Huge mistake booking a flat with Vajram(C1502) in their Newtown -1 project(Bangalore). They basically stole my more then Rs. 25 lakh advance deposit! They canceled my booking for no reason(probably to resell for more money) and won't refund my total money - it's been over 150 days after

These guys are cheats. They constantly lie about the Occupancy Certificate(OC) and never deliver. Every time, there was a new promise date and an explanation for the delay, eventually which also stopped later as they stopped responding to calls and replying to emails. They have terrible communication, bad quality work, and who knows what else. The owner himself seems shady, and the staff(Yaseen and Sivakumar) are useless. Don't even get me started on their MD—the ringleader of this whole mess, who'll never come in the picture and upon calling, will say "I don't know the matter, talk to someone else"

Do yourself a favor and avoid Vajram! There are way better builders out there. Talk to other buyers and read reviews before you get stuck like me.

I booked a unit through EOI by giving 1 lac cheque at Vajram Millennial Homes 2.0(Also called as Vajram Newtown) back in August 2023. They have significantly delayed the launch of the project and it is still not launching by April 2024 with no clear information.

Worst happened when they called and told that they are raising agreed upon price per EOI by more than 8-10 lacs. They even asked us to cancel the unit if we wish as they will then get benefit by selling our unit to other customers. The behaviour of Vajram Group has been unethical and there is no point of standing behind them for months when they will ditch us for more money at the earliest opportunity. Vajram has many units still not available for sale and a complete tower yet not available for sale, still they plan to pass the price increase to all the loyal customers who stayed with them for 6-7 months.

Myself and many similar residents are planning for a Legal case against Vajram(at RERA and civil court) unlawful practice and we will ensure we litigate this property so other customers are not cheated in this way.

I will suggest all customers to stay away from such unethical builders who will ditch you if they get a chance to earn more money. We do not trust them anymore and staying with such builders for next 3-4 years is not possible when they cannot stand their words and written document.

The apartment complex is in a good location very near to all the IT Parks.quality of the apartment is very good built with new techniques.

The project is well constructed in a good connected location. The clubhouse has all modern amenities. The community is in a thriving neighborhood.

The best part I like about this apartment is the structure. The lush green sections of the project will give peace to your mind. It is a very good community for kids and elders. My parents and my kids really enjoy staying here.

Buying here was an absolute disaster. First they said OC by March, now it is expected in sept/oct. Visited the flat with Satish and showed him all the flaws with regards how they have run the fire extinguisher pipes all over inside the house. To make matters worse, the pipes are tilted in some places and literally 7-8 inches from the roof which is builder is conveniently saying we can't do much. This is the case in almost every flat. We were supposed to receive an email from CRM Shivakumar who I think is an absolute useless and have no clue what's happening within the site. @vajram crm, if you watching this, I am yet to receive your email on how you ll fix concerns raised with Satish. For everyone who bought here, pls visit the flat and see how messed up it is.

Spacious Homes with 75% Carpet area and Mivan construction.

This has very good Quality Construction and on time delivery.

When it comes to sales team they are effectively responsive.

Especially Mr. Rakshak and Mr Harees they are the one who helped us to buy a dream home.

I own a property in Essenza and I was so impressed with their value proposition that, my and my family booked additional property in Newtown. I reside in Essenza and i can tell you even after 8 years Pavan Vajram and his team always support if there is any issue. Their build quality, size and amenities are better than Shobha or Salarpuria or Prestige but pricing is 25 ~ 30% lesser and that makes it a great investment and safe one. Their best part is ventilation, size and best in class materials like bathroom fittings from TOTO or Jaguar or LG glass window or even Schindler lift for that matter. Being a owner and demand of Essenza in that locality, I can tell you this is a good investment.

Projects are good but builder staff is sloppy. They sleep over the smallest things and refuse to even revert when one tries to reach them.

In my case my sale deed is done, builder is to give posession of a ready to move in property. They committed 7 days, its now 11 days gone but work hasnt started and nned 5 more days. Sloppy sloths is the word. Better to go for the premium ones like sobhs or prestige. At least one gets the things done on time.

Their sales guy named Rakshak is extremely rude and snobbish.. He thinks and behave as if he is the builder...We booked a unit 3 months ago and cancelled it within 24 hrs because of some funds issues... Later when we found ourselves placed in better financial position we went there again to check the actual unit as we had some doubts about the ventilation and lighting from their living room balcony . Earlier when we booked the flat at that time the actual unit was not ready that's why we wanted to check it again but that arrogant Sales guy Rakshak had straight away denied us to show the unit and told some bad things on our face, we could have given it back but we really dont want to downgrade ourselves to his level... However that episode turned like a blessing in disguise for us and the very next day we had booked our dream flat with better space and much renowned builder...

Except the RAKSHAK of arrogance other sales persons including MR Thameem are very polite and professional we went there again because of Mr Thameem's professional behavior but fortunately the Rakshak of arrogance came in picture and we changed our mind and moved...So whosoever are planning to buy an apartment there just check the ventilation and lighting in their 3 bhk unit before spending your money.. Honestly we didn't get chance to cross check and double sure about it but it seems to be doubtful..

I visited the vajram Newtown Apartment in Thanisandra, Mr. Rakshak explained the project well. The concept of mivan technology construction impressed and the construction is really quite good. And the amenities they are providing are world class & location is very advantageous.

I usually dont write reviews but I wanted to share my home buying experience as I am a first time home buyer .

We started looking for properties on thanisandra a d surroundings that's when we came across vajram newtown . This project is so well planned as this project is not on the mai road but just 50mts away this keeps the residential area clam . The plans are so neatly designed where you have 2 proper balconies which is not the case with the other projects on that locality.

The beauty is how the amenities are planned a cross the project a d the clubhouse on the top most floor with a beautiful infinity pool which for a apartment is a boon.

The best part is after the booking the crm team Shiva a d Rashmi withoufail will send you the project status update a d this is very rare unless you value your customers.

All I would say is people visit the project ..talk to them and you will know how good these guys are and how they value their customers

We bought 3bhk apartment in Vajram Newtown and after a long search we zeored on this project .

The plans and the amenities that are offered is wonderful and also the concept of the rooftop club and pool impressed us .

We are happy and would suggest this project .Would recommend people to go there and experience
