I have bought a home from Puravankara and I do visit the site as often as possible and make it a point to talk to al the site engineers. And through my many conversations with them, I realized that actually Puravankara’s hands were completely tied.

Ad hoc government regulations, truckers strike, and also more importantly, because of the construction of the Marathahalli bridge, (which went on and on and on like any other government project) , trucks were not allowed to pass inside the premises. Apart form the logtistical nightmare, Puravankara had to face other factors: Nature’s fury and unavailability of skilled and unskilled labour – the boom in the construction industry is creating  a shortage of talent. There’s hardly anything Puravankara could have done to salvage the situation

The proof of the pudding lies in investor confidence. Guys, just look at the way Puravankara’s stock is rising (today it is around 440). So just all you guys grow up and see the truth for yourself instead of just rambling on and on.And as for these nasty comments, it is best ignored. They can’t see a good developer rising

I was taken aback at the string of mails from customers expressing their dissatisfaction with Puravankara. I for one, have had the completely opposite experience with this company. I have been a very old customer of Puravankara, having bought their apartment at Purva Heights. Although I wouldn’t say their service was flawless, there were some glitches, which got ironed out, once I sounded them off through e-mails.

But overall, it has been a pleasant experience with the customer support staff going out of their way to address my grievances. As far as project deliveries are concerned, I had no problem with Heights, they were bang on time.

I still go around recommending Puravankara’s names to my colleagues, friends and relatives. And guess what? I bagged a whopping amount of one lakh rupees for these referrals ….i doubt if any other builder has such a scheme.

I give a four star and a resounding thumbs up to Puravankara. And I am going for Fountainsquare this week. Thumbs up and a resounding yes to Puravankara

Am taken aback at the vehemence at some of the mails here. If they think that some of the glowing and deeply appreciative reviews are fabricated, then I too can say the same thing about the deeply stinging, negative mails. I think these mails are being put by competitors who are jealous of Puravankara's remarkable growth in such a short time.

If you can't beat them, badmouth them - that seems to be the mantra of all those guys hell bent on giving a bad name to Puravankra.What makes these guys think that the other builders are any better? Guys, its time for a reality check - all the other top developers too are laggards while it comes to keeping up deadlines. If you don't believe me, just go around asking a few customers of other builders and it will open a can of worms - a whole litany of woes will come spilling out from leaking roofs to low quality fixtures to unkept promises.

I own a flat in Purva Fountainsquare. I fully endorse the earlier glowing review. Mr. Y.N. Rao also made me aware of another hidden gesture from Puravanakara which I was blissfully unaware of. They had promised me rectified tiles, which was upgraded to good quality vitrified tiles. Even the bathroom collection was upgraded to Jaguar’s queen collection – and they did not charge a rupee extra for these upgradations.

For all those guys who are badmouthing Puravankara, I wish they would put themselves in the shoes of the company. And then truth would dawn on them. And what would the truth tell them? The truth will tell that Purva Riveria was bought by a friend of mine at Rs.1500 and today, the apartment commands a price of Rs. 3500/- which is more than a 100% appreciation. And while our homes were quietly appreciating, Puravankara did not jack up the price even once – inspite of the fact that sand, cement and steel prices were continuously rising.

Now, that is certainly strong sense of ethical corporate culture

I was planning to buy an apartment in Bangalore, for quite some time and I had zeroed in on a few builders, including Puravankara. After reading all these reviews on this site, I went to Puravankara to have a chat with the senior management to find out if all that is being said about this company is true.

While they gave me point by point rebuttal of all the negative points listed on this site, I must make an important point here. The management told me that while Purva Sunshine apartment was sold as units of 1500 sq. ft (among other sizes). But while the plan sanction was sent to the government authorities, the size was increased to 1585 sq.ft. All this, without actually raising the cost. Which means customers actually got 85sq.ft more, without any additional cost. Now, that was a sweet gesture from Puravankara. How many other builders would do it?

People realize the true scenario, only when the surface is skimmed.  It’s easy to make comments, without understand the constraints under which the company operates.

I would give the company between 3 to four stars, actually closer to four stars. If only the other reviewers here cared to check out the deliveries of other builders, only then will they know the truty. All builders delay..and some of them are rude enough not to give an explanation. At least Puravankara takes care to inform us about the delay and the reason for the delay.

Hi guys, just to brief you about yesterday‘s incident 9th Sep’ 07 at Purva Sunshine….

