This pathetic uneducated developer doesn't no anything.

He knows only how to cheat People.

No Occupation certificate, No Khata transfer, No fire approvals, maintenance cost is Rs 4/-sft.

Incomplete project after being delayed for decades, Club house became graveyard.

he has not provided OC to any of his project, has taken 40-60% deviation.

Please dont ever buy flats from ND developers or ND Gladstone.

This project started in the year 2012...we invested in this project in 2013 in BG04...Total of 147 units in five blocks.This project is stalled for years after completing 70% of works.

Now all the home owners taking up this matter and pooled in additional money and the work is going on in full swing and likely to be handed over by August end of this year.

The quality of the building and materials used are good. It is aesthetically placed with connecting roads in all directions..Still few - three or four unsold flats are available ...Their quote is lesser than the prevailing market rate in that area..

I would suggest it would be a good investment.

Hi All,

Till a couple of months back I would have joined the entire bandwagon of dissatisfied customers list. But that was in the past. In the last 3-4 months there has been so much action which is happening in the ND Elite Project, it has totally taken us all by surprise. But the best thing is to compensate for all the delay, the quality which has been meted out is unbelievable. Just top of the line. The Wooden doors being used is of top quality. The wall finishings are amazing. Everything used has been top quality and to that add the amazing location, this property is a sure shot winner. Waiting with bated breath to move in ASAP.

Hi folks,

I recently went to ND developers / ND Gladstone, met their sales person,

Based on reviews, I asked them Bundle of questions, sales person explained me the whole story about the delay and construction.

Regarding amenities they promised they will deliver within 6 months and ready to mention in agreement as well, then I met mr. Naveen about the pricing and he doesn't no how to talk to ppl, such a idiot, who doesn't no anything about the property.

If you ask the time frame for the construction of club house, he keeps on shooting at me.

Such a fool.

Will they complete the club house work?

Hello All - Much is said about this builder but as a matter of fact, even I too was sort of demotivated when I saw different reviews from people on this blog. I completely agree that there has been 2 years delay in handing over the flats to us due to multiple reasons but now the builder has realized that Customer satisfaction is the most important thing in any kind of business.

The MD and the ND team has been putting loads of efforts to complete the project in a timely fashion and we all owners do see a lot of progress around this. It makes me feel more comfortable that soon our homes will be delivered to us. As all are saying, the location is the best in the city currently and for sure when the entire project is completed it will look far far better than expectations. I will write my review again after few months and provide facts from the development of this project. Thanks and do invest in this property if interested.

I can see folks have given too much negative comments about N D Developers

Even I was a detractor few months back

But in past 2 months, I can see significant progress in N D Elite project

No doubt, N D Developer uses good quality material

N D Passion project is testimony of this

I am quite positive that N D Elite project will be handed over to aspiring owners within committed time

Since Jan 2016, construction work at N D Elite has been going on in full progress

I can understand frustration of some of owners who have posted negative comments. But all the facts provided by these bad mouth owners are not correct.I am monitoring progress by physically checking work progress every week

MD of ND Developers surprisingly has been quite supportive and responsive since Dec 2015

He meets once in a month with all owners of  N D elite to provide work progress

I can bet the location of N D Elite is one of the best location in Bangalore. FYI.HSR Layout is 2nd most prime location after Indiranagar in Bangalore

Urging aspiring home buyers for N D Elite not to be influenced with negative comments. Some folks have put negative comments intentionally as they had some differences with N D Developers while negotiating on apartment cost.

ND Developers till Mar 2016 has just changed the name to ND Gladstone.

It is owned by the same cheater, only the name changed to fool people.In all his past projects, please check with owners. You will find same complaint



  1. Low construction quality



  2. You will not get the promised amenities



  3. Amount taken from customers towards BWSSB connection will be consumed by himself without giving to BWSSB



  4. Lot of issues with documents like Occupancy Certificate, A Khata, BWSSB connection, Betterment charge etc. You will land up paying more than 5lakhs later to get all these documents.



