Before booking any property from VBHC, Please read my experience, Decision is yours:

1) After lots of research for buying a apartment in Bangalore, I had visited beginning of October-2012, Best sales team they received me with smiling face, whatever queries I had raised they given solution to me and finally I decided to go with VBHC, with in few days I have given the booking advance amount Rs:50K. with in few days I have paid 3.6L and booked a flat in 2A, Spec: Type:6, Built up Area:732, Carpet Area:570, 2 BHK with car parking. Agreement signed on 25/10/2012 with delivery date of 30.11.2013.(During talk their sales personal Mr.Murali M, told me that delivery will be in Aug-2013 with 3 moths grace period, but in contract it was 30/11/2013 with 6 months grace period, any way I have accepted it and signed the agreement.) Here a new episode started.

2) No delivery happened in the above mentioned date, after continuous pressurizing to the VBHC they were ready to give the key of the flat in end of the May 2014, without registration, Still no registration done, whenever we ask about registration they start blaming some government authority and we could understand they were not moving a single finger for registration, Other builders are giving registration on time, but this people start saying Bla, Bla, Bla…but no solution. Before getting the home, I had paid around 2L as pre EMI to the bank which I have taken home loan and my home where I was staying on rent Avg:10K per month.

3) When in the agreement they have given a “Pricing and Payment schedule” according to that I had applied for the home loan, when I got key in APRIL-2014, I have paid the last 5% pending amount except Registration charge(Rs:66677, as per the schedule) this amount I need to get from my bank loan, being a middle class person from my income I have made some interial work which is necessary. VBHC sales person was telling that you no need to pay anything during registration, from home loan we will take the amount which is required for registration….

4) First Climax Starts here: we got an invitation for registration Oct:2014 end saying that now VBHC is ready for registering your flat and you can select your registration slot, they had send some demand letter(which letter we normally forward to bank for the disbarment of the loan amount as installment) which is showing the amount higher that the earlier commitment It mean we need to put nearby 10K to the registration amount(Rs.66677) which is going to give by Bank as loan. The day when they give registration invitation is Kranataka government declared that they are going to increase the Registration charges and Stamp duty.It means we did not have much time to discuss, If it is delayed the registration charges will be increased upto 30%?.thats why they send the invitation just few days before the revising of the registration charges.Had few argument and we decide to go for registration.

5) Second Climax: I have asked the amount required for the registration and they had send an Demand Note saying that around 91K, almost 25 K I need to arrange for the registration, because of this VBHC(not using bad word because of my patience), the demand letter mail they were mentioned I need to keep some money for documentation charges, they were ready to give the bill for that, But really what happened during registration first itself one person collected Rs.6K as cash and he never given any bill for that I did follow up with Mr.Loskesh(VBHC) for the bill, but I dint get it. We could understand that is bribe only(VBHC says they never give any bribe)

6) Third Climax: I started staying the flat, last week I got an letter by courier mentioned that I need to pay 13K as maintenance charge, In agreement they had collected big amount for next two years as advance for next two years, now they started sending this types of letters, even they did not a provide any maintenance(except supply of water) like this lots bad experience Is there with VBHC, no space no time.

Cheaters, Thugs. Only interested in selling the property. Not interested in timely delivery. Give you all kind of false promises at the time of selling the property with sweet talk.

But when the possession time come, they will give you all sort of excuses. Also many time very rude. Don't fall in the trap of sweet talk. Please buy the property somewhere else. Their so called ready to move in apartments are also getting delayed by more than 6 months. Comedy part is, they will say government approval is not in builder's hand, so the builder can't do anything. Well if that is the case, why did not you clear this at the time of buying?

Can anyone tell me why they are making as much as possible delay? How do they make profit by doing this, why don't they understand that those have booked the flat are suffering a lot.:(

Promised me while booking that they will deliver by Oct 2014, now hearing the same word that waiting for the approval, guys please don't book flat in VBHC, now I hate this word.

Started paying EMI as well as room rent, totally frustrated.

