First of all, as others have mentioned, the builder has done a poor job as there are multiple problems here like seepage, water quality, dampness, poor paint job, delay in general maintenance.

Plus, the entrance to this society from all sides of the road is cumbersome. During festivals your car won't be allowed to leave the complex as the road is completely blocked by locals.

Last but not the least, the Ruchi group itself is not to be trusted. They owe us good amount of money as we didn't take certain components of the flat from them, plus late possession penalty. But they've avoided giving it to us for 4 years plus. on top of that they have the audacity to shout at us when we ask them the status of the money.

The experience working with them was not good at all as they have very bad service employees for supporting any customer regarding buying any apartment

Many of the developers have grown their thirst for improving their appetitie on construction of bigger malls and have scouted for land areas for the intiation of the establishment of the same as compared to continuing with their existing projects and helping to grow the same. This needs to be taken care of.

I am a resident of Active Acres which is supposed to be a luxury complex at Kolkata constructed by Ruchi Realty. My experience of the last 3 years has been really bad. The following are the reasons:-



  1. Insensitive builder who is partial to the needs of only a particular community.



  2. Poor quality of construction and pathetic plumbing.



  3. Problems of dampness and seepage. This has also been caused by some residents altering the design of their flats and the builder turning a blind eye because of reasons mentioned in point no 1 above.



  4. Dirty lawns littered with dog and pigeon excreta.



  5. Stray dogs roaming about all the time which is dangerous for the residents.



  6. Harmful drinking water causing sicknesses in children.



  7. Mosquito infestation.



  8. Unbearable stench from the nearby tanneries when the winds blow from them.



  9. Water supply problems.



  10. Poor security.





11 High maintenance charges.


  1. Termite menace. It seems the builder did not do soil treatment at the time of construction. This has been further aggravated by the dampness problems which has been created by residents changing the interiors at their own will.
