Lodha considers it's customers as slaves and they think that they can do anything with customers whatever they want.

They have very bad customer services.

Once we have booked any flat with them, we are considered as granted. They have mentality that customer can't do any thing once they have booked flat after paying their hard earned money.

I booked a flat in Lodha Palava city project. From the day, I booked my flat with them, they started considering me as slave. They put on any terms and conditions on to customer.

They just give instructions to customer( one way communication), customer need to follow them in any case. Customer don't have any option.

They are not bothered at all for customer's convenience.

They can delay in anything  and they can do anything what they want, but customer don't have any right to ask anything.

If we have invested in Lodha, we are gone nobody is coming to save us.

You can't reach to anybody with your grievance to share with or to give feedback.

I would never recommend anybody to buy any property of them.

They should be punished for such bad pathetic behaviors towards customers

Lodha is also 1 builder who playing wid middle class ppl emotions. Case - 1 of my frd booked a flat in palava- dombivali, (the same proj for wich amitabh bachchan advertising). At time of booking sales person from lodha said possession time will be april'16 and he booked flat.

He paid some money as per lodha demand approx 11 Lakhs apart from booking amt b4 agreement. During agreement /registration stamp duty.its mentioned sept 2016, he argued wid lodha for this.thy said we doesnt know wht sales team told tym of booking.its operational dept who decided possession time.bcoz of arguement thy said we cancling ur flat n lodha will pay all amt in installment tht to be after 12 months widout stamp duty wich he deposited in idbi bank for registration and deduction of booking amt and some charges wich around 10% of principal money( around 4 Lakhs).

Rest will be after 12 month in installments.Wen he asked how come tis.thy shown papers wich he signed during booking in hurry as sales person asked.he stucked badly.now operational team said u can continue but u have to give us a written sorry note wich stateed tht it was his fault tht he argued wid operational guys reg possession date n he agreed wid all terms of lodha n never repeat such thgs agn.he given such note n continue d flat wid low heart.I saw all wid my own eys as I was wid him wen this incident happend.so sad

My flat was booked in Mar-2012. River View_C. Possession was in Mar-2014. It is extended to Dec-2015. 97% of the total cost already paid by me. I am sure like me there are several more customers may be approximately 700 to 800 who have paid like me and awaiting their possession.

Where is our hard earned money going? Isn't it a huge finical scam involving misappropriation of public money.

Where are the authorities?

Where is the strong 56" chest man? After all, the builder is his team member.

So instead of looking for black money abroad, first tap the bottoms of this builder.

Team Lodha,

I have dealt in many properties in real estate & trust me, I have never come across such an unprofessional company as LODHA till date. Just to remind you, I have paid more than 11 lakh rupees to you & you are not even bothered to tell me what is going on with my apartment. First you made me run for the receipts of my payment, every second month I keep receiving an email for a change in my Relationship Manager & now you are just sitting on this issue & doing nothing. I demand an immediate response of my booked property, LAKESHORE GREENS| Paseo| Wing B| B-0604 request a return of entire amount with interest.

Really painful I am an Nri, invested a month back in LODHA PALAVA paid 20% upfront and as promised registration in Dec 2014 traveled to Mumbai, unfortunate no news yet of registration after going through the process of paying stamp duty and registration.

They market their property abroad but don't have any idea or care little to help the customer when it comes to the registration process.

I did complain a lot but of no use I don't think they really care, A big let -down to the big promises made at the time of booking.terrible mistake.

I hope they don't take their customers for granted when they have a famous personality as their brand ambassador.

I selected Lodha group of companies due to the amazing innovative ideas as far as construction is concerned. Although the cost was far more than the norms in the area wherever I planned to buy a place.

