Dear Sterling company owner at least show some humanity in doing your side of work as you have taken lacs of rupees from all of us and torturing every one.

Many of our friends who bought house from other builders much later than us are already occupied their house and happily living in their own house for more than 2 years.

At least show some humanity as you have taken full money almost a year ago. We are not asking you any favor or charity, we anyway lost most part of hard earned money. Do the remaining work and give us the house for living as we have paid full money.

Life is endless hell with this builder. Extreme delay and poor construction quality worry us a lot. At least they should have given main door with good quality as they charged us hefty amount per SFT. With so many quality issues you don’t need a burglar to break things in the apartment a 10 year old kid can easily break and enter. We bought from Sterling by looking at the age of company but it doesn't show up at ground. It is very much disappointing experience for all of us .

I would like to express my sincere thanks to your team for their continuous support throughout the project execution from start till handing over the keys for interior works. Of course a delay in committed time could be improved in the upcoming projects. I have interacted with the Sterling Associates quite often.

My wife & I started our first association with Sterling developers by a warm introduction about the project through Mr. Sudarshan. He is very humble, down to earth and helpful in rightly communicating about the status of the project from the time we booked till now. Mr. Prakash, who is known for his calmness, technical skill and being highly patient all the time handled all the  grievances in a smoother way. He is very instrumental and acted like a bridge and well balanced between the sterling owners, site supervisors and customers.

My experience with the engineers is highly enjoyable and remarkable as well.  Mr. Somashekhar and Mr. Bhushan are highly talented engineers and at the same time very humble in listening to  ideas, giving valuable suggestions in terms of cost effective modifications if required and explained what is happening at site and kept us informed during construction delays. They have shown high professionalism at the site premises and put their constant efforts in listening / executing  for any modifications  needed for my  apartment which reflects  their building skills and customer relationships.

I have seen a few negative reviews on the team. It prompted me to respond with a different opinion. Thank you and your associates for the wonderful journey.

It really surprises me to see the replies by Sterling developers in Mouthshut. I have a 100 mails for which there had been no replies from Sterling. But here they are alive and active just to save their reputation(which is hardly left). Since I am expecting a reply atleast in Mouthshut, let me ask them the straight forward question which they are not yet answering –

When will we be allowed to stay at Shalom including the F block?

It been more than 2 years of delay, yet they keep dodging the handover date. For C block they have given it for interiors in January itself. But what is the use as they still don’t have the basic infrastructure to start staying. Just an eyewash. We all had paid 90% of money two years back itself. Imagine the amount of loss. Rent+ Capital investment loss+ interest for EMI+ Mental agony etc etc which is endless.

The recent verdict on Unitech by consumer court is a great motivation for buyers who have suffered ruthlessly under these builders. Sterling will face the heat this time by us.

One advice to new buyers – Stay away from pre-launch projects. If its still unavoidable atleast stay away from Sterling developers.

Buying from Sterling is the biggest let downs for every one of us.

Sterling is known for huge delays for all their projects with horrendous treatment to customers. All their projects are high priced and all failed to live minimum expectations of which the builder had promised the owners example, delivery of house is not possible even after 2 years from committed date from builder, quality of material usage is not possible, communication to customer is not at all possible, builder will not have time to answer your mails, phone calls, so on. In simple words you will become an idiot after paying booking amount.

This is the experience of all Sterling customers. Big gap for many of us is, we didn’t had sufficient information and feedback about this builders track record 5 years back when we booked house hence miserably failed and took wrong decision by just getting attracted with location as it is close to ITPL. Believe me the owners are suffering because of these delays and zero communication from builder to customers since years though buyers are behind him on daily basis. For Sterling customers become idiots after booking flat and treat you worse than that. This is what you are buying from them with lacs of rupees.

Shocking news that every one realized very late is Sterling management had made the owners to sign the agreement that owners cannot post feedback(basic Constitutional right of Indian Citizen: Freedom of Expression violated) on social media about customers experience, behavior with customers, about their projects delays, construction quality, used material quality so on. The owners did not know why such a clause was put while signing agreement.

Now after having the builder delayed the projects for more than 2 years, every one realized why Sterling had put such an unethical clause right at the starting of the project itself. Indefinite delay with absolutely zero communication, average quality and horrendous treatment is what they sell. You will buy all this with lacs of rupees you saved with all your struggle. You may find color full adds with fancy captions but ground reality is different. Sterling sells Horrendous treatment for 1 crore rupees!

