Its your call, what do you want to do with your money. If you simply want to waste it, you can Sterling project is a very good option, if you want to waste your money.

Try speaking to any of its earlier customers or customers of Shalom(Brookfields), you can right away see their agony, pain and how Sterling behaves with them. This would be enough to make up your mind.

Once a Sterling Customer, never dare to be one again.

One of the worst products! Before buying think 100 times as their sales team are big lairs. Some of the very significant facts they hide and try to convince about so many offers to buy this product on the same day during presentation.

They will keep telling you about this gifts, EMI ect and try to convince but it is really a trap. We should verify the facts and evaluate before come to final decision but there will be no time due to on spot so many offers. They have only few resorts in India and you won;t get room until unless you have sufficient time to plan holiday that too depends on type of product(Green/yellow, 1 room/studio apartment etc).

I am one of the unfortunate Customers of Sterling Developers specifically for their project Sterling Shalom Phase 2 in Whitefield.Initially when you go to inquire about their projects they pretend to be customer friendly but show their true colors later on when they delay the projects.

For me they had told that all the banks give loans for their Projects.But since they have tie up with HDFC housing finance they try to build up undue pressure to take loan from HDFC only in the form of delaying the NOC from HDFC(to enable people to take loans from different banks like SBI). Where on earth have you seen a builder delaying the Loan process.But this builder does so that at a later point of time when its time to deliver the project they can delay the whole project showing the delay in payments as a reason.Truly a criminal minded builder right from the start.Now its 1 and half years past and there is no sign that the apartment would be delivered even by May 2015.The original date of delivery was May 2013.So you can imagine the plight of owners paying hefty EMIs from Banks as well as rent since last 1 and half years.

Next is that they do not give any date for completion even now when asked by the owners.What owners get is a date about 90-120 days so that they will communicate what would the delivery date.When 90-120 days gets over then they extend it by another 90-120 days.Just imagine they have been extending the days JUST TO TELL OWNERS WHAT WOULD BE DELIVERY DATE.When the owners ask about the delays these crooks try to indirectly suggest the owners to sell off their apartments to the builder so that they can themselves sell it at a higher price.

We are having to put up with this Pathetic builder since all these years and now regret why did we ever invest our hard earned money with these crooks.Their technique of operation is:they will take a good location so that people will buy the apartments and they really do not have to think too much about their market reputation which is already dented.Hence people fall into the trap just like we did.Even in these sites all the good reviews you would find are all members of this builder.Such is he crooked nature of this pathetic and unprofessional builder.

I would request you to please think twice before investing your hard earned money with these fraudsters.

I am the owner of sterling shalom phase 2 apartment and I must admit, quality of apartment doors are pathetic. Sterling claims it to be a german technology doors but seems like they got it from road side carpenter with very cheap wood. My door colors are gone within a year, balcony doors are bent and so called french door has so much gap that water comes inside living room when it rains. Also, one of my bathroom door is getting eaten by wood insects! There are so many leakage issues after moving in due to pathetic outline of plumbing pipes. On top of that, sterling PR keeps asking people who write reviews to state their apartment number and question people who are writing reviews. No shame at all! Well, if you had done even a decent job people would have been happy. Good luck to sterling ascentia buyers. He delayed shalom by 2 years and delivered pathetic quality of flats.

I booked property from Sterling in 2010 end which was promised to be delivered by May 2013. This builder made several excuses about delay and I thought in worst case it will be delivered by May 2014. Now it looks like my wait for living in my dream home is too far.

The response from this builder was very bad.They never say the truth.They always make excuses and ignore their customer.After 90% of payment they stopped the work for a year and no progress as of now.Whenever we ask they say strike, shortage are reasons.but I could not understand for how long it was.Why they are playing with our hard earned money and emotions.

It is unfair to point fingers at Sterling. My payments to them were delayed because my bank delayed in processing the home loan. They were gracious and did not charge me interest on delayed payments. My friend who is living in their South Bangalore project was delivered his apartment on time even though his payments were delayed on two occasions. Sterling is a Customer friendly organization and I am able to meet the Senior Management, including it’s Directors anytime I want.

Guys we have suffered like hell from this builder after buying a flat in Sterling Shalom. Our promised delivery date was May 2013. Now its more than a year delay but no signs of any handover in nearby future. In short they deceive customers with false promises. When you are booking a flat with them they treat you as "Customers is King" and once you book they treat you as "Customer is helpless, Exploit him".

