High Court of Karnataka has given us a last chance and explicitly stated that no further extension will be granted and the apartment association must be formed within the next 4 weeks without fail and failure to form the association within the specified time will result in the dismissal of our appeal WA 48/2022.

With regard to the monthly service charges it has been fixed for each flat at the rate of Rs. 10000/- per month (ten thousand rupees per month) to be paid by all owners and tenants of the apartment to show their bona fide to the court.

The service charges for each flat has been fixed at Rs. 10000/- per month. This is done as per the statement made by our association advocate Mr. Naveed Ahmed in High Court in the ongoing appeal no. WA 48/2022 regarding cancellation of vandana earls court owners association by High Court of Karnataka. All owners/tenants are now required to pay Rs. 10000/-(ten thousand per month) as service charges every month to show their bona fide to the court.

The court has granted a final extension of 4 weeks to form the association under the Karnataka Apartment Ownership Act, 1972. and also made it clear that no further extensions will be given on any count and association must be formed without fail within the given time frame failing which the appeal will be dismissed.
Tanker mafia

The residents are exploited by a set of builder stooges in nexus with the tanker mafia to illegally profit from a perceived water shortage. The residents are also experiencing serious health issues due to unhygienic and contaminated water being supplied by the tankers. Many residents complained about the dirty water being supplied by these tankers and kids falling sick after drinking such water. The situation is deeply alarming with exploitation by these builder stooges along with tanker mafia as well as health risks associated with the contaminated water supply.

Buyers are strongly advised to avoid buying or renting in this apartment.

This is one of the worst apartments in the city. The apartment lacks even the basic infrastructure and has no proper amenities. The location is also very awkward filled with potholed roads. There is continuous dust and noise coming from the nearby garage and lorries keep plying all the time. The constant barking of dogs in the neighborhood during night gives a feeling as if we are living in a jungle. The apartment is very noisy and lots of nuisance going on all the time. Not a ideal choice for anyone looking for a peaceful and comfortable living.

I am sharing my personal view about this apartment after staying here for 9 years. I bought a flat in 2014 in this apartment investing our hard earned money. Initially the builder promised many things during booking but later did not keep the promises.

We found the builder is a big fraud who stopped cooperating with us. The construction quality is pathetic with lot of issues in the building. He vanished after leaving the project incomplete. Most of the amenities are not properly functioning. There is always some issue with lifts. No proper power backup. Voltage fluctuations with costly appliances getting damaged. Sewage not disposed. In rainy season there is complete flooding in the basement and leakage etc.

Most of us are trying to sell their flats but buyers not coming to take even at the cost price because of these issues.
Drainage smell & pigs

Very bad society with lots of issues going on in the building. It is very poorly maintained with water contamination issue faced by the residents.

The roads connecting to the society are completely damaged and do not have street lights.

There are dogs and pigs found roaming in nearby drains with very bad smell coming all the time.

During rains the parking gets fully flooded and snakes are seen frequently inside the building.
Apartment without association & bank account

Recently I visited this apartment to enquire for a 2bhk flat for rent. I met the security staff to ask if there are flats available for rent. While I was talking to them I came to know that the apartment does not have an association and bank account and cash is collected for day to day maintenance.

Generally, any apartment will have an association with bank account for maintenance but this is the first time I saw an apartment which does not have an association and bank account and amount is collected in cash.The security also informed that there are lots of legal issues in the apartment with several ongoing court cases.

I thought I should share this information with others so they don't regret later after knowing the reality.

The Vandana Earls court association has recently been cancelled by the high court WP no 7193/2021.

We are currently managing to run the show by collecting money in personal accounts and in cash and we are unable to provide proper accounts. This is a very difficult situation for us to be in as its very difficult to manage the vendors and everything else without a proper legal entity!

Also builder is a fraud and has run away without doing any proper handover and left the project mid way leaving us to the mercy of some civic authorities who are taking action on the owners instead of taking action on the builder.

We are informing the public upfront of all these issues . So kindly think twice before renting or buying an apartment from this project!

