The one real estate comapny in which I have full trust is Sushma Buildtech because, I am a resident of one of thier residential projects since 2012 and I am satisfied by the construction quality and amenities provided by Sushma Buildtech. Also, their commercial projects have the best construction & as was about to start my new office, I have booked a beautiful office in one of their projects, Metropol. Would happily recommend the builder.

A disciplined real estate developer based in Chandigarh, delivering high-quality real estate projects at every prime location. The unique thing about their projects is that all projects are very well connected and located on PR7 Airport road with all the facilities nearby. My brother booked a flat with them and the quality of the construction is very good.

There was a dispute between me and my ex-wife over the property. Sushma took advantage and held my 25 lakhs investment. Sold the property to someone else. Loan still running on me.

My brother and I both decided to purchase a flat last year. I bought a flat in Sushma Elite Cross & hr bought a flat with another developer. I have been living in the same apartment since last year. I am very happy with the construction quality, the conceptual and thoughtful design too. Meanwhile, my brother faced lots of issues with the poor construction that within few months he is in the big dilemma of lack of proper maintenance and poor construction quality. so one should always go with trusted builders & not just the ones who show off big importance like my brother faced issues.

I am an occupant of Sushma crescent Dhakoli.

Poor workman ship. Floor slope in bathrooms and balconies not maintained properly leading to stagnation of water. Parking slot not provided despite repeated requests. Kitchen slab fixed improperly. One column twisted. Electric points malfunctioning frequently.

List is endless.

I will give you step by step forgery committed by them and things to check if you still want to buy.



  1. Never go on verbal commitments ask them for mail from office represntative.



  2. never sign the application blank -Most important the payment plan page ask them to fill it or cross the same before signing.



  3. They will charge 24% from the date you paid your first payment so keep it in mind the time horizan of your payment.



  4. You have to pay advance maintainence for 3 years approx so keep the cash ready.





Finally once you have paid the booking amount you are now at their mercy so keep your paperwork strong

I am lucky to be associated with Sushma Elite Cross. They have the best amenities and that too in Chandigarh city. We were doing lots of research for the best residential project and came across Sushma. They are the best as they provide the best customer service and also helped us get this project financed. Seriously I would recommend Sushma as possession was given on the same date as quoted by them. Thanks, Vijay Sareen Sir for helping us in acquiring this project.

I really love how this project Sushma Grande turned out to be. The project has great amenities & the environment is awesome. Although strategically located in the hustle & bustle of the city, life looks to have no impact on keeping our house natural and peaceful.My family is enjoying the best days of life here.

Iv been staying in Sushma project for more than 5 years now the quality of construction is great and is regularly maintained by the staff. although they could use some relaxation in the security of the buildings the guards are very strict and do not allow any friends or relative in without permission this is good though but still can be a little on your nerves sometimes.

I suggest everyone to dont buy their flats . they dont have any stand on their talks .they are adding GSTs unnecessarily . I think everyone should boycott these flats . I was not aware of this builder rating . after possession time they are adding 16 to 18%percent GST with maintainance which is completely non-sense .GST is added on basis of flat size sq feet . I have complete proof but these builders dont care for this .and they are forcely taking maintainence for 3 years after possession.which is of no need . even I have proof for this .maintainance is always of 12 -24 months maximum then why do we pay them for 36 months . I think this builder need to read about the laws first then after that he should open this worthless flats .

Sushma MOH-1,

Firstly they charged me 16 to 18% GST

Secondly 3 year Maintenance

Thirdly unwanted charges{77 thousand in lock down}

We bought a flat in one of their projects under subversion plan where in builder is supposed to pay loan interest till the time the position of the flat is not given to the customer. You have to beg for their shar and listen to their rude staff who don't even have besic etiquettes. This might have been a good brand once but now I see they are just there to dig customers pocket and provide no Customer service at all. Don't know what else to say.

Once you got trapped by the marketing team of Sushma Buidtech and you purchase any property that's final , then after they dont bother to pick your calls even. They dont have any dept to handle their customer's complaints or queries. Very unprofessional people are there in this company. Let's see how much longer this company can survive with such flaws.

Do consider this builder for any of your property needs. They run a nexus of middleman by luring them of huge incentives that goes out of your pocket. Stimulation will be created to trap you from all side to only make you feel cheated at the end.

Worst after sales service.When they have to sell the units they will follow you call you do everything & once sold and got the money they hardly care about anything . We need to follow up and get update from them and keep on waiting to get call back/ reply to our emails and keep on waiting for possession. they will promise somethingwhen they have to sell the product but they will never deliver the complete product. They will ask you to pay maintenance charges even when the building construction is not complete and is not operational . Kindly rethink before investing and make sure you get everything in agreement and also be ready to wait once you have paid the money. Dont know about the construction quality as still I have to get the possession but yes from past 6months I have seen they have worst sale service and management team. their aim is to just make money start new projects hardlymatters whether old projects get completed or not

Builder is not Reliable for him commitment.

Violation of own clause and ask buyer to sign on unjustify clause .
