*Hi, As far as honesty & sincerity is concerned I guess its smethng 1 cant expect from puravankara builders as the chairman Mr. Ravi himself does not know the meaning of it.

I had a lot of respect for Mr. Ravi initially as he used to give tall stories abt his honesty & morality.. He is a smart operator wid al his tall promises & just a user & a man wid no honesty or morality.d a person. .

He does not care abt anyone except himself n his wealth.He is very careful wid his money n will not part wid a penny so easily. so I guess thts da way one builds such a huge empire. But its not enough to hve money n b a evil man. He has messed several lives n none hve the guts or the conviction to cme up n speak abt the injustice. think he has any values for anything?

Forget abt his promises to da public, he is not sincere to himself. , I guess its the power of money, does it make a difference? I detest the man, and I feel that the pple who write about their problems with puravankara shld make a forum, get together and shut down his office. Maybe this is wat God too wishes, as God gives u al bt if one thinks he is God, then we need to bring him to where he belongs.

I feel if all in this forum are true to themselves then each one should get to geather and finish such evil as thats what justice means. Sometimes its the public who need to wake up and raise their voice. Mr. Ravi does not deliver to u bt he n his family live in luxurious houses, fancy cars, 10 commandos, guards, holidays.. with the money taken from each one of you. and u hve struggled ur whole life for it. you need to protest and raise ur voice.

As ur right and fighting for a cause. If this happens trust me every builder, every man will fear the power of unity and will deliver. but if we let one crime to go scotfree then the crime will continue. so its us who is encouraging for others to cheat and take advantage. Today we are in a modern world yet meek. why ? is it bcz we fear for ourselves or fear of god..Please copy and paste this true testimonial to every such forum and create awareness and fight against injustice...

An interesting Project. When the project was launced the builder promised to handover the apartmenst in 36 months. Guess their calender is different from the ones we use.

Though they were ot handover in March 2009, they send an Email starting that there is a delay as they using a new technology ( new technology is meant to speeden up a process not delay) so the project will be handed over in Sep 2009.

They then follow it up with another mail in March 2009, and say that everything is progressing fine, bu tthe project is delayed due to exonimic slowdown and also because of lorry strike the project Phase one will be handed over in April 2010.

There was a lorry strike for about a week, but can this cause a delay of 6 month to 1 builder. Is this builder a new entrant in this industry that he lacks basic project planning skills.If the apartment owner defaults a payment then he is charged interest on the delayed payent by 24%, however Purva delayes the project by 1 year they will pay you Rs. 5000/- or 7000/- depending on the apartment size. Is this justified? Should they not compensate you at 24% of the monet they have colected?

Why should we pay the bank interest for delays caused by the builder? For those planning to invest in any of this builders projects ensure that you get this compensation clause changed so that it is not1 sided. Given a choice I will not invest any mreo with this builder.

This review is to caution people from dealing with this builders.

I had booked a flat with ACS builders At the booking time the sales people were loud mouthed and acted as if they were children of Gods.

They claimed that they were the most ethical people this Society.

I think these builders are the coolest of the lot in the Society with no pressures and if you follow up with them they will refund the money.

They have no experience in handling any of the goverment agencies. The first hurdle was the sanction itself. My flat is ready for the last 3 years when the other tower Meghana was getting ready,

These guys took their sweet time to get sanction of 6 months.

All a lot of follow ups they got the sanction.

Their sanction took the life of the owners. Then they came with another shock where they has a deal with Orange where a Car_furnishing etc would be given at the price we purchased.

We looked like fools.Still they claim that they are most ethical.

Then another hurdle came.hurdles one after another.FInally I thought of selling this flat because I thought it will take another 2 years for these guys to complete this building and possession.

With great difficulty I have sold this flat.

I still caution that these guys. Good luck to the present owners(hopefully they get the flat soon- before retirement

We got a apartment at Purva Sunshine in Dec 2005. Since they was no model apartment they told us it will be similar to Fountain Sqaure..we bought the idea and decided to go ahead with our purchase...

We gave them a lakh as a booking amount as well, when we went to the office to sign the agreement we were shocked to see that the layout of the apartment was changed and not the same which was  sold to us by the sales team.