Afternoon

I went out with my family for lunch and returned after two hours. When

I returned back to parking lot, ‘C’ block ground floor, noticed that

entire place clogging with water as these folks removed all floor

concrete in order to put some tiles or granites. When I checked with

security folks, I was told that plumber has switched on sump motor and

gone off. Water is overflowing from terrace!

Thinking

of Purva fate, I went to my flat opened the door, I shocked to

see the same situation inside too. Everything is floating… hall, bed

rooms, bathroom, kitchen everywhere 2” height water. For some time I

didn’t understand anything, went and checked all the taps and ensured

that they all closed. Took lot of time to understand from where the

water came inside.

“When

overhead tank started overflowing some portions of waters are passing

by drainage outlet pipes thro the duct which is beside hall balcony. As

this duct got blocked some where, water came out in reverse direction.

i.e., all water entered back from the balcony drainage outlet, balcony

overflowed and entered into hall, rooms and kitchen everywhere.”

Been

Sunday no folks around, I called Francis, he was at home, said he will

send somebody. No one turns. By that time I called the security folks

and they came with few folks after 30 minutes. It took around two hours

to clean up whole mesh with the help of 5 people.

The

items which are on floors all got soaked viz, home theater woofer, all

monthly provisions(just bought and kept on the floor), kids toys,

books what else, everything. The bottom of interiors stuff got bulged

with water as they all in water for too long.

It

was a great Sunday, yes, that is the way I have to think; I did not

know what to do in this situation, whom to escalate and whom to hell

at? Called Kutti and briefed my miserable situation. He said, will do

some thing! I don’t know what he will do?

Francis said, Monday we will fit auto stopper so that the pump will stop automatically.

But

this is not end of story. Wait for more problems in coming days.

Realized that, this is the way drainage system designed, In case of any

rain, all terrace water has to pass thro any of the ducts. If any of

the duct has any issue, don’t be surprise, all dirty water can enter

into house as an uninvited guest from any where either from kitchen,

bathroom or balcony.

With all these, am questioning myself, am I living in a safe place, can I go out of station for two days?  at least can I go out peacefully for some time?

I don’t have answer!

If

you ask me what I would have done if I would have been at home during

that time. I don’t know at least, I could have controlled to certain

extent.

Still

am the only one resident at ‘C’ Block and this is yet another sin I

made, apart from the great sin I made of buying Purva flat.

NB:

Even the same situation at SC 103, but not to that extent, I was told

only hall filled with water. As I didn’t have Chetan contact and hence

I could not call. Chetan please go and have a look at your flat!

Guys, best of luck and let me pray almighty to have a peace and pleasant stay for all flat owners at purva sunshine.

The Place is very nice to buy, but the problems are

more than 1600 units at the same place, common wall. no proper arrangements for ventilation.

plan says that most of the flats will not get proper light.

Half of the project is inside the lower lands. Where when water gets drained, it will not get out of it.

There are other projects coming near. Like shriram and one more not sure.

They are much cheaper and better.

Other amenities costs are so high.

They say that there is an entrance in the BMIC road. But there is no plan in BMIC road for a service road there.

If the serice road comes then it should come into the Purva's project area.

MYADVICE is not to buy. The value of the apartment also is not increasing, for the past 8 months there is an increase of 100 rs per sqft.

I had booked an apartment with Purva Riviera in 2004 at the prelaunch rate.(which was around 50% of the current quoted price). The promise made was that I would be insulated from any future price escalations. After a few months, I was intimated that I will need to pay Rs 50k-100k (frankly I don;t remember the extra cost now, it was either 50K or 100k) more as there have been some enhancements in the Riviera complex.

I vainly argued that since I was one of the 10 guys to have booked in the pre-launch period who were promised insulation from any price escalations, we shouldn't be charged. Meeting with the sales manager didn't help much. I had a meeting with Girish P. as well, and he told me that the price I had booked was very good, and Rs 50K- 1 lakh more was still a  good price considering the rate there were selling at. I said it was not a question of extra money, it was all about keeping a promise. They didn't budge and indicated that if I wish they can give the money back.

I knew that I am letting a probable good deal go, but then I didn't want to deal with such issues for couple of years, till I got the apartment possession. I asked for money back,  which they returned in a week's time.

I'm Owner of a flat at Puravankara Panorama when I booked in early 2005 I was really very happy that I booked my "Dream House" with a organization which has name which is commited and they have Quality as well.