  5. Delay in completion



  6. Unprofessional behaviour from the owner Mr. Durani.

I bought a flat in ND Passion from ND Developers in 2013. At the time, I was comparing projects from DSR & Purva in the vicinity. As ND isn't a known name, I tried looking for reviews, and don't remember to find anything negative.

In the hindsight, it was a huge mistake. The very flat due to be delivered in next 3 months, took another 2 years to complete. For months together, there was no progress. I gave up on it, and then realizing there is no choice, took the fight up with few fellow flat owners. For months, going to ND office, meeting MD himself, getting another false hope, only to be disappointed again.

Knowing project will never complete, and in burden of both EMIs & rental, I decided to move in. I moved in with just one working lift(service, no pax lifts), and a swimming pool. No play area, skates area, pavers not laid out, block not painted etc. etc. Even when the'handover' took place, I ran pillar to post to get pending work done as small as latch in bathroom, door polish etc. The only silver lining was ND officials(electrical head, project head etc.) were not rude. They weren't effective either.

I have been living here for a year now, and still none of the amenities except swimming pool is ready. I have been among many other families, doing with only one lift. 3 months ago, one fine day, on pretext of pending maintenance amount from few flats(excluding mine), ND stopped water. It was timely intervention by few fellow resident Samaritan, that we could handle the situation. We have taken over since then, and doing pretty well.

After all above, entered Gladstone, and they agreed to complete everything in coming months. The joy was short un7379521, as only a couple of things were done, and rest still incomplete. We are still reeling without amenities, fire safety, and not to mention 1 lift for entire 12 floor families. Gladstone does not seem to be interested in resolving, giving false promises, and not fulfilling. They are only complementing their partner.

After more than 5 years since I booked my dream home in ND Passion Apartment by ND developers on Harlur road, I finally got the flat in ready condition in March 2015 to be registered even without a permanent electricity meter, no kids play area, no passenger lifts, etc. With high amount of rental being paid by me I had no choice but to register the flat and move in. Since then more than a year has passed and the situation is the same as it was in 2015.

Only thing is just recently we got the electricity meters in May and that too by owners pooling in money and aishwaryasingh23ing partial amount for final meter charges and temporary electricity bills that the builder has not paid for few months. Temporary connection approval was ending in May and we were almost like blackmailed to aishwaryasingh23 that money else we would have had no electricity.

Recently this new group Gladstone has partnered with ND and JV formed(ndgrealty.com). These are another bunch of dishonest people taking us for a ride. They promised that they will Finish938844 most of the pending things including club house and what they have done is some external painting and cleaning and pathway and nothing else. The work in the apartment is almost stopped.

B Block whole internal painting is pending, balcony painting is pending, Passenger lifts were started once meters were installed, but now it seems that builder has not paid due amount to Kone and they have stopped the passenger lifts leaving us with only one service lift. Everyday morning you have to travel with garbage and feel like garbage  while using the lift to go to office. Gladstone is promising us that the lifts will be operational  tomorrow  for some time now. Not sure when that tomorrow will come:(

These also collected two years of advance maintenance and then suddenly started stopping maintenance activities and demanding huge money on maintenance back from us after expending all the deposits by all owners. All the assets that these guys have maintained are in such bad conditions that they need repair every now and then costing loads of money.

Its with heavy heart that I have decided to move out of this flat as soon as I can because of lack of amenities and safety, no fire equipment or approval, no kids area and forget the Club house which they promised. That will never materialize in next decade itself. All dreams of a nice community have vanished. The feeling of accomplishment that one gets after having his own house is no longer there. Instead a feeling of helplessness and frustration has taken its place.

I sincerely advise buyers of any ND Developers or ND Gladstone properties to be aware of this builder and do not invest your hard earned money and your dreams with them.

Builder has cheated from the day one and the service what we have got here in ND passion are nothing against what we have paid, specially in B Block.

NO vision, NO plan and NO Amenities for B Block.

Everything is on papers and in dreams.

Many issues are still present with basic facilities like lift, Parking, Electricity Meters etc etc for B Block.