I would like to make one thing clear before sharing my experience is. My intention is not to write bad about anyone but we all must know the facts and experiences from others as every one of us are working hard to earn and dreaming for a house with hard earned money, especially salaried class. Buying a house with hard earned money is a life time goal for many and the decision of buying from whom should not go in wrong direction. One must take all precautions before selecting builder.

My experience follows.

While I liked the locations of the sterling properties, the management is very insensitive on buyers. Do check with any buyer of sterling projects … and will tell the agony they are undergoing with the delay of the project. What makes things worse is that no one in the management will respond, this is the experience for all of us where we have been trying to reach them since years to get an update on the completion of the project. We booked house 5 years ago, project is already delayed by more tha two years and there is no update on the completion date still. Calls and mail’s to management and marketing guys won’t be answered and there is absolutely no courtesy to the buyers once we sign the deal.

Very sad state. This is the state even after waiting for five years and GOD only knows how many more years we all have to count. All customers are waiting for builders mercy after paying full money for flat long ago.

Normally builder ask and take full money only after completing full work and flat is ready for living.  Sterling asked us to pay full money before tones of work is pending. Every one paid 100% of money though apartment is not complete because everyone thought builder is at financial crisis hence want to help him through advance payments to get our house completed as all of us are suffering heavily due to indefinite delay and uncertainty about completion. Even after collecting 100% of money builder is not moving construction work instead showing hell to all. Endless delay and arrogance is what we all are seeing with them and that kills all your savings from hard earned money.

Very unfortunate state we all were kept in to just because of our attraction towards location with missing checks about builders reputation and track record. We bought it in October 2010 and waiting even today i.e May 2015 with no courtesy from builder towards customers.

You must check everything possible and take right decision before keeping your hard earned money in someone else hands.

I am hoping one day sterling developer will do justice to the belief I kept on them and bought my dream house with all my hard earned money.

We are having horrible endless journey with this builder. They screwed up 150+ families and put them in to heavy financial troubles.This project is supposed to be completed by April 2013. Now it is April 2015 still it is not complete and things are not in place, far from completion. Worst part is management attitude, very reckless attitude towards customers. They don’t care customers at all as they got their money.

Recently we got a demand note(asking to pay money) for our flat stating that the work is complete for your flat and house is ready for interiors. Worst part is there are no doors, there are no windows, there are no electrical fittings etc, how any builder on earth say house is completed and handed over when these preliminary things are not done.

Every month they are telling us with in 2 to 3 weeks time power connection will be ready from Electricity department. This is the statement since last 6months and same statement continues today, endless lie. These people never responds to any mails or phone calls from customers. This is how they behave after you book and pay part of the flat cost. I read all the reviews in this site and see they are responding to reviews in this site but not to any mails or requests from buyers to builder. May be they are trying to fool others who are reading these reviews. What do you call all this? Is this not cheating?

Bad luck Sterling Acentia project buyers. You all bought from this builder even after seeing the pains of Sterling Shalom buyers. Now the same hell already started for you people. Wait till next decade, 2021 to see your house if you are lucky. If you are unlucky(like shalom buyers) then wait till at least 2025.

Sterling Developers are a bunch of cheaters. They promise you heaven and then make you go through hell. Sterling Shalom Phase 2 project has started 4.5 years ago and we are yet to receive our dream home. This is causing us huge pain and when ever we try to talk to the management we dont get a convincing reply and the marketing guys give some reasons in order to keep us calm.

I am one of the many unfortunate customers waiting for the handover. They have already delayed the project by over 1.10 yrs(almost 2yrs) in terms of handing over the apartments to us, and external work is still going on. SO as of now, no home, no swimming pool, no water/electricity connections, no lifts functional, no club house - Pretty much NOTHING.

And moreover, worst part is their sales & management team who gives you the horrible attitude as if they are the ones who are paying up from their own pockets  & favouring you to build a house for you. Scheduling a meeting for put up your grievances with them will always result into the cancellation of the meeting saying that concerned person is travelling or so. From past 2 years, we have been receiving notifications from builder for the extensions of date of possession & nothing else.

At times we feel cheated & so harassed and that feeling will make you understand that you have made a wrong choice. What a fate we have! Like you people whoever is reading this review, I also researched a lot before booking the flat with this builder but unfortunately, I ignored all the reviews thinking that all builders are same but sooner or laters We will get our property.

