I am not a resident of VTP Aetherous, but I live barely 100 meters away from the project. For the past several days, our entire family has been disturbed by a continuous low-frequency rumble throughout the day and night. Initially, we suspected the noise might be due to the ongoing reconstruction projects of VTP Earth and Itrend by the Sahil-Kohinoor Group. However, the reality turned out to be completely different the source of this disturbance is none other than the Sewage Treatment Plant(STP) of VTP Aetherous itself.

Upon investigation, it was found that the STP plant is generating over 90 dB of sound round the clock, whereas the legal permissible limit at night is just 35 dB. That means this system is emitting almost three times more than what is legally and humanly tolerable.

When questioned, the VTP management conveniently claimed that they have not received any complaints from flat owners a blatant and shameless lie. If we, who live 100 meters away, are suffering due to this constant humming noise, one can only imagine the trauma faced by the residents whose flats are directly above or beside this STP plant.

If VTP does not take immediate corrective action to reduce the STP noise level to 35 dB or below at night, we have decided to initiate legal proceedings against the builder and the management.

This incident has once again exposed the inhuman and insensitive face of VTP. Their disregard for residents well-being and obsession with profits has become quite evident. They routinely conduct construction activities late into the night, showing zero concern for the people living around their sites.

It is obvious that the STP machinery installed is of poor quality or substandard grade, leading to excessive noise generation. It is shocking and unacceptable that during the commissioning of this plant, no authority verified the noise levels to ensure compliance with environmental norms especially when the installation is in a residential area.

This is not just a technical fault; it is a serious case of negligence and environmental insensitivity. The residents and nearby societies deserve peace, not sleepless nights and health hazards caused by irresponsible construction practices.

Its high time VTP Group takes responsibility, accountability, and immediate action before this turns into a full-scale legal and public protest.

I booked a flat in VTP MHALUNGE AETHERUS IN Dec 2020. Possession for the same was expected in april2023. It is now 2years now here June 2025. There is no response from the builder. We are staying in rent and can't afford further delay and rent and EMI'S. Underrated customer service. No proper guidance and confirmation is given by them. It's useless to book flat in VTP. ALL FALSEL PROMISE

I booked a 1 BHK flat with VTP Realty in December 2020, with an agreed possession date of April 2023. Even after a MAHA RERA-approved extension till April 2024, its now May 2025 and I still havent received possession of my flat in Tower 9.

Whats worse is the complete lack of communication and transparency from their CRM team. Assigned CRM officers like Mr. Dipak Gaidhankar and his replacement Mr. Ram Nilvarn have not answered a single call or message despite multiple follow-ups. I was passed around from person to person, given false updates, and made to wait endlessly.

Due to their gross delay, I also lost my PMAY subsidy of ₹;2.5 lakh, which was entirely their fault. I paid all my dues on time, but they didnt deliver on their side, causing me financial loss and emotional stress. Even the compensation calculation shared by them was misleading and claimed Im not owed anythingwhich is absurd under RERA guidelines.

VTP Realty may talk big about their brand, but their ground reality is unprofessional, insensitive, and irresponsible. Theyve breached the agreement, ignored the law, and failed their customer.

I do not recommend VTP Realty to anyone. Think twice before investing your hard-earned money with them.

VTP Bluewaters is a project located at Mahalunge. I have purchased a flat in this project in 2020. but experience with this project is very bad uptill now as there is no response from custoemr care team for our concerns. I am waiting for my possession for last 5 years and today is April, 2025, I did not get the possession of my flat yet after around 5 years. Builder has done major error in construction of the building due to which VTP had to demolish entire building and start again.

Please DO NOT BUY any Flat in this builder at all. You will repent forever. It is a fraud project in Pune. As per RERA. They have to give monthly compensation for customers if their possession is delayed here, but VTP did not give any monthly compensation to most of the customers till date. You can check with other customers in VTP as well. If customer fights too much and does the follow-up continuously and send complaint in RERA, then only VTP gives monthly compensation amount.

Whenever I called them for possession date in last 5 years, every time, they said next month, we will give the possession to you. It is a cheating if they are not confident, why they are cheating customers with false promises . Please go for Javadekar or Godrej to buy a flat as they have timely possession and good quality as well.

Thirdclass policy of vtp. We had booked a flat before few days and within 15 days we had to cancel it for personal medical reason. Mr Sujit kale had handled our case. But after submitted all the medical documents they resfuse it and looted our hard earn money and returned only 40% amount. You will also get hard loss in your projects and life. Mark my words. Don't recommend to anybody. They are not supportive at all. Selfish builder and employees. Project Name, tower and flat no is Elevate-T2-1609.