Pls Pls do not buy land owner share as well in B Block, both builder and land owner are cheaters.Even they did not pay the dues to workers and work has been stalled in B block.

POTENTIAL BUYERS-Pls contact anybody in ND from B block to know the current situation.

Hi All, whatever positive reviews u r seeing here are bought by the builder through O.R.M(Online Reputation Management) and they r all fake. The builder is in deep financial crisis & not able to pay salaries to their staff. Poor employees have not got salaries from 4-5 months & suffering from financial probs.

Do u guys expect anything good from such a company? when it cannot take care of its own employees, how the hell they will take care of their clients? None of their projects will get completed in near future. if anybody planning to buy from them, think again & again. Dont just go by some paid reviews. visit the Passion site, meet few owner living there & listen to their problems then u can decide.

I was looking for a compact house in Bangalore within my range with good amenities but spacious kitchen was a must.My wife was very particular about the kitchen so it somehow restricted my search criteria.I consulted may builders in that area and finally met experts of ND developers who catered my requirements.

They gave me ample of options within my range.I would recommend ND developers in search of good realty dealers in Bangalore.

Basically I was from Delhi and for my job I shifted to Bangalore. I was living in rented house but as time went, its little bit difficult for us to manage with our guests and all. So I thought to buy a house and I searched and visited many sites and did not find a good home in budget.

Lastly I contacted the broker, he suggested me a flat made by builder N.D developer, I visited the site and booked a flat and I liked the flat and plan. It’s always good to buy a flat rather than on rent.

ND developers and any of there associate companies are big time real estate cheats in Bangalore. Although they are not a big time developers, their pricing for flats are close to elite builders of bangalore. However, they have some 5 projects in total in Bangalore and none of them is seeing any completion date. All projects started well before 2005.

There are various factors associated to their slow pace. First and foremost, all of their projects are developed on illegal land. They try to get sanctions from various govt bodies by bribing. But, over a period, the official change and they continue bribing the new set of official s and this way most of the buyer s money is being utilized for bribing. Illegal land comes cheap initially  that's the reason they have 5 projects but, all of them under litigation.

We also hear that, few buyers who occupied the flats voluntarily, fed up with the builders delay were threatened and chased out forcefully over night by the goons who are permanently hired by the builder. Because of their bad name in the market, they merged with GCorp.even after that the combined reviews are getting worse every passing day. Buyers who booked flats in other projects that started well after ND projects are finished and handed over long ago. Authenticity could be provided on request.

I have a flat in Nd Passion apartment on harlur road .builder had promised to give club house, children play area and lots of other amenities. Forgot about club house & other facilities they  have not even installed electric meter in b block . common arera is still running with temp power connection . they have not even paid last two month bill to bescom . Now bescom has cut the power . We  are trying to collect money from residents and paying bill to bescom

he has also stopped suppplying water . we are buying water from association fund.

he will never completes a  project and give you an excuse that they don't have money to complete the project . Visit ND passion on harlur road, Kudlu -560068 and see yourself .

They will promise you to deliver paradise and what you get is worst than hell . So be  careful before giving your hard earned money to a builder like ND developer

I am from chennai and I finished my B.tech 2 years ago. Subsequent to finishing my B.tech I landed a position in Bangalore and I moved here.

I lived in a leased condo for six months however I needed to purchase my very own reasonable flat.

One day by chance I interacted with a man from ND Developers and I let him know about my longing to purchase a house in Bangalore.

He prompted me to go to their office.

I went to their office and inside of four days I settled a 2BHK condo offered by this organization.

I am completely fulfilled by the house that I have purchased from ND Developers.

It is exceptionally extensive and the best part is that it is situated in a prime area of the city.

Subsequent to considering every one of the things I can say that ND Developers is a significant decent organization.

Firstly I bought the flat 3+ years back and since that time, they have only called to ask for payment.  Every time I call, email, text - no one responds.  The project is delayed and still no sight of hope.

As a concerned customer, I demand inputs and status updates but no go.  This is the biggest reason for people to not consider them.