Really there is a lot of delay when you come near possession.Till then everything looks great and fine, While buying home they told a lot of thing reg delivering it soon.These idiot people only applied for OC after Grace period and keep telling us we will deliver it before grace period.

Though they have delivered 3 more phases these people are really fool in estimating their time and really not effiecient enough on estimation.when we keep asking them reg possession date they started behaving bad with customers.

Now really sorry to say as I am a part of VBHC.

All the problems are fixed as and when they are raised. I like the campus and location away from metro chaos. There was some leakage issue which was fixed promptly.

The location is 13 kilometers from infosys Gate no.1 . The traffic is manageable. All who want to be away from metro life this place suits. Lot of green within the campus. Simple lifestyle.

VBHC is not upto their promises in terms of delivery, and they have all sorts of ideas to fool the customers, I had bought an apartment about 6 months back it looked almost complete.

6 months down the line it is at the same state without even an inch of progress and the Evasive CRM is talking about the Grace period clause. They have huge maintenance issues as well which they have been so far successful to hide from the prospective customers.

VBHC database is not updated with block numbers, they have changed the block numbers for block 19 to block 24 without notice.Also they are not delivering on their promises. Already the flat delivery for block 19  is delayed by 7 months and still they are cooking up stories like A & B Khata etc. When I inquired about it, they are not responding to our mails properly. I doubt if there is any proper approval or not. Please share your experience and concerns in this forum so that we can get to know more about and collectively take action against all illegalities and cheating.

I own a flat in VBHC and this I booked in year 2012. Although I'm still waiting for my possession which according to VBHC management is being delayed because of e-khata. The building block has got all approvals and Occupancy Certificate. Considering the fact that I had stayed in different apartment townships for almost 20 years now and consider VBHC very decent and pretty township.

The reason why I bought a flat here still considering it being quite far from city centre was its cleanliness and lush green surroundings. I own 2 more flats in Bangalore with other builders. I have got disappointed when I visited VBHC and saw the GARBAGE being disposed inside the premises in front of the block 20, 21, 22. This garbage is decaying and will definitely create environmental hazards for all the infants, kids and people staying.

As the main promotional criteria of VBHC was its professionalism and clean surroundings for everyone staying here, I guess VBHC either is not aware of the garbage which is changing to slum or VBHC does not have proper garbage disposal tie ups. As per the rule VBHC cannot dispose garbage inside the township premises. Its been 6 months and I'm shocked that none of the VBHC residents are bothered.

This is effecting the environment and is hazardous to the residents health + environment and is not acceptable.

I have a collection of photos and the most recent are attached- recent photos taken on 26 April 2014. I request each VBHC resident to take a step forward and raise it as an issue to the management. I am already in touch with all the senior management people of VBHC and taken snaps and sent the same to all.

They have promised that it will be as per the original plan made as the green belt with plantations. Thanks everyone for taking time for reading and I hope you will take an action for your own well living. Apart from this VBHC township is doing good in all other aspects and is one among the best townships I have come across in different cities with high quality building structures. Considering almost 3000 residents will be residing here, its a mini town which is also a dream of many new first home buyers.

So being residents of this township its our responsibility also to keep it neat and clean and not only our apartments. The value of land here in Chandapura is rising at an appreciable rate and looking the difference from 2011 to 2014, I can tell that the entire stretch will be fruitful. The more the township looks beautiful and clean, the more you get for your flats when you sell them, because the flat sizes are not that huge that will fetch you lots of profits, but if any buyer will buy, the only reason will be the safety, cleanliness and decent people.

Dear All VBHC Flat owners,

Please feel free to express your problems faced at VBHC apartment full of hard ships, no proper maintenance. Lifts most of the time UNDER REPAIRS or off on week ends off due to power off /very inconvenient for those retired couple who bought the flat in hope of spending comfortable retired life but truth is just the opposite.

Every morning we have to struggle for water problems and power outrage?

IS VBHC management LISTENING VERY SORRY TO SAY. BIG PROMISES BUT NO EFFORTS BY THE VBHC WHO SOLD FLATS SHOWING BIG DREAMS TO THE MIDDLE-CLASS  FAMILIES who bought flats on their verbal assurance, but our daily life has become a second name for HARDSHIPS.