I won't say that i'm 100% satisfied but ofcourse i'm satisfied with the construction quality, finishing and other work, of course there was more scope of doing the things better but still I'm okie with and in future if i've to take another home i'll look back to Purvankara Project.

Yes its true possession is delayed especially for Phase I people its more than 06 months delay but this is the case by every builder and in every town and when I booked in 2005 I was 200% sure that project will be delayed by few months .Not big deal for such huge project, Same is true with builders like Brigade & Mantri. We need to understand that builders are also dependent upon labours and imagine now a days its difficult to find manforce.

I personally feel that If Purvankara people / official were not that bad and we should not critice so much after all they are also human,  If we have booked a flat then these tension are bound to come but I will appriciate people like Sankar Narayan, Y N Rao, Deepak, Site people that they have always helped me and were always available. Thanks to all the people of Purvankara.

Panorama project is under litigation and I would like to state that Purvankara people are issuing letter to all owners, and this is not New in bangalore. Project took good 3 years to complete were these SC/ST people were sleeping why did they not claimed earlier, Why did they not put notice earlier, They only realised now, moreover this project is approved by BDA, All leading financial instituation have approved this project moreover registration has happend in two BDA office(Kormangala & Begur), KPTCL connection has come, So in worst case its not only 600 people who are involved but all these institution is also involved. Mind you Panorama is not going to nbe the last Project by Puravankara IF PURVANKARA PROJECTS PVT LTD want to survive in the real estate market then i'm very sure they will do there best.

I must agree that now work is going at full speed, All internal road has come up, Club House work is going on, they have started procuring equipements for club house and so on, and I guess by Mid October we should see Club house functioning, Landscape work is going on and with in october that should also be completed. We are concerned regd Size of swiming pool and store, only 1 TT table is alloted and so on, As a customer when we booked Panorama have we ever tried to get these details regd the size and all, Moreover  Panorama is no where mentioned as Luxuary Apartment, We shoul;d have raised our concerns regd size and amenities long back not now, moreover I feel that no documents(Construction / Sale) talks about the same so Purvankara is not bound to accept our demands, however I fully agree that a soceity which has 600+ flats should have a bigger swiming pool and amenties and we can still request for same.

Issues like water / leakeage and all are being handled by concerned authority and I think it will be

resolved within few weeks. KPTCL power has come in July end, similarly BWSSB is expected to come with in a month or so.

There are issues regd Delay possession amount if yopu read the construction agreement carefully then there are two points which we need to look for. 1. Is by any chance our PAYMENT IS DELAYED(I'm sure for many it is) 2. Due to unforseen situations project can be delayed(I'm sure in past 3 years in bangalore didn't experienced and such issues) But except for people who went for Upfront payment most of the people have delayed the payment so as per agreement i'll rather say Puravankara is doing right.

So guys lets be constructive and help puravankara people for smooth finish of the project, Lets not criticise our own apartment, our own investment. Think what impact we are making about our flat to outside soceity.

So I request all if there are issues we can resolve with Purvankara people. Would like to thaks to all at Purvankara projects for all there help and support.

I had a totally different experience with them. After reading these comments, I thought, I must share with you all. I had booked this flat while I was abroad and now Rivera has come up very well. The entire process of booking and other dealings were absolutely clear and never had such bad experiences. The marketing people at Puravankara coordinated with me very well to ensure that all of the booking process were taken care off.

Though the project is delayed, no compromise on quality is made. Delays are common by every builder including internationally acclaimed; but the final quality cannot be questioned. I actually approached them and spoke to them about the delay and I came to know that the delays are not intentional and there were genuine reasons for it.

I guess each one of us have their good and bad experiences for me I have been happy about the project. I have in fact recommended a couple of my friends to go for it.

business for many, way of cheating for some."

Recent real

estate boom would have tempted many of you to be part of one or the other

category. This article is written and broadcasted to many as part of anti-Purva

campaign. This is written not only to educate to stay away from these

rogues but also as an attempt to tell how pathetically this 420 company

has looted money in name of Purva Sunshine project situated on **Sarjapur road,

Bangalore**.“Purva Sunshine” was one of some

15 projects launched by these rogues called Puravankara. Some of the projects

executed by this company based on Ulasoor road, Bangalore got completed as they were

outsourced to L&T.However several other projects, for that matter off late

all projects went into complete mess due to lack of foresight, business acumen, immaturity and arrogance shown by its MD Gireesh Puravankara.

