I bought a 1 bhk condo apartment for Puravankara in the month of February 2016. At the time of purchase sales guy promised me that the apartment will be completed by Sep2016 for sure and I can get a posision by September 2016(+ 2 to 3 month grace period).

When I enquired about the position in the month of September 2016, the CRM team guy told me that I can get the position by DEc2016 with out fail.

But now when I enquired, the CRM people telling that the possession may be in the month of Aug2017.

this is really cheating the customer and Puravankara never bother about the customer needs and concerns.They will never share the real information.

So please vigilent while booking the apartment with these guys. These are real cheaters and they will take money from you and make you to wait for your flats.

PURAVANKARA Fraud! Yet another fraud case here @ MRIP option what they show in the newspaper ads. DO NOT GO FOR THIS! ITS A BIG TRAP!

I am a victim of Purva's Robotouchndfolding attempt to find investors to show the ongoing projects which were on hold for years and still on lots of uncertainty with their projects. There are numerous projects left unsold on their ready to move in projects struggling to find any investors. So to fill up the gaps and lessening the losses incurred Purva is trying to fool the new customer showibg fake project development to invest. After investing and loans opened they will cheat us saying the project has gone hold due to unknown reasons and will try to fill up all their left over properties at a higher rate. THE MRIP ADS WHAT PURVA IS SHOWING IS YET ANOTHER ATTEMPT TO CATCH THE NEW INVESTORS WHO WILL PUT THEIR HARD EARNED MONEY JUST TRUSTING THE BRAND.

BUT THE REALITY IS ALL THE PROJECTS THEY ARE SHOWING IS EITHER ON SOME LEGAL ISSUES WITH UNCERTAINTY ON COMPLETION OR THOSE PROPERTIES WHICH WERE ONCE INVESTED BUY SOMEONE AND ABANDONED DUE TO UNKNOWN REASONS. I have invested in Purva Highlands(The Gold Crest ads what they show here) and I need to really struggle to get back my invested money back after they notified me telling the project is not going to be delivered for next 5 years! BEWARE PEOPLE DONT TRUST PURVA, THEY ARE BIG TIME CHEATERS!

Builders: Purvankara Builders, Bangalore Updated June 2016

Address: Hosur Main Road, Kudlu Gate Junction, Opp. Toyota Showroom, Bengaluru, Karnataka 560068

Apartment Sizes:

2 BHK=> 1194 - 1336 sq.ft

3 BHK Apartment=> 1427 - 1906 sq.ft

Amenities:

Garden, Swimming Pool, Tennis Court. Gymnasium, Power backup

Location: Kudlu Gate, Hosur Road, Bangalore

The project spread across 8 acres will offer about 600 apartments in 2 & 3 BHK configurations across 7 towers.

Nothing spectacular about this project, the rates are high and there is now some litigation with this property, needless to say there will be delays. This project is not worth the money even for 50% discount in prices. Simple and straight forward.

=Investment /Purchase in Purva Westend(Purvankara Builders):==

It would be best to keep away from Purva Westend project, its just my personal opinion.

Pros/Benefits: Location wise, it is on the main road with easy access to Electronic City as well as Kormangala and HSR layout.

Near the “Proposed Phase 2” Metro-station which should come up in the next 10 – 15 years.

==Cons:= Being on the main road, dust and noise pollution is definitely an issue which is not worthwhile for family living.

Water shortage is a problem everywhere and it seems there is no specific arrangement for water to the residents which is approx. 600 flats(apart from the regular water harvesting and few bore wells)

High maintenance costs as with other similar projects.

3 years of delay as with most other projects

Investment and pricing of Puravankara Westend, Bangalore:

As on October 2013: Indicative base price range Rs 4390 – Rs 4750 per sq.ft

As on May 2016: Indicative base price range Rs 5500 – Rs 6000 per sq.ft

Nobody would buy such high priced property when many properties are available in the range of Rs 2800/- per sq ft. It is only the brokers and agents trying to push up the prices to get a higher cut from the builder on sale of any flat.

Even at 50 lacs, I would suggest to keep away from this property, it seems water is another problem for this project.

Litigation: 2 acres land is under litigation(so I have heard) and it seems the problem will NOT be sorted out soon.  Investment in this project is a “Dead Investment”

Layout Plan changes:

Tower “F” seems to have come up from nowhere. It was never there in the original plan. This has been started without consulting the ones who booked before. Now the open areas will definitely be less.