I am not sure of the outcome once the flat is ready but from looks of it - I would recommend to stay away if you are investing your hard earned money.

My project is delayed by 2+ years and still the handover date has changed for 5th time so far.

I will post 1 review each week with the updates.  This is my FIRST review ever on anything.  You can imagine my frustration.  Don't let this happen to you.

Pathetic builder. Be careful while signing agreement. pls read it carefully, the full proof agreement; by which they can decide whether to pay compensation or not though they have a clause for compensation.

They are already delayed by more than 2 yrs. Seepage has already started happening in the flats.

Very irresponsible staff. And they will keep on changing the contact person due to which they will keep on saying "not sure about previous commitment, my commitment is this"

I have purchased flat in N D Passion Appartment, developed by N D Developers, although the price was lesser by 600/sq. ft, when compared to Shobha / any other standard builders, after shifting to the place I realised the reason for the difference in the value.

The project was late by over an year, the builder did not give the compensation amount as agreed during the time of purchase. As I was left with no option than to compromise with whatever amount the builder was paying as compensation.

I went ahead and got my flat registered in 2013, March, after this I decided to shift to my place in March 2014, to my great luck and efforts of the builder the apartment was not ready as per the agreed modifications/basic requirements, I had to be on leave for more than a week to get the house fixed to a minimum level before I could shift.

Till this date, I am struggling to get the complete fixation of house as agreed during the time of initial purchase. Tiles broken to adjust a door are still not replaced. Cable TV connection is direct through the cable to set top box, the junction box fixed is non-functional, although I had paid 3000 for cabling over an above the flat cost and additional 1100 for the installation of the Tata SKY, still struggling.

Personal suggestion, spend on reputed builders and live peacefully, than invest with N D Developers, I am regretting.

Like everybody in the corporate world, I too dreamt of owning an apartment in Bangalore. I started to hunt for an apartment in October 2011. I looked at several apartments in and around Sarjapur road. I had visited Bhuvana greens, DSR woodwinds, Mana Jardin,  Purva Skywood and several others before I visited ND Passion. Bhuvana greens, DSR Woodwinds and Mana Jardin had just started digging for foundation work, while at ND Passion Block C had come up, Block A was at 9-10th floor and Block B was at 5th floor. I was of the opinion that I would get faster possession of ND Passion since majority of the work was already done. Little did I know what was coming my way.

I paid the booking amount of Rs.1 lakh and I booked an apartment on the 11th floor of B-block. In a few days time I made the 20% cash payment. The rest was arranged through a loan. The agreement was made in a couple of days time. As per the agreement my apartment was to be handed over to me in March 2013 plus a grace period of 3 months which is understandable. I was so excited about this purchase that I used to visit the site every now and then looking at everything around me like a kid. Once the B-Block structure was done, I used to climb the stairs all the way up to 11th floor even though I had back problems. I am listing down all the issues that I faced so far from ND Developers. Wonder how many more do I have to see.


  1. I wanted some changes in the kitchen and dining area. This was discussed with the assistant manager - CRM and the architect. I was told that all pipe connections and wiring needs to be taken on the floor since there is a lift adjacent to the kitchen and the wall was concrete and hence cannot be chipped. I was OK with this. These modifications had to be done at the time the roof of 10th floor was being done. I spent a lot of time discussing this with a friend who is a civil engineer, I visited the ND Developers office several time to have discussions with the assistant manager and the architect, I visited the ND Passion site several times to discuss this with the project manager. Finally the cost estimate for modification was prepared which was duly signed by me and returned back to the assistant manager.





As of today, these modifications are yet to be done. I had reminded the marketing person every time a floor was raised and still nothing was done. On questioning, assistant manager says, modifications will be done when plumbing work begins in the apartment. Plumbing work was already over in the apartment. The inlet pipes for the sink was already in place.

What happened to the concrete wall Mr. Assistant manager? Did you find a way to chip it now? Why wasn't it possible then? I asked him for a detailed plan on how he planned to do it. Until today I haven't heard from him on this.

