Request all buyers of M3M be very very careful in making deal with them .in name of'exchange your stuck properties'.they are giving full front page print media ads regularly.attracting innocent buyers.who just see the "ready to move" property but never discuss EXIT clause. If for any God Sake reason, you need to put out purchase deal on hold(even after 2-3 days of giving booking amount) .M3M company will not return a single pany back to you. Even your property dealer or agent will not help you. You can go to Haryana RERA google e mail id.and bet if they even care to revert to your e mail. Its a big nexus with no support to buyers from any corner other than going to court for long drawn court battle.

M3m is zero and big zero . Their behavior with the investors is very rude and non operative . They don’t pay their assured returns timely . God save from them . I advise just to beware from these cheaters .

Management scold employees using vulger languages. Terminate employees without notice. No proper system. Everyday different forms implemented. Bootlickers are being promoted and ground workers are being fired.

Big Big Fraud on the name of CPR plan where they commit to give double amount on possession of you drop to own flat.Agreemt for EMI with bank not extend...no giving EMI what you paid...too much followup for same. Worst Experience with M3M Sierra project subvention scheme in capital protection plan.Builder has no value to there mail and cheater.CRM team not giving response even on visiting there office, always false commitment.

I suggest not to buy any property/Don't keep relation with M3M.

They are highly unprofessional people... While booking they will tell to refund booking amount but they won't.....

No one will respond to calls or emails after your are done with booking... Customer support is zero.... After booking sales will only tell you to connect with CRM but surprisingly they won't even take your call....

Worst place to invest....

Rampant seepage, high maintenance charges, low-grade services, poor construction quality, illegal construction of extra tower by the builder, cheating mentality of the builder and above all DISSATISFIED RESIDENTS are some of the features of Merlin.

Now the residents have filed a case against the builder and there are banners on the balconies.

I suggest making it a thumb rule. never consider flat in a society where you see banners on the balconies.

I totally disapprove M3M as a credited builder. it probably spends crores of rupees on marketing and bringing new marketing tricks to sell their property, including assured rentals and what not. I can surely say this a just a hoax and it's only and only a trick to lure genuine people. when a common man who gets lured with their heavy investment marketing gimmicks then turn their backs, no assured rentals, no answering of phone calls by them. these builders should realise it's the common mans tax payers hard earned money that they are using for their petty gains and to grow their empires upon. unless educated people like us raise their voices against them, they will continue to bug and bite us.

All i can say nothing so special about them. I am staying in a rented apartment at M3M Escala where they don’t have metered electricity connection and hence forcibly charging GST on DG supply give to customers, many issues with lifts stopping intermittently and casual security. For investment also, M3M natura the agreement was delayed by 50days while they only have given 60days time to pay but now they are reluctant in sharing mail that no delayed payment applicable. Have been writing mail since 20days before due date but they did not reply even once. Only relationship managers will keep calling so that they don’t document their fault. I hope you would agree this makes them just like everyone else.

I had a bad experience with this company because they make you sign unfair deals at the time of possession and if you do nt agree, they make your life a living hell and demand 10% extra charges on the flat!

These builders lauched a new project on the area that was earmarked for amenities and reduced the amenities space and the open spaces and greenery that they promised us! We paid the money for the peace of mind, greenery and some relaxation and productive time that we will get because of the amenities! It is horrible to get to know that we did not get all of this!

Not trustworthy and once you book this property you will be having nightmares because this place does not have the amenities and facilities that they promised and you will have a tough time here because even electricity and water supply is not available properly!

This place has poor quality of flats! The possession has been delayed by several years and the management is just plain bad at their job! They make you sign some things during possession that was not mentioned before! It is horrible!

Please do not buy property from this company.

At the time of booking they promises to refund the booking amount in an situation either of the buyer is not interested or any other possible reason. The Company already sold the unit which I booked, after asking they are saying “we will give you other unit”. How can a buyer take another unit other than the one he booked and gave the booking amount.

The company is not ready torefund the booking amount.

Nor do they reply to any mails

Never trust this company, they make false promises.

When you decide to invest on a property, you consider the following in no order:



  1. The location



  2. The Brand value



  3. The subject



  4. The budget





My observation for M3M Woodsire:



  1. Geographical location is not bad if Dwarka Expressway gets completed in 2yrs and Najafgarh drain either gets cleaned or gets covered which is not going to happen in at least 5yrs from now. Najafgarh drain is stinky and during summer, the intensity gets multipled. The blocks close to the drains are most affected. Moreover these blocks are standing on IGL underground pipelines, which can be dangerous. Several complaints are already made but no action is being taken. Local newspaper has published it a few days ago regarding it. One more issue is that there is a swamp which is getting dirtier every day and it is not good for people with asthma/breathing problem. It does not mean that healthy people will not be affected. Please seach M3M Woodshire in Google News, you will get other details as well.



  2. M3M is a brand but you will gradually learn about it's reality when you come in contact of their employees. They have several channel partners who can go to any extent to crack a deal. I am also a victim of such a channel partner like several others. M3M knows about them but did nothing to control them. I have a mail where the Deputy Manager of M3M has written that "We should educate our channel partner not to make false promises" but did nothing to compensate the loss I faced because of their representatives. The BBA is prepared with great caution, don't take anything for granted, otherwise you will be ruined. One of their guy told me that ". Even If the owner of M3M promises you something verbally, we may not fulfill it since it is not written." With M3M documentation is a must.



  3. I was told that M3M use hi grade construction material, so there can never be any issue like seepage etc. If you are planning to visit the site, ask the representative to allow you to visit the basement of the Club. I have seen some residents who were facing seepage issues. You should search for the layout plans in the internet because their brochures doesn't have it. You will get a 10 x 8 feet kitchen for 1366 sqft to the highest size they have. Larger size flats means larger balconies. For example a 2BHK with 1366 sqft and 2.5 bhk with 1536 sqft has almost everything in common, the difference is 90sqft study room and rest is adjusted with the balconies. I wish there could be bigger Master bedroom or living room other than balconies.



  4. The budget is excellent, only USP since the number of ready to move in projects is less with the price tag. But if you are paying anything more than 5300/sqft for subvention plan, I feel you should recheck.





When there should be a yes for this project:



  1. If you get a flat in B1-B9(Be wise in picking up a flat by visiting at different time) in reasonable rate



  2. If you get a covered parking for your vehicle without paying extra(Don't finalize any deal until a covered parking is confirmed over mail by M3M)



  3. If you have patience for another 3yrs(at least) to get amenities in place.



  4. If you know how to cope up with people who are habituated to make false promises.





Tips:



  1. Don't select "Chahat Homes" as a channel partner



  2. Don't trust any verbal communication even if the owner of M3M is telling you personaaly.



  3. Scan every document, be it the application form.