The work does not seem to be progressing and the delivery of the project is definitely doubtful.

JUST AS A CAUTION:

This is a known fact which you might have seen in newspapers and on TV also. Housing prices in Bangalore did not have any correction and now while Information Technology(IT) sector is facing few bumps, housing is all set to crash.

This is just a caution to new IT sector employees who are thinking of buying a house. These prices are expensive and if you see the Housing Residex Index,  the prices have started falling. which will continue for next 5 - 7 years.  So if you want to buy a house, postpone it till 2025. You will get it at the same rate if not cheaper. Meanwhile you can keep the money in a Bank Fixed deposit earning 7-8% interest p.a.

My personal opinion is "NOT TO INVEST YOUR MONEY ON PURVA WESTEND" . rather it should have been named "PURVA WASTELAND"

Hello friends I m sharing my personal review I have booked a purva panorama flat and I have nothing positive to say about these builders.  Their customer service manager is of no help.  They showed a sample flat which was different from the actual flat, in terms of dimension, finishing, etc( I still haven't figured out why they called it a sample flat).

We did not want any interiors, ( this was before they started the project), but they asked us to take the tiles and sell it on our own.  You can't inspect your flat on days apart from Saturday( between 1 to 3).  They are charging maintenance without giving possession of the flat.

Nobody responds to any query.  The project is delayed .

We are living in Purva Skywood on silver county road.The quality of construction is not as good as they claim as their tagline.

1.We had the worst experience of on 31st December 2015 when sewage from the pipe fell on our servant bathroom from the floor above. Since none of the finishing work is not good we are having troublesome time.

2.The  geyser line from the tap was leaking and after asking for multiple times they fixed it.


  1. Seepage on the living wall after 2.5 months following up they painted the wall.





4.The balcomy window was broken and still we are flowing up with them to replace it.


  1. Water lock and air lock is a day to day issue here. We moved here almost 3 months now, and we can't count a week when there was no air lock on the pipe. They give different stories for that.





6.They were committed to finish and hand over by Dec 31 but even now they are working the project and club and swimming pools are not ready yet.



  1. We had many tiles broken in the living room and bed rooms after complaining they have changed the tiles. And the tiles are of very poor quality, they are not branded.



  2. The lift kone was created lot of issue now they are fixed.



  3. Most importantly the approach road to this place from Sarjapur road or from hosur road is not good, Its a total traffic mess becasue of narrow road with heavy vehicles moving.

Purvankara is quite famous builder in the Bangalore. My friend booked a 3bhk flat in Purvankara’s Sound of water. The apartment is really nice and the concept is really unique and area is superb.

I really like the building and building because I went with my friend for everything that is from beginning till the end.

They handle the customer in very well-mannered way which was quite impressive. We booked the flat in the pre-launch offer and all the paper work was done by the builder on the time which show’s there dedication towards the customer.

There back team is so strong till now we already paid our 5 cheques on time and there is no deviation in the project. I really like the service and the quality of Purvankara because construction is done by L&T about them we know very well and they are using pre casting method to make the wall more strong and damp proof. There is nothing to dislike about them. I will recommend about this builder to everyone

Purvankara is the famous builder of Bangalore who always comes with unique concept and they also don’t compromise with the quality. When I was searching home I searched and collected all the data about this Bangalore builder and I went for the project called as Purvankara the sound of water and it was quite brilliant project but unfortunately I didn’t get what I was looking because there was no availability. I was disappointed that I couldn’t buy the flat in that project.

Purvankara builders are giving the construction project to LNT and they are using new technology called pre casting walls method, so that there will not be any cracks in the wall after 80 years also. I like the concept and they are also good in follows up and regular project information as the best and reputed builders do.

Good aspect is that they use the unique concept to build dream homes and it is really good for us to choose builder. Bad aspect is that there project get sold soon so we have to book soon as possible, bad aspect for us not for builders.

I will recommend this builders to all home buyers who want to buy some unique project for themselves to live in luxury.

]This is with reference to your communication email dated 6th July 2015 intimating one more postponement in your delivery commitment of flats in  Windermere Phase-1 in Pallikkaranai, Chennai . Really bad news .We are at your mercy and helpless.

