These builders claim to be better than the others but they make different promises before signing the agreement and different while signing the agreement! Get everything written down from them in advance so that they cannot cheat you later!

Do not book a house from this place because you will be crushed when your dreams of getting a beautiful house crash because they do not provide the amenities that they promise and they charge a huge maintenance fee.

The carpet area of this place is very small. Their 2BHK houses have the carpet area of a 1 BHK flat and the cost is similar to a 2 BHK, which is very disappointing.

People who are looking for advise on this or that land to be bought from Sunworld.

I don't have a direct advise/suggestion. You should really consult some real estate expert, I will share my thoughts though.

Land or real estate(RE) is just like an asset class where you invest. Others being gold, cash, equity(stock market), bonds, fd etc.

RE has given stupendous returns since 2004 and we are in 2016. The best period for investing in RE was between 2004 and 2012.

So for about 12 years RE as an asset class has given good returns.

Prices have more or less remained the same or came down since last 3 years or so.

I don't think this can continue for long. The down phase of RE has started. At least you can't expect returns like what you saw earlier.

Most importantly remember that buying a land is easy infact very easy, it's the selling where you will know the exact impact of the down turn.

In a nutshell, I would advise against investing in RE in general and SUnworld in particular.

I booked a flat in their Vandita project, made 30% payments in year 2013.

There is no sign of development, not even a brick is installed.

when asked their customer service peope, they say they have no idea bout the project start. no body in sunworld talks about vandita project.

they looted money via booking amount and keeping thei pocket warm from our money.

would suggest all to not book any property with sunworld developers.
