Over hyped builder. Not worth for the price they quote.. Bought a flat at Marutham Prestige, but never had the joyous moment that I bought a own house. Key issues below (Not complete list)
A. 1.5 years delay from the committed date
B. Inferior quality fittings. Though it will be a branded one, they will provide the cheapest priced material within the brand
C. Poor quality door and finish.. You need to fight to the core to get it rectified
D. No proper provision to fit AC compressor. You need to be a superman or Spiderman to do this job
E. They promise high built up area but you end up getting very less space and they eat up your money on OTS. In the agreement they will mention the entire square feet as built up area with a note "Including common space". Be careful
F. Under rated lift.. It will move very slow you can reach fastly using stairs
G. Borewell issue
H. No adequate car parking planned.. They now converted OTS as parking. No parking space for visitors
I. Electrical problems : Heavy fluctuations resulting in damage of electrical and electronic appliances. My AC board damaged recently.. This issue not there in the nearby apartment
Many more to add... Don't book flat with during soft launch or during under construction phase. Also don't get biased with the model flat and ameneties the sales person show..
Do a cost benefit analysis before you make a decision.. I made a wrong decision.
Better to go with any reputed builder