None of the management answers clearly about anything. They put the responsibility on each other with some sweet talk and just ignore us. We have paid upfront 90% of the cost(since 1yr) and are tied up being helpless now. Thought things will change and so never went to media to highlight their misdeeds. But now I dont want others to suffer like us. So make a wise decision. Feel sorry for those who have already bought in their new projects. If you still have time then better back off.

Yes, there was a delay in project delivery, but the builder compensated that by providing reasonable compensation for the delay. Also builder actively worked on all the promised amenities. Recently, he finished club house and landscaping work as well. Also, builder is helping residents in building more greenery in the project. All the outstanding issues have been addressed on time. There are some minor outstanding work for which builder has happily agreed to coordinate and work with the residents.

Overall, I am a happy customer now! .

My experience with this builder is like a nightmare. I booked a flat in Sterling Salom Ph2. At the time of booking & till 90% payment was done, they behaved politely but after receiving 90% of payment, they starting showing their true colors. Project is delayed indefinitely and management is providing very idiotic reasons like lack of skilled labor, strike etc etc. My friends booked flat with other builders at almost the same time & they also got their possession which proves that Sterling is lying. Builders do not reply even after repeated email follow ups and won’t pick up the phone. Some time I use my friends mobile to call them, once they know that customer is calling they immediately disconnect the phone. Sterling is highly UNPROFESSIONAL, UNRELIABLE .

I am paying Rs 20, 000 in rent and Rs 40, 000 in EMIs and am left with nothing. Till date they have not given any compensation as per the agreement. I am really FRUSTRATED and repenting my decision to go with Sterling. So I suggest new buyers to go through the latest reviews, do thorough investigation before investing your hard earned money in Sterling.

Sterling Developers is a mid size developer in Bangalore and has many projects.But unfortunately lacks professionalism in terms of the on time delivery of projects and quality as well.When it comes to the cost of their projects they charge very high which is not at all comparative to the kind of delivery they give to projects in terms of quality and on time delivery.Really pathetic experience for few of my friends who are suffering because of this builder since close to 1 and half years on one of the projects Sterling Shalom Phase 2 in Whitefield.Initially they will speak and appear very friendly but after getting about 80-90% of the apartment money they delay the projects usually by close to 2 years.Even repeated deadlines given by Sterling Management are not met with very very lame excuses to the reasons of delay when during the same time period other developers easily give delivery to projects.Usually they give excuses such as lack of materials and skilled manpower when during the same time other builders have no problem with material and manpower.This shows what consumers have to take such lame excuses from this builder later on once a person has invested with this builder.

The management including the top management do not heed to the customers repeated mails or calls after they have received 90% of the money.I would say one of the really unprofessional builders I have seen till date and People have to bear the brunt of such kind of builders with big big promises and advertisements especially with the ever increasing prices of commodities people have to bear the EMI from banks as well as Rent as the projects gets delayed by more than a year.Those who are planning to buy or invest their hard earned money from this builder please be beware of this builder as they appear very friendly at the start but show their real behavior once they have the money.Please beware of Sterling Developers!

Sterling developers, you need to improve your attention towards customer and timely completion of your projects. Even if there is a delay, you should be prompt in updating the same to customers on a timely basis. Do it and gain good customer experience.

I am living abroad and wanted to buy a flat in Bangalore as an investment. I was initially attracted to Sterling since it is a long time player in Real Estate and I expected a lot from them. I contacted someone from their Sales department and he quoted me a price. That was the end of any fruitful conversation with them.

The guy had not provided me any details of making payment and online registration. He kept telling me that he would get back to me in a couple of days with the details after speaking to his manager, and rest assured, the price would remain the same and that the flat was already booked in my name. This went on for two whole months and finally I managed to get the details which I needed.

Then it came to the bank loan. Sterling got very adamant that I take the loan from HDFC(are you kidding me?). This was the first time we ever came across a builder who would force the customers into taking the loan from 1 bank. Since SBI interest rates were cheaper, I refused. Finally we got them into agreeing on us getting an NOC from HDFC before applying for a loan at SBI.

To apply for a loan, I had to get the flat registration done. When I contacted the sales guy again, he would not reply. After a couple of weeks, I contacted his manager who informed me that he has resigned from the company(I am not be surprised). He also mentioned that since the prices of the flats have increased, I would have to buy the flat at the higher rate. I told him that I was promised that the price would not increase for me, since the delay was on their part. But he would listen to none of it. He even went to the extent of telling me bluntly "But you dont have any proof of the conversation with my subordinate". I said I have those exchanges of emails, that I can forward if he wanted. He knew I had him, so he went on to say that I should forget what happened in the past. I was dumbfounded. But the worst was yet to come. He looked up in the system(or at least pretended to be looking) and gave me the final shocker, that the flat has already been sold out and told me there are other projects if I would like to invest in. I know that this was a diversion, and the truth was that he no longer wanted to sell the flat at the price initially agreed on.

