I went to check out the new villa project launched by ND developers as I has noticed their hoarding at multiple places. I saw the sample house and then had a brief chat with the marketing person there. Here are some observations / questions which I was not convinced about:

1) Apparently only 4 villas are left unsold in the Phase 1 (I find it extremely hard to believe). I think its just a pressure tactic of the builder to force customers to make a hasty decision. Apparently the sales guys said that they will  launch the Phase 2 in 2 months at Rs 7500/sft. If they are so sure that they  will be able to sell the phase 2 at that price, then why sell even the remaining few houses at the older rate.. just hold on the inventory !!

2) There is a narrow road in front of the main entrance. On asking about the plan to widen the road, the sales guy said that government has proposed a 60 ft road. I asked where can I access the government proposal, I was flatly told that it is all word of mouth and there is no plan on paper.

3) I saw a huge amount (Rs 8 Lakhs) being charged under the head BWSSB, BESCOM etc. On asking about the BWSSB water connection, he said that it will come after 5-6 years. On my arguing that BWSSB connections have not even reached Sarjapura road and on what basis can he say 5-6 years, again the sales guy had no answer.

4) I asked how long will the builder maintain the project. I was told that the builder would maintain for 2 years after completion. Lets assume that the builder completes the project in 2 years and maintains it for another 2 years. That means after 4 years the builder has washed off his hands of this project.

By that time, neither would have road widened, neither would there be any BWSSB connection and the buyers would be stuck with this property in god forsaken place. On arguing this, I could see the sales guy getting little rest less and asking me that it is up to the buyer to decide on all these things before making a purchase and builder is only responsible for things inside the community.

5) On asking how the houses would be built on the mango orchard, I was told that the trees would be up rooted and 1 mango tree would be planted in each backyard. Is that what the builder charging all the premium for in the name of "mango grove"? :-)

I wonder why would a buyer take such a risk and going by the reputation that I have read on this website, I am absolutely sure that it is just too risky to put in money in this project. But then, that my personal opinion. Well finally as they say "Caveat Emptor" (let the buyer beware).

Friends, Got to know about another incident about ND developers. They take bank loans in  with the help of some crooks by going into agreement and sell that flat again to you. One flat is mortgaged to 2 banks. Finally the person who buys will suffer. I will publish more evidence once I get the same. Be careful. This happened to few people in their previous projects it seems.

Adding one more star to my previous review of three stars. And here's the reason. A year back I had my doubts about the completion of the project. After a delay of nearly two years(due to multiple reasons beyond anybody's control). Construction has began in full swing for the last few months. In Bangalore, it's pretty common these days for projects to get delayed by about a year or two(name a single builder that hasn't delayed the project.?). However, it's the attitude and intention of the builder that matters most. And kudos to the MD of ND Developers for personally taking the initiative to get the project completed at the earliest. I would still say ND Passion Elite is a project worth every Rupee invested. It's all about the location, location and location. The building material and quality that is promised for ELITE is much better than Shobha.

Note: I will revisit this review in 6 months and update it based on the progress, if required.

P.s. I've read some of reviews posted against the project/builder. My question to those folks is simple. If you were so damn particular about completion timelines, expectations, etc, why din't you book a flat next door in Shobha.? You can't have Bread, Butter, and Jam:)

P.s.s. I have booked a flat AG02 in Elite, and I urge prospective buyers to go ahead invest in ELITE without a doubt.

I recently booked a flat at ND Passion Elite(actually still waiting for the cheque to be cleared). The entire project looks very promising and awesome. In fact, I visited their Elite model flat in person, if my flat is going to look like what they've shown me, then I will be a huge fan of N.D for life and will buy more from them.

I've run the legal documents through my counsel and below are some+ives and -ives that I've noticed. (These are just my personal views)

Positives

1. They have BBMP approval

2. They are a part of CREDAI

3. They are a well known builder

4. They have quite a few projects coming up in the next few years.

Negatives

1. It's been about six months since they got most of the necessary approvals, but they still don't have a crucial document "Commencement Certificate". Without this cert, they cannot start building and finish the project on time.

2. They don't have documents clearing mentioning'Demarkation of  flats'. Meaning, they have a 60% ND Developers - 40% Srinivas Reddy(land owner) stake in the Elite Project, but there is no clear document that mentions which flat is assigned to whom. E.g: My flat falls under the developers quota, but it's nowhere mentioned in the set of documents given me.

3. No EMI scheme - The builders are offering no EMI scheme till possession. Meaning - the builder will pay interest to the bank on the customer's behalf till possession. My only concern is that there is no legal document stating this. As a buyer i'm really concerned about protecting my rights for the future. But on a positive note, the builder has promised me to give this in writing on company's letterhead mentioning the same(but, only at the time of sales agreement). I would ideally like this to be sorted out in writing during paying the booking amount.

I encourage people to come forward and share their views and experiences regarding this project. Only productive and useful comments please.