Being launched in 2004, Purva Sunshine, still stands incomplete on Sarjapur Road as a proof of

lack of commitment by management When this project was launched Purva charged at

least 20% more than surrounding flats.The promised date of delivery was August


  1. Right from the day one, Purva Sunshine was in soup.For premium which was





paid to these rascals, one would have expected a little maturity in executing

the project.As the MD himself was negligent, no wonder his subordinates hardly

showed any interest towards the project.If at all they were committed then it

was only for demanding installment amount, without showing progress on project.

Their

crookedness came to fore from the day of signing application for an apartment.

This is even before signing construction and sale agreements.The shameless

fellow YN Rao who handles After Sales department started telling for any delay

one has to pay the penalty. While begging like this these thugs should have

known, on their part there should not be any delay in bringing up project.

Within 8 months

of launch Purva Sunshine, construction came to a complete halt. Obviously

anxious investors wanted to meet the After Sales department headed by YN Rao.

This fellow started telling he is unaware of any happenings and he has not got

any feedback from Engineering department. Incidentally it must be noted that this

YN Rao is only contact person for all flats and all projects of Purva. So no

wonder, his mobile always remained off. Yes, there are two more buffoons in the

ring. One Sankarnarayanan and other Naina who are from public relations and

marketing departments respectively. These people are also good for nothing for

the fact that they don’t even know what happens at site.

Inspite of

sending several mails, memos and making phone calls management never bothered

to come forward and address its customers. So in a nutshell, there was no one

to inform why project is stopped. Finally good number of buyers of Sunshine

barged into office and demanded MD Gireesh Puravankara to come forward and

address. This insensitive MD did not even bother to come and listen. When he

realized that people are not going to move out he had no way but to come and

address.Following were his excuses...1.It rained heavily in Bangalore and hence construction got

delayed. (2)BDA asked him to stop and relinquish part of land

because of proposed peripheral ring road.(3)The village panchayat threatened workers because

village was getting disturbed at night.

However he

said, Purva is committed to complete work within 2 months. He was assuring this

when all floors were not even in near sight.

It did not take

much time for people to realize inside story. When BDA asked Purva to

relinquish part of land, Purva’s after sales office sold some of the flats

which were supposed to belong to landlord Nagaraj Reddy to other customers.

This guy brought the work to a halt demanding for his flats. However Purva

management never bothered to convey message to investors that they had to give

away substantial land and instead of that they got approval from BDA to

construct 2 more floors. Purvankara sold these extra flats at much higher rates

to new customers.

After multiple vociferous

meetings also construction never proceeded. During one of such meetings Gireesh

Puravankara said, the contractor has ditched him. Now Purva has to build with

its own resources. At no point of time one could see more than 20 people

working on this large project which had around 250 flats.As this senseless MD

kept telling he has quality workers and kept committing vague dates, everyone had

understood that he has no sense of what business he is into. Many a times he

even went on to say project is almost completed whereas nothing was there at

site. To overcome such meaningless talk, he was asked to come to site for

meetings. Though he agreed to come, he stayed away from on site meetings,

quoting that he had more urgent work to do. During one of the meetings held at

office, he introduced two more buffoons- Subhan and Suhas Kulkarni who

maintained safe distance all the time from project and people who had concerns.

If one person kept his mobile off, other one always said either he was in Delhi or Dubai

and he has lots of other issues to look at.Each department of this company has

shown no concern to customers beyond Marketing. Modification department headed

by Maregowda does not even bother to inform about consequences of

modifications.

However their charges are sky high and once you make payment

they will not even bother to address your queries. For shifting an electric

point they charge Rs.1800/ . To put a water tap it costs Rs.7000/-

Though in this

article Purva Sunshine has been mentioned, the facts hold good with any Purva

project as same people handle all projects here.Several projects which they

say that they have completed are actually incomplete.For Purva Sunshine,

though management may say, many have taken possessions, not even one has done

that happily.They have taken mainly because though the project is not in a

livable state, even after 1 year delay, Puravankara has not paid late penalty.