But I must say, it was a biggest blunder made by me as many of my friends whoever booked flats much later than me even with low class builder, are already into their houses today from past 1 yr almost now. I fell pity on us sometimes that why did not I believe upon those reviews, earlier. So guys,  this review is for them who are planning to buy any property( so many upcoming projects like Infinia, Ascentia, etc which he started  from our money by stalling our project Shalom Ph2).

Be rest assured that once they have your money they are going to take you for a horrible ride. Pls do not shell out your hard earned money and fall in their trap. Do respect your money.  Stay far far away from this builder if you care for peace of mind. PLEASE INVEST WITH THIS GROUP IF YOU REALLY WANT TO HAVE A PATHETIC CUSTOMER EXPERIENCE.

Shalom phase 2 project has started 4 and a half years ago and we are yet to receive our dream home. This is causing us huge pain and when ever we try to talk to the management we dont get a reply and the marketing guys give some reasons in order to keep us calm.

They know that the project is far more delayed than expected and its purely because of bad management issues. We have lost lot of money and even a though we are planning to get our flat registered before March 2015, this will still take another 6 months to get our flats really ready for occupying and staying in a living condition.  I believe that they have even compromised on the quality.

I would never recommend this builder. Pls do not shell out your hard earned money and fall for this trap.

As all of you know about government rule that if construction is not completed within 3 years from buying the flat/house, you will not be eligible for tax benefit. This is what exactly all buyers of Sterling Developers apartment are facing. Sterling management is least bothered about what their customer is losing. They don’t care how many years back customer booked apartment and paying heavy EMI and rent  monthly.

They don’t respond to any customer calls, mails, etc… On repeated requests(for about a month) they will give 30minutes time to meet them, after we reaching their office we realize that they already disappeared, cheating attitude. This is how they are treating us even though we waited for 4 years to get our house, we waited for a month for getting their appointment, we lost tax benefit, lost heavy money as project is delayed by 2 years already, no signs of completion.

We all bought from this crook in Bangalore 4.6years back and waiting even today for our flat to get completed. They are least bothered about all pains that they are giving to customers. This management sucks and agenda is cheat and earn.

Be care full otherwise you will lose your hard earned money. Around 100 of us are losing Tax benefit as the project is not completed even though it is 4, 6years already since we booked.  They are asking us to register flats(though construction is not complete) if we want to get tax benefit but they are not ready to complete or even not ready to tell when they will complete it though it is already 4.6years.

If you want to buy a flat you will find plenty of better builders in Bangalore who are professional and do their part well than cheating their customers. Most of us are running with heavy mental stress as we might lose our earnings completely to these people as we have no hopes of getting our house.

I am going to sue mouthshut dot com for hiding all our reviews on Sterling developers. This is utter fraud by the website to highlight only good reviews from users and hide all bad reviews. How much were you paid by the builder? Now pay for it in courts. Sterling can go to any extent to market itself. Shame on their cheap tactics. There were plenty of bad reviews about sterling which are hidden. The developer cannot get more than 1 star for his pathetic attitude towards consumers.

They are always escaping from us and not responding even though this project is already delayed by 2 years. Every one invested >50 Lacs and losing hope on their money.

Here is what they do after you book and pay the money,



  1. They will not even respond to your calls



  2. They will not respond to your mails



  3. They will delay the project by at least 3 to 4 years. If you are a middle class person you are gone, you need to pay heavy EMI's and rent for at least 3~ 4 years of delay



  4. Even after such heavy delay they behave very odd with you, are you OK for such treatment after waiting for 5 years



  5. They will tell ”take your money and go out”. Are you OK for such treatment even after paying them heavily years back?



  6. Etc….





If you buy from them here is what you get,



  1. All possible financial struggles if you buy anything from them



  2. You will lose your day to day sleep as you start losing your earnings



  3. You will get very reckless answers and odd treatment from this builder



  4. Etc…





Are you ready to pay for such odd  treatment? ….   If you are salaried class person you have to bare huge burden(EMI and rent) if you choose Sterling. You may talk to anyone from Sterling Shalom and Sterling Brooke side, you will come to know buyers pains with financial struggles and agony.

Its a nightmare, no visibility of completion date(as date given continuously for 5 times have not been met by builder), compromises on quality by builder. Builder not at all concerned, this time too they said its a probable date and they are optimistic, but asked do they have any plan in case dates fail this time too, they told us to be optimistic and not to be pessimistic.