So there goes my story. Hence I would strongly advise any future customers of Sterling to be aware of the gimmicks they suck you into.

Remember, this is the kind of service and attitude I got from them without me paying a single penny. Imagine, how it would be once you actually purchase their flat and they get hold of all your money. I kinda empathize with people who have invested their money and are now getting a rough deal quite late in the game.

We purchased shalom apartments from sterling developers 2 years back , so far we are very much satisfied by their hospitality , we have no regrets for buying flats from one of the oldest and reputed developers from bangalore . .I am 100% satisfied as their proud flat owner.

I have even suggested them for 2 of my friends , who are planning to buy flats in their new apartments  .

Would suggest them for others too.

I have purchased shalom apartments from sterling in 2008 yr am very much satisfied by their Apartment maintenance  and after sales support provided by them. If any body is looking out for Cost effective and value for money apartment , with complete satisfaction guaranteed sterling developers is the place to go.

I am a customer of Sterling's at shalom and My brother has purchased one at South end he is also very much satisfied .

We got fooled by Sterling developers

All the people who have booked a flat in Sterling Shalom....I empathise with you.

Those who plan to book a flat in STERLING SHALOM....my warning...DO NOT MAKE THAT MISTAKE!!. Lemme tell you why.

We booked a flat in Sterling Shalom in 2006. We saw a couple of properties and thought that this one will be just appropriate for us. The price was good, Sterling promised us a swimming pool, club house, a gated apartment complex with childrens' play area and beautiful landscaping and small water bodies in the apartment complex. We thought that for people like us who are basically not from Bangalore...it will be just ideal as it would give us an opportunity to have a good social living, a good standard of life and group of friends. For our son, we thought, as he would grow, he would like to go out and play with his friends. We heard so many stories of crime in the city and thought that if we stay in an apartment, we will not have to limit him to the 4 walls of the house . It would give us the flexibility to allow him to play outside and be assured that it would be completely secure .

Our child can be within the boundaries of the apartment and at the same time enjoy the amenities like childrens' play area, club house and the swimming pool. So.. these were our dreams when we booked the flat. We saw a couple of flats at a cheaper rate also but thought that it would be worth paying a premium to stay in a apartment built by such a REPUTED builder like Sterling Developers.

This flat was supposed to be delivered in Dec, 07. Sterling was supposed to finish off all the work in the apartment by then and hand it over. But till date, work is on at Shalom. Somehow, we managed to take occupancy of our flat by Aug, 08...but everyday we are bearing the disturbance caused due to workers working all the time in the apartment..not to mention the noise of drilling machines, vehicles etc. which are a part of everyday life in Sterling Shalom.

Sterling marketed the Shalom project by saying ''Sterling Shalom- peace comes home''. I, as a resident of Sterling Shalom can pledge that there couldn't be a more untrue statement than this!!

This is my first review and I never thought that I would start with a complaining one. I totally agree with the review by abs_smile.



  1. Sterling has no sense of customer satisfaction - their MD tells you that you are not his premium customer. He even shouts at you and threatens to "go unreasonable" and flaunts his contacts with "not so nice" people.



  2. Their quality of construction is poor - I have leakage in my flat, cracks in the walls. They refuse to address the cracks. Provide some patchwork for seepage which resurfaces quickly.



  3. They delay the project beyond limits - still counting. They refuse to pay compensation because the delay was caused by "strike."



  4. And they do not follow the by-laws - parking size is much smaller than the standard. They tell that they are giving the biggest size parking in the whole of Bangalore.(Trust me, even the roadside builders provide wider parking.)





When selling they compare themselves with the best. When delivering they compare themselves with the worst. I would still not call them "the worst" but the way they have handled there last two projects, I am sure they will be in the top 10 of the worst builders' list.

[UPDATE]

After a few months of pursuing, Sterling has done a few things which have made me change my opinion about them. Some unfinished work has been completed(in my apartment and in the complex as well). There is less chaos in so many things although the parking issue is still not sorted out.

But the biggest point is this: even after the completion of the period when Sterling was legally responsible for fixing defects, they repaired one leakage in my ceiling. This was caused by a broken pipe in the apartment above mine and was very very difficult to catch.

My neighbour had some exotic tiles, so we could not break his floor either. Finally, Sterling managed to get those tiles from somewhere(at their expense!) and the whole thing was fixed.