On the other side, many lived in rented houses where they had to pay the rent

as well.The unrealistic and impractical dates given by Purva made many people

to take admissions in schools around Sarjapur road.So they had no way but to

move in while construction is still in progress.The worst part of Purva is

that they kept on blaming contractors, cement prices, rain, local panchayat, land

lord etc.Whereas the fact is they never had capacity to build such a building.Today problems galore at site; many flats which Puravankara claims are complete

have un-leveled tiles, water gushes in, doors and windows don’t fit and lifts

not working.Walk into this Purva Sunshine even today, you will not see more

than 25 workers who do everything right from tiling, painting, septic

tank, electric fitting to compound wall.It has been 3 years since this project

got launched.No one here at site, has any prior experience in construction.Above all Gireesh

Puravankara says this is one of his best quality projects.This shows how much

he understands quality and how much of ground realities he is familiar with.

This Pathetic Puravankara is not

something on which you can count.These are not guys worth your time or money.

I am one of the unlucky souls on earth who was trying to search a Swarg to live and ended up buying a Nark in Purva Panorama project in two words I would say "Purva SUCKS"

The journey started since I booked my apartment in Panorama. The Demand letters sent by Purva to the bank were always 1-2 weeks late. Reason is simple, Purva has 2 clauses int he agreement :

1) 2% interest per month for delayed payments.

2) If any of the payment to Purva is delayed, Purva will not be paying the penatly of 7000 per month in case the project gets delayed.

When I asked Mr.Deepak from after sales to send me all Demand letters in advance, he said that payments change every month because of some VAT calculations etc.

So if you are influenced by the Penalty Clause in the so called Purva Marketing Strategies, dont buy on that idea. Because u will atleast delay one payment, and if you dont, Purva will make you delay that one payment by hook or by crook.

I really feel cheated by Purva by seeing that clause hidden somewhere in the agreement and which the After Sales Head YN Rao showed to me. The interesting part is that the agreement comes to you only after you pay them 1 Lac, and if you dont like the terms in the agreement, you need to forget about that 1 Lac.

SO BEWARE OF THESE CHEATERS..But for my delayed payments, their interest calculator made me shell out 25000 to Purva. Otherwise, I will not get possession of my apartment and they can cancel my booking also.

Purva folks also charge 20000 cash for Legal fees for getting the apartments registered, whereas it just takes 2000 to get an apartment registered. You cant do anything here because the Purva representative will not sign the papers if you dont pay him the money.

They claim it is bribe money, dont know where that bribe money goes. Is anyone from Lok Ayukta reading this.

That was the start of the story and the problems. When I was planning to move into the apartment, I told those guys 3 weeks in advance that I will be moving into the apartment on so and so date and they should get all the CP fittings complete. After calling then almost everyday and even visiting their site office 3-4 times to get that work done, I couldnt get the CP fittings complete in my apartment on my moving date and had to postpone my moving date by 4 days.

Problems dont end still.. my apartment is on 7th floor and 3 days in a week, the Lift is not working and there is no one to take care of the lift.Girish Purvankara met the residents one fine day and promised all the stuff to be complete by 15th June and its already August and none of those things are complete. Purva folks stopped responding to the mails sent by a group of 100 residents. Simply because they dont care about their customers. Girish purvankara promised to meet the Purva owners

For a follow up meeting on some day and confirmed the meeting. And he didnt turn up for the meeting. He just informed one guy the previous evening that he will not be coming. Simply because Purva Management doesnt care about their customers as well.

Its already six months since people are living in Panorama and there is still no potable water for the residents. The water in bathrooms is not even good to take bath. It leaves a bad taste in your mouth for hours after u brush ur teeth.

There is no broadband connection yet, Purva is still to lay cables for the same. Though Airtel is waiting with their infrastructure outside the complex since last one month.

There is no place for kids to play and it will take another 6 months to one year for all facilities to be in place.  God only knows what the kids are supposed to do during that time as we all bought the Purva Home for the facilities it provides.

No KTPCL power yet, no BWSSB water connections yet, though Purva people already charged the amount from us.

Cable connection came mid of July. Thanks to Purva because they delayed giving permission to the cable guy. Everywhere in Bangalore the cable charges are 200/- per month but Mr. Shankar Narayanan of Purva fixed 225/- per month as cable charges whereas the cable guy informed us that it will be 200/- per month.. Interesting point to ponder.

Above all, there are some banners put by some folks saying that the Panorama land is litigated and "Tresspassers will be prosecuted". Purva says that it is all nuisance but there is no smoke without fire. Even Purva peopel didnt dareto remove those banners. Even their IPO prospectus mentioned about those court cases. Purva doesnt care to inform their customers about these cases.