Not to end BACHELORS living in the apartments have made life of other married /retired couple HELL, JUST HELL.

Hi

I just got my apartment with all documents and registration. I am yet to review the quality.

The amenities, environment looks good. The staffs are friendly and helpful.

The beautiful thing about this community is they have allowed most of the space to grow lawns, parks and trees.

I believe I made a good decision in getting an apartment here.

I have bought a house from VBHC. Project was delayed but the commitment was kept, along with delayed payment was also made to all the allotees.

I am happy with the outcome of the project and recommend it to everyone. Except for the distance to the property there is nothing much I can complain about.

I wish all the best to VBHC for future projects and highly recommend this builder to everyone.

=Why I bought in VBHC and if you're an end-user, why you should also buy in VBHC?(Thought I could help some end-users like me make a better decision)=

First, let's get some facts straight. VBHC is not meant for investors. Why you ask?

Investors require opaque companies to invest with. They require black money launderers. They require hyped prices of projects(with no basis in reality or actual sales). They require flexibility in payment(elongated construction peiods where the project is MAYBE/NEVER completed) so they can exit the project prior to all payments being made(max. appreciation with little investment).

VBHC is sadly, none of these. VBHC is completely transparent with IT origins(Jerry Rao of Mphasis) and takes ONLY white money. They have escrows for each project(so no diversion of funds) - each project WILL get completed within defined time periods(accounting for grace - but no multi-year delays). They don't escalate prices like a roller-coaster so early investors may exit with appreciation(they only peg the price to cost of construction and overall profitable proposition on the project). They DON'T do pre-launches. Most launches ONLY after all approvals.

VBHC also discourages investors by not allowing hoarding of properties by a single individual and no super-luxury specs and thus sticking to their core value of serving the housing needs of the middle/lower-middle-class.

Fortunately for end-users, VBHC happens to be the best real estate company ever. Why you ask?

VBHC is one of the most affordable developers in India. Does that mean houses are reasonably priced? Yes. But are they poor quality - Definitely NOT. What VBHC gives is - Unbelievable value for money - Quality at a decent price is their motto(or that's what I think it should be). The specifications are decent(not super luxury) and the price to quality ratio is probably the best in India. If you buy a home in VBHC, you are pretty much guaranteed delivery. They also provide complete home loan assistance


  • no running around to 10 places for getting your home loan done.





Now what makes VBHC special -

They provide among the best carpet ratios in all the markets in which they are present at a given time. They have transparent pricing - so no extra/surplus charges after/during project completion. They first create the infrastructure and amenities and THEN they create your home. So unlike other developers, you'll have the basics ready when you move into a VBHC home. They provide among the best open space ratios of any developer in the mid to affordable segment.

They provide children's play area, park/green space as a mandate in all their projects. They have awesome infrastructure in every project - right from the roads to the fire prevention systems. They provide solar panels for lighting and geysers(top floors) in all their projects. No deviations in their projects - all according to government approvals - so please don't expect extra floor area where the same isn't approved.

What is extra special about VBHC?

Their execution is superb. Their development is holistic - no concrete jungles. They use MIVAN/formwork technology in almost all their projects - if you think this isn't good - this is the technology used to cut costs and build rapidly in all developed nations(brickwork is third-world technology). They provide monthly project updates(with photo evidence) on all their projects on their website(check it for yourself - no fake updates).

Issues with VBHC - Are they perfect?

No. Nobody is perfect:-). They don't generally bribe - so approvals take extra long in a VBHC project and there are delays - so if you're fine with the ethics of this developer in servicing your home requirement, you should also be willing to tolerate their ethics in other aspects. Some homes did have leakage issues - how many - less than 15(now the whole project is more than 1800 homes, so less than 15 accounts for less than 1%. All these issues were personally addressed by the founder senior management - Mt. Jayakumar(ex-Citibank India head). Can you show me how many developers - even premium have issues with less than 1% of their homes and in how many does the founder management care to address customer issues? Extremely few - that's the quality hallmark of a VBHC project.