The mgmt argued saying it was a design correction for the architects...instead of a open terrace we got a partially open terrace( thts what purvankara said) they need to go to school to understand the meaning of terrace first of all...how can a terrace have a roof...i do not understand, ,

Apart of all the reviews which have mentioned  Purva's best practices i am adding a few..

G Purvankara never came to any of the meetings which he was supposed to.Y N Roa used to shout at us as if we were laborers...

One funny incident which happed ed..once Girish had a meeting with the residents...we got him to our apartment to check on the tiles...we were among 50 residents along with Girish and Niana who visited our apartment, all of us agreed that the tiles laid in the living  n dining area were not of the same color and also not even propoerly laid..but Girish , Roa and Niana said there was no problems such and it was a fantastic piece...we thought we were idiots...

I will never recommend Purva to my enemies as well...

We were very much attracted by Puruvankara fountain square and thus felt to book an apartment.One Mr.Krishana who was a sales officer was very cardial and we experienced good relation in our day to daty contacts. Suddenly Puravakakara authorities felt that they will not be able to complete the project as scheduled and they revised the instalments according to their revised schedule which also they could not keep up. In the meanwhile those who we were associating are no more with Puravankara and therefore we have to face lot of problems in the recent past.

Our apartment is looked after by  one Mr.Shivakumar who is a non co- operative person.

We felt a miserable experience when Mr.Shivkumar sent a statement according to which he demands  interest at 24% for late cheque.We have continuously made cheque payments at scheduled dates and at no point of time while reminding  us or issuing receipt  for the payments made, earlier officers  of Puravankara have shown or pointed us  us any delayed payments. Our banker also complain Puravankara never acknoleges the payments.It is  bitter yo say when they have also appreciated timely advance cheque payments, .Mr .Shivkumar whom we never knew now says that those officers who were dealing with this project  are no more emplyee of Puravankara Fountain square.Was it not justified if any delayed payments were there, these should have been considered while issuing the reminder for next payments? Is it not like Back stabbing of customers? Mr. Shivkumar also deveates the agreed financial stantement  without our knowledge.

The Puravankara Projects authorities may not be aware of such worse experience faced by their clients. Hope and pray at least now they should look in to this. We feel a collective residents group can fight the issue and take up the same with the higher authorities in Puravankara fountain suare projects.The project managers also appears very irresponsible in meeting out the clients grivances.There fore I request all such clients to come together and freely communicate with the higher authorities about such un lawful facts.

We need more clarity in respect of the following - How Puravakara fountain square authorities charging VAT . and service charges? There are about 1200 apartment in Puruvankara fountain square project.The VAT and Service charges runs in crores.We need authentication whether the VAT and service charges collected are as per the GOVT orders and accordingly depositted with the competent authority. Recently thety are chaging statuatory charges  which was not appeared in the approved chart. Also interest at 24% for delayed they say now never talked till last 36  to 40 months.and total payments were made. All other expenditures like registration  they have shown much compared to other builders like shobaha builders. I feel we must talk to the authorities who may not aware of the facts for symphatic consideration. I never blame Puravakara apartments but I say there is some management problem which need proper care.

First of all, thanks for choosing to read my review. You might be wondering why my title is such. The reason is that I couldn’t find a proper word in any dictionary which could match their service.

I had booked an apartment in Purva FountainSquare (PFS) without even seeing the model flat. This was in Jul-05. That was the kind of trust I had on Purva.



  1. Mr.Sastry was working in their accounts department. I had parallel funding arrangement with my banker. Initially there were few delays in my instalment payments. This was due to delays by this man in handing over receipts (required by the banker for funding the instalment). I constantly checked with him whether I would be penalized for the delay. He assured me not to worry that if there was any penalty it would be mentioned alongwith the subsequent month's demand. I believed him. There were many delays like this happened.



