Dear Urbanrise Team,

We booked our plot in Urbanrise Thiruvallur Orchid Green based on the communications and assurances provided by your sales and CRM teams. Following these assurances, we completed the full payment in October to ensure a smooth and timely registration process.

During our visit to your site office last week, a senior representative and higher official reconfirmed that the registration would be completed by November. However, to date, we have not received any updates or communication regarding the registration process.

As a customer, this delay is extremely disheartening, causing us significant inconvenience and financial loss. Despite repeatedly raising the issue and being asked to send emails, no one has responded to our concerns, which is deeply frustrating.

We are now regretting our decision to book a plot with Urbanrise due to this lack of accountability and communication. Please address this matter immediately.

Looking forward to your prompt response.

Invested in Alliance Group's Urbanrise apartment in Siruseri chennai. The apartment concept is great and I liked that. Post booking, I started having very bad experience with sales and support teams. Worst CRM team - behaves unethical and unprofessional. Once we made initial payment, they kept giving us surprises on payment amount and due dates. The paperwork was slow and errorneous. There is no proper communication or clarifications from them. I wanted to invest more but not anymore. Hopefully this feedback will get attention from someone senior in Uranrise and Alliance Group to resolve the situation, as otherwise nobody seems to be caring on ground. Stay away from them!

Hi I am sofiyawe bought a 2 bnk flat aturbanrise manhattan condos in june 2021 .They had an offer of gold voucherto the customer who booked flat at that time(as it wasCOVID period) we booked during the same period and thepromised to give a gold coacher of 40k and they noted all the details in the booking form and was signed officially.Sales man Ramesh told thar there will be no changes its compulsory freeand it is not subject to any terms and conditions as its a covid period .They agreed for all thoughthe year and, mailed us to detect the amount of 40k in one of the due of the stage payment .later after 3 years now during the handover they are chargingthis40k in our final demand letter as we deducted the amount 40k they charged interest for 40k for all this 3 years .now they are statingthat the offerfor gold voucherhas been revoked and said you need to pay . Even sales man confirmingthere is no chance for cancellation The teams is totally cheating .All peoplethey are giving falsepromises during booking make us book later accordingto their wishes they cancel everything. The CRM team Haritha madam is threatening us by saying even we havethe right to claim the difference in the sq ft rate I e according to the current market rate per sq feet .then what is the use of constructionagreement .The CRM staff Haritha is very Rude to all customer ans she doesn'tgive any logical answer based on the questionwe ask .she create big drama by saying some other stories& disconnectthe call even if we face so much difficulties with the whole team work.

so please aware of Urbanrise team beforebooking flat .they always give false promises and treat their customer very rudely . I came to know many customer are negative feedback against the CRM team

Please dont book until you visit it fully,

Because they say their refund on cancellation is only after 120 days. which they will not say upfront.

And if you cancel they will not update the cancellation immediately, they will update it only after few weeks.

Also 10 Percentage of your booking will be detected from refund.

Highly crowded, worst Lift, like 15000 people staying in 13 arces.

Urbanrise make false promises and they do not give possession on time and make you to wait for few years. This company has lot of issues with their employees hence sales and CRM team is not in sync. Folks from CRM team(especially Leela & Nandhini) will not listen your queries and they do not respond to your phone calls and emails. The CRM team will ask for proofs for the payment at the time of handover and they will not accept their own company(Urbanrise) payment receipts and will insist you to repay. So please be aware of this scammer and do not rely on YouTube promotional videos. I request you all to take opinion from the actual buyers/residents before you plan to buy a property from this builder.

URBANRISE SOUTH INDIA'S LARGEST REAL ESTATE DEVELOPERS shame of saying themselves

Actually they take initial booking cost of Rs. 1 lakh from middle class people, use it for their construction & sell the same apartment to others without even notice. Later we will be left unattended where we have to run after them years together for refund of our money & even they don't hesitate to humiliate if asked for our refund.

Making fake promises that they get our loan sanctioned for 90% of the property cost thru their banker. Later we will be announced loan didn't get sanctioned by any of their banker, finally our apartment will be sold to another person & I'm still running after that too my refund after deduction of 20%.

Sales Team & CRM are big liars they will make fake promises, will show SUPER videos to sell their apartments and later after selling our apartment to someone, they will say WE never attended their calls BUT IT IS ACTUALLY THEY WHO NEVER ATTEND OUR CALLS AFTER TAKING INITIAL BOOKING COST.

Because of these people I struggled having only just bread & butter 3 times a day for the whole 2 months in my room as my salary was only 50K hoping that 2 months suffer will later benefit my child. I also made school for my 8 yr old daughter at Padur 11 Kms ahead of my home so that she has to wake up 5 AM every day & travel 22 Kms up and down every day due to reason I was hoping that within a year we will be shifting to the dream house of our own. NOW I HAVE TO FACE HUMILIATIONS AT THEIR OFFICE & OVER PHONE FOR GETTING MY REFUND BACK AT LEAST OF 80% LOOSING 20% OF THE BOOKING COST.

