I am writing this review because of the Bhairaav Group - Goldcrest residency, Ghansoli salesperson not attending my call and not even bother to reply to my mail from last 2 years.
I bought a flat 2 years back 2017 at Bhairaav Group, Goldcrest residency, Ghansoli of Rs 1.30 CR, its a under construction project so GST was there, The total amount of apartment is around 1.5 / 1.6 cr, we booked a flat in subvention scheme, the scheme was like we don't have to pay the EMI for 2.6 years from the booking date and builder is responsible to pay all the EMI till possession which is Dec 2019, till now all conversation was offline and on simple blank paper, I thought will get a propper documented thing later and I was ready to buy the apartment, now the story starts from here.
Salesperson started to force me to take loan from Indiabulls, they are official partner and project is already approved from that bank, they will give you sanction in 2 days and within a week they can disburse the amount. But I told them I want to take loan from some reputed bank and I want to go with HDFC or SBI, but SBI takes too much time to sanction the loan then property verification so I decided to go with HDFC, but the project did not verify and approved by the HDFC and there was some discussion going on between Bhairaav and HDFC regarding the subvention scheme as its a little different plan than normal one, I don't know the exact scenario but it took around 1.5 months and finaly they approved the project and gave me the sanction letter, meanwhile the sales person started sending mail to done the SDR(stamp duty registartion) I told them the sanction letter is not reacived yet how can I do the SDR as we need to attach the loan sanction document while registering the property, they send a mail saying that kindly get it done asap to avoide delayed charges, so I called them and told I already had worked with the Mr. Vikrant Parulekar and buy an extra time at the time of booking and if are going to charge me any delayed charges then please stop this process I am not intrested to buy property from you, This is the main source of income of property builders, if we failed to send payment within a timeline they will start charging us with GST.
I did not get any response from them so I called Mr. Amol Gambhirao(salesperson) so he told me don't worry about delayed payment sir, they only send in the mail and never charged you, chill. So I was relaxed and send money for the same and told him to make the agreement and let me know ones done, so I will come and check, next day they called and informed that agreement is done please come and check so I went but from the agreement there are few pages are missing, I asked them, there are sign missing of the concerned person on few pages so those pages sent to the main office to sign, I was like its ok, but I told them one change that the primary owner name is mine, not my wife, and tell them to revise the same, after 7 days they gave me to date and asked me to come directly in registers office and check the agreement there only.
On the day in registrar office - We have been told that we have to reach before 10 Am and we reached by the time, but the documents was not reached from the main office, after 2 hours of waiting for the document finally came but the agent was rush to submit and want our sign to remaining documents which was missing 2 days back, they create a such an environment and circumstances we were totally blank and signed all the documents. After 2 days when we got the dummy copy of agreement then we got to know that we are trapped.
So I wrote a mail to them two years back and still not got a reply from them, I am pasting the few points which I mailed them.
1. At the time of Stamp duty & Registration, I had communicated clearly to Miss Sujata Kulabkar that the first owner of the property will be mine and the second owner will be my wife, but after 15 days delayed to reprint the papers as she said the paper is print at main office only and 2 times, I refused to sign due to the same reason she made the same mistake. Finally, she didn't rectify her mistake and I have to register the property in my wife's name just because it was too delayed I was ready to do that. I can't understand how can anyone do work like this and how can company also tolerate these things.
2. At the time of booking I have been told by sales person that the subvention scheme is for 2.6 years but when I got the try party agreement(which I was asking for many days before SDR but the salesperson told me the copy will get at time of registration) at the registrar's office, the subvention time period was reduced to 2 from 2.6 years without any communication or intimation to me the agreement changed. I called immediately to Mr. Amol and asked him the reason so he told the possession date is changed and we will give possession earlier than the mentioned date. But it has to communicate earlier. Later on, I understood the reason why you guys didn't share the TP agreement with me.
3. At the time of booking, I asked for more time as I was in the procedure to sell my another flat and I knew it will take more than a month so we mutually agreed for extra time. Or I will book later when I will get the money, but the salesperson told the scheme will open for only a few days only, you book the flat we can wait for your procedure done. But after a few days of booking, I got mail from Mr. Amol Gambhirao regarding SDR otherwise they will charge delayed payment charges. I sent a mail to him with clearly mentioned that If you are going to charge me delayed payment then I don't want to deal and cancel my booking and after I dint any reply from him I called him and asked about same plus I personally met him, he told me "Don't worry about the delayed payment, no one gonna charged you"
4. Later on, In the month of June, I got a call from Kirandeep regarding demand letter(got the first call from your side after SDR) which she sent on wrong Email Id. I gave her my ID and told her to send on this. I submitted the demand letter to bank on the same day and bank released payment on the second day, but as per the demand letter the due date is passed and I got the letter after the due date. I told her over the call about same, she said don't worry nothing will happen. Also, I asked about why you mentioned delayed payment in the shared doc, she said I don't know about same and she needs 15 working days to got to know. But after one month also I didn't get any mail from her side so I decided to visit the office, so I went to the office but she was not there I met Khushboo and she gave me the statement in few minutes which I was asking for last one month. and as per the statement, the delayed payment charged me for late bank disbursement.
Now I want to highlight a few points.
1. I got the home loan sanctioned on time from HDFC, but bank disbursement got delayed because there was some approval pending from Bhairaav Group and the bank was waiting for same and they denied for disbursement before that.
2. I took permission from Mr. Vikrant for extra time(min 2 months) for SDR after booking.
3. The delayed payment which you charged me which I got to know after 10 months of registration. Why you didn't send me the mail or letter if you charged me the same
4. I visited twice on-site location to check the status but no one told me the same.
5. I sent mail after SDR regarding GST payment as Mr. Vikrant told me that I have to pay GST approximately every after 3 months, but after 6 months I didn't get any mail or call from your side so I mailed you regarding same.
5. I got another demand letter on 13th Aug, where is mentioned the "Previous Installment Due Amount" I don't know what is this?
As I paid the GST of 78k and bank disbursed the amount as per your demand letter then from where that amount came from?
Above pointers, I sent to them.
From last few months, the construction is not progressing due to funding issues, work has been stopped, so I went there and the guy who was there told us the finance company who gave fund initially was closed and no funding available so work has been stopped. I don't know what to do so I finally wrote a review.