  2. The agreement mentioned that the apartment will be handed over by Jul 2007. Sometime in 2006 I received a communication that the apartment completion will get delayed by 6 months. Mr.Y.N.Rao explained why the delay was. It was due to someone slapping a legal case on Purva because they had constructed this project on Raja Kaluve. It was convincing. He also said that there will no compensation for the delay as the delay did not happen due to Purva. Hence, we thought it to be a genuine reason & agreed to his explanation.



  3. 6 months delay meant that the apartment would be complete by Dec-07. We started visiting the apartment actively from Dec-07 but much to our dismay there was no sign of completion. The progress was so pathetic that there was no visible progress. During Mar-08, we were under the impression that since we have paid our instalments in time we would get the compensation as per the agreement. The compensation amount is paltry sum of 8 K. I call it paltry by comparing it with the rent I was paying + the Pre-EMI interest. When I enquired about the compensation, I was shocked to get an email from Mr.Kumar stating that I am supposed to pay 25 K as interest. It was devastating!  We were in rude shock to understand that because we have delayed our instalments we weren't eligible for compensation but instead need to pay interest.



  4. Tired with the delay in completion of the apartment complex, I decided to sell my apartment. It was another nightmare. Purva squeezed 4% of the total cost & the price was decided by them! The price quoted was Rs.3, 590/- per sft, when there was no sight of a genuine buyer for Rs.3, 200/-. Somehow I managed to get a lesser quote (on my alternative email id) from their sales team. Mr.Praveen never cared for my request to look at this email. In fact this rascal started screaming on me & stated "it is my wish whatever rate I want quote, who are you to ask? You need to pay according to what I say". I requested telling that it was my hard-earned money. His response "Oh! you are the only person paid by hard-earned money, others' money is not hard-earned?". Is this the behavior one can expect by a company that is publicly listed? God should save the share-holders!



  5. Interacting with Mr.Prem (Oh God, his designation is GM, After-Sales) to bring down the interest amount was another big pain. One meeting happened without hassles. This was when, he dropped the interest payable from 25 K to 20 K stating that he has shown leeway & was doing a favor to me! But complete scrutinization of every rupee charged by them & looking through my emails helped me to get it reduced to Rs. 16 K. Again here there was no leeway shown but the actuals. One thing to be noted here is Mr.Sastry had moved out of the organization. Hence, I did not have chance to get rid of the interest charges as he had mentioned that if there is any interest to be charged it will be clubbed in the subsequent month's instalment (refer to point 1 above). Mr.Prem escaped with ease stating that Mr.Sastry was no more in the company & there is no mention about this in my file. Man, this is an high end-to-end plan hatched by Purva so that they don't pay a penny as compensation but squeeze customer's balls to pay interest. It was a hard time for me to make Mr.Prem to agree to relook on the interest charges. He was not even interest to meet me.





Purva is highly incapable to manage & deliver large projects on time. PFS is still under construction, Purva will take at least 1 year more to complete this project. They are good to construct 10-apartment complex. After all this horrifying experience I realized my biggest mistake in my life. Booking an apartment with Purva was a disaster.

Well, this experience has made me a little more sharper on how to interact with a builder.

My interactions with several friends make me realize that some of the good builders in Bangalore are Prestige, Rohan & Mantri.

Friends, never drain your hard-earned money on junkies like Purva. Actually, I have tried to keep my horrific experience as crisp as possible. If you need more details please feel free to write to me.

I bought a flat in Srinidhi Enclave a year back and I am still suffering the aftermath of this builder, N. Srinivas Reddy owner of Srinidhi Contructors. Please be assured that their sales guys promise you something else and what you get is something totally different. The sales guy who you talked to would not be there more than a month. They are constantly rotated which is a clever ploy to attract buyers with fake promises. Ultimately at the end you would be left to deal with the builder himself.

The builder, Srinivas, would come up with some excuses of not doing what was promised until he gets all the money and just denies the promises that were made. Please, beware of this builder. I would also suggest that you stay away from doing any transaction with this builder and constructors, Srindhi Constructors unless you have a very good legal advisor.  There are many projects that are coming up in south bangalore that this builder has started work on. These constructions are around meenakshi temple area. He also has some projects close to Indira nagar.The reason for this review is to alert any future home buyers to be alert against future problems.

