Dear all, we went to visit the place last week. it looked pretty good on the paper with very affordable budget. its really tempting.
here are reasons to buy this:
u get a flat in a proper community like neotown - which has now occupied with IT offices, etc and few high rise buildings. the view reminds me of the NCR high rise views. there is lot of open space, fresh air, ventilation, etc
the mall is upcoming. there has been no work since years but finally since gm has taken over, we can only expect the mall to be functional in next 2-3 years. if this is ready, it will be a great benefit.
although the flats are cramped, but its affordable and tempting for poor people like myself, who aishwaryasingh23 heavy rent and still live at mercy of landlord. this give myself a chance to define my lifestyle in my own flat with promised amenities(hopefully we get them as promised)
the IT companies like infosys, wipro, tcs, etc and colleges like xime, symbiosis, ifim, etc are nearby and schools like sfs, brookfield, tremis, etc are closeby. there are hospitals nearby plus this is connected to elevated flyover to quickly reach kormangla. its a boon for ecity working professionals.
RERA approval is already there and since there are few other GM projects like GM enclave, ecity town, townsville, techies, coming up within GM township, there shall be good chances that the builder will be here and wont run away
the rates for techies has already increased from last year, I personally was surprised to notice this. so we can expect the same on Ambitious project in next 4 years.
It offers pm awaas scheme for 1st time buyers with 2 lacs waived off.
there is no 12% gst charged, which is a big big plus. I dont know why the gst has been waived off. I enquired the sales team and they told the builder is bearing the cost on themselves, not sure why? but this saves min 5 lacs for any size flat.
good investment prospect
NOT TO BUY:
it will be completed by 2022, so not for ppl looking for ready flat. You cant wait that long until this is for 2nd house, investment purpose.
all the facts stated above are on paper, yet to be converted into reality. there are many instances of big big projects being stuck up for years so hopefully this wont go that way
GM ecity town is already delayed by 1 year so not sure how RERA treats the buikders wrt fine, penalty
Not for ppl not working in ecity due to bangalore commute
be sure of where the building is coming up. many might think that GM enclave is the AMBITIOUS.
FINAL WORD: If you want to do investment with limited budget, this looks good bet. if it hits well, you are lucky to get a flat in a township, near mall, near office. If you are 1st time buyer, wont advise to wait so long. Dear all, GM Infinite ecity was launched in 2014 and the completion date was 2017, it is yet to be completed and customers are expected handover later Being delayed is still ok but pls note that none of the amenities promised has been provided. The basic amenity like swimming pool and children play area is in progress but cricket ground, basket ball court, squash,  big clubhouse, plus as we have been seeing 100+ amenities in all GM ads, are far from over. I seriously doubt that these will be in place after handover of the flat. So if you booked GM Ambitious for amenities, hold on pls and you might need to wait long or endlessly, best of luck friends.
