It has been 1.5 years now that I am living at Darsh Apartment a scheme build by Lunawat Group. You enter their online site at https://lunawatgroups.com/Home.html and the message they show is "Defining Contemporary Living". They define a living, but the person who purchased that scheme regret for this purchase. But the correct message should be that "Defining Contemporary Living...Purchase with life long regret.."

This is one of the apartments that is unique in expectations from a reputed builder. This apartment does not have or rather the builder did not provided:

1. 
   Entrance Gate. (Can you imagine a building without security gate?)
   



2. 
   No watchman cabin (Poor owners of flat contributed and installed a security cabin)
   



3. 
   No waste water/drainage system (Architect and Builder of this building did not think that was necessary....)
   



4. 
   A strong iron fence for security (The builder did not think that a strong fence was required)
   

None of these things were informed before purchase. The floor made at entrance is too horrible to see even. Wooden windows were installed and that will give a max life of another 1 year because of worst quality of wood used.

Ceiling of most of the houses are not even. Walls have too many cracks and need to be repaired.

This builder cannot be trusted as to one of the flat owner he showed different parking slot at the time of selling the flat and when agreement was going to be signed, he allocated different parking slot. There are two parking slots in which inner parking slot is allocated to one person and outer parking slot is given to different person.

The site engineer Mr Sourbh Joshi is excuse person. He does not have enough experience in civil work but is too good in excuses. The architect too does not have any common sense.

Water from neighbouring society comes to our building and this builder did not even cared to put a pipeline for that. In addition there is no drainage system in builder. Water flows like river in building during mansoon.

My recommendation is NEVER GO FOR APARTMENT MADE BY THIS BUILDER. He will charge you like anything, but will provide you horrible output with no honesty. If you have extra money, donate it to some beggers, but never buy any flat from this builder. You will regret from life long.

Review for Darsh apartment @ Kothrud by Lunawat Group.

I recently purchased a flat at Darsh apartment, Kothrud. This is build by Lunawat group(Office Address: 2, Rachana Regency, 1098/ 9B, Model Colony, Opp DSK Toyota Showroom, Pune 411016).

I had a very bad experience with this builder.

1. 
   Drainage system is too horrific. There is a drainage system that starts from centre of the building. This drainage system is open with iron structure covered. Its depth is 2 feet. Since this is open all garbage gets collected in it and it behaves as a breeding place for mosquitoes. Iron structure at the top of the drainage system is so weak that once a water tanker entered the building and iron structure got slag/bend. Rest half of the society does not have a drainage system. Water gets collected and locked at many places in the building.
   



2. 
   This building has two parking slots in a row where vehicles/cars can be entered from a side only. Other side is closed. He allocated two parking slots in a same row to two different flat owners. When the flat owner whom inner parking slot was assigned objected then he assigned him an open parking space and constructed an iron shed for it. That parking place created problems for other flat owner and they objected. Then that iron shed was removed. This iron shed was constructed on a land that was not owned by neither him nor his building.
   



3. 
   To one person he showed different parking slot and while doing the sale agreement the builder tells that by mistake “I showed you wrong parking slot”. He then allocated him another inner parking slot. And also asks him to park his vehicle at approach road which neither belongs to him nor is included in his building. This parking slot at approach road poses obstruction to other member’s vehicles.
   



4. 
   Building has wooden windows and they are of the cheapest material that can be found on earth. Building quality, roof and wall quality are far from average. No proper inspection. Tiles get broken at regular interval.
   

His website(https://lunawatgroups.com/Darsh.html) says this about Darsh:

From morning to night, for everything, this is a perfect place to be, to live in a complete lifestyle for a complete person. Each aspect of a perfect home has been carefully thought of and incorporated.

I see this as a far from being a very average place to be. No aspect has been even thought of while doing the construction. If they would have thought, then they would have given a decent drainage system and well structure parking slots.

In short:

1. 
   This builder cannot be trusted at all.
   



2. 
   This builder does not have any experience about how to construct technchandru021y a good building.
   



3. 
   At the time of booking he will talk to you politely, but once he gets payment, he does not bother to listen to the problems.
   



4. 
   Don’t expect him to visit the site once he receives the payment.
   



5. 
   His staff is equivalent inexperienced. You need to request and bribe them to do work well.