I had booked a place at Andheri east Lodha Eternis. After 2 years I had to take the refund as the building was not going to come up. The builder paid me an interest of 12% without any issues and everything was done by just exchanging some emails

I booked a 3 BHK Flat at Lodha Claramont and the same has been delayed by 30 months leading to tremendous stress and mental agony. The builder is paying monthly amount of Rs 27000/= for the last 18 months

I booked a Office Unit at Lodha Supremus at Wagle estate Thane. I have not been given the statement of accounts for the last 5 months. The issue arose as some payment of Rs 140000/= was demanded when according to me I had completed all the payments. 1st the builder delayed the printing of my agreement for 1 week and charged me a late fee for late payment, then the builder delayed handing over of the unit for 2 months leading to loss of rental for 2 months. I paid the demand amount and requested for the statement of accounts to verify under what head the builder has charged me the extra sum. The statement of accounts was to be given to me within a week which was promised on 4th august, the day when I went to take possession of my unit. Till date I have not received the statement of accounts. I have sent innumerable mails and smseses to my relationship manager but to no avail. I sent a mail to the customer care but still I have not received any revert even from them.

Just for a small thing like accounts statement Lodha Group of company is creating a bad name

Lodha' palava is an idiotic project. Here are the reasons:



  1. approx 40mins from the nearest station i.e Dombivali



  2. No power back-up for lifts, if there is no power get ready for stairs(trust there is no 24X7 supply)



  3. Not worth an investment, there are many other projects coming up in vicinity with reliable builders.

In 2010 I booked a 2BHK flat in Casa Bella Gold. I was told that possession will get till the end of 2012, but till date possession is getting.

So I moved in Casa Bella Gold by renting till I get possession on Nov-14 as stated by my RM Chirag Chavda.

After coming here I found out many faults in their units, for eg. Door bell line is not installed while construction, door lock system is of very low quality, car parking is on the main road, no parking space for bikes too, irresponsible security and many issues.

After complaining to Palava management they are taking no responsibility, and are arguing with owners and security are also arguing.

Living here is like living in hell.

Hi,

I'm currently based in USA and booked a flat, close to my home in India. The customer relationship manager assigned for the booking was a completely useless moron. They do not know a single word for relationship management. The relationship manager Santosh Shetty was a disgusting guy who would not answer any phone calls and we never got any replies to emails. The power of attorney format was shared with us after the deadline and they charged us with interest for the delay mentioning it was our fault. When you try reaching out asking for manager information for escalation there are no replies. The only mails received are when they expect you to pay amount or else there are no emails or contact. I'm stuck here with this guy and somehow or the other I'm trying to get the process over with. I would suggest anyone planning to buy a house do not accept this guy as your relationship manager. Ask for some one else but not SANTOSH SHETTY.

I have booked a flat in Casa Bella Gold project, Palava City, Nilje Village, Dombivali. The expectations set by sales at the time of purchase were very much realistic and achievable. However the flat they delivered after construction was no where close to it.

By looking at the quality I want to say few points



  • Basic facilities were missing like Mail box



  • pathetic customer care - Relationship manager(Dilkhush Bharucha)



  • Weak facility management team





Basis this I would like to pledge a request not to buy house in his future project



  • Casa Rio



  • Casa Rio Gold



  • Casa Paseo



  • Lodha Belmondo(Pune)





Please spread the word and stop others from getting fooled like me.

I booked an Optima Flat( 11/2 BHK) with Lodha  builder and since I booked couple of my friends and relatives booked their flat with me. I wanted to pay them after visiting and seeing the progress of construction. I was told that it will be a safety issue for us to visit site hence they don't allow any of their customers to visit the site. In spite of this reservation at back of mind I wanted to pay them, but they informed me that my allotment is cancelled.

I had paid the booking amount and had paid first few instalments and also stamp duty & registration charges to the government. I had told them that I am an ex servicemen and they need to treat us with respect and dignity, their staff were thorough unprofessional and had no remorse for the way they dealt with me. I feel very sorry for my friends and relatives who blindly followed me on the project.

I asked them hard questions like you penalize your customer for payment delays and what if you delay the possession( All Casa projects in Dombivali are delayed) I would like to know how come actors like Amitabh Bachchan advertise for this builder when so many Mumbaikars are having problem with this builder, was surprised to see so many complaints on the net. Maj. Like many I have too booked the flat in Lodha - The Rise - Lake shore green's. I too faced many trouble since booking till registration. I found that there RM's are not well informed on the project update also there Sales manager never connected with me nor answered my call post sales done one first day of lunch.