Finally it boil down to floating labour and money not paid to them by customer(everyone has given 90-95% to them already a year back). Finally you decide, better go for other builder.

Big Crook developer in Bangalore.

This Developer claims he is 30years old, if you experience their attitude, behavior, response to customers, arrogance, etc….you will realize yourself. They don’t even match with months old developer who stay on their commitment, who respect customers pains etc….

I have read couple of reviews by many other buyers about this developer projects and I say they are correct. Also we checked with many other buyers(from different developers ranging from Sobha, Nagarjuna, Brigade to very small builder) and no one behaves like these people.

Here bellow are the few responses from this builder and I put our responses to him(as buyers) to each point he gave in different buyers posts,


  1. Sterling Response: “We do not compel or force a client to take a home loan of our choice. The choice of a bank for a home loan is entirely at the discretion of the client. “





Customers Response: This is not true. Sterling forced all to go HDFC for F-Block in Sterling Shalom. They did not allow anyone to go to any other bank.

You cannot deny this fact.


  1. Sterling Response: “A road map for the completion of construction was sent to all clients on 19 July 2014. Our earlier e-mails of 14 Nov 2013 and 21 April 2014 have explained the reasons for the delay in completion. “





Customers Response: These road maps were sent 4 times(after hefty follow-ups by buyers and buyers visiting in groups to your office) and none of them are met. Even after not meeting, you never informed(neither before deadline nor after deadline) about miss in road map. Again it is buyers job to kill all their personal time and visit your office multiple times in groups to get the next communication.

You said in July 19th 2014 mail that C-Block will be handed over by End October but there is no progress on that front.

For D-Block Mid November there is no work done in D-Block since 1.6 years.

Is this what your communication means, just write a mail(after hefty follow-ups by buyers and buyers visiting in groups to your office) and leave it.

You are writing these mails just to show some data in social media, but you have never stood on any points and dates given in any one of the mails above. Is this not a lie?


  1. Sterling Response:  “We strongly object to your use of the words “ biggest liar and crook “ while referring to our company. That your apartment is delayed by 2 years and the developer is not showing any interest in finishing the project, is an incorrect statement.”





Customers Response: If you object you should show the progress and complete the project which you are not showing even today where there are no sand strikes and lorry strikes(since last 1.6 years), you are doing nothing from progress front.

Buyer review on this site is perfectly aligned with your behavior. Do you have any other opinion on this?


  1. Sterling Response: “If you believe that you have committed the biggest mistake of your life, give us an opportunity to explain our story. If you are unconvinced by our reply, we shall return the monies paid by you, at your option with interest and costs incurred up to date”





Customers Response: This buyer replied with “First of all, Your company image is in your hand. If you deliver a project on time with quality then your image will be intact and please don't give customers advise like take your money back(or indirectly telling to sell the apartment to you). Of course you   will be happy to take the apartment back and sell it at higher prices.” It is 100% correct.


  1. Sterling Response: “If there is a lack of trust in us, kindly send us your contact details. We will refund all monies paid by you with interests that you may have incurred. Alternatively, we shall assist you in selling your home at the fair market price prevailing today. The transfer fee payable will be waived, in this instance.”





Customers Response: If you are honest(at least what your posted on this site i.e above point) can you send a mail to us stating “The transfer fee payable will be waived, in this instance.”

There are many people ready to sell and comeout as there is no direction/clarity from any one in Sterling about how many more years required to complete though already 4.6 years passed.

All your mail communications about delivery time are lie and you have not met anyone of your own words, even your July 2014(which you are claiming as great honor to you) is also lie.


  1. Sterling Response: “The construction industry has seen multiple sand supply/truck strikes and labor shortages in the last 20 months which has been reported in newspapers/media ”





Customers Response: This is partially true and the delay(already more than 1.6 years) doesn’t match with this. Every other builder(even small builders) were able to complete their projects on time where in this cheat look for excuses to delay. May be he has no intentions to complete this project and torture buyers further.

As per the agreement it is 3years(36 months) need for them to complete 4 blocks project that has 130 flats. Now it > 4.6 years and there are no signs of completion.

We can say work has halted(for more than 1.6 years) after they collected 90% of money. We are behind them always since last 3 years to move things but very poor reaction.


  1. Sterling Response: “Over the last 30 years we have delivered over 85% of our projects on time, some even ahead of schedule. Those that have been delayed have been compensated.”