Hi,

Though Puravankara Builders have a very good reputation, their join venture with Keppel Land, a public company in Singapore is doing an aweful job.

Here are a few issues that the people who bought apartments in Elita Promenade are facing thus far:



  1. The handover of apartments have already been delayed by 6+ months. They have a clause in the contract saying they they can delay handover of apartments by 6 months without any penalty; which is not noticed by prospective buyers.



  2. The quality and finish of the interiors are aweful; far away from the model apartment s they show. The colors they have selected is terrible. When this was put forth to the Keppel Land officials, the reply they got is "You are not paying the Singapore prices for the apartments. Hence, the quality would be dependent on the price you pay". This is not what they advertised. Most of the people who bought apartments were under the impression that since an International public company is involved, the quality would be International too. Sadly, this project is of the substandard quality when compared to the Puravankara independent project quality standards.



  3. You would not get to see your apartment until it is handed over. This means, you cannot pointout the shortfalls in your apartment before it is fully completed and there is absolutely no room to any change. These days they do not allow people to take pictures of the apartments; this was due to the fact that a couple of people took pictures of the pathetic job they have done and posted them on the Elita Promenade home owners' discussion group.





These are just a few points. For specific details, you can visit the Elita Promenade  Home Owners group on MSN. The Keppel Land officials have been very stubborn in the meetings witht he home owners both in Bangalore and in Singapore.

If you are thinking of investing in any of the joint ventures with Keppel Land and expect a good quality, think again.

Many of you might be knowing that Purvankara is gonna start a new project in Pallikaranai, Chennai. The prj is called'Purva Windermere'. Though, to start with I didn't have any negative thoughts about this investment, after reading many of the reviews, a few things are appealing to me:-

1) Soon after DLF announced inagural price of Rs. 2800/sft in his new project'DLF garden city' in OMR Chennai, I suddenly find that Purvankara has issued an inagural price of Rs. 2790 for his project. I can't help wondering the logic behind his pricing - 10 rupees less that what DLF has quoted.

2) Not only this. There is another instance of'DLF mimicking'. DLF came up initially with the concept of making the initial booking by depositing a 5 lakh cheque which would not be banked. And then the actual payment would start. Now I find that Purva is doing the same. And interestingly none of the other projects in Chennai have this system. So now you guys should help me out here. How about his policies in bangalore and elsewhere? Does he initially take the 5 lakhs non-bankable cheque for his projects? Or is it a clear'DLF mimicking'?

3) And when I actually went and did the initial booking for Purva Windermere, the experience was so surprisingly unprofessional. The entire process was so raw. DLF had actually given us the exact apartment number and location during the initial booking. So all we gotta do now is give them the money and get the apt as promised. But with Purva, he didn't even talk about the actual apt number and location saying that the project is not yet approved by Chennai Metropolitan Development Authority and it seems his plan might change depending upon the approval process. So he cannot make a solid commitment as far as the details of the project we're interested in.

Apart from these, I haven't had a chance to identify more loopholes. Since he is new to Chennai, I think the'alleged' cheating quotient could be more that what some of you guyz have vented out. Guyz having similar experiences with Purva Windermere at chennai can chip in with their versions.

I booked a flat in Purva Fountainsuqare (PFS). It is a harrowing story. Its presales people are hired only to cheat you and give you only false promises. For all its projects, they will show you a great looking plan and model flat. But the reality is totally different.

In PFS till date they have already postponed delivery of flate 3 times (9 months delay already, looks like the delay will be for 1.5 years). And the worst part is every time they will shock you with information regarding delay in flat completing just few days before you are supposed to get possession! When you will talk about compensation, they will come up with excuses and hidden clause in the document you have signed.

To summarize, this builder is cheat, its executives are big time liers, the support staff is unresponsive. Avoid this builder at all cost if you are planning to buy a flat.

I have booked a purva panorama flat and I have nothing positive to say about these builders.  Their customer service manager is of no help.  They showed a sample flat which was different from the actual flat , in terms of dimension, finishing, etc ( I still haven't figured out why they called it a sample flat).  We did not want any interiors, ( this was before they started the project), but they asked us to take the tiles and sell it on our own.  You can't inspect your flat on days apart from Saturday ( between 2 to 4).  They are charging maintenance without giving possession of the flat.