People can check the WP no in the high court website and download the copy of the judgement if they want to!
Apartment without association

As a resident I found lots of issues in the apartment. The apartment does not have any association and a set of individuals are collecting money by cash from residents for day-to-day expense without any audit. There are many court cases running between the builder and residents from last few years with builder absconding. Most of the time there is no electricity in the building and people have to depend on torch and candles. The building is in a very shabby condition with constant smell from the garbage dump kept at the building entrance. The whole structure is so poorly constructed with lots of cracks visible all over the building that it may collapse any moment. In short, the apartment is in a complete mess and in such a bad shape that it is not fit for human living. Prevention is better than cure and this apartment has no cure.
Unsafe Apartment

We lived in this apartment until recently as a tenant. During our stay we found the apartment was not maintained well. The parking is full of dust with no proper lighting in the night. The garbage & STP room is at the main entrance producing dirty smell through out the day. The swimming pool is always stinking and not usable. The apartment is old and in a dilapidated condition with big cracks visible all over the building and quite unsafe for the occupants. In the past many fire accidents also occurred in the building with no fire safety in place. Avoid renting or buying such unsafe apartment.
Water-logging & seepage

I rented a flat on the top floor of this apartment in the C block last year but realized the mistake once I shifted here with family and started living in the apartment. There is constant flooding and water-logging in the apartment and the entire basement and parking gets submerged in water during rains. The building is constructed in a low lying area in a steep slope with no drainage system to clear the excess water. My car got damaged many times with water entering inside the engine.Many other residents also faced this issue frequently in the building. Apart from water logging there is continuous seepage during rainy season with water leaking from the terrace into the ceilings and walls inside the flats. I found the building not maintained properly and many tenants vacating their flats frequently because of these reasons.

I was looking to buy a 2BHK flat near electronic city and I came across this apartment. Our agent showed us many flats but he insisted we have a look at this apartment as it is near to electronic city. He took us to this apartment on a weekend to show the flats there and introduced us to the owner. He showed us few 2BHK flats and gave us a brochure. We did not like the flats and told him we are evaluating other apartments and we will get back to him if interested.

While we were evaluating the options we came across few disturbing videos(https://youtube.com/results?search_query=vandana+earls+court) about this apartment which gave us an impression that something is horribly wrong with this apartment and there are lot of internal conflicts going on among the residents staying there. We told our agent we are not interested in this apartment and decided to go ahead with the other options.
Bad Experience

I was a tenant in vandana earls court for around a month. Within a month my family started complaining about the surroundings and forced me to search for another accommodation. The flat did not have proper ventilation and no sunlight coming to the flat throughout the day.The rooms are very dark and we had to switch on the lights even during the day.

Also the apartment is located very inside and the connecting road is filled with potholes and during rains gets totally flooded. The roads connecting to the apartment do not have proper lights. The building is also very dirty and badly maintained. There is garbage littered all around and open drains on the main road with lot of bad smell. There are lot of pigs and dogs found roaming all the time near the apartment and many times hit my car while I was returning from office late in the night.Once we had to face embarrassment when some guests came to visit us and they saw these pigs roaming next to the apartment entrance.Overall it was a very bad experience and we decided to vacate the house within a month. I would not recommend this apartment to anyone.

I would like to recall my experience here with renting out a flat in vandana earls court!

I have been staying on rent in C-block of this apartment for almost 4 years now and I had initially chosen this apartment due to the close proximity to my office.

But I am forced to vacate primarily due to the ever increasing maintenance every year. When I came here in 2016 the maintenance was 2000 but every year its drastically increasing and in 2020 it has gone upto 3600.

I certainly feel this amount is not worth for the limited facilities in the apartment. There are several other apartments where maintenance is lower and there are more facilities to enjoy!

Moreover the owners are charging exorbitant rent for a 2BHK and not willing to either reduce the rent or the maintenance.

Also I have frequently observed constant infighting among some owners of this apartment for some issue or the other and police van has become a common sight in the premises.

Frustrated with the ever increasing rent and high maintenance charges and with the owner unwilling to compromise, I have decided to vacate!

Request anybody who is planning to rent here to do due diligence!

I bought a flat from vandana builders in their kudlu village project vandana earls court in 2014. Soon we found the builder to be a big fraud as he sold the same flat to one more buyer before me and now it is in litigation in court. He sold 17 flats to another buyer but did not inform us about the previous sale and cheated us. In 2016 we got a legal notice from the first buyer where he claimed himself as the first buyer and owner of these 17 flats. He has filed case against the builder for cheating. He is demanding 10 crores from the builder to withdraw the case but builder is absconding. The builder has cheated our hard earned life savings with his frauds. Following flats in court case.

