I am a resident of Mahindra Antheia, Phase 1. This is my second home, first being another flat by GK builders in Pimple Saudagar. Here's my experience with Mahindra as a brand & MLDL as a company.
Reason for going with Mahindra:
The brand Name - I had decided that though this project is expensive, if I go with a brand name(Mahindra in this case), I would have a reasonably good & hassle-free experience. I was really not prepared for what followed.
Since this was a big society, good landscape garden, I assumed it would be a peaceful life here-after:)
Delay in possession
I was promised possession by March 2016, but finally got possession in December 2016(after a delay of 9 months). Reason given was municipality is not giving handover, but I could clearly see their work was not completed.
I did some interior work for about 2 months, and shifted by end of Feb 2017. And then started my long journey with MLDL folks. Here's my feedback about this project & the builder.
Poor Quality of construction
Almost 50% of flats in phase 1 have encountered leakages/seepage in some form or the other. Even though we complain, they just come and do patch up job which lasts for a few months. It starts once again after a few months, or when monsoon arrives. Until then you wait for things to go wrong, again complain, and same cycle is repeated. See some of the attached pictures. Whether its bathrooms, or bedrooms, leakage is everywhere.
Poor Quality of Doors & Windows
MLDL have got the windows from outside India(they claim). In fact this is the reason for the delay, as the sliding doors & windows had got stuck due to immigration issues it seems. They are supposed to be state-of-the-art, with complete sound proof, etc. This is a big source of nuisance as they frequently get jammed, need repair or replacement, and MLDL does not have spares for replacement. The stopper is a small 2 cms rubber/plastic material which cannot hold such a big and heavy door. Result, we have to complain, and FM team gives all sorts of excuses to not fix these doors/windows. They verbally say that this door/window is useless, but dont accept on paper, neither do they give a proper replacement.
Poor Quality of fittings/fixtures
The latches in the doors(rooms & toilets) are very poor quality. On several occasions it has happened that people have got stuck inside bathrooms/rooms and are unable to come out. People outside cannot help at that time either. Only option is to get a carpenter. People have got stuck in the middle of night(2 AM) for more than an hour.
Imagine a small child getting stuck! Or worst, imagine a grown-up getting stuck, with only a child at home! I shudder to think of the consequences!
Attitude of a lousy Facility Management
As per agreement with MLDL, their facility management is going to be there for 2 years to fix any issues and complaints. If you think your problems will get resolved here, you couldn't be more mistaken. First understand that they(FM Team) is doing you a big favor in all this. So if you are having any complaints, you need to bow and beg them. If they feel that they will resolve your issue, you are the chosen lucky ones. If not, then you ave had it. All your pleas will go in vain, as they will simply go and close your ticket without bothering to fix your issues. They will keep their SLAs clean, whether it helps you or not.
MLDL's understanding with Other vendors
In this modern society, you are not free to choose any service provider for dish, telecom, internet. MLDL has an "understanding" with Airtel, that they will not let any other vendor in. Its a monopoly of Airtel, and you have to bear with their useless service. This builder who claims to give you all modern facility, does not even have optical fibre for internet. The infrastructure for cabling has been given by Airtel and hence you have to take Airtel only.
So my dear friends, if you are thinking or planning to purchase here, please give it a second thought. Talk or meet people who are already residing, and then take a decision. Huge flats remain unsold in phase 2 and 3.