But I never expected Purava also will behave like small time builders .But ultimately you have also proved to be one who takes customers for a ride and never bother about them. It is a real curse  to be at the mercy of Company’s  like yours who play with the hard earned money of customers and pay  paltry  compensation for inordinate delay .

I do not know whether you will honour at least your latest commitment as you have broken repeatedly your previous commitments. Your track record is really bad and is  shameful.

I pray that some  customers should approach the Court and get  relief like Unitech customers .How long customers will  be patient to listen your repeated excuses before they revolt .Only time will tell .

I owned a Purva apartment at Riviera and that project was delayed by a year. However, they completed it to the resident's satisfaction and the overall quality was good. I heard of a lot of horror stories of other Purva properties but discounted them and then in 2010 made the mistake of booking another Purva apartment at Skywood.

It is 2015 and they have still not completed citing some ridiculous "out of our control" reasons like labour issues and such like. Phase I which was supposed to be given possession in March 2013 is getting possession now. Phase III where I have booked was supposed to be ready in June 2014(after a 6 month'grace period' as well), then moved to March 2015 and now its September 2015. Meanwhile they collected 96% of the cost of the apartment very promptly!

Agreements are loaded in the favour of the builder. If you miss a payment by even 1 day, then you are not eligible for the miniscule compensation they will dole out at the end. Your apartment gets delayed with virtually no recourse.

  • Just go and have look at Harmony and Well worth city the QUALITY





SUCKS!



  • They do not keep the dates of possession as it will be delayed by almost year and Half for every project for unfinished products



  • marketing and sales(CRM) team is prompt in getting the floor wise payments in advance and squeeze 95% of your flat costs before a year of possession.





Lets take case of Harmony project all owners are already paid 95% of product cost by June-14 and possession date is not yet decided now new date for possession is around April-15 almost a year from the agreed possession date


  • After they squeeze 95% of flat cost they do not even respond to ur mails forget about mails they do not even send seasons greetings mail:)All reviews in multiple medias are paid reviews

This builder is there to suck your money, they are bunch of peoples who have not sense of understanding on anything.

They are people who do not provide you any feedback . I spend my money buying on of thier apartment in kochi.

I booked it in 2007 with a date of 2010 december for completion. the construction delayed almost 4 years with stupid reason. some time there were 3 -4 people working on 4 buildings which have 20 storeys. Many people thinking of thier reputation paid the money in full, Till today they have not provided any date of damn completion.

They change people every 6 months and the new CRMs states I just joined now, the construction will complete in 6 months. stay away from these guys, they are hopeless. the building in sep 2014 is complete with low quality pumping, the electical fittings and flooring are done pathetically. the central pipe in the build broke and the walls are dampened. the electric connection in the building is still not available they are using diesel generators to run the show.do not invest anything in them. I'm still hoping to complete the registration with them and get it over.

I will never recommend anyone to go with these guys nor I wish they would open any more ventures in india to fool the public.Many of the investors in the Purva eternity have lodged complaints already on cheating and fraud.

My deepest condolences to all the customers who paid money and are waiting for your apartments and my dear fellow indians please do not fall into these traps of the Puruvankara. You will end up paying interest and EMI for an apartment which will be completed in another 10 years if the project continues to completion.These guys are frauds and cheats. stay away from them.

I am a resident at Purva Skydale. It hasn't been very long since I moved in, but I'm making the most of my stay here. I love every aspect of this apartment. The infrastructure to the amenities provided. I stay in a 3 BHK with my family. Our life here is pretty splendid to say the least. Weekends are booked at the pool with friends. The clubhouse is also an attraction but we haven't ventured out there yet. We see many people coming in almost once every fortnight.

So hopefully we'll make new friends and make our experience here all the more lively.

Their Purva skywood project is delayed indefinitely. Every time you follow up with their CRM team, the project completion date gets pushed back. Its delayed by more than a year now and it looks like it will get delayed by another year.

Project delay penalty is an insignificant amount. Inspite of having issues in completing this project, they launched another large project adjacent to this one. They had stopped site visit to Skywoods just to ensure that investors are not able to sell their flats. Very very unprofessional company with bad business practices. Do not trust them. They take customers for a ride.

If you decide to book an apartment with them, your nightmare has just started.

I wanted to share my horrendous experience with this project. We stay in Purva project which was a second sale hence we did not go through any pains of delay, behavioral issue of Purva directly.