Customers Response: They never delivered anything on time. Also we checked with Sterling Brookeside buyers(where project is delayed by 1 years) and no one got any compensation. You can check there aswell. Also they have not done amenities inspite of 1 years delay. After such delay and after people occupied, they have to fall behind the builder and literally beg them for their amenities for which buyers already paid years back. Inspite of that amenities are done only after 2 years(beyond 1.6 years delay i.e they got amenities after 2.6years that too with poor quality)


  1. Sterling Response:  “It is because of the very ethics that you refer to, that the company is able to sell homes through referrals from existing clients”





Customers Response: One can confidently say if you buy from these cheats you will never comeback or refer them to anyone. One need not buy from theme to experience, one can realize that after seeing all pains(from these reviews) of their existing customers.

After all this, they are so confident that even if you guys put your experience as review nothing will happen and people will buy from us. They feel Bangalore citizens are fools and buy from them also they feel this is not a repeated customers industry hence need not care the customer once they locked and paid money.

When we bought(5 years ago) social media is not much popular hence we don’t have much information about this builder. Now we have medium to communicate about all cheaters like Sterling Developers to make rest of Indian citizens aware of wrong things around us. We any way lost all our blood, we want to make all of you aware of the ground facts so that you will not fall in to similar trap and loose all your money.

Worst Builder, they are crooks and in Bangalore.

Not a customer friendly builder, but their project locations are good. Choose only when you are particular about location and have no other choice. Their pricing is also on bit higher side compared to what they deliver. Quality is ok not so great to talk about.

What can I write about Sterling Developers. I being an unfortunate buyer of Sterling developers flat, have no words to write about these people. It is their negligence that is bothering us, it is their arrogance that is bothering us. We may not get our houses in near future though actual delivery date(as per agreement) passed 1.6years ago.

On top they launched 3 more projects and if I have to believe Sterling sales team(through whom we bought flats) words, all 3 projects are not selling.

As rightly said by few other victims of Sterling Developers in their reviews, I too waiting for all these days by expecting this builder will deliver my house one day. Today I am hopeless hence need to talk in public.

Now I am 32years old, I put what all I earned and saved in my 9 years of experience to buy flat with this builder and started losing what I earned. Since last 1.6years every month I am paying 50K EMI to Bank and another 20K rent. I deserve it as I have not done much ground work(checking builders track record) before buying flat with them. I bought it just because it is close to my office but never thought I will end up like this.

At this stage I can only pray God to give some ethics and values to these people so that they can understand all our pains and do the needful.

Dear Sterling Developers, for you earning money may be the first goal. But do understand that you are earning that out of all our day and night struggle. You need not respect your customers and their struggles, at least have some responsibility for what you have taken from them. You may think buyers cannot do anything as you have more money to buy anyone, please note there is someone else watching you from up.

Dear buyers please beware of extraordinary delay by sterling management.

Research on sterling shalom phase 2 / sterling villa grande. When they were launched. how much money collected by builder & why the projects are far from being delivered? Talk to buyers, visit running or existing projects.

Decide based on feedback whether you want to lock your hard earned money in sterling project.

Many projects by sjr/dsr/prestige/sobha/purva in the same vicinity launched after sterling's are delivered or being delivered even after being launched much later than sterling villa grande or sterling shalom phase 2.

Most of the sterling buyers are paying rent as well as emi on 90% of loan which sterling has already taken except those who are on their own.

They have a habit of collecting 85% of money in short span of time then launch new project and acquire land for future. Thus keep individual buyers like us in a thick chicken soup.

Sterling projects are usually at good location and premium priced. Quality I would stay is relatively better than many tier 2 builders. But when it comes to sticking to schedule, they are not even comparable to tier 2. Assume at least 2-3 years of delay. You ask any project of them, and resident they can confirm.

Some other points -

1) They do small small changes to save money, giving some reason(architectural, structural, .) to save money, infact their layout and elevation plan will show all that, I used to think that all that architectural plans and structural decisions are taken before finalizing layout and elevation plans.

2) They have some issues with SBI bank, most of the time they force you to LIC. There property though always approved by SBI, but they always force you to go with LIC if you want to book, at least in later booking.

3) Delay is the worst thing with them, they cant even come up with good reasons for delay. Some of the common reasons they give like - labour shortage, sand strike, material procurement . common you are running a business and these are the risks you have to mitigate and manage, how could you pass all the results of your worst management practices to owners.

4) They will tell you upfront that in sales document they will not change even a single word.

I am not saying that you should not go with this builder, but be prepared for good delays.