So even after paying your fortune to Purva, your homes are not safe.

So if you are planning to buy a Purva Home, think 10 times if you want all that trouble for all your hard earned money.

Adding to the above experiences ::

A bunch of owners from Panorama met Girish Purvanakara 3 weeks back ... All of them thought that the meeting was successfull as Girish Purvankara promised a lot of things to them .. but till date none of those promises have been acted upon.

Girish promised that he will give an indemnity bond to all the owners(on stamp paper mentioning sale deed number etc) mentioning that all the current and future court cases against Panorama project will be fought by Purvankara and residents will not be responsible for the same. And at last he made a mockery of the residents by giving a photocopy of a some indemnity letter of everyone. As we all know that Purvankara are Big Cheats, they just wanted to cheat their customers again by giving a letter which customers will be happy with and which will have NO VALUE in the court of law. Already Purvankara cheated many customers with some hidden legal clauses in the Sale Agreement and this was another one from Purvankara.

So all in All Purva tries to CHEAT their customers whenever possible.SO AGAIN AND AGAIN I TELLING YOU FOLKS, DONT EVEN GIVE A THOUGHT OF BUYING PROPERTY FROM PURVANKARA.. SMALLER AND LESSER KNOWN BUILDERS ARE MUCH CHEAPER AND 100 TIMES BETTER THAN PURVANKARA.

I am yet another victim of Purvankara builders. The project Purva Riviera was to get completed by Dec 2005 is still in no shape for the owners to live peacefully. Strangely, though this project shows as completed on the Purva website, it is no where close to it.

Obviously Purva considers it as complete and this is seen in their attitude. As of the last commitment by Mr.G Purvankara, the project is suppose to complete by the 1st of September 2007. However, for someone who walks into the campus, it feels as if it will take at the min more than a year.

Purva is all talk and no work. Though the quality of fittings used inside the apartment are good, the finishing is awful. Leakages are springing up like fires in the forest. And of course, there is this wonderful (???) facility management service called HAndiman who is suppose to take care of the maintenance. The plumbers/ worksmen provided by this Handiman have no clue as to how to fix the problem.

If by chance you let them open any of the taps...you can be sure that it will multiply your problem by n cos they dont know how to fix it back and they have even ended up making the leak/ tap more faulty.

The customer service department is too busy to take our calls and are more than happy to divert the calls to the engineers (who coolly blame the customer service)

Trust me, if people are looking at peaceful living, Purva is not for you. And if you are looking at an investment, again! Purva is not for you. With their time snags, its a miracle if you get any return of your investmetnts. U will just end up paying EMIs without any benefit!

The review is based on experience with Puravankara Builders, Bangalore.

Here are some of the observations:

1.    Marketing Department: Excellent marketing material, Nice talks and promises to match your dream house till you make the payment.  Once the apartment is sold you are stranger to them.

2.    Quality: Puravankara are builders with no quality conscious, with no knowledge of some of the basics. No quality management or change control.  There are structural defects, which their engineers cannot see, no two adjacent wall are at 90 degrees, Beams are not straight. list goes on. The quality of professional small builder will be much better than Purva.

3.    After Sales / Customer Care: This department exists only in the Organization chart of Purva. The people in this department do not provide any after sales service and take care of customers. The attitude towards the customers indicates that the customer had made a crime by purchasing below Purva apartment.

4.    Modification Department: Display great hunger for money without any justification. The modification is carried out not as per the customer requirements but as per the convenient of PURVA. No coordination between different sections of project like civil, electrical, plumbing etc.

5.    Communication: There is no communication to customers from Purva once the apartment is purchased. No replies to any queries from customers either on phone or E-mail. If you visit their office there is no hospitality, even with prior appointment you have to wait for long hours.



  1. Accounts Department: This department never accepts their mistakes. They delay the demand note to earn the interest. Their statements are never up-to-date. If any one has received flowers and sweets while taking possession do not be very happy. You may receive demand note after one year for the flower & sweets.



  2. Commitments: Purva is never committed to its promises, project completion date. The plan keeps changing.





8.    Senior Management: Not interested to meet and interact with the customers. The attitude is not at all customer oriented.

Bottom Line: If you planning for dream home, Puravankara will definitely promise the same only in your dreams. When wake up your dream and dream house is shattered.