We thought of investing in another apartment and we initially selected Skylark Ithaca but this project had an issue of high tension lines hence we dropped out. We came across this Westend Project and visited the site at around 11am on the second day of soft launch. It was our misfortune that we fell in the trap of the Sales Executive, Mr Santosh and signed an EOI and gave him the booking amount.

And then started the CAT AND MICE game. Both me and my husband were supposed to be out of India from mid Dec to mid Jan. We kept calling Mr Santosh about pre launch, flat selection etc and every time he kept saying it is next week. Finally the pre launch happened and in 15 mins we sent our choice of 2 bed room flat( we were being constantly threatened by Mr Santosh that any delay in response may make us loose our choice). What happened after that is as below:

1.We were told that allotment is as per EOI no and that no will be communicated to us. Between 15th Dec till date we don’t know our EOI since Mr Santosh maintained deep silence post pre launch

2.Though we had expressed interest on the 2nd day itself, seems our EOI no was down below the chart and all 2 BHK got exhausted. However as highlighted already no one knows what is our EOI no

3.We were coerced to take 3 bhk to which we said no. We even faced situation wherein we were told at 12 in the night to respond with choice of our flat else it would be taken.

4.When we inquired why we are being harassed this way despite booking so early, Mr Santosh with an air of pride told that we have received very good response hence management decided to convert 2 BHK to 3 BHK. So basically we were fools to have booked during soft launch.

I escalated this case to CrM department(Ms.Jeena) who obviously did nothing. I got a call from Mr Ajay - GM, sales, who promised to look into the case and has been ”looking into it since last 15 days with of course no outcome.”

Today, I think this is a blessing in disguise that We did not get the flat in this project, if people become so high headed on receiving good response to the project and treat customers as beggars, I am not sure what would happen when the project passes through litigation problems and delays and the customer requests a response.

I cannot express the extent of unprofessional ism and attitude that has been exhibited by the sales and crm team of Purva. Today, I am ashamed that I stay in a Purva Project. My note is lengthy but I wanted to warn all the people who are trusting Purva to think twice. You do not know how ugly their face can be when you are in problem.

I have been residing in Purva Skydale since a few months. And I have to admit that I'm enjoying life here.

This society is like nothing I've ever seen before. It's just perfect in every aspect. It has everything a society needs to satisfy its residents.

My relatives are usually baffled by the entire set up of Purva Skydale. From the amenities to the locality. It just seems so perfect.

I just hope to see my time here flourish & bloom with every passing day.

Do noy buy their properties. I bought the one in Chennai in 2007. It is now 2013 and they are still not ready. They make false promises and their agreement is all one sided. STAY AWAY or suffer like me. Just Google them and you will see. Only negative reviews about them.

They might survive in a small market like Bangalore but in big cities, all they do is cheat.

I am currently going through a tough time with Purva. I had booked a flat in Whitehall under a break-free bonanza scheme. Since RBI had come out with a directive to ban all subvention scheme I was apprehensive about the scheme from day one.

I was also not happy with the clauses written in the booking form since the clauses could potentially put the customer at a serious financial loss if for any reason customer decides to cancel the booking. When I asked for modifying the clauses, they responded saying that they cannot modify the clauses.

After almost 10 days of silence Purva came back to me saying they cannot offer the scheme, upon which I had asked for cancelling the booking. Purva came back saying they are working out an alternate arrangement and did not cancel the booking about 4 days later they offered to refund interest on loan for a specified period. I again did not agree to the new scheme and asked for the refund.

Instead of refunding the amount they directly sent me copy of sale agreement and construction agreement without sending me drafts for review. The entire agreement was one sided and made me further resolute about not going ahead with completing the deal. When I again confirmed to cancel the deal and asked for the refund, there was a total silence for a month. Now Purva is refusing to refund the money in full and want to retain 1 lac rupees from the booking amount. They are essentially penalizing customers for not signing the one sided agreement.

Beware, read and understand the agreement clearly before signing it. You do not want to be at the mercy of Purva to get your own money back.

Making Whitefield Bougainvilla my home wasn't much of a tough decision. The moment I laid my eyes on this place, I fell in love with it.

The construction is so artistic and eye-catchy. I was newly married back then, so it did take me a while to shift to this place. Once I finally laid foot here, life was a walk in the park.

The facets out here are avant-garde. Even the security is very tight with the latest advancements in intelligent security systems installed.

This will for sure be my home forever!