What kind of a builder are you? Don't you maintain a record of all the requests from your customer? Do you even understand that there will a difference in quality and finish, if the work was done when it had to be done and if done now?


  1. At the time of booking, I was shown the apartment layout on ground floor, 1st, 2nd and 3rd floor. They assured to me that it is the same all the way up to 12th floor. The apartment was such that, there was a walkway with railings right in front of the main door which was open to air. We were happy with the layout since there will be enough light through the main door whenever it is kept open.





As the structure came up, one fine day when I climbed all the way to 11th floor, I was shocked to see a huge wall right in front of the main door. The whole walkway was so dark mid afternoon that I felt as though I am entering a cave. I wonder if I will be able to move bigger furnitures into my apartment. The wall had come up because they extended the flat which was opposite to my apartment. Just for the sake of few extra lakhs, you made a mess of my apartment.

There was no way I could have checked this at the time of booking since the structure had not come up. Block-A which was ready had a different layout on 11th floor. Why did your sales team give an assurance that all layouts are similar to the top floor? You should understand that all the 2D plans, layout is not easily understandable to a layman. Your team should have explained it in detail which none of you did. If this was told to me in the beginning, I would never have booked this apartment. The first thing that any buyer looks when buying an apartment is whether enough light enters the apartment or not. I was so disturbed for several weeks after this incident. ND Developers were least bothered. They even stopped responding to me after a few email exchanges.


  1. As per agreement, the apartment was to be handed over by March 2013. March came and went. No news from the builder. I waited for the 3 months grace period. No news yet from the builder. Infact no work was actually happening at the site. Daily a worker used to come and place just one brick or so. That was the amount of work being done. Several flat owners got together to confront  the builder. For me the handing over date was March 2013. But for several others it was sometime in 2011 or 2012. After several meetings with the builder and his team, they came up with a new timeline. As per the new timeline, I was to get the apartment in October 2013. Even then no significant work was happening at the site. On questioning, the assistant manager gives reasons like labor problem, non-availability of raw materials etc. If there was indeed non-availability of raw materials, how was work happening at other builder's site? If there was indeed non-availability of raw materials, why are in this business if you can't foresee the future? How was work happening at ND Passion Elite site in full swing if there was raw material problem? (ND Passion elite project started at least 5 years after the start of ND Passion project. Since it is a premium project, ND Developers are focussed on finishing that first. Looking at the kind of progress, I am sure people who booked ND Passion elite will get handover even before those who booked ND Passion). Several other projects which were at digging stage at the time of my apartment-hunt already have occupants in them.





So, October 2013 came and went. No news of handover. The A-Block was handed over to its owners. Till date A-Block owners are complaining of several issues at the site. Lifts were not operational for several months even after handover. Reason given was the delay from the lift provider. On contacting the lift provider, we were told that ND Developers had not made payment to them yet. How will they install the lifts or make them operational if payment is not made? Why wasn't payment made? Where was the project fund used? Buying land elsewhere? On ND Passion elite project or your personal bungalow?


  1. In November, several meetings took place again. More colorful excel sheets. New timelines. This had become a habit now. As per the new timeline, handover of my apartment was April 30th 2014.  Pending tasks were listed with new start and end dates. The pending tasks were exactly the same as the previous plan. It was also decided that the assistant manager sends out a progress report every fortnight. Trust me, the progress report of 11th floor which I received in November and the report I received in April was exactly the same. No numbers had changed, except for one. The number of days left for handover. This was the only change in the 2 reports. Why do you even call it a PROGRESS report? Do you even know what progress mean? As usual the assistant manager had ready made excuses. "Floor tiles haven't come yet. The last load of tiles received were of poor quality. Hence we sent them back".





By mid March 2014, the owners were frustrated and had enough of ND Developers. I doubt whether any current owner will ever buy from ND Developers again. I for sure will not nor will I let any of my family and friends to buy from them. The owners decided amongst themselves to take on the builder legally. Lawyers were consulted, Credai was contacted and after several discussions, an association  was formed. This was required to take any legal action against the builder.

