Be careful and think before you buy flat from this builder.

They are cheaters. False promise. Misleading advertisement . Hidden charges. Do not delivery what they promise. Not providing invoice / tax bill for the payments even after repeated reminder. Very poor quality . Highly unprofessional and irresponsible staff.

Sowparnika Projects- They are one of the best builders. They have all range of amazing properties. I recently invested on their one of the project, it has luxury amenities and affordable price. Their customer service is also good. All over its a good experience.

I had little knowledge about the development in and around Attibele-Sarjapur, the marketing person Gangadhar was very friendly & he had patience to give more information's on the developments in short future

I felt its worth buying flat in the developing area like this and have booked 2bhk

I appreciate the team and everybody are friendly, I have even referred few of my friends

My experience was bad with this Builder. Price was not reasonable during negotiation, hence I had cancelled my booking.

Booking amount is not yet returned.

In future we are expecting good service from the builder for upcoming projects.

For all viewers: Read all Terms and Conditions before booking.

I hope I will get my money back. If not, we will pass this information to public and all customers.

Hi All, I know few good reviews were given by builder.

If you visit separately and take ask feed back from resident of any completed project. You will come to know. Some one said builder promised for separate swimming pool for each phase and later they asked to share.

Like this many issues. Purple Rose I went during construction, there Stone powder used instead of sand.

Wall will crack soon if the quality is poor.

Now come to CRM, builder sales team will say no PRE EMI, means they will repay your PRE EMI deduction.

If send them email saying deduction, hardly u will get response. If you call them and shout then they will initiate. Or again they will forget.

Now comes to bank funding, sales team will promise for everything and make you sign immediately booking form with 50k. Then bank will say 10:80;10 means you need to pay minimum 10% then bank will fund.

Now builder has alternative, they will arrange IIFHL or reliance. These small banks are very horrible and bad customer service. If you call them no response or disconnect the calls. They got the customer and met the monthly target.

Builder will commission from these small banks.

If they say I will give you current home rent then they will add those amount in your apartment cost. Ultimately you paying more with interest.

Please don't book apartment with Sowparanika.

This review is about Sowparnika Sanvi Whitefiled and new upcoming project Columns

Construction quality is so poor in Sanvi that in only 3 yrs walls are falling apart. All my walls are cracked and patched with white cement. Sometimes curtain rods fall down. Walls are made on sand, no cement used. Can't even hold weight of Curtains. My Tenant was trying to wall mount a TV and things started falling in neighbors flat.


  • All neighboring societies have solid roads now but here its all mud/kacha roads. Roads are so bad that sometimes even Uber/Ola refuse to come to gate when it rains. Builder took 1lakh extra at time of possession with promise of better roads but nothing happened.





Builder gave me incomplete flat with big promises but its been 3 yrs and I am still waiting for missing parts to be installed.

Whenever I call or goto meet them instead of fixing issues they try to sell new Project Sowparnika Columns and finally I went to checkout this new project.

FRAUD ALERT:

Sowparnika Columns is a high rise project with 2020 delivery timeline. But they have got approval only till 8th floor. How will they deliver by 2020 only god knows.

Even If they manage to meet that deadline again quality will be worse then SANVI.

AVOID THIS BUILDER AT ANY COST. LOW PRICES CAN COST U A FORTUNE

Worst CRM Team.False Promise. no quality check.

waste of money. Crack everywhere in house and trying ti hide the same in all the ways.

Never go with Swpornika Sanvi Phase 2 project. They Just keep on do the false promise that too with written email . I have not seen so much unprofessional in my life. Its our harden money and we are owner of the flat but they do whatever they want to do with our flat. crack everywhere in the house and they try all the ways to hide them. just repair in couple of the place and without any confirmation done the final painting to hide those crack. Worst CRM team, Worst Builder. no quality check, project is delay for 1 year and even after that we are following up for handover like anything.

If you want to go with this property go and visit to any of the flat and you will come to know.

1 or zero star is nothing for this project. what a bad day when I booked this flat.

The builder giving nightmare to the residents of Sowparnika Purple Rose. Worst builder in Bangalore now. No proper hand over always delay and never keeping up there promise.You ask about the timeline they just brush off, no quality checks, arrogant and unresponsive CRM team that keeps changing year on year.