Find enclosed below a mail that residents of Purva Vantage recevied on one day. These people are selling these apartments as ultra-luxury apartaments and charging heavily for the same. But when asked why is this sudden decision it was replied saying

"This change is as per the management's decision and it cannot be changed to sliding as it comes under external work."

These guys are doing anything they feel like without asking the people who have taken apartments in their projects. There is nothing like external work in the changing of this door style but nobody bothers. After all they have received the money and why should they bother about it. They had promised high quality imported white marble and when we went to their offices the marble they are putting is not even biege in color. The quality of work is really pathetic.

One thing interesting that I have come across is that they are working with a Singapore based company (Keppel) on a new project (Elita Homes) which has approx 1500 apartments with 4-5 towers. The construction is going on full swing and as per their timelines. It looks like that Puravankara is putting all their money into that project and making other projects suffer.

I think it would be more helpful if people post videos of the projects that are in a mess and compare with ElitaHomes. Just because its a joint venture with a foreign company and their 1st venture/company is at stake they are only concentrating there.

Girish Puravankara is just about making marketing and hunk-dorry statements in news papers. he is just not bothered whats happening in his projects and hence neither his staff. These guys need to be taught a lesson.

As everybody has been saying these people are a big farse. They promise you big, best of the world and class but when it comes to execution they are the biggest crooks.

The Purva Vantage project was postponed from a delivery date of Aug'07 to Dec'07 without any notice, any mails or any communications to the residents. As of now not even the 5th slab is in place and they are still saying that they will deliver by Dec'07.

The customer care never responds back to the mails.

You can keep writing to them, calling them but no avail. Once they have taken the money you are as good as dead.Any modifications are so expensive that you better not go for them.

I want to spread this awareness so that nobody else is taken for a ride. Afterall its everybody hard earned money.

Dont understand with what confidence Purva is planning for an IPO.

Attracted by the "Mila Hai Mujhe. Dharthi Pe Swarg" caption of Puravankara and "If God is in details then this is defenitely heaven" and "Sheer Beauty, Absolute Perfection, Total Comfort - Under One Roof" captions of Purva Panorama I booked an apartment in this project. The marketing team was amazing, the brochures were superb and the signing of initial agreements was a cake walk.

Then started the problems and the shocks. Modifications. The modification department tries to fleece the customers as much as posssible. Moving a switch point by a few inches in the plan(when I started discussing the modifications only the foundation of the block had been laid) is done by charging a grand. So you can get the hang of it. I ended up shelling out about a lakh to get all the modifications. Many of my modification requests were turned down citing technical difficulties, the construction company wont agree and in some cases a blunt "no, we wont do it). And these modifications were not affecting the structural integrity of the frame in any way mind you.

Then comes teh site visits. Purva allowed the owners just 3 hrs on Saturdays to visit the site. Other days strictly restricted. Work was getting affected it seems.

With all these precautions towards modifications, preventing visits so that work is not disturbed, you would expect them to complete the project reasonably on time. But not with Purva. The first phase of the project which was supposed to be completed by Nov'06 is still dragging on(June 2007). There was a clause in the construction agreement that said Purva would pay the owners penalty for any delay in construction. But no when owners started demanding for it Purva is using loopholes in the agreement(well they put them there in the first place). They wont pay penalties for anyone who has delayed even a single payment to them. But then their process of raising the payment demand note makes sure that payments WILL BE delayed. And then there are those who paid the full amount during booking itself. For them there is no question of delay in payments. Puravankara’s excuse for not paying the penalty to them – “Act of God” clause in the agreement. And you know what the act of God was that prevented them from completing the construction of time – Monsoon rains in Bangalore. You see, the great Puravankara builders do not even anticipate rains when they make the project schedule you see.

After all these hardships, finally Puravankara has started handing over the apartments to a few owners. And there are a few unfortunate souls who have had to move into their apartments despite all the construction activities going on in the site as they had informed their landlords that they will be moving out.

So how are the apartments that Puravankara has handed over.? Purva hands over the apartments without water connection, fittings in the bathroom, electricity connection, no lifts or in some blocks 1 lift, muddy roads that are always full of huge lorries etc etc etc.

They have allocated 1500(yes all of thousand five hundred) sq ft for the swimming pool and the toddlers pool, which has been further reduced owing to the economical(economical to Purva) design of the pool, for a complex that is going to have 648 apartments. They are going to have ONE tennis court, ONE table tennis table(BRILLIANT), ONE billiards table, a gym with 5 equipment(Only one of each. Everybody, go stand in a line), a convenience store in 350 sq ft.(Will it be atleast convenient for the person who is going to man the store?) and no idea where the waterscapes, health center, Aerobic Room, Gazebo etc are going to be(if at all).