Nobody responds to any query.  The project is delayed .  we still have not got the money from them for the delay.  The project is under litigation,  Have these guys got anything right???? Am staying in a mantri project right now,  though their quality is not great, at least these guys are more open to customers and are willing to hear out .

I had booked an apartment in their Panorama project.

Their unprofessional approach and lack of response from their after sales team once we have booked the apartment makes you think if you have to go through all this to buy a house. The project is delayed by more than a year now and still work is going on.

Once you book the apartment, you cannot talk to their after sales team. They think they are beyond the reaches of their customers and if we have to meet them, you need to wait for hours together in front of their office.

They make promises and never deliver. There has been a number of instances of this happening in Panorama.

To make it short, PURVA ARE A BUNCH OF CHEATS NO LESS. They are not bothered about their customers. Think twice, thrice before buying an apartment from Purva, and if possible avoid them. They promise everything but actually end up delivering nothing at all.

Its d same with all big and small builders in Bangalore..

Customers are taken for a ride.. we r all at mercy of builder and we dont have time to fight with these stupid people.

And these guys are well connected with Policiticians.. No way to go legally as well becaz d project may get further delayed..

Few lucky ones get d property as promised...

If you look at the current scenario there is shortage of construction material like cement, sand steel..

we never know the quality of these materials used for building apartments.. recently there was a news about fake sand being sent to blore..

Beware of layouts.. same site is sold multiple times..and it cud b government land... even film star got cheated recently..we r jst common people....

I booked an apartment with Puravankara Highlands project in Kanakpura Road, Blore. I paid 1 Lakh as a booking amount and agreed to pay 10% when my booking agreement will be ready. I am a NRI and booked this apt when my wife was in Blore on vacation.

Agreement was made with wrong booking amount and and Purva assured me that they will issue a new agreement soon but they wanted 10% amount from me. I told them that I will pay 10% amount after agreement is fixed. Guess what after calling more than 100 times from USA, I did not get the revised agreement.

After 3 months, I got a letter from Purva saying that they are cancelling my booking and will not refund my already paid 1 lakh to me. After making another 100 calls between me, Ganesh(sales consultant and Naina kariappa(MD @ Purva), they decided to grace me with Rs50000 saying that it is a favor from Purva.

Ganesh was an awsome sales consultant until I paid 1 lakh and booked apt.but after that he had different personality.showed poor response. Talking about Naina Kariappa, she is the worst management person I have ever spoken to in my life.let it be my employer or other place. She was not at all ready to listen.

It is like a gundaaraaj @ Purva. They told me that I am free to do whatever I want to get money back from them.and they will not refund my money nor send me new agreement because once an agreement is written .it is written.what a joke. They expect me to pay whatever comes to their mind.

I was so dissapointed after this episode that I thought I donated 50, 000 to gundaraaj in India.and have decided not to invest money in India anymore. I will not recommend any of you to buy apt with Purva. Specially if you dont live in Blore.dont even think about it.since their customer service sucks.

THere are other reputed builders in Blore that you can work with.I have not heard anymore bad things than that of Purva. I have friends who have bought apt from other builders, and they also have problems, but not as bad as what we see with Purva.

I own a flat in Purvankara Panorama on Bannergatta

Road. I bought a flat with Purva because I heard a lot of ads from them

on Radio and assumed that they will be good builders. But that was a

very wrong assumption to make.

Purva acts very professional up untill the point

that you have to make the payemnts. They will send you the bill in

emails, if you ask for modifications they will say we have a schedule

and modifications can not be accepted after a certain date etc.

But when the time comes for you to take pocession,

all the professionalism vanishes and what you see is a sick cheating

organization that can not even do what you take for granted even from

small builders in bangalore like clean water supply and faults inside

your apartments. I paid lakhs of rupees for getting my flooring

modified to marble even though the actual cost if I were to do the same

modifications was half of what Purva quoted me and to my shock what I

got was a flooring with more than 50 small and big cracks in the

flooring.

