I was surprised to see so many negative reviews of the Olympia Opaline Sequel here. There may be hidden charges, bad people etc., which we may know later but property wise these are the best apartments you can have, not only in Chennai, but in any Indian metro at such affordable price. I bought one 3BHK & I am pretty happy with that. I can guarantee for the four things: 1) superb view & ambiance 2) very high quality construction & exceptionally well architecture 3) Easy access to the property and 4) Good water, electricity & maintenance.

Worst apartment I ever lived. And the rules will feel like you are a prisoner in Andaman nicobar jail.

Maintenance cost collected almost 4200 per month, but they say buy a rat trap on your own and take care yourself.

There are nice apartments nearby and I suggest to take a look at that for better living

There have been many regulatory policies that have not been in effect which were envisioned by many of the developers to improve the housing conditions especially for those who manage to live in the slum areas.

Even though the carpet area of a 2 BHK house is very less here the price for the house is the same, which is why I feel that they are cheating the buyers and that you should beaware of these people!

We thought we would be moving in an area that has green spaces and we would get some area when we can roam around and spend some peaceful time, but the builders made buildings in the space where there was supposed to be green trees and now we are stuck with living in a complex that is congusted!

Hi am sharing about olympia group my one of friend faced problem there.

My friend was tenant at olympia opaline for the past 2 yr.

But with in that she faced lot of problems t here.

Very thankful that she tenant and she pity on the onwer who poured in huge sum of money to buy a poor quality home.

When the weather is slight windy.

Pieces of cement would fall off from the wall around the floor.

Modular Kitchen and wardrobes are good though.

Maintenance is worst part in apartment system.

For maintenance is they charged 3.5 rupees per square feet.

During cyclone every floor is left filthy with garbage bag.

They not response properly.

I'm a tenant at Olympia opaline for the past 8 months. But within this period, I have faced enough to hate it to the core.

Quality of apartments:


  • Very thankful that I'm tenant and I pity on the owner who poured in huge sum of money to buy a poor quality home.





When the weather is slight windy, its normal for a door to slam. But whenever this happens. pieces of cement would fall off from the wall around the door. Believe me it is just 2 year old new flat.



  • They boast of 24 hour power backup - But not all flats are provided with, we need to pay additional 10000 for that



  • Gas pipes - Still under construction for years



  • Modular kitchen and Wardrobes are good though



  • I noticed the built up style of few new blocks(Sequel). No deep basement or strong foundation, floors are built in hast like 5 floors in 3 months. Poor quality homes at high cost.(Addotional cost too)





Maintenance:

Maintenance is the worst part in apartment system. Let me list down issues faced



  • Maintenance of 3.5 rupees per square feet is charged



  • As per rule structural damages and other damages has to be incurred by the maintenace staff



  • Though we pay maintenace, the plumber/electrician who visit to fix the issues will demand charges like Rs.300 or more



  • Structural damage occured in few flats during cyclone Vardah, which they have estimated to 1 crore and charging from the owners. But officially structural damages has to be handled by maintenance staff



  • During cyclone every floor is left filthy with garbage bags and debris all around without cleaning for 3 days. Imagine life here with kids.





Additional charges



  • Club house: Club house is built with state of art and excellent quality materials. But worst part is the management doesn't maintain it properly. Say a



  • Broken gym equipment would take 8 months to fix



  • Steam bath would have eucalyptus oil rarely like once in 3 months



  • There was a restaurant where we spotted house fly in "paneer butter masala".



  • There was a monkey swimming in the swimming pool, a snake other day. During rains the water was green for weeks, high chlorine content. They rarely change the water which lead to heavy hair fall for my friend.





and we need to pay quarterly charges around 3500 for using club house.



  • The fancy part is additional charges which owner has to pay every 2 month in one or other form



  • Few months back we needed power backup, when checked with the maintenace department they requested us to close maintenance dues which previous tenants didn't pay. Our owner patiently paid all the money(around 6000) and we got "Zero due" document authorized. Next month the authorities changed, and they are now demanding 16000 rupees as pending due and additional 10000 for power backup. Where it has to be done at free of cost



  • Again our owner was chaged with some association chage of 6000



  • Suddenly maintenance which has to be paid in monthly basis was changed to quarterly basis without any notice. Many people had to pay more than 15000 for these which was an unplanned expense in their monthly budget



  • Cyclone fund has to be donated, but here every home is charged Rs7 per square feet(Around 8000 for just 1000 sqft home) was charged



  • Residents are also threatened to cut down water and power supply in case their money demands are not satisfied.