One of the directors of Purva met some residents in a meeting at the site a few weeks back and promised to look at all the probles and solve them soon. But so far there has been no improvement. Makes one wonder if the management has any concern at all about the frustrations of the owners.

If the management doesn’t change its callous attitude towards its customers it is sure to spoil its name in the city and abroad too(most of its business comes from NRIs) with people spreading around the word. Hope the management wakes up to the reality.

Purva is downgraded by CRISIL rating for delaying their projects! They are exorbitantly priced higher and never had enough work force to get the project delivered. Hope this gives a heads up for the Purva management. People who feels cheated like us will have a reason to cheer. All boils down to see if they does any change to their policy and approach towards customer grievances. I certainly feel the strength of the unity of the victims of Purva. But all will be well if only it ends well - being able to live in a decent environment without further delays.

Having spent a huge money, and made to face this sort of agony cannot be explained. We spend our weekends more or less to follow up the completion activities. Imagine the pain and money and agony. This is worse for projects like Purva Sunshine. It seems the owners gherao-ed Girish Purvankara and still no result. Hope the new rule of paying back 1% every month that is delayed will make them work better.

I can vouch that most of horrible experiences mentioned here is true. Puravankara is never the same. The claim that they make of 30 years of experience is just rubbish and absurd. New buyers beware. The new gimmick to cover up all their fallacies is a customer support centre which is an oxymoron - Purva Cares. It is an eye wash to save their face. As long as the people behind remains the same, nothing can change. Thinking of people like Y N Rao itself can boil the blood of each owners who had visited him. He talks as if he is doing a big favor to us. Doesnt care that we paid a fortune to get into this situation. He rub salt into the wound and is one of the reason for people being upset.

It is only matter of time before they lose their business, even in this thriving real estate business

Product Recommendation I wont even recommend this to my worst enemies, if I had one!

If you are planning to buy from Puravankara please read the following and then please make your decision accordingly:-

a)      Puravankara gives one of the lowest amount of carpet space. So if you buy from Purva be aware that your carpet space is going to be very less. This is very different from what they show  to the residents in the form of a  model flat.

b)      Purva will give you lots of fancy pictures of a lake, fountain and water flowing the apt, but believe me all this just looks good only on paper.

c)      They will delay the project like crazy and be aware these delays are not delays in months but in a year or years. In our case they almost collected the full money and then delayed it by a year and with no compensation.

d)      Don’t expect to receive any money for the delays in the project even if you have a written agreement, that might state that money will be paid for the delay.

e)      The purva management are very cheeky people. It is better you don’t work with people who’s ethics are not good, since buying a property has to  always  be a safe bet.

f)        When the project is completed, the super build up area by the builder will be more than what was in the original agreement, but the carpet area in your apt will continue to remain the same. The builder will claim now the super-built up area has increased and when you register you pay for a higher super-built up area, but your carpet area remains same, which is again an additional burden on to the buyer

g)      The after sales department in this company has very rough and rude people who you will hate to even start a conversation. One good example of an individual is Mr. Y N Rao.

h)      The sales dept has some people will give calling you and explain to you the beauty of the property, etc, etc, don’t fall into the trap.

i)        Purva  interiors are bad, many people have complained of Broken doors, tiles laid badly, etc, etc. In many cases replacement might not happen and the reason given is that, they don’t have stock now.

If you have money to pay for a good apartment, I would recommend go to Sobha, Prestige, Rohan, Mantri, Nitesh who can match high standards. Please forward this information to as many people you know to your colleagues, friends and ask them also to forward this info to others. If possible also send it to your company employees Id since everybody has to be aware of this, since lots of people are buying apts these days.

You are free to make your decision to buy your apt now.

Note: I was looking to find any negative info of these builders in MouthShut, but I found none.

I have been reading few reviews on Purva properties in Bangalore and saw a few+ve feedbacks also. Any way great experience with Puravankara. It is good or bad, experience is always an experience. The lesson learnt by me:

Don't claim that you make a Swarga on this Earth, You make your customers Trishanku who live neither in Swarga nor on earth. You create a concrete structure only happy customers make this Swarga.
