I stay at Purva Pavilion in Hebbal, Bengaluru. I have a 3 BHK apartment which I purchased 2 years ago. I am very pleased with my stay here, as this place has a lot to offer. From ranging entertainment facets to the top-notch security systems, my time here has been nothing short of spectacular.

I'm really very pleased with the work done by Puravankara.

We invested our hard earned money in buying an apartment in Bangalore by Keppel called "Elita Promenade." We were mainly lured into this because the builder was a Singapore based company and we thought it will be different from the rest.

Alas, it was not to be. In fact, they turned out to be even worse than their Indian brethren. There are several issues with the project and its quality and Keppel is trying to run away from its responsibilities by leaving us with an unfinished product.

One section of the layout is low-lying and when the monsoon hits, the entire area is flooded because Keppel has not taken care to manage the excess water. As a result, after every rain, there are a lots of damaged cars and the whole area becomes sledgy and dirty.

Recently, the compound wall adjoining our neighbors property simply collapsed because it could not handle the flooded rainwater. The less said about the quality of the material used in the exteriors and interiors, the better.

The biggest grievance we have is a stubborn and rigid management team from Keppel - both in India and abroad who have turned a completely deaf ear to the problems faced by over 1500+ families in this complex.

Do not get lured by the fact that they are Singapore based. You can be assured of a better quality and a better service from other developers in India.

Don't invest your hard earned money in investing in any other project of Keppel in India.

Hey guys! I just want to share a few of my experiences at Puravankara's Purva Jade. My dad had invested in this property quite some time ago. It was a really good bit of investment. Everyone at home is really happy with how things are at Puravankara. We've got everything out here. This place is really great. All those who visit are amused by the things they experience around here.

Parking space is well-maintained with each household being allotted their own space to park. We have two cars which have their own parking space unlike the place we used to reside earlier where we had to fight for a place to park. The security here is top-notch. Not everyone is easily allowed into the premises. Details are noted and only then are they allowed to enter after confirmation by the residents.

I'm a happy resident here. If you're looking to invest in Puravankara, don't think twice, just go for it. It'll be worth every penny invested.

I have rented a residence at Puravankara's Purva Park since the last month. I must say that it certainly is a pleasurable experience. The infrastructure is really great. The proximity of all activity centers is really excellent which keeps us on our toes at all times. We also have good parking space that lets us park our vehicles without any hassle. As for my residence, it is really well-spaced out and designed.

The rooms are quite spacious and attractive. Large windows allow fresh air to circulate around the house. The location of my Society couldn't be better with everything being within touching distance. The security and staff are cooperative & very helpful. The overall experience is quite splendid. Whenever my relatives drop by, they always leave home with fond memories of their stay here. I'm really happy with everything around here.

In Bangalore PURVANKARA Builder in one of the good builder who honest as well as dedicated in making the home. I bought a 2 BHK flat in the project of this builder in Vidya Narayanpura Bangalore in the year of 2012. The total cost of the flat was 26 lacks in which they had given so many quality as well as amenity in the building. There is good parking space in the ground floor of the building as well as in the front of this.

At the time of booking the flat when I was saw the list of the amenities in the pamphlet which was given by their CRM people I had many doubts in mind but when I met some of the old customers of this builder they told me the whole history of the PURVANKARA project. They told that the quality, documentation process, etc. was good and I got our flat on December 2012.

Now I am living in our luxurious home with my family.

I was at my cousin's place at Purva Graces. This place is really amazing. My cousin asked me how I liked this place, so I had to tell the world my experience out here. I was here for more than a week.

Everything here is well-maintained. The best part out here is the badminton court. Every morning we used to stretch our limbs to hour long game of badminton. My cousin's house is also really cool. I had a word with my uncle about the house being ecstatic. He said that he was thoroughly impressed by the built quality and the surroundings which made him buy the house. I often come down here now that I'm attached to this place. And whenever I'm down here, I do not leave home without a game of badminton.

I needed an apartment to fit my budget, yet have all the amenities that are required for a comfortable living. So I found Purva Park. I bought a flat in their project after lot of deliberations with myself and I think I have made the right decision. They have already existing amazing community of buyers. People are so friendly and I feel like I am a part of a big joint family!:D

Hi everyone.

I've been wanting to share my experience at Purva Nest for a long time. I've finally found some time where I can sprinkle a few good words on this great project. I shifted here with my family a short while ago. The primary benefactor was the location that propelled us towards the purchase. My son's education was important and the moment I knew about renowned schools in the area, I had absolutely no second thoughts. My work place is also a 45 minute drive away, so traveling is quite convenient.

The comforts provided by Purva are simply fantastic. I've got ample space for a jog around the campus plus a gym that is actually well-advanced. The security is top-notch and very efficient. My advice to those seeking new pastures, this is just the place you'd wish to live in.

Watch out when you buy from Puravanakara(sister, low cost concerns). Their modus operandi is very simple, collect the amount in the name of maintenance and the blow it out,  in 2 months. How do they do it?...using Handyman,  Puravanakara  deploys at your site in large numbers of handyman folks - security & housekeeping staff.

