10-July-2016 Update
Situation at Marvel society continues to be very bad. The customer service guys have a new mantra now "You are NOT the first owner, we cannot address your problems". Guess what they don't even fix water problems. Residents are paying for tankers, pest control and other essential services and the builder has NOT even given the handover. This is their tag line on their website. "Marvel Realtors is one of the finest names from Pune’s real estate sector with over a decade’s experience in delivering state-of-the-art lifestyle solutions and commercial spaces to people." Not even by the farthest stretch of imagination. Imagine stray dogs running through your society, imaging getting your pet killed by a snake bite.
We are working on forming a society with them and the best way they could create trouble for us was by suggesting some weirdest formation of 7 societies under a federation. This helps them as residents would fight and they could enjoy the show.
Till they get their act together, please avoid buying new properties from them. Resale in existing societies would good as they are out of there and your fate is in your hand.
11-18-2015 update
Stay away from these guys. They seem to go in circles. In between when we put pressure they improved their involvement in the maintenance. Now looks like they are again in some financial crisis. They are not able to keep the complex maintenance. The society is infested with stray dogs and they are telling us that we should talk to PMC. When in fact the problem is they have NOT closed all exits and not only dogs but anyone can routinely walk into the complex. I think they have changed security for at least 8-10 times. And guards instead of shooing them away are feeding and playing with the dogs. We even got a dog incident in the complex where it attacked a kid. No response from Marvel.
I live in one Marvel Realtors complex in Pune. I will be objective in my review of Marvel Realtors.
Pros:Good product, luxurious apartments, complex and amenities. Quality is generally good not seen much leaks, breakages, etc in over 2 years of living. Concept of customer service is good. Small in-house issues like plumbing, electrical are taken care of quite ok. But look at the list of things not good about it. For the most part I was really recommending friends, family that this is a good property, good builder and good customer service till the issues listed below started showing.
Cons:Mostly sold to investors so the property takes a long time to fill up. Occupation by owners is low.
Operations head and other senior leadership(including CEO) are not willing to listen to residents. They just give you lip service, threaten you or are VERY RUDE. They claim that they are the most customer friendly company. Not in our experience.No transparency from the Marvel at all as to how they are managing the complex. They have 1 property manager for 5 properties. That too has been changed several times in the past few years. Maybe 8-9 of them.
Maintenance of common areas is VERY POOR in the last year or so. Some the recent issues:
Security guards were not being paid so we did not have security in the whole complex for days
Elevators are having issues with free falling. Vendor blames Marvel and Marvel blames vendor. Real safety issues.
Housekeeping is very poor too. They have changed vendors 3-5 of them in the past 2 years.
Main gate keeps breaking down and Marvel is NOT bothered to fix it. They just patch it up.
Pool cleanliness was very poor, all residents had to scream and yell to get it fixed. Reason given is that supplies were in short supply for over a month.
Gardens, lawns are drying up and many areas plants have been cleared because they died. No watering regularly. We heard from the gardener that they did not buy a pipe for 3 months(costs only 3000/-)
Parking areas are being dumped with materials that Marvel needs to be told to clear.
Water leakage issues are not taken seriously. In one of the buildings water is leaking everyday and even after repeatedly pointing it out Marvel does not seem to look into it wasting so much water.
They have a huge corpus from all of us, its hard to believe that they are not able to manage our property. I also hear a nearby property is facing similar issues.
Overall I would say, I'm quite disappointed at the way Marvel is handling customer complaints on major issues and the apathy towards customers is more unnerving. I have stopped recommending Marvel to my friends and family. I'm willing to change that if Marvel is willing to correct their attitude, behavior.