The owners had requested a meeting with the MD of ND Developers since talking to his staff at the site or office was leading anywhere. The MD wasn't ready to meet the owners nor were his staff ready to share his contact details. Finally on behalf of the owners association, a mail was sent to the MD informing him of  the consequences if he doesn't agree to meet the owners. The association had decided to write reviews on mouthshut, blogs, newspapers, forums etc, consider legal action, registering a complaint with Credai, visit real estate shows where ND Developers has a stand, stage a sit-out in front of Passion site, consumer forum etc. A deadline was given before which the MD had to respond.

The MD responded saying he was out of station and asked the association to meet his staff. It was clear that the MD didn't want to meet the owners since he was spotted near Udupi Garden, BTM Layout on the same evening. The MD finally decided to meet the owners and as expected we now have more colorful excel sheet with new timelines. According to the builder, I will get my apartment only by end of August 2014. The MD had accepted that work has not progressed because of lack of funds. I wonder what he did with the funds received from all owners. All of us have paid at least 95% of the apartment cost. MD claims that the project requires another 20 crores and he will inject 14 crores in the coming days. As of now, the association has decided to give ND Developers one more chance, but the progress will be monitored seriously on a monthly basis and necessary actions will be taken if the progress is not satisfactory. I will update this blog on the status every month from now.


  1. ND developers always tries to evade any questions relating to compensation.  When I did, the reply I got was that March 2013+ 3 months grace period + 6 months for reasons beyond the control of the developer. So effectively I will be getting compensation only from January 2014. Now wasn't the project fund in the control of the developer? Why do I have to pay the price for the incompetence of the builder? Why do I have to pay the price if the builder has used our funds elsewhere. I won't be surprised if tomorrow I read a news stating that ND Developers holds acres of land in Bangalore. Do you even bother what your customers are going through? How much of pain and tension you have caused to your customers? I pay a rent of 18k plus an emi of 34k. I can't even claim tax benefit on the loan since I don't have possession yet. And all you give is a meagre 6k per month which you are not paying properly. Over that why aren't you making monthly payment? Will you give me interest at the time of settlement for holding my money back. Trust me, I will not let you off easily on this. I will consider legal option and make you pay more than what you owe me. I have never seen a useless and incompetent builder like ND Developers.





My request to all future buyers is to never ever buy from ND Developers. Please strike it off your list. There are several other small time builders who do a much better job in terms of quality and timeline. All ND Developers know is to make false promises.

Buy from ND Developers if-



  1. You want to lose your peace of mind.



  2. You are expecting possession after 10-15 years



  3. You are expecting horrible build quality. Visit any of their site and check the finish and quality. Compare it other small builders. They call ND Passion a premium project. If this is the kind of build quality we can expect on a premium project wonder how a budget apartment from them would be.



  4. You want to see your hard earned money going down the drain.



  5. You want to go through their sales team and customer care team on a regular basis. They just know to make unrealistic promises. In most cases they don't even know what they are talking about. It is just a copy-paste job. In most mails, the content is incomplete. May be a case of copy-paste job gone wrong. Sometimes they also reply to your mail addressing you as somebody else. This shows their professionalism.





6.  You want to go bankrupt paying EMI and rent and no tax benefit at all.

If after reading this you have changed your decision to buy from ND Developers, then that would be the best ever decision you have ever taken in your life. I made the worst decision of my life buying from them and I am still repenting. Please visit ND Developers sites and talk to the owners. Read the reviews on Mouthshut. I am sure you won't find even a single good review on ND Developers. If you find any, it is from their staff itself. You will find a lot of reviews from ND Passion owners and ND laurel owners. In couple of years you can also hear from ND Passion Elite and around the mangoes owners.

I am not any competitor to ND Developers. I am just a frustrated unlucky owner of an apartment from ND Developers. All the statements above are true and I have all the required mails to prove the same.

I don't enjoy doing this, but this is what ND Developers have led me to with their false promises, timelines after timelines and improper response from their team. Wonder how can they just stop responding to somebody's queries who has paid over 50 lakhs to them for an apartment.