On Top of that they have Hooligan Ramesh Babu he is head of CRM now this man has lots of arrogance and doesnt have a proper behavior to talk to customers. I dont know on what bases MD Ramji has appointed him.

He never deliver on promised what he was suppose to be given.

I had bought in 2014 and still waiting for delivery of my apartment u can imagine .

Watch out .

I am wanted to give a ZERO star but the least that I can choose is 1 .

The builder giving nightmare to the residents of Sowparnika Swastika and other projects. Worst builder in Bangalore now. No proper hand over, no more timelines, no quality checks, arrogant and unresponsive CRM team. They call you at least twice a day till you give the initial advance, no more support once you register the flats. Don't fall in their trap with attractive like offers.

They never deliver on promised time and after 2-3 years residents are forced to take the maintenance and they escape from all the issues from back gate. They only thing working there is the legal as they have to fight so many battles with all the residents of the completed projects.

I believe this Sowparnika project near to Hosakote will also be fraud. They are askin 1, 00, 000 for registration.

Their project is approved BMRDA.

Please don't invest in this.

After Hoskote, it is HPA(Hosakote Planning authority). It is not BMRDA.

Dont waste your hard earned money in this project.

it's just eye wash advertisements in the newspaper. They are the big thiefs.

Please do not invest in bangalore or surrounding bangalore.

Let all the fraud real state builders loose their business.

Issues with Sowpanika Chandrakantha ph2 projects.

Need to share the amenities with phase1

STP capacity doesnt support phase both phasesBuilder encourages multiple associations within one society and creating divide in society

They are doing this separation to divert the owners focus from poor quality nd in getting pending amminities.Lift quality is bad.No sufficient borewells prepared. No Proper handover of documents. Overall this builder is the worst.

I bought a flat in Sowpanika Chandrakantha ph2, after the purchase during possession he is asking the owners to share amenities with phase1 which has added lots of complexity.

1) STP capacity doesnt support phase 1 and phase 2.

2) Builder encourages multiple associations within one society which has added tremendous complexity and problems within one society. He is doing this separation to divert the owners focus.

3) Lift quality is very poor

4) Lots of issues in allotting parking.

5) No proper borewells prepared.

6) No Proper handover of documents.

Overall this builder is the worst. We are really worried about this after buying property here.

Still only one month left from this builder for his maintenance to get over. But STP is not functioning properly, He is forcing multiple owners to form separate association for two blocks in one project. This is the escape route he is creating just not to spend money on upgrading STP and fixing all our issues.

No promises were delivered. They collected money upfront but not delivered any amenities as promised.

I had invested my hard earned money with them in August 2015 under an investment scheme. The sales people who dealt with me not even for once explained what will the process to be followed.

I was only told that I will have to invest with them and lieu of the money they will book a flat for me and in 30 months they will return me double the money.

I can within 18 months period inform them if I want the money doubled or whether I want to retain the flat. Once I had given them the money they then informed me that I have to take a loan on pre emi basis for which they will pay me the emi every six months.

I had to work with a finance company to get the loan approved. I accept that I only submitted all papers by October and the delay was from my end. However after october till date there has been no update even after multiple follow ups. Now they have finally agreed to return my money but only in March. So technically they have my money for eight months.  Not only is it a lot of stress I also lost probable interest on my money.

Pros:


  1. Possession on time only for flat without amenities.





Cons:



  1. No Occupancy Certificate(OC)



  2. Very poor quality of construction.



  3. Tiles are very very cheap quality





4.  Amenities are for name sake



  1. Parking space is small.



  2. Khata on builder name, later you have to pay to government to transfer on your name.



  3. Electricity meter on builder name

I am an NRI & wanted to invest in for a new home for my parents in my hometown Trivandrum as they are not willing to leave that peaceful city at any cost. After checking many projects I came across Sowparnika Vaishnavam which had the added advantage of being located in the right location with peaceful surroundings. After confirming with my parents I booked a 2 bhk flat there & currently looking forward to the completion of the project.

Affordable homes are the new big investment thing in real estate, especially with PMAY Benefits, there is just no reason why everyone shouldn't invest in a home. Especially if it comes from a reputed builder like Sowparnika and an amazing location like Attibele at at just Rs 10.9Lakhs