  • Move in charges of Rs 1000 is collected from everyone who newly shifts into the apartment. Don't know what for.





Customer service



  • The staffs are friendly and polite only when you visit to pay maintenance or other form of money



  • When you visit the place for any queries, issues even the General Managers will not answer promptly



  • When comes to dispute in money, everyone will blame like system fault or change topics. We haven't arrived at solution for dispute so far.

Having dealt with other builders, I can say only a few of them are believable. Olympia, like others is the almost as frustrating and non-trustworthy as other local builders who have been dilly dallying with commitments for years now. Olympia has employees whose culture is not at all customer friendly, nor will they listen or even communicate with you once you are trapped. Although they look towards expansion, but in work culture they are only interested to maximize their profits, even at the cost of false commitments and manipulations. The name sake CRM, GM or for that matter any official also become deaf once you are in their loop.

Till you are in their buying process and till you pay about 30% they will be your best friends, once that limit is crossed you fall into their trap, because after that you have to pay penalty for cancellation and they are interested only in their money.it will not matter if you do not get your dream house. Have they ever thought about the customers they would not do that. No matter how much you try to interact with them or try to clarify, or even want to visit your own property they will never respond.

For example, to update a simple communication address will take more than 2.5 years, or to get your account statement will take more than 6 months and that too they will never want to clarify the mismatched or confusing transactions as per that statement. It will frustrate you, you will make thousands of calls but all to no avail. Even if you visit them, you have to literally catch them or else they will slip away. After about three four tries you will get hold of them and then again fall into their infinite loop of trying to get information from them.

Their accounts statements also will not be what you had agreed upon.

Be aware of doing business with them, as they will take you for a ride if you are a common person. Only deal with them at your own peril and only when you purchase outright across the table. No waiting, what you see purchase outright and you may get it.Do not believe in their promises as they are not trustworthy.

After becoming a "proud" owner of a flat after a 3 year wait and paying pre EMI and rent, recently in Opaline, I repent every day that my hard earned money has gone down the drain. The building is surrounded by stagnant black water infesting the place with deadly mosquitoes.The campus have dangerous stray dogs which chases any one driving and screaming whole night. Especially dangerous for kids. Imagine 19 floor building having 2 tiny 8 men lift. Hardly 5 can stand inside. No garbage disposal system. All collected garbage are dumped in this black water - Flat handed over but no talk on car park -

There is a tube hanging near the roof of kitchen. told that was for gas connection. No idea when this will be commissioned and how will be connected to cooking appliance. None of the rooms, walls or windows are straight. All the tiles are of poor quality and scratched. Poor putty and local painting. Another phase of building has started creating heavy equipment noise through out day and night. Not to say about the mud and dust - Bathrooms are done in a very poor taste and looks like cardboard pasted on the walls. All plumbing lines are leaking and seepage on walls have already began. Have been raising my concerns but no action till date only listening for weeks.

So if you had already brought or planning to buy or rent, please do take care.

I must say that I am fortunate to be a tenant & not an owner here. As already mentioned the best features: Its proximity to OMR and nearby IT Companies (and a Mall which still hasnt become fully operational for over 18-20 months now). But owning an apartment is really frustrating. Opaline might claim to have gym/spa etc. etc. but they havn't planned for a basic broadband connection itself (I feel they had some ulterior motive in forcing everyone to go for Velocity as the broadband provider).

The piped gas is still not functional, neither do we know when its going to be. The maintenance as of now is Rs. 2.5/- per sqft. and likely to be jacked up to Rs. 4.3/- per sqft. from Mar, 2013, which I believe is asking for too much since its nearly 20 KM outside the city. Then there are the minor issues which one faces on a day to day basis and the management does not even bother to get it resolved until some ruckus is created by the residents.

I booked a flat in Olympia Group's Opaline way back in July 2010. I was told that handover will be in early 2011. They sent payment dues and followed up with utmost sincerity to get the money from me. **I have paid 30 lacs in 2010 and still 2 lacs pending. They didn't handover the flat in Jan 2011 as promised and didn't handover even in march 2011 which was in documents. Only after calling them they answered that the prj got delayed by 2 months.

And note this - "prj got delayed, we will handover in another 2 months". This is the same sentence they told whenever I contacted them in the past 1.5 years. 30 lac rupees getting locked up for 2 years as well as home loan pre-EMI paying to bank without even getting the flat in hand. The total loss so far is 5 lacs and still counting. When I call them to ask for compensation all they say is contact him contact her blah blah blah. They point to the compensation clause in agreement which is peanut when compared to the total loss occurred because of their 2 year delay in finishing the project.

Think before you fall victim to Olympia.
