This apartment was good till pandemic hit. After that it turn out to be a filthy place. stayed there till 2022 then left for good. People looking to buy the flat or wants to rent should know this:

1. 
   People are reserved. They always look for opportunity to bite others.

   Seems ByLaw of RWA does not apply here. No control of any kind.
   



3. 
   Noisy evenings due to mannerless kids and their nasty parents.
   



4. 
   utter nonsense security staff. Your belongings are not safe even with CCT cameras. They don't work at all. It's just decorating pieces.
   



5. 
   There are few folks who behave like apartment is their personal property, and they will hold positions to start putting crap rules.
   



6. 
   It's dirty all places.
   



7. 
   Maintenance is high, that due to mismanagement. no wonder someone having heavy pockets while mismanaging the fund. 8. Jains are in majority and all sort of practices you will have to tolarate.

   Non Jains are also mindless people.
   

Avoid this place to stay to be among stupid people.

I called on number provided in their website. Person speaking was extremely rude. I asked him if they have any resale property he started talking rudely n was not giving any clear information. When people buy property they will surely ask lot of information but this person was pathetic. Don't give number if you don't want to give information

Had anyone booked flat in Samhita Royal Spender - please share your views as I want to book a flat in the same.

Moreover, how about the quality of the project.

Are people happy with it- how much is the rent yield for 3 BHK.

Is the location of the flat is good? what about the builder reputation.

When is the expected time of completion.

Any idea if the property is clean and out of any legal dispute.

First of all, I will write what will attract you when you to make up ur mind for Samhita Project:

1) Competitive Price

2)  Location

3) Midrange Apartment with minimum required Amenity

Just perfect for your dream home and fits to your budget as well . gr8!

But Wait .If u will consider only above criteria then you will surely regret your decision later .

We booked a flat in Samhita Greenwoods.  Rajshekhar Reddy is the builder  . Project was delayed by  1 year .

Handover of your flat is a nightmare, this the process when you feel like your file is pending in a old government office where you have to live on the mercy of couple of junk government babus .There are two supervisors Nagraj & Kumar who are equally junk and arrogant as their master Rajshekhar .They will be least bothered about finishing and handover.

You will end up in giving bribe to supervisors for small works while finishing . What ever you do but you will end up getting half finished flat .

Once you shift to your dream home real problem starts. We shifted last year and till now we live on temporary power connection, no power back up, no lifts, no parking allotted. Life is tough. Forget about other amenities like pool, gym etc.

Builder will make your life miserable and if you will question him he will not bother to answer One of the member in our society he threaten in public  to stop water and electricity connection for his flat .

About Construction Quality:

1) Construction quality: Walls: Cracks in most of the walls in many flats . Tiles: Worst Quality,  many tiles will hollow and broken . Bathroom Tiles: finishing and seepage issue . Electric: Low quality wires and switches . Finishing: least bothered by builder: Doors/Windows: low quality window & door material,  half painted, walls will painted just for name sake  over all worst .

2)  About Builder: He is a Rowdy and he will Bully you, threaten you, cheat you and at last go to any extent in case if you will question.Till builder is present in apartment .Its like a Jail  and Reddy will behave like Jailor . nobody can question him . If you still unsure about Samhita Builder then book your dream flat and make your life Hell.

They are the worst!

1)The builder will keep the work delayed by many years. They are rude and their construction quality is worst.The people who have booked will suffer.

But they will always pretend as if their flats are in great demand.

2)The earlier Samhita flats were made by owner Pratap Reddy and were good. Now he has handed over this job to some of his close guys:- Rajshekhar Reddy, Hari, etc.

These guys are rude, ignorant and do not bother about anything once you have booked with them.

3)When they handover the flat it would be half done and have many issues like seepage, broken tiles, unpainted doors, windows, half finished works and he will ask to adjust.

He will say he will do these things but would never do. They will take all money beforehand and will not do any pending work.

You have to keep asking and they will pretend that they are very busy. The ultimate goal is not to finish these pending work.Will also try to threaten you saying they will give you bad parking lots if you speak more.

4)For years you have to live with temporary power connection, no lift, no generator, no main gate, dirt, rats everywhere etc.

Their design is also bad.

5)They do not do anything to make customer happy. Once you book with them you are trapped and they will not listen to you at all.

Even their supervisors have lot of attitude and will make you believe as if you are at their mercy.

6)They will also take extra  money from you in name of Occupancy certificate, Corpus etc.(1 lakh) and will not be ready to give you any bill for that.

7)They want to deliver you just something and not all bothered about finishing.

Their work are improperly done and even after telling to them they do not have interest in correcting it.

If you still do not believe go ahead and book flat with them, it will be the the torture of your life!

They are worst. Construction quality is really bad! Seepage all over the building. Even basic things like proper levelling of floors is not done . Tiles are placed up and down.

Worst part is their attitude, if you keep asking them to fix these defects  they always have an excuse for you. Even for their mistakes like seepage, not levelled floor, not installing electricity meter even after 9-10 months of possession, improper fixing or painting of doors they have excuses for everything.

Forget about installing generator, lifts. They take years after possession to do these. Never go with them! Beware

I bought a flat in Samhita constructions in Kundalahalli. there are lot of issues with the construction, it has cracks from walls and ceiling and also seepage during rains. The quality of the locks and floor tiles are very poor.

Even saw the architecture of the building is not good, flats kitchen/other outlets are pointed to other flats. Many flats are having these issues and the other issue we saw is that the service from the builder is very bad, if we call to report any issue he does not pick the call.

He becomes unreachable, pretends to be very busy even if he is not. Overall I do not like the quality of the construction and the service.

Perhaps one of the worst builders at Bangalore.  Their construction is shoddy and the attitude of the staff is rude.  The owner never interacts and he prefers to push things through one chap called Hari. This chap is the rudest creature you will ever interact with,  He will talk pleasantly till he gets your money and thereafter he will show his true colours.

His technique is simple -- bullying. Their work is done through contractors and the owner never even inspects the work done.  I can show clear examples of their shoddy work.   However if you do have some enemy whom you do not like then I would suggest you get him a flat at Samhita at your expense.  It is seriously worse than hell.  You never know when, which part of the building will crack.