The buyers are advised to avoid dealing with the fraud vandana builders if they want to avoid getting cheated.

Tenants Beware!

I would like to recall a very bad experience I had recently when I was staying on rent in a 2BHK flat in Vandana earls court

since 2019.

Firstly, the quality of maintenance is poor and not many amenities.

There are heaps of garbage that keeps accumulating at the entrance that does not get picked for days together and is not a good sight for anyone .

there is always something wrong with the swimming pool and I could hardly use it when I was residing there.

The Gym also does not have any many equipments and even some of the existing equipments are broken and not working properly.

The lifts areout of order many times which has caused a lot of inconvenience to my family.

Moreover, the main reason for vacating is because the owner of the flatwas very obnoxious and harassed me and forced me to leave the apartment because he wanted to come back.

He even threatened not to refund the deposit if I did not leave when he wanted.

I would not recommend this apartment to anyone who wants to stay on rent because of all the harassment I went through.

I took a 2 bhk flat on rent in Vandana Earls Court suggested by one of my friends who wasstaying there and I moved there in May 2018. Soon after I came there I realized my mistake and found that the maintenance was very bad and other tenants had the same experience. I informed my owner about the poor quality maintenance but he also could not help. I saw one by one many tenants leaving the apartment and finally I also decided to vacate the apartment in October 2019. Even my friend who recommended me the apartmentmoved out within 3 months. I had a horrible experience while shifting my luggage when I found the lift stopped working and I had to shift the entire luggage from the stairs.

I have been staying in Vandana Earls court apartment as a tenant for 3 years and I have to say it has been the most disappointing experience for me in all these years.The owner projected the community in a manner which was so convincing at the start but once you start living there, one realizes the falsity of the claims.

First of all the maintenance is getting higher and higher every year and currently it much too high for an apartment of around 120 flats and the quality of maintenance is abysmally poor!

There are heaps of garbage accumulated at the entrance of the apartment which is such a sickening sight for anyone entering and leaving the apartment.The swimming pool is constantly under repair and it looks like blue green algae most of the time.

The apartment is dependent on water tankers and the quality of water has been very poor! Often there is water shortage due to some reason or the other which has caused a lot of inconvenience to me and my family.

The lifts are constantly malfunctioning due to some earthing problem which causes a lot of inconvenience especially to elderly people.

Also, I constantly observe constant clashes among owners for some or the issue concerning their flats either in Whats App or face to face. There has been many occasions where police has been called to the apartment and this is very sad sight to see!

Even when leaving the owner constantly harassed me by refusing the refund the full deposit and I was forced to leave as I did not want to constantly fight and lose my peace of mind.

Due to the above reasons, I would not recommend to anyone about renting at Vandana Earls court!
Parking fraud in Vandana Earls Court

Several flat owners have illegally grabbed extra parking by bribing the builder and encroached common area share of other flat owners of the apartment. Though parking is a part of flat and included in the total flat cost, the builder has cheated the buyers by charging extra for parking. There are many flat owners mostly in “A” block who have illegally grabbed extra parking from common area though they don’t own any extra flat. Both builder and landowners are involved in this big fraud and illegally selling the common area owned by others.Do not buy or rent any flat in this apartment as already there are several flat owners whose flats are under litigation in court because of such frauds.

I want to narrate the harrowing experiences I had in Vandana earls court as a tenant in A block. When I moved in 1 year back, the community seemed peaceful and fun loving. But as time passed by I realized that this is a useless society. There is lot of infighting amongst the residents themselves for various legal issues. At times residents have come to blows. Police & civic authorities visiting the apartment has become a common sight for some issue or the other. There seems to be a lot of mismanagement and misuse by the committee. The maintenance and the rent being charged is extremely high for the amenities in the apartment . If questioned the committee misbehaves and ignores the questions.

There is no proper maintenance done in the apartment. Also the landlords are not providing PAN numbers and its getting very difficult to claim the HRA in the company.

Out of sheer frustration and sense of threat, I moved out of the apartment. When moving out I asked for the refund of the deposit from the landlord but to my utter shock and disbelief he refused to give it to me. I had no other choice but to vacate without the deposit.

I would not recommend to anyone this apartment either to rent or to buy unless you want to lose your money!
