Name of the Project 'Pride Of Malad' .....guys don't go by name. Being the residence of Tower 28, I will say they are making you fool by giving this project name.
If you are thinking of buying or investing in this project.... Wait wait wait !!! Please consider the challenges below we are facing in less than one year of possession and think you want to be happy where you are or face the challenges we are currently facing
1. The builder is not at all bothered about their investors or their money. False promises given by him and his team. They are just behind earning money.
2. The lift size is very small where hardly 4 People can accommodate. They have given 2 lifts to each wing and every week one of them is not working.
3. No separate gate to SRA building and Tower28 residence which they promised while selling these flats. When we ask why they are telling us due to political party pressure they can't build it.
4. At the entrance gate there is a chakki which builder can't move because he is not ready to pay the amount to that owner.
5. No promised amenities given. Either there is no availability or if he is provided then it's not in working condition.
Such as Swimming pool, Gym, Security gate, Intercom facility, Playground for children.
6. Though we separately paid for the parking area, but as per builder that area can be used only if the owners who have four wheeler. For bike parking he is asking for separate charges. If you can't pay then their bouncer doesn't allow you to park your two wheeler within building premises.
7. Fire alarm is not in working condition.
8. No Clear communication and a realistic timeline on pending deliverables.
9. A significant sum is being asked as advance payment for maintenance without delivering promised amenities
10. Security guards which they have given are just bouncers and with unprofessional behaviour. More than providing security to Residence people they are following instructions of the builder.
11. Lobby of wing A & B , there is a vast difference. Also the material which they have used is of low quality.
12. If the floor passage light is not working, they hardly replace it. For more than a month you need to continuously chase them to replace it.
13. No water in flush is a regular affair.
14. False video on the website of completion of work of other wings by taking a picture of wings which were already built a year ago.
15. Encroachment of internal vehicle passing space by nearby SRA shops is due to the absence of a gated community, a single vehicle can hardly pass.
16. Dogs and cats can easily be spotted in the lift up to the 21st floor.
17. Security is inadequate (even security personnel have reported thefts of chargers and mobiles).
18. The leakage issue is too much, just imagine new construction and a hell lot of leakage issues.
19. Worst services provided in Tower 28 and demand of high maintenance without explanation of expenses. The builder is providing threats stating if you don't pay maintenance I will stop amenities which are given to you such as water supply, lift use, etc.
20. No CCTV installed till date.
21. The maintenance fees demanded are exorbitant with no clear justification for previous and existing expenses, making this even more burdensome. Overall, the quality of living provided is far below acceptable standards.
22. The property is infested with stray dogs and rodents, and cleanliness is consistently neglected despite several follow ups by residents.
23. No Clear communication and a realistic timeline on pending deliverables.
24. Substandard Chinese based stack parking. No Reliability !
25. Once in every week there is fight between SRA people in the compound of building which make negative impact on our children. Infact they are charging in lacs for bike parking .One of the worst project in Malad.
Guys please think before buying and investing in this property and any construction where this builder is involved, if you really care about your 'Peace of mind', 'your family safety' and most important 'hard earned money'