And the best part is that never during this period did Sterling say that they were not liable to fix the problem(which they were not), I mean not even a hint of it.

Moreover, I was kept completely out of loop and they managed every single thing from talking to my neighbour to procuring the tiles.

I am really happy about this aspect. This makes me improve their rating, though I would have expected much better response about other issues.

[UPDATE]

After a long wait, all the outstanding issues were finally addressed by Sterling.(They eventually provided me a right-sized parking as well.)

I have come to realize that they are not so bad afterall. The delays are very common in Bangalore and compared to our neighbouring SJR Brooklyn Sterling's performance was extraordinary.

What mattered most was the attitude after delivery. They did not deflect the responsibility or tried to hide behind legalities. The complex has turned out to be one of the better investments - though not much appreciation owing to the slowdown:-(

If I buy another property, it will be probably again Sterling. But this time, I will be more watchful.

Guys if you are planning to buy anything from this builder just be cautious. I purchased a flat in Sterling Brookside and want to share the following points:



  1. The project is late by 1 year and 5 months and still counting.



  2. Nobody in their management knows how to behave. Right up to their managing director. The guys up to the MD level behave irresponsibly. They shout, they abuse and they do that even inside your own apartment complex.



  3. No amenities in the complex, you are invited to see for yourself. This is essential for your point of you if you are planning to purchase from them.



  4. They twisted arms to get app 2 lakhs as misc reimbursement for which they have not produced any invoices.



  5. After possession service is horrible.



  6. They have not provided any account of the maintenance money(app. 1 lakh) even at repeated requests.





The list is endless. think before you buy.

Recently they have changed their logo from the original (shown above) to the attached in this message. Probably to avoid this negative review and misguide the customers. So they have to remember they can not change their image by changing their logo...people are same

I thought of sharing my experience as a owner of a flat at "Sterling Brookside" from Sterling Developers at Bangalore. May be you have not  seen many reviews (either good or bad) on this builder as this builder was engaged with small projects  till today like any other builder and hence no one cared. Now since this builder  has entered into big project s like Sterling Brookside, Sterling Terrace, and they are not able to manage and hence the customers like us  are biggest sufferer. In both of this project, Sterling has failed to impress the customers and almost all the customers like me are regretting in investing their money on this fraud builder. Even though I have bought a property from them and know that value of my property will go down by  writing this negative review  I really don't care. I do not want other to suffer like me in investing with Sterling. I have bougt a flat in thier complex 'Sterling Brookside' and since then I have all the problems with this builder and so the other owners. They have delayed by about a year in handing over the flat without completion of common facilities and no compensation has been paid to any of the customers. Just imagine how painful it is by paying the EMI  for a year without having your flat.

This budiler rates their quality of construction very high (don't know on what basis) and hence they say that their rates are not negotaible. I feel their rates are highest among all other builders which are as par as with them..but "my balls" (Sorry to use offensive words as you can see how frustrated I am with this builder) to their quailty and they are no better than any other small time ordinary builder. I would say it is pathetic. Within 3 months of stay almost in all flats we could see the seepage/leakage of water in roof/walls, aslo cracks on the wall started appearing. So what quality they are talking about ? Now it is almost more than 2 years passed of their promised handover date, their cosntruction is still not over. And now we are all in confusion whether we will get what we have paid for. Till today Swiming pool is not completed, Club house is not completed, landscaping is not completed and so many other issues which I am not sure when these issues will be resolved. And unless you see in your own eye, you can't beleive their landscaping is so pathetic.  Even a person with little knowledge about landscaping will do much better. The STP (Sewage Treatement Plant) within a month has gone dead as it is not functioning at all and they are clueless about it and they do not have the proper professional to fix it. They have deviated from BDA plan on construction and parking lots and they have sold extra parking lots for which we will have to face the issues in future from govt authority. To list , there are many countless issues we have with this builder.

Once they have your money, folks I will  tell you, you will run for ever behind these guys to get the work done...These gus do not have the sense of customer satisfaction and they act like local goons. So it is entirely upto you to beleive this review.  So my request is to please beaware of this builder if you are planning to buy/invest a property with this builder..They are coming up with a mega Vila project at whitefiled for which their price is very high and not worth of investing any money with this builder.

So give a second thought before going with this builder. So the decesion is yours. and money is yours..

We moved to Sterling Ascentia a year ago for the green spaces and walking areas. Its close to essential services like schools and hospitals gives us peace of mind. The well-ventilated apartments with large balconies offer a comfortable living environment for our family.
