Very disappointed with the current situation at Nandi Citadel. At the time of purchasing the flats all the owners were promised a separate entry and exit roads for the new phase constructed. But now NHPL says whatever mentioned in the sale deed can be changed at any point of time. The old phase people used the entry road of phase 2 as their amenity. They had made the road as a children's play area and as a walkway. Now the RWA is not ready to give away that road to the newly constructed phase, as they value amenities more than basic necessity. All the amenities are already on Phase 1 end and still they shamelessly fight for this road to be converted to an amenity. NHPL is not helping the new residents and RWA behaves as if they are the dictators.

I am extremely disappointed with the services and practices of the builder, Nandi Housing. Despite their claims of being a 40+ years old company, their unreliability and lack of integrity have been evident throughout our experience as residents of Nandi Citadel Phase 2.

From the beginning, they have consistently changed their statements and promises, leaving us frustrated and confused. Basic responsibilities are often neglected, and we constantly find ourselves having to remind them about their obligations.

While they are meticulous in sending reminder emails for payment, it is disheartening that most of our emails seeking clarification and resolution have been left unanswered. This lack of communication is simply unacceptable, and it undermines the trust we had in this company.

I strongly advise against relying on the brochures marketed by their team, as we have discovered significant deviations between the promises made and the actual reality on the ground.

One of the most concerning issues is the state of the roads in Nandi Citadel Phase 2. Despite being relinquished, these roads remain blocked, violating building norms and byelaws. When questioned about this, they skillfully divert the responsibility to the Resident Welfare Association(RWA), avoiding their own accountability.

This review serves as a reminder to the leadership team of Nandi Housing that Ethics and Integrity are paramount. As residents, we expect a reputable company to uphold these values and fulfill their basic responsibilities without hesitation.

In conclusion, our experience with Nandi Housing has been unsatisfactory, and we feel let down by their unreliability and lack of transparency. We hope that they take our concerns seriously and make necessary improvements to provide better services to their customers.

This builder gave phase 2 maintenance money to RWA and ran away! RWA is making unsafe scandalous illogical route changes inside society and forcing us to get into accidents.

Land 92/3 of Kammanahalli Begur taluk Bangalore south part of which the 18 guntas next to 92)2;belongs to someone else than Nandi housing or its chairman. Flats have been built and sold making buyers having difficulty. This 18 guntas on which most of the flat is built had already been sold by Ramachandra Rao to Kamakshamma so has sold her entire holdings to Sreenivasa Murthy. In respect of 92/3 the documents have been fabricated and even being aware of 18 guntas belonging to someone Nandi housing though aware have illegally occupied the place after their legal counsel proposed compensation. Ignoring that and fully aware of fabrication of documents Nandi Housing have wilfully constructed without paying compensation. Any land survey based on earlier sale by Ramachandra Rao, documents of which are known to chairman though wilful violated, is going to reveal the truth and hence Nandi Housing cannot issue Khattar as explained by Some in their review. proceedings inclusive of formation of SIT is underway and request to government

I have been the victim of their manipulative statements and false promises made while buying flat.

They are biased but would not accept though it is clearly shown in their design. They will be responsive till you have not bought flat. one you made all the payments they will not listen to your genuine concerns.

Overall Nandi Woods is a state of the art construction, Granite Stone claded wall, Quality electrical and sanitary fittings, centralized Gas etc.

I too have similar information on experience to share, as quoted by builder on amenities are yet to come 4 years past. Good Marketing brochure was made to attract, now we ask about the amenities builder has other version to show saying these will be there along with phase 2 construction and for that you have to wait, no idea how many years it may take, may be my Grand children will enjoy if done and I stay in here.

Many issues are yet incomplete some walls are not painted or some of the unfinished state of art structures. Initially when asked they said it will be done before we handover and latter they said its been years back we have handed over or we are no more responsible.

The biggest lesson learned is never buy or decide unless you see it is finished or ready to occupy and never occupy the under construction flat.Because builder easily make our money for their construction OK no problem but by the time they complete their construction we would have completed stay of 3 or 4 years with under construction site with no occupancy certificate, khata etc. Problems:

Leaking toilet roof never fixed but excuses were given within handover after which they say that you completed 3 years so we are not responsible but the above resident would have occupied on 3rd year since then the leakage has started they don't realize about it and the cost of repair will not be paid by the new occupant since I am leaved 3 years I have to pay.Recycled water flushing sytem where toilet flush tank is always filled with worms no idea what could be the overhead tank's condition.

I had bought the apartment in Nandi gardens. The quality of apartments is bad. I am able to see the same in 3-4 years. The roofs they have made are of very bad quality and almost all the roofs have seepage issues. When I got the same checked by reputed water proofing vendors like Dr Fixit etc. all of them have given the same opinion that the roof is not made properly and now all of them require treatment.

I am one of the owners of their much acclaimed project Nandi Woods, off bannerghatta road. During launch builder promised following amongst others: 1) Four floors of apartment 2) Amenities like cricket ground, club house etc. Based on that builder was charging 1900- 2100/- which is around 2.6 km inside bannerghatta road. Apartments were available at BG Road also at same price minus amenities. But now we are facing following issues:

1) Builder has built a school along with club house, which was never told while we were booking the apartment.

2) Builder has increased the floors to five floors, again done later on.

3) Though builder has handed over apartments, he is delaying the amenities ready (which is supposed in come in Nandi Woods-phase 2), as amenities are not revenue generating activity for him. He is focusing on NANDI CITADEL, their new project near Nandi Woods and not giving timeline for providing amenities as promised to residents of Nandi woods.

4) There are lots fo document issues regarding khatha, occupancy certificate etc. It seems in obe of their project , Nandi Deepa, a project which is 10 years old residents are yet to get the Khatha for the property and they have been paying tax on the property though Khatha is still not in their name. Though quality of apartments are good, there are serious issues while giving amenities (as price of the property is based on amenities). They are not willing to commit anything for providing amenities to Nandi Woods residents.

Same can be verified by visiting the Nandi Woods and talking to any of the residents there. Nandi Woods is quite close to NANDI CITADEL, their new property.
