I bought a flat from MJ lifestyle builder(Astro) in Chikkanagamangala, Huskur(Near Fruit market), also Known as Ect phase II.

1) I bought a 2 Bhk of 1000 and little more sqft during Mid of 2018, property was 90 pct done, and a lavish 3.5 acre land with varied facilities promised, Price was suiting my pocket so bought it.
2) In Aug 2019, the property is  still at 90 pct completion stage, builder has an excellent excuse, that the new buyer must not find the asset is old and  hence wip of left over amenities is slow.
3)construction and amenities are decent
4) concern area, they charge approx 3-5 lakh extra in terms of amenities and additional 1.5 lakh as documentation charge(bribe to registrar) it seems in addition if you are buying top floor, they will force you to buy terrace approx 2 lakhs extra.
5) Biggest concern now, they will take 1 year advance maintenance charge, unless  you pay they will not transfer property in your name, and their the fraud starts, they will submit fake bills( in lakhs  for diesel consumption - generator usage) and motor/ lift/ STP and other maintenance  in lakhs and will levy  you 4000 per month as maintenance.
6) as you have  already made a advance year maintenance bill, they will happily reduce the amount by showing fake bills and  maintenance charges, so be aware, and till the left over flats were sold of the property, they will not handover the property to society and will also not contribute 50 percent maintenance charges of  the left over flats.
7) This  is  the  story  with all MJ properties in Bangalore, let it be Amadeus/ Astro/ Avershine and few more.
So rethink before you put your neck to this butcher.