I'm planning to invest on an apartment in Bangalore. After much research, I have scrutinized the list to 3 builders. Mantri has comparatively got good reviews, Oceanus has less reviews(difficult to decide) and ND developers quite bad review.

Kindly advise which would be ideal to choose.Also very honest feedbacks are appreciated as ita lots of money.

My review is to be realistic to everyone.. The ND Developers are a sublime in the real estate the present day. I have been a client of them. Based on what I see to the satisfaction with their progress, attitude and culture, the other reviews seem to be not so worthy enough. So please ignore the reviews which are written just to reprimand the ND Developers.

We always have a choice and lets better utilize for the sake of good.

I agree with miss anu, pls dear ones its enough that we are suffering even you people don't fall into the same well and suffer. Their ND PASSION is going on since 6 years and it will go one for more than 5 years for sure.

If you ask about it, the only response you get is a rude behaviour and responses.

Hope my review helps everyone. I’m not biased towards any one. I just want to say the reality, which is the recent history with ND.Developers was not as mentioned in the review. ND.Developers have made a good advancement in the market position and achieved the trust from the customers. I have been a recent customer to them.

I’m adequately content what they have provided. Hope that clarifies the ambiguous nature of this review.

I am a recent client of ND Developers. I have been granted what was promised and satisfied. So there seem to be no problem what so ever in the present days. The reviews which are biased before are of a long time. Anyway, I appreciate the quality of work and infrastructure they provide.

I recommend ND Developers. You always have the choice to verify the genuineness of the review...

EDIT:

I have just changed the answer to "* Would you recommend "ND Developers - Bangalore" to a friend?" to a "YES". And here's why... (I know I have given a pretty terse review, earlier, opinions change you see :-) )



  • I have gone through their legal paper work and it seems OK



  • they have increased the per qft price for their units, that tells that the product is finally finding favours among potential buyers -- and they do their research too, like I do



  • Sobha and Prestige have launched two new projects on HR and the pricing is exorbitant (4800+ for Prestige Ferns Res., and round abouts for Sobha's)



  • Having a look at the overall quality of their work, I feel that for each Rupee paid psft you get better returns with up and coming builders rather than the big ones



  • Purvankara, the adjacent project called skywood is still lingering and would linger on for some time to come



  • Based on multiple parameters like overall appreciation potential, quality, location and feasibility of the project I have changed my opinion about the project





I have been getting a number of private emails asking my opinion about the project and whether they should go ahead with the booking or not. so I decided to write a public one for benefit of all.

One thing, the longer you keep waiting, the higher the price you will pay for the units, developers have deep pockets, so if you have decided on a unit, go ahead, too much research kills the fun :-)

May be now I can think of booking one unit there if they offer me the pre-June pricing ;-) ;-)

ND Developers don't seem to have any ambition whatsoever to make big strides in the higher real estate echelons, they are pretty happy doing small-time projects and disappointing unsuspecting customers. Sepal and Oliva owners have some truth in what they've uttered so far - I'm baffled to see no more reviews for a long time from these owners, guess they've learned to live with misery and thereby made their peace.

They have recently launched their 'flagship' project Passion Elite, promising the moon, have to say that the floor plans are impressive, but it looks like they haven't yet got the required permits and grants from the sanctioning authorities.

As the attention diversion tactic, they recently held a grand opening ceremony with the minister of state for prisons as a chief guest too, this kind of gives the so-called credibility to the project, while they get the time to put their books in order.

Overall, this is a dicey project, with good potential if completed as per promise. You can book it keeping in mind the travails and tribulations that come as part of the package that's dealing with utterly unprofessional ND Developers.

Finally I am happy to say that they have completed all the work and handed over the flat.

A bit late is true, but it's finally done.

As a resident that's what you wanna see when you buy an apartment.

I have no complaints now. ND Sepal is a good place to live in.. .. .

I have already stated that the design and construction has been the  positive things I've noticed here. had a lot of complaints about ND before.

This is a brief summary of the complaints put by various buyers till now.You can serach them in this

As a fellow citizen, we think its our duty to let you know about the real face of ND developers. Here is what you can expect if you buy from ND developers:

1) Once you have bought the flat, the once cozy attitude turns into rude behaviour and then, you will be reprimanded for even asking for genuine things.

2) You will be threatened and shouted at by the MD of the ND developers who is nothing but assumes that he is some big shot.

3) Your promised amenities will never be yours and you will have to live without that and when you ask for it, you will never get anything except dates.

4) His first project – ND OLIVA is still asking for amenities and the people there got so fed that they are going to court now and have sent the legal notice. In ND Sepal, we don’t have even the proper electricity connection in half of the blocks. The lift is not there, the quality is pathetic and to the top of it all, its never going to get complete

5) There is no water in the flat. He will eat your BWSSB funds and you will have to buy water from outside. For ND OLIVA, even after 3 years, he has not paid anything to BWSSB despite collecting 70 lacs for it and they are forced to buy from tankers which costs very high ard 500-600 per flat per month. When you ask for it, you will be shouted at.