I have a list of issues with Lodha and there emp/staff as on the date, this review is written on. Looking at this review and post we all are suffering from similar things and issues. Let be connected and discuss about the ongoing issues in this review and show Lodha that we are one and united and he can't cheat us anymore.

Maine Palava the Rise mein booking kiya tha. RM Sradha ne jo charges likhke diye the woh sab galat nikle. Abhi doosra RM bolti hai ki charges zyada hai. Shradha Shetty sorry bolne ke liye bhi tayyar nahi hai.

Aise bade bade B-school ke students chor hai Lodha mein. Savadhan rehna, booking karne ke pehle bahut meethi meethi baatein bolte hain, phir dhoka dete hain. Sabse badi chor hai yeh RM Shradha Shetty.

I have recently booked a flat in Dombivili with Lodha group without iod and commencement Certificate in place they are dishing out demand letters for registration of sale agreement. Further they have also given a demand of first construction linked payment without any government approvals in place. Even after repeated communications requesting them for sale agreement Lodha group says that same is confidential and cannot be shared. Please advice what to do. I have recently paid first two installments around 10L for booking a flat in Dombivali project. Lodha have requested me to start pay the registration and agreement fee since 20% of consideration amount has been paid. For which I requested them to email the draft copy of agreement. They claimed that it was a confidential document and could not be send via email. So I asked them for someone to hand carry the same.

Which they refused and asked me to visit their Mumbai Head office to read it and sign a declaration statement. I do not stay in India for long time and not resident of Mumbai. Why would a legal document that I am one of the party to sign become a confidential document? Do you guys have the same issue. Is the developer true in claiming that?

Please share what course of action should be taken by me? I do not think the ethics and principles of the developer are right here.

I had booked a 1 bhk flat at Casa Bella Gold, Dombivali in March 2011. As per the agreement, Lodha promised us the possession of the flat in Sept 2013 but in August somewhere they sent us the Postponement letter stating due to some reasons possession of the same will be given in Sept 2014.

Now we have paid almost 95% of the flat cost through Bank to Lodha and paying interest since last 3 years. Recently when we visited the site, we found only slab works are under process and according to my knowledge it'll take more 1 & half year minimum to give us the possession.

If they cant give us the possession on given time then why the hell is they putting a burden of bank interests on us. We have not even got a chance to see the flat. Every time they said that work is in progress you can not see the flat. The project is almost 6 months delayed.

If the customer for any reasons fails to pay slab installment even one day before due date, Lodha directly charges 18% pa to us and now they have delayed almost 6 months and no penalty to them as they have already safeguard themselves in agreement by taking 1 to 2 years of extension without any penalty.

New thing they are charging is civic governance charges Rs 51000 /- and 32000/- for the township development charges. Why should we suffer paying such high amount, they are the one's who is developing the township they should bare the cost?

Why we should pay other then society charges? Pls suggest what we should do on civic governance charges.

In short, we can call them NAAM BADE AUR DARSHAN KHOTE, so pls request you to think twice before booking flat in Lodha. They are not trustworthy.

Boldly stated call free no.02266429988 on Lodhas, Palava city website is not free, then why is that displayed FREE on the top of the website?

This gives an eyebrow raising impression to the customers investing in highly hyped Palava project.

I called on that number thinking its free, speaking with the customer support representative, asking briefly about the Palava project only to get a message later that 20 Rs has been deducted from my balance.

I was disappointed. I mean, if you say nothing is free than atleast don't lie to the customers stating that its a free number.

Amitabh may be your brand ambassador but customers are your bread and butter.

BE WARNED - DO NOT BUY A FLAT IN LODHA PALAVA or ANY OF THEIR OTHER PROJECTS! THEY ARE SUCH AN UNSCRUPULOUS BUILDER THAT YOUR WOES WILL CONTINUE EVEN AFTER THE SOCIETY IS FORMED - THEY WILL CONTINUE TO DEMAND ADDITIONAL PAYMENT UNDER VARIOUS CHARGES ETC

never every make the mistake that we did to buy any lodha brand flat! you will live to regret it until you manage to sell it off .