The progress is too slow and the possession is delayed by 2 years. They keep extending the deadline and just give you excuses. Also, they dont allow u to visit the site ever, once u purchased the property.

I visited the vtp urban next shopping complex few weeks back and had a horrible experience . The building is under construction with all types of building material, ladders, cement and tools lying around and I learnt this the hard way when I fell down 15 stairs with a nasty slip as the steps were covered in white cement . I am still battling with the after effects. It is really bad to not care for the safety of the customers who are visiting this place and are providing business opportunites. Moreover it is surprising that those who are having shops here are not taking it up with the right people to see that the building is ready for use.

Cancelled booking for VTP Eart one within 5 days from booking but still VTP is not ready refund my booking amount of 1 Lac Rs.

As per RERA, if we cancel the booking within first 15 days, full amount should be refunded. This is going against RERA rule.

Can any one else faced the same issue from VTP Earth one project can somebody help me out to get my amount back.

The construction has been delayed for 2 years from promised date for some buildings. The builder built the flats without planning the water supply and now the residents who have moved in are facing water shortage. Highly dissatisfied.

I am highly dissatisfied with the project's pace. During the booking, they assured possession by December 2024 while Rera possession date is March 2025. With only one year remaining, they have completed the structure for just three floors out of the 25 planned(T3). Now upon following their customer relationship managers suggest considering the Rera date with a six-month grace period. This project is going to be severely delayed delays, like seen in many of their previous projects. They are highly unprofessional and unethical as they deleted old location and added new to delete the negative reviews on google.

I strongly recommend against booking with them.

The VTP group is worst group in the field of real estate, build on foundation of lies, falsehood, cheat and no care for customer. my fellow buyersplease keep away from them.

See my experience and if already trapped beware of following:

1. First of their sales people give you false promises on possession of flat, i participated their VTP blue water launch and was told that possession would be by Jan 2021 but during agreement signing itself, within 2 months of booking amount paid I was told possession will be in 2024 and when I told to cancel it..they did agree to return full amount.

2. Due to my medical issue I told them, I wil pay some amount in lumpsum while paying against demand due, they agreed on phone and email but at the time of possession, now they say produce documents which I did, then started asking me tell us the amount spent and then give letter from hospital about spending done..

I produced all but even after 30 days, I am still in pain. Their team is so bad and rude not responding on time.

1. Very bad customer care :

My emails going unanswered, phone call not picked up, messages not been replied.

They. Make you suffer like you are a at their mercy..

I will share all snapshots of mesage, how they don't respond in call , you can see dus nt connect paet, also see the messages not being answered.

With all this I am having a feeling, surely they also may cheating in quality of work too..a supplier who don't care for customer, they will surely do cheating on the work quality too..I am not sure on this but I am presuming. But there are are better builders who give you good experience, go with them but keep away from VTP

1. I had give token for R10, and cancelled as I don't want to go with it. As promised while booking, there cancellation process is not smooth.

2. Fisrt after repatative follow up they gave cheque which was bounce due to invalid signature.

3. After Returning that invalid cheque, they haven't reissued another cheque even after 1month. On enquing they are fingure pointing among themselves.

4. Now when I want to escalate the issue, they do not have any customer care service. Only the have sales services.

5. They are not allowing to reach out to their higher officials to escalate the issue.

This is very pathetic service and I am thinking of apporching consumer court for the same. If anyone has any input or advice, please let me know.

VTP lacks in commitment, unnecessary delays in giving procession, Unusual practice other than all other builders in Pune, they have there own rules, VTP is a trap don't fall into it, you will find other good builders as well. Specially CRM team lacks accountability, seniors don't pick calls, fed up from VTP builder. They don't even understand customer feeling after buying property from them. mentally harassing customer that's what they do.

I just want to share my experience with VTP. This is one of the most unprofessional and unethical builder I have seen in my life. They have taken the deposit of Rs 1, 08, 000 and promised for project launch with in 5days. It been more then month from now they neither have launched the project now they are refunding my amount. Every day they are giving new dates, they are behaving like thieves. This builder not even deserve half star.

I have worst experience with them, their sales team gave me wrong information about possession date, there was 2.5-3 years difference between actual rera date and date they told me while booking. Thank god, I got it cancelled.

Also cancellation charge are too high with this builder.
