We are foreigners with Indian origin who moved to Bangalore after 2 decades to spend couple of years in our home country. Since we’re a big family, we rented in one of the biggest apartments in this society, paying the highest rent in the whole society! The community is great, our kids were enjoying the amenities, and we as adults gained some good friends/acquaintances here.


But we had to leave this society in just 6 months. Why? Here are the reasons.




  1. Education doesn’t reflect Humanity. Although we knew this, we fell for the highly educated house owners. PLEASE BE AWARE.




  2. Issues started when we questioned the fact that the MYGATE visitors notifications of our flat were going to the owners as well, and they indeed approved some of our visitors! And they asked the facility management to not take out their name from our flat notifications, for which the management also agreed! TENANTS HOLD THE RIGHTS TO PRIVACY.




  3. CONTRACT: We are also owners of some properties, and we see our tenants as humans, not contracts. And in our workplace, we value collaboration as opposed to contracts. But, LEARN FROM OUR MISTAKES and do make sure that your side is strong in the rental contract.






Here are the HIGHLIGHTS.




  • Include the clause that your security deposit need to be paid at the end of the contract, and DO NOT HANDOVER THE KEYS TILL YOU GET THE DEPOSIT.




  • Assess & agree the damages together. If they say they need time, you can vacate 2-5 days before (only on a good will), and ask them to quote for the repairs by the end of the contract, make sure it’s in your agreement, and demand for the security deposit at the same time.




  • The contract might include a clause that you need to pay a high rent for every day after the contract termination if you don’t handover the keys. But make sure that there’s also a clause that a high interest will be charged on the security deposit for everyday after the contract termination if the owners didn’t payback the security deposit.






We lost our privacy, We lost our security deposit (Imagine the huge amount!), and our peace of mind is disturbed. (However, neither are we victims nor this the end of our life, as we have more important things to focus on!)


I’m just writing this so NO OTHER TENANTS SHOULD FALL IN A SIMILAR DIFFICULT SITUATION LIKE OURS
