am paying this 10000, with only 29000 as rent. This is not what I agreed on.
The main unethical thing is, the 10000 was taken before any agreement was signed between me and the tenant. The tenant rather naively gave the money to the NoBroker guy. Why was it even asked and taken?
I tried calling the customer help line and even though some lady promised to escalate the matter, no one has called from NoBroker yet(around 3 days already).
The tenant has also seen my ad in the portal and tried to contact me directly. Much of the hanky-panky which the NoBroker agent did, I got to know from the tenant.
The tenant is also trying to contact that agent, but he is not picking the phone anymore.

NoBroker did finally contact me about the issue. Both NoBroker and the prospective tenant are trying to pin this 10000 payment on me, when I certainly DID NOT tell the prospective tenant to make any payment.
I asked NoBroker person a most basic query.
I asked. why was no draft agreement sent to both the flat owner and the prospective tenant, and the money taken from the prospect only AFTER we both agreed to the draft? That is how normal house agents operate right?
To that query, that person from NoBroker says. no sir, there is no concept of draft agreement. What?!
So, think about this. the NoBroker guy will listen to something from the flat owner, put forward some other information to the prospective tenant, and based on that they will take the payment? Why no process such as a conference call, where both parties can speak and clarify whatever they want(including the agent, if they want it)?
So then, both the flat owner and the prospect should wait for days to receive the actual rental agreement from NoBroker and then confirm what exactly has been formally agreed? What happens if the back and forth information transfer from, Flat Owner - to&fro - NoBroker Agent -to&fro- Prospective Tenant, is wrong and not agreeable to either party? What happens to the money taken by NoBroker already? What nonsense is this?
Why does NoBroker have no process for the 2 parties involved to check the draft agreement before any money is taken from anybody?!
