VGN Fairmount - Apartments built with mud and sand.
In the year 2019we booked a flat(C39B-C Block, Now renamed as Kensington) under VGN Fairmount Projects. After 2 year of booking, we're under assumption that construction is in progress.Suddenly one day they came back and conveyed us that they have not startedC block since they didn't get govt approval for construction. But while showing the model house, they mentioned all the approvals were received and what they promised will be done.Here they started their game, we asked for refund since I have paid 40L, but they denied and instead asked us to select any other apartment or plot underother construction sites, but we denied. Finally they forced us to select B block which were not interested .After 5 years of construction we went for inspection found lot of structural defects(Bathroom space was reduced with internal duct, seepage, air cracks) andI did my own baisc inspection by tapping the car key against the constructed wall and could find cement coming out.After huge frustration I met their MD( Mr Pratish - Bluff master) after begging for 8 months to get an appointment and asked for refund with interest, but he denied. He said we are constructing kensingtion now with extreme quality and asked us to pay the current price 11, 000 per sq feet and take apartment there. During pre launch I was promised for 7, 000 per sq feet and after 7 years of struggle now they want us to wait for another 7 years and pay higher price. Please don't invest your hard earned money in VGN Projects.Its full offalse promise and hopes.
Aother CRM person I need to highliht here(Shabana Ansari), one of the most crooked, arrogrant and worst attitude lady. She used to demand and get the payment on time as if construction is progressing on time. One you have paid 80%, she will neve respond to any calls and threaten us that the flat will be sold out to other person if there is default in the payment.One of the most unprofessional lady ever I have met in my life. Plays all the dirty politcs to move the customers from C-Block to B -Block. After moving to B-Block she used to convey B-Block construction is poorand you have chance to move under C-Block(Now being constructed as Kensington).
In a nut shell, If you are looking for a short term stay(Max building life: 5 years) and compromise on quality then VGN is the place to live. If you dont want to lead a peaceful life and go through all mental stress & agony then VGN is the best place. First approach TN RERA office and you will get the number of complaints logged against the builder regarding quality and delay in construction.Do a thorough check on all the parameters(Create a checklist) and compare with other builders before investing. I failed in doing all these and landed up in all these scenarios.
a) Google review/Mouthshut/Quora
b) RERA- Number of complaints( VGN is the topper in the list, followed by other builders)
c) Case's filed in High court - Number of pending cases(Again topper in the list)
d) Bring a Building quality Inspector to inspect the current building projects.
e) Legal document review with advocate
f) Beware of additional hidden charges(Floor rise, Prime location charges, Infra charges, ask for net amount split)
g) Payment schedule
Please do a thorough due diligence from all the scenarios and then invest.
Note: Sales team will play all the game to mesmerise you and have you trapped to invest in the project. They demand you for token advance, please dont pay it. Take your time since you are going to invest in lakhs.
