I selected this particular builder (for Lodha Belmondo) because of the excellent marketing tactics employed by this company. You will also get amazed by its website. But, everything is good and excellent until you book your apartment. Once you do that, the treatment changes. You are no longer of importance to them. The only time they will contact you is when they need payments.
On that also, they are suppose to give 15 days of reasonable time to make such payments. But due to internal fault, demand letters does not reach customers on time. But to your surprise, you will find out that Lodha Customer Team will still expect that you meet the deadline of the payment demand letters which is sometimes already passed or is due in next 2 days.
Unless you carry 10s of lacs of rupees in your pocket and can make payments within 2 days, don't try to book with them because you will lose your peace of mind if you do. They start adding 18% compount interest as penalty to payments. And then if you try to contact senior management, they threaten you that if you go into the Signed Sale Agreement terms, Lodha's legal team will find multiple legal clauses to entangle you, so make the illegitimate payments quietly.
This is not what I would like to hear from a "Customer Care" team head. Also, if a customer is late, you get charged 18% compound interest and when Lodha is late, they get 1 year grace period plus if Lodha can't deliver in that time frame, you can cancel and they will return your money with 10% simple interest only in multiple installments. How is that fair?? I can tell you that Lodha Builders will be dragged to Court very soon and they would have to pay huge fines for bringing mental disturbance and mishandling issues with its Customers.
Stay away until Lodha Builders learns that they need to treat Customers with respect even after they have booked the properties.