I booked 2 BHK Aparment(E714 in Manhattan Condos) at Padur in Dec 2021, I'M A SALARIED PERSON OF 50K WITH VERY LOW CIBIL SCORE OF 590, I had been persuaded by sales team(DHARMENDRA & BALAJI) from 12 PM to 4 PM, I was wondering based on my salary & such low cibil score is it really possible to buy 2 BHK at cost of 32 Lakhs, but I was instilled hope by sales person DHARMENDRA as he spoke to his banker & assured that my loan will get sanctioned for sure, based upon their fake promise I paid initial booking cost of Rs. 1 Lakh giving 2 post dated cheques for Rs. 1 Lakh my whole 2 month salary. After then a banker was arranged in the same month, took all my documents & later I didn't even got call for weeks & even I called dedicated sales person BALAJI not attended my calls, later in June 2022 I had been informed by him that I have to pay another 50k & get the aparment registered in my name. Some how I mananged fund & visited their Padur office to make the payment in July 2022 but I was turned down saying the banker was not confirmed yet & hence the payment shall be made after banker is confirmed. After then whenever I called up Balaji was not at all picking up my call. In the month of Oct 2022 I got email about the termination of Apartment, when I visited office DHARMENDRA made me wait until an hour & told me that I have to pay at present cost upto 2 Lakhs again & get new one in another block which will get accomplished in 2025 after request BALAJI promised that he will try to give same apartment with same cost where I waited till March 2023 & revert back to that termination Email to refund my money. I once went to ask for refund of my money but a cruel lady(HARIDA OF CRM) just walked out humiliating my wife when she was talking to her. IT'S ALMOST A YEAR SINCE MY APARTMENT WAS GOT TERMINATED & SOLD TO SOME ONE ELSE BUT STILL AWAITING FOR REFUND OF MY HARD EARNED MONEY EVEN ATLEAST 80% OF IT.

IF AT ALL I HAD INVESTED IN RD WOULD HAVE MADE SOME INTEREST OR IF HAD BOUGHT A GOLD FOR MY WIFE OR KID THE VALUE WOULD HAVE APPRAISED BY NOW, IF NOT AT LEAST WOULD HAVE PAID MY DAUGHTER'S SCHOOL FEES THIS YEAR. NOW I HAVE TO LOOSE 20% & EVEN THEN MYSELF & MY WIFE HAVE TO FACE ALL THESE HUMILIATIONS.

PLZ NEVER FALL PREY TO THEM TRUSTING THEIR WORDS

Urbanrise employees speaks very genuine initially and will ask for a token advance amount. They will say it is refundable, but if you cancel the booking they never respond your call and speak very rude and disrespectful manner. They never refund your money. Their target is to get the booking amount of minimum 25000. Worst project, worst company, worst employees.

I got an email in april saying my apartment is ready and with additional note saying i haven’t completed any documentation, final payment etc but no communication on this earlier.Since then i have been trying to contact their CRM team via all the channels but no single response.Very pathetic experience with their CRM team

I brought a single bedroom apartment in revolution one project of Urbanrise. They didn't handover the flat on time. The staffs here are nor responding properly first of all we can't enquire our doubts with them. Throughout the there had been some seven to eight CRM changed. There's no responsible person to clear our doubts. If we go to there office also we have to wait for 2-3 hours

We bought our house in urbanrise - New Porur, thirumazhisai on Jan 2021, during our purchase of land, they asked us to pay a maintenance amount of Rs.30, 000

We questioned them what is the reason behind this amount, as soon as we purchased the land we are going to construct, then why should we need to pay maintenance amount?

The reply we got was, though you build house and come, other plot owners might not come immediately, so bushes might grow, inorder to maintain that, we will be cleaning at regular frequency, so this amount is collected for that purpose.

but till data not even once they have cleaned the area.Bushes are grown till people height, and we do see many poisonous snakes roaming around

inspite of notifying them multiple time, they haven't taken any actions

Either they need to clean it, or return back the amount.

We booked a flat at Alliance urbabrise Manhattan Condos, R, Chennai. The marketing team promised cancellation is possible and refund will be issued in 60 days and the booking amount is needed to lock the emi offer which was only for that weekend. There was no mention about any cancellation charges at the time of booking. We did not receive any terms and conditions and not even receipt and Allotment Letter. We cancelled the booking within 48 hours when they started showing their true colors. The marketing/ sales team doesn't take responsibility and the CRM team says we need to pay 20k cancellation charge. Even after stating its illegal to charge buyers before agreement. We are still fighting for the same. Pathetic service and such a disgrace to a reputed builder like Alliance. DO NOT TRUST THIS BUILDER WITH YOUR HARD EARNED MONEY.

This is the first office I see in my life.

Office staff, drinking with manager during work hours. I have no pleasure in working in an office like this.

I am ashamed to be a senior citizen.

Venkatachalapathy should save us from these idiots.

Let me share my genuine experience with you about this company - Alliance Group / Urbanrise. They are very good in mesmerizing customers. Every real estate project of this company has very nice Marketing office. Hospitality is also good. You will feel that Apartments which they are selling in Chennai and Hyderabad are priced reasonably. Now, the inner story.



  1. Construction pace of all their real estate projects move very very slow. If you consider the delay and calculate the cost of delay, you would realize that you have ended up paying far more than the market price.



  2. Though they use MIVAN framework in construction, the quality of cement and steel they use are very sub-standard. Very cheap quality. One of my friends is working as an engineer in one of their projects and he advised me not to buy a property here. He revealed that only 10% of cement and steel they use are of decent quality and this they would highlight to their customers that they use top quality cement and steel. 90% of steel and cement they use are of very bad, cheap and local made quality. These poor-quality cement and steel are kept hidden and customers are shown only the good brands. This is how they cheat. Their old constructed buildings have lot of issues like seepages, cracks, corrosion, poor sewage etc.





Therefore, my sincere advice - Please don’t buy any property / apartment / villa from this builder. I cancelled my booking and took my amount back

Invested in their bachupalli project and now suffering with these guys. They have very rude behaviour, especially the CRM and Marketing team.. till buying they will be very nice and once you start questioning them about delay or increase they will turn to their original character. Also the employees keep on changing .. original plan had 22 floors and now increased to 33. Can you guess 2800 flats in 9 acres. Approx 300 flats per acre.. only govt projects will be like this..guys be careful with this honey trap company..