I am having difficult time investing as most builders are not trustworthy. I have been trying to get some information on Central Himalayan Land Development Company, developing Cloud 9 Project in Khabrar.

There are lot of negative comments on the builder but good comments on the place.

Can someone help and provide more info on the builder an dthe property. I am confused if there is really problems as some reports are claiming.

There is really a need to have a Regulatory body to help separate good builders and wrong builders on the pattern of IRDA etc. There are thousands of cases where we see people having prblems with delays, Payment issues, money usurping and the poor users have no where to go. Having a Authority to rate and monitor the builders is the real need of the hour if Real state has to be sustained in the country.

I booked a flat in Purva Fountainsquare, supposed to be with European design and very luxurious. The project is delayed by compete 10 months and counting and as with others, just found out that I have to pay interest on late payment with rate as high as 24%/ annum. And as explained by somebody else on this site, the system is designed so that you will always receive demand note with just a day or two to spare and if you have to pay through bank loan then you can very well forget that you will be able to pay on date as required because bank will take anywhere between 1 week to 2 weeks of working days to process. And thus in bargain you also lose a chance to get any penalty from Purva if the project is delayed.

I understand that this is true for every builder - small or reputed like Purva.

I wonder why Puravankara continues to get a single star rating inspite of such overwhelmingly positive reviews in the past few days. if you look at the last 8to10 reviews (including this one) almost all of them have given three to four star ratings. but some vested interests obviously has seen to it that puravankra languishes at one star

no company is perfect. niether is any man. nor any woman.  nor any cricketer.  nor any artist. nor any doctor. what one needs is honesty to admit gaffes. puravankara has unnecessarily been bullied and bulldozed by a handful of crabby non-customers.

i am among a dozen of my friends in Purva Heights who've had delightful experience with the company. And I am willing to go the whole hog and justify, if you are only willing to listen. I get the feeling that most of Purva baiters are just here to speak ill about the company without realizing that there are 1000 of customers out ther who  are happy with Purva's quality and deliveries. they truly live up to their reputation as a rock solid company and an A one builder

I don't want to give away personal details about myself because I don't want to be a sitting duck to hate mails. guys, put down your guns and smoke the peace pipe

by the time I finish this I am sure there are predators waiting to pounce on me and tearing this mail to pieces. I can only pity them

For all those perenially howling commentators on this website, I would like to enlighten them that Puravankara gave me a whopping amount ...they stuck to the clause and paid me compensation for delays which was not in the company's hands at all.

Now, if you want more information on which apartment and what amount, write back ..and I shall tell you the nitty gritties.

So finally you guys can 'mouthshut.'I wonder if any builder worth his bricks and cement has actually given money back to the customer. all companies talk, but Puravankara walks the talk. there are very few companies which own up to their mistakes and actually go on to compensate the customer. hats off to the team at Puravankara.

other builders should take a cue on how to address customer grievances from this honest company.

I can go on and on saying more positive stuff about Puravankara, only that these whining commentators on this site cannot stomach it ...why can't you guys just simply admit that there are people who have had good experience? just because a few of you have had unpleasant experiences, does not mean you can generalise without any basis whatsoever

Come on guys, don’t sulk. Puravankara is still a shade better than many builders who have announced projects and shelved it after sometime. Though the builders have given back the money collected, the result was disastrous for the customers who had to forgo of the investment opportunity as well their dream homes.

In fact, Puravankara faced a similar problem regarding Sunshine on Sarjapur Road. All of a sudden, Govt. announced the widening of the road, which in turn affected the project completion. But thanks to Puravankara, they haven’t shelved the project, instead they got all the clearances from the concerned authorities and are eager to complete the project. The result: customers will have 100% satisfaction

Yes! We don’t defend Puravankara completely, but that doesn’t mean that everything they do is deliberate and are aren’t concerned about customers.

Now, what will a company do when accessibility to sand laden trucks is denied, for months together, and mind you, the company has not burdened the customers with cost escalations – construction cost when the project started was 850/- and now it is 1525 /-.

So, guys just have a little more patience.