This ensures that the maintenance funds collected from you is finished in a jiffy!. This, they have done systematically across their projects....watch out!

The builder is cheating heavily, you can get the same apartments in 10-15 lacks LESS. Look for their channel partners and agents.I have matched the total offers from both, these are exactly, yes I mean it, exactly same.

One of the best stupid builders Purvanakara Builders, there is no followup and no communication after registered the flat. I booked the flat and 85% work have done, some modification we need to do but builders and given to builders they also agreed after that with out my knowledge they didnt do any modification and completed the construction but I paid the extra modification amount they said return the payment, but my flat interior totally collapsed. Internal office staff and coordinator also stupid person inside the purvankara Chennai office.

I fell for Purvankara's marketing messages and thought they were one of the top builders.  The Purva Venezia in Yelahanka, bangalore is one of the poorly executed projects with inferior quality tiles, doors and interiors.

To add to this they have been lying to their customers about delivery and not delivered the project even after 6 years (might take another 2-3 years to complete).  Residents have started to live because of the Rent+EMI double whammy, but they have no amenities even though they paid for it 2-5 yrs ago. Puravankara also added penalty to residents for no paying their instalments on time. Yes, they have delayed it by 4 years, and charging interest on residents. Management is indifferent to the residents as they don't care (they have already taken the money).

The project is still woefully incomplete and they are screwing the early residents with  additional charges and trying to improperly spend resident's maintenance charges. Go to this site, talk tot he residents, and see for yourself. Stay away from this builder.

From the data available the speed of the lifts is crucial to decide the no of lifts for a given no of apartments.

If the speed of the 2 lifts are above 1.25 m/sec then this will be sufficient for 100 nos 3/ 4 bed apartments. It will not make sence to provide more lifts since the annual cosst keep escalating and may need to shut down one lift permanantly for optimum use. If so, This Builder has got good Technical knowledge .

I wantd to buy the property in bangalore being NRI was looking for reputd builder. Visitd purva office, it is begining of issues.

As sales persn was not hving detail on othr chargs, taxes so took me to CRM, the person intruducd was supose to be experienced and one of the oldest employee. Hey I furgot to tell u these are unprofessionals to the core. They were busy in discussing between them about harry poter movie. Made me to wait 20 minutes. My intrst was already reducd still thought to continue .

Finaly these CRM manager met ME half heartdly and was behaving terible, as if advicing not to take. I was disappointd due to wastage of time. By virtue of this experience I suggest better to avoid this developer. Even I heard CRM is non courteus in every stage and they give wrong projection on construction because of this projects are delayd more than couple of years. Hey if any one want to try the experience please contact pravin, dipuk, sumen at their office.

We bought a Purva moonreach apartment(Kochi). The project is already delayed, around 2 years delay. Not only that to maximize their profit they are diluting the specification. In the original layout they offered three lifts( 2 pass+ 1 bed lift). They constructed the building also to accommodate three lifts. Now we found they are closing one opening of the lift> their response is that they are installing high speed lift and for 20 story building 2 lifts are sufficient. what we shall call these people. We have decided to sue the builder.

My friends never ever invest with this Puravankara, you will be in deep trouble even after seven years still waiting.They will take you for a ride and you will be in deep s.Keep away from them.

Hey guys amazing, builder does not even bother to intimate the clients on the reason for delay and further cheats to the core by not providing the compensation.Rediculous and further there is no dead line provided. This shows how organisied, reputed, planned builder. There is a worst part is their CRM team headed by a VP is a Disastrous.

Head does not even have the basic sense to cater to the requirements of the customers and further down you can never reach Sr.Managers/Managers, who are busy in playing games and reading news paper than catering to the customers. I have experienced this, as I would be reaching there office at 10 AM, even though they start from 9.30 AM, still Great CRM team will be still walking in and would be so disturbed to attend the customer( as they miss there paper reading time). Ultimately you have to struggle to reach any members. Finally when you reach executives, oh god they have the peoples, who do not even have common sense. Great is every year these set of the guys have been recognised for their great CRM services by their Promoters.

They all should be first understand because of customers, their existance than showing ATTITUDE to customers and cheating them by collecting money towards resale through brokers.

Ultimately I have to leave with it upto the date of getting possession of the property.

Incase any one wanted to invest then I will also WELCOME to the world of cheaters.

One sided agreement will not hold good in court anymore as the intention is clear - that is to cheat custom take outers and the court does take cognizance of that.

The Purvnkara builder is taking gullible customtakeouters for a ride as we dont get the agreement checked by a lawyer and trust the builder completely. We feel that a reputed builder will deliver on time at

the mentioned cost and hence overlook the finer details and sign on the dotted line.

There are limits and some fair rules that have to be followed. Almost every employer asks employees to sign non-compete agreements. Some like TCS also get employees to sign in bonds. Time and again Indian and American courts have ruled that such agreements and bonds are invalid even though an employee might have signed on the dotted line.