They will try to fleece you and fleece you further and further . you also land up paying A SOCIAL CIVIC GOVERNANCE CHARGE OF RS. 80, 190/- VALID FOR 5 YEARS AND WHICH NO ONE IS VERY CLEAR WHAT IS IT ABOUT GIVEN WE ARE ALREADY PAYING THE COMMON AREA MAINTENANCE CHARGE

when taking the possession of the flat - we paid a lumpsum amount for the Common Area Maintainance(CAM) which was to be valid for 2 years(which was as per the agreement - the amount worked out at approx 2500/- per month for a total of 24 months I.E FROM MARCH 2015 TO MARCH 2017

Firstly though I managed to get possession in March 2015 - they still inputed in their system my possession date as Jan 2015 hence sent me a demand letter for additional CAM starting from the period of Jan 2017 - lot of followup with sending them my possession letter was of NO use . I highlighted that I would be paying the CAM only for the period of April 2017 and made the payment for the period of April to June 2017 at the rate of approx 3000/- per month which again was reasonable as the CAM is only the maintanance FOR OUTSIDE YOUR BUILDING AND YOU PAY THE SOCIETY SEPERATELY FOR THE MAINTENANCE OF YOUR OWN BUILDING/ SOCIETY.

NOW I HAVE RECEIVED A DEMAND FROM LODHA BUILDERS FOR ADDITIONAL CAM OF 15000/- FOR THE PERIOD OF JULY TO AUGUST 2017 WHICH OUR SOCIETY IS TRYING TO FORCE RESIDENTS TO PAY - THE SOCIETY IS TRYING TO JUSTIFY THAT THE AGREEMENT ALWAYS STATED THE CAM CHARGES ARE PROVISIONAL AND NOT FINAL HENCE BUILDER CAN DEMAND ADDITIONAL AMOUNT.

ON WHAT BASIS IS LODHA DEMANDING A CAM OF 7500/- PER MONTH? - LODHA AND PCMA IS KEEPING SILENT AND NOT RESPONDING TO EMAILS

MANY RESIDENTS HAVE RAISED THEIR VOICES ON THESE UNJUSTIFIED CAM CHARGES WHICH THE BUILDER AND SOCIETY ARE TRYING TO HUSH UP .

NEVER BUY A LODHA FLAT - your woes will never end with such a horrible builder!

A) Lodha changes price of the flat without prior intimation or cautioning the visitors on site. For eg sales team will quote low price on visit and a different price on actual purchase, Stating that the prices changed overnight and the order is from the HO without prior intimation. Even God cannot change the price so don't waste your time seeing anyone in the company.

b) Lodha's sales repts are well versed with professional lies to sell, For eg: Best one ever heard "Dahisar check naka will be moved by Lodha builders talks ongoing by end of project the check naka will be moved".

c) Lodha agreements cover every single aspect which purely benefits only them even if they are at fault. Lodha believes that customer is a scape goat so only extract, extract and only extract from them. For eg: They ask for one year’s grace period for delayed project, CAUTION to all new buyers they will grab this option with both hands, slabs will built on time for payment collection latter your money is used for advertising new upcoming projects and further delays will be caused for the current project they have a 5 point excuse in the contract to avoid paying you a 9%pa compensation. The best blame game is played by them. For the Dahisar project they blamed the govt for stopping sand mining, no customers were notified about the reason of delay in writing accept verbal talks on querying the delay. My Question: Why were no official letters issued to customers along with govt notifications for the delay of 2 years including the grace period?

d) Lodha collects taxes before possession which is not right, because you do not have the product but you are asked to pay taxes well in advance.

e) Lodha delays its work blaming the Govt for it, but collection of payments never stop they give you 15 days notice period for every demand letter even if you they have delayed the project for god many years. You are charged 18% without fail for any delay in payments.

f) Costumers are never allowed to visit the site from start to finish as this enables a true picture of the construction and progress. Common excuse given is safety reasons I wonder how other builders never give this excuse.

LODHA projects are aimed to suck the money of the rich, CASA projects are aimed to suck the money of middle class.

LODHA can never make dream houses they only ruin people emotionally and mentally. Customer service is the worst in its class. Upper management hides behind the HO walls and will never every give you an appointment or opportunity to meet and speak up.

SHAME SHAME LODHA!!! God bless those who still decide to take their projects.
