This is with reference to myrecent visit to Beverlee, Casa Rio Gold flat

> Pl note our following detailed observations for reference to all customers:

> manage to open it. The lock has to be changed by new one.

> 3. Poor quality false ceiling material used in toilets. Area between
> this false ceiling and true ceiling of'toilet' is not even finished
> with proper plastering and proper painting. Geyser is just hanged on
> un-finished wall. In long run it will lead to leakages from upper
> level /other places. Not acceptable. Pl arrange to first do a proper
> plastering, number of coats of paint on this area to be applied and
> then, re-install the geyser. Ideally, tiling is done till top,
> however, atleast we can expect a proper painted finished surface.

> This comment is applicable for both the toilets.

> 4. Utilities PVC pipes(of 3' or 4' dia) are found running above

> a period of time. It's a design flaw. Running pipes of such diameters
> over false ceiling inside the toiler /flat area is never seen earlier.
> These must pass through a dedicated utility ducts as per standard
> engineering and construction practices.

> 5. The outdoor unit of AC has been installed in a completely
> in-accessible position. This is again a serious design flaw.
> Removable of outdoor unit is almost impossible. How to handle it in
> case in future somebody want to replace the AC by new one.

> Is it the way Lodha designed the flats? It's in-human & highly
> un-safe for any xyz person to do maintenance on these outdoor units.
> Definitely not acceptable. Let us have the inputs on this from your
> design team and how it can be addressed now.

> 6. The switch for a 1.5 ton(pl confirm, it's 1.5 ton or other rating)
> AC is of 5 amp rating which is not sufficient. It needs minimum 16 amp
> power switch. Pl arrange to change it, otherwise, it will burn with-in
> few days. It's a safety hazard to use a lower rating switch for a
> higher rating device.(The plug /socket are correctly given of 16 amp
> rating.).

> We could not find any Star rating on AC. Is it 3 star or 5 start or
> what? Pl confirm.

> 7. Jet spray of toilet is leaking. Pl replace it by a new Piece. Local
> poor quality of jet spray is used; though Jaguar fittings were