6) He will collect corpus fund from you saying that it will be handed over to association as soon as it is formed but he will not hand overanything to you. For ND Oliva people, he not only told that you will not get anything but also has the audacity to ask for refund of 8 lacs saying that he spent more. That’s laughable.

7) The land documents are not proper and you will not get Khata after buying it. You will be asked to pay 60-70k for Khata. ND OLIVA people have not got Khata still.

8) You will not get any occupancy certificate, completion certificate as he has deviated a lot. He will not pay and it will be your headache for getting it regularized.

9) ND Oliva owners are fed up of him and they have sent a legal notice now and they will be filing the case by end of this month. Pls talk to their assoociation for more details if you want any. You can talk to us in Sepal also as we also know whats going on there.

10) Once you buy a flat, you will feel like trapped with ND Developers.

He is tryting to sell ND Ascent and ND Sepal flats now alongwith Artha Money. He was not able to sell even one flat last year because of poor customer feedback and poor market standing. He is now tryiing to sell alongwith Artha Money. Pls don’t get befooled and buy with ND Developers. It’s not a symbol if trust but a symbol of distrust, forgery, cheating. YOUR DREAM OF HOME DOESN’T DESERVE CHEATS LIKE HIM!!!

have the misfortune of being an ND Customer in ND Sepal. They are one the worst builders in Bangalore. They are liars, cheaters, buggers. They killed my dream of a home, the apartment complex is in bad shape, only temporary electric connection is provided and they say that we do not have money to pay KEB to get the permanent electric connection. Most of the clients paid entire Flat cost by 1st Quarter of 2008 and now it is 1st quarter of 2009. So, they have complete flat cost of around 80% of the flats for 1 year and they are not able to pay for Electric connection, water, Lift and Power backup. We found that ND's MD bought several big properties in BTM layout out of this project and is unwilling to sell them to complete the project. Clients are crying and attending meetings on a weekly basis with the ND marketing team but ND's MD is visting Singapore, thailand and not meeting clients. The old customers in 3 years old ND Oliva are being asked 70k for getting the Khata as they didnt pay betterment charges and now they are trying to wash their hand off.

They never paid BWSSB fees to the government and now they are going bankrupt.

Please avoid them, they may collaborate with Manar Developers in BTM layout and start selling the projects. Please avoid following people and projects

I completely agree with the comments of people here. They started different projects without having sufficient money and kept directing money from one project to another and hence delayed delivery projects. Oliva they promised people in July 2006, but it was not ready even in August 2007. For Oliva they still haven't fitted the lifts!!. Also they not brought any equipment in Gym as promised. They have now started telling Oliva people to take over the maintanace without completing the things they promised.

Similarly Sepal also got delayed. They became more greedy and they compromised a lot on quality in Sepal. And it was not only quality of material in Sepal but also the workmanship. The alignment of vitrified tiles is screwed up, the tiles chipped off and many other things are not done properly.

They did agreement with people at certain price for Sepal and then they increased the money later saying the cost is increased!!

For water they have taken good money towards BWSSB but they haven't paid a single paisa to BWSSB. People in Oliva and Sepal are using borewell water. Oliva people have to pay for borewell water, which they get from some neighbouring house/plot.

The staff, starting from top to bottom has been the worst I have ever seen in my life. I think even the behaviour of some cart puller or subziwala is better than the behaviour of these people with their customers.

If you go to their office, you feel the owner is very religious. It's all show. The owner built a house worth Rs 4 crore for himself at the expense of his customers.

NEVER EVER GOTO ND DEVELOPERS...

I am from Mumbai and I completed my B.tech last year. After completing my B.tech I got a job in Bangalore and I shifted here. I lived in a rented apartment for six months but I wanted to buy an affordable apartment of my own. One day by chance I came in contact with a person from ND Developers and I told him about my desire to buy a house in Bangalore. He advised me to come to their office. I went to their office and within four days I finalized a 2BHK apartment offered by this company. I am totally satisfied with the house that I have bought from ND Developers. It is very spacious and the best part is that it is located in a prime location of the city. After considering all the things I can say that ND Developers is quite a good company.

Requesting your honest feedback as you being at ND OLIVA and ND SEPAL want to know your concerns, as I visited your project and inquired with few of the residents staying over their I came to know only one thing that the reviews were given over here are completely baseless and the only issue was delay by 8 months.

I am planing to book a flat in nd passion I am confident now by seeing their Nd Oliva & Sepal visited the project and enquired with few residents found out that absolutely there is no problem except there was a delay for few months, amenities given later but given.

As there is no water in that area I cannot blame builder for this. As a buyer I am quite happy with the quality and the price. What more I require? If you have any concerns, please let me know at shipraoracle@in.com.