Floor plates are smaller and projects developed slightly far from city centres - BUT then how do you expect them to afford giving good quality with large open areas and superb amenities/infrastructure at the reasonable price at which they provide homes.

BOTTOMLINE - Now if you're an end-user looking for an affordable good quality home and still have doubts about VBHC, nobody can help you:-) You should probably go for some "big brand" builder's pre-launch and see how your home gets built over a decade(if at all).Else go and check VBHC's Vaibhava project in Bangalore and see for yourself  what is meant by value.

Disclaimer - I have a 3BHK home(no investment) in a VBHC project and am extremely happy that I chose VBHC. Have a great day.

My FIL booked a 2 BHK flat during the initial launch period. First thing first, 2BHK then costed a little over 13 lakhs including open parking, and they have delivered this without a escalation of even 1 rupee. Now the same flats have appreciated to 21 lakhs in just 2 years!

The layout has come up very nicely and we are satisfied with the construction quality of the flat that has been finally delivered.

There was one issue of late hand over which was caused due to delay in receiving the possession certificate. However we got a penalty payout for the delayed period without even reminding them which is very good.

We are looking forward to occupy the flat by the year end and hopefully the chaos due to other phases construction would have subsided.

One tip - go and check out the project for yourself before coming to any conclusion from both positive and negative comments posted here. It will help you in deciding.

I have bought a 2BHK Apartment in VBHC chandapura bangalore. 1st there was a construction delay. The penalty which they gave was just like peanuts.

2nd they said it will teak wood door, later on we got a ply door with teak furnishing.

3rd and most important - Most of us have a water lickage on the roof and wall and there is no solution. We are highly disappointed with this construction defect. Please do not invest in VBHC as the construction methodology itself is wrong.

Like many other people, I and many of my friends bought flats here thinking we can rent it out and get a rent for Rs.8000/month for a 2 BHK. We were also promised by the developer that there is Rental Management service and they will help etc. But no such thing and many are trapped in this. It feels so far from electronic city that no one wants to stay for rent here. SO DO NOT BUY.

Also, the car parking allotment also very bad. Highly mis managed. They focus only on marketing and not providing good service to those who have already bought - just like any other 3rd grade builders.

Recently, we also came to know that:

Some issues with false promises about 18th and 19th block. One of these block do not exist but VBHC has sold non-existent flats. This is a big fraud and many are planning to go consumer court.

VBHC should give a regular update on the progress/status of the projects in hand. They should clearly indicate delays if any and the  rescheduled dates. Hope you will be able to stick to your schedule. One also hopes that those getting the possession soon will have no difficulty in shifting to their new homes or to rent it out immediately with the the help of VBHC! What about essential amenities, will they be in place!

VBHC is a property development company based out of bangalore. Very very professional in approach and complete trustworthy. They have their first project (i guess so) on chandapur - anekal road. Last year I had been there to see the project based on a information received by one of my friends. We really liked the porject and more than that the people are very friednly and trustworthy to deal with.

Our first interaction was wonderful, but we were cautious and had a second visit and found the same level of professionalism and same level of commitments. We were impressed and did the booking and referred few more friends. One of the friend was looking to get the loan financed from one of the leading nationalized bank, which was taking time.

The installments were due, he booked a flat in phase 1 which was in full swing. They gave him complete piece of mind and time to work out the deal with the bank and take his time (no other builder gives you any grace period, atleast not more than 10-15 days max), but these people were very understanding and provided all support to my friend to get the loan sanctioned with the bank. He could not get the loan from nationalized bank but it did not made any difference to the VBHC guys and they helped the friend secure a loan from one of their loan partners.

Excellent people to deal with, trustworthy, committed and very customer friendly. Their phase 1 project is close to completion. Mine is in phase 2 but progressing very well and expect it to be completed much before agreed time. I am delighted and happy to refer VBHC to my family and friends. Go ahead, dealing with them will be a pleasure for you as well like me :).
