I bought a luxurious(?) apartment in Plama Icon, Mangalore built by Plama developers Ltd. in 2009. Since, I did not see any reviews online and also, the apartment is situated in a very developing area in Mangalore, I bought this in a hurry without much checking the credibilities of the builder. In May 2010, I had received a letter from the builder saying that the apartment work is complete, make the remaining payment and one can occupy the apartment. When I wanted to occupy the apartment, I realized that only the individual units(flats) are complete but none of the other facilities, amenities and surrounding work. When asked, I was told that it will get completed in couple of months. With that promise I made my full payment and occupied the apartment.
After occupying the apartment, I realized that Plama Developers only made a false promise of delivering the luxurious apartment and in reality; the apartment cannot even take care of the basic need of enough clean water for use and proper drainage facility or Sewage Treatment plant even for occupancy of 30% There have been multiple communications oral, written and face to face meetings etc. to get them act on completing the pending work but all in vain. It’s been more than 18 months since the builder had declared the apartment is complete and still below listed and more pending issues do not see any sign of getting completed:
· There is no drainage facility or the Sewage Treatment Plant. Also, the toilet commode flushed water, bath, kitchen water all goes to same pit and it’s so small that it overflows every day to flood the parking lot
· There was a promise of bore well as alternate water source. There is a bore well but there is no water from it
- There are lot of debris and dirt inside the apartment premises surrounding the building and basements which are having no sign of getting cleaned
· There were other promises like landscape gardening and children play area are still not there
· Recreation hall, steam and sauna bath are only promises still not even started the work
· A very small gym with very poor quality equipment provided which were broken on very next month of installation
· Not enough lighting in the surrounding. After lot of push, there is a poor quality of lighting is provided
· The floor tiles used in the common area of so poor quality that keeps breaking
· Premises is not secured due to which stray dogs enter into the building and also, easy access to unauthorized people
Even today the complete possession of the apartment is not handed over by the builder and also, not completing the work too. All the Plama Developer Mangalore staffs including the Chairman and Managing Director outright lie to the customers. It has been frustrating 18 months living in this so called luxurious apartment, fighting for even basic needs like water and good sanitary conditions.
So, my recommendation to all those apartment buyers is to stay away from Plama Developers and those who have already bought, make sure you do not make full payment unless you check each and every specification is completed to your satisfaction.