Crisil had downgraded the Purvankara Projects' IPO grading on grounds that recent delays in project completion have affected the company's track record.Akash Deep Jyoti, Head-Corp & Infrastructure Ratings at Crisil says this downgrade of the developer rating was triggered by the company’s aggressive project timelines maintained by the company without adequate support from systems or manpower.So, this is enough proof to the court that the company is delaying projects on purpose and should strenghten your case

A one sided agreement totally in favor of the builder can get quashed in court. So, it can be challenged and you can get compensation. Please file the case in consumer court and they will take it up with the builder. It will not cost u much as well, around 500 rupees.Please check the below links for details

Out of 1500 hundred apartment owners, 200 of us have formed an association and contributed a large sum to fight Puravankara. More are joining hands as they get convinced that getting justice in India is possible. That goes to show the severity of the problem. Also I don't want to give you guys an impression of one disgruntled customtakeouter.

As it is, the agreement itself is harrowing. As a customtakeouter you feel totally left to the mercy of Puravankara. Then there are things as follows:

In Feb 2006, I was given a payment schedule by Puravankara. For me that schedule was difficult to meet and I asked Puravankara to revise the schedule. It took Puravankara guys 40 days to tell me that the schedule could not be revsited. I have saved the email exchange that I can share.

In June 2008, I was told by Puravankara that I have been charged 50000 rupees for that 40 days delay. I thought that there is a mistake in calculation and I approached Puravankara (premc@puravankara.com).

To my horror, I was told that the although the delay happened from their side in reaching the decision. I should have been more cautious and made the payment as per the schedule while the decision was pending. I was also told that according to the contract the delay in payment attracts interest penalty and I'l have to pay the interest charges.

For everybody's information, the scheduled date of delivey has gone by more than 15 months. Stll the apartment is not done. Instead of paying us compensation and being sorry the Purva executives are behaving rude and hawkish.

My questions are:



  1. Should I be paying the interest penalty for a delay caused by Puravankara executives.



  2. No matter what the contract says, should I not be getting compensation for the delay in delivery of the apartment. I have paid 40 lakhs and a simple interest at 12% would be around 6 lakhs.



  3. Purva people are harrassing me and others like me. Can I bank on your support.

I wanted to write this mail to all of you so that all of you can

benefit from my (our) experience with Puravankara Projects Limited. I

purchased a flat in their Fountainsquare project in Bangalore and

this is the story of all my fellow Purva owners.

The agreement that we signed with Puravankara has the following:



  1. The delay from our side is charged at 24% per year.



  2. The delay from their side will make them pay at 6%.



  3. They don't have to pay the penalty if we delay two payments by





more than 2 days.



  1. What they call as delay is also decided by them.



  2. They reserve the right to cancel the agreement at any time and





they will keep 15% of your money.

Sounds scary right? but every word here is true. I can scan and send

the agreement to all of you.

Why would you think I signed the dotted line? Why did any of us sign

this flawed agreement? The thing is that when you go to a premium

builder (for which you pay a premium), you expect to have a smooth

transaction. You don't expect such uneven agreement. At the least,

you'd expect that they'll not exercise it.

Puravankara is exercising it bluntly. There are 200 of us who are

already in court against it but as you know we have no legal stand.

We have signed the dotted line. Their executives have been

nightmarish and are very discourteous.

These guys are Horrible, Even their Customer care headed by GM and they are running a big scam by harassing customers on the Transfer deeds, as they always with the hand in glove with the Brokers and they charge inturn heavy fees. I have been unfortunately undergoing this treatment twice as I have to sell the property and these guys do not allow unless we do all the documentation through them this is what my broker has said to me.

Other wise they say this clause is not in order , as if they are lawyers. I have got the Transfer deed done by my advocate by paying 2k but these guys have made me to run to post to pillar saying not acceptable and Manager & Asst Manager made me to pay cash of 5K , I do't know why? there was no receipt for this. some times you can also negotiate with them , please try this.

I have even wrote letter to Company heads but there is no use. Looks these guys are working in public office. to pass the file they charge that too like babus accepting cash.They do not have the proper behavioral aspects.this is not only with me I have even heard the same with many of the other owners. Further they claim to be they are in the industry for long tim are they having any ethics. Looks like even to resale our own Apt with great difficulty these individuals are making us FOOLS.

Do not go to consumer court if you are cheated by govt bank or big builders, contacted media , except one all are under influence no one except dc ready to write my story.

Gist of the story : DON'T BUY ANYTHING FROM THIS BUILDER ... and also DON'T believe on any words from their marketing/management.

I had booked an apartment from Purva Highlands in Jan 2007 with the possession date of April 2009. And can u believe that the build is currently saying that the apartment will be ready by 2013 ... so going by the history of the delays that this builder is doing, I don't expect the apartment by 2017 ..

Every time this roadside builder with a bunch of jokers commits on a new date with a totally new reason for delay. All the management of Purva are money suckers and their words have no value at all.

Before completing the active projects(Highlands and Venezia), they already launched a couple of more projects. Basically Purva is the biggest cheats in the real estate market.

Their MDs should be charged with 420 cases. They only take money from the buyers and are not even ready to meet the buyers. We as a group tried to meet the MDs, but they always ask the JOKERS(Prem and Shankarnarayana) to meet us and give us some more false promises.
