My brother has purchased a 3 BHK flat at last they give 2.5 bhk, they have qouted the prize of 65 Lakhs but finally they took 80 lakhs forcefully based some quotes written with invisible font sizes on 200 page agreement. All the negatives are hidden. Finally after getting the flat the bath rooms of the flat have leakages of dirty water from toilets and from top side floor. upto 1.5 years from possion till the leaks were not repaired by them. See the damages and lekages hidden on top of false sealings of bath rooms on the attached photos.

The flat was booked in Feb 2014 and it was promissed to handover by 2017 apr but actually it was handed over at mid of 2018 and they have promissed to give 2 nos of covered parking but the same was not delivered till date

Avoid going for lodha or you shall have only problems in life with lodha builders. House quality is too poor. There are multiple bad experiences with lodha group(Cheater group). Don't deal with loadha group be careful when you pay first booking amount to lodha. Think 100 times before giving booking amount.

Very affordable rates for sch a luxurious flats, with all the amenities, well maintained area, safe for family, its impossible to get such an option in new mumbai/thane/panvel area with such a beautiful property.

Pros..

Good infrastructure.

Good potential.

Nice clubhouse

Decent to average security.

Cons.

Internal structures need better maintenance.

Internal societies are stuck on childish egos and hence maintenance issues.

Big con is poor to non existent lodha support after purchase or rent.

There are multiple bad experiences. First I have been promised with stilth parking during booking but allotted an open parking on possession. On enquiring there was no proper response even in escalations and they are referring to some clause within 200 pager registration agreement. There is also very poor transport service, public as well as Palava transport. No proper response and resolution is provided in PCMA office. There is no use of sending mails to PCMA.

Bad quality for lodha amara and luxria jomes are very small and I msure its not even the sqft ehat they hsve mentioed in agreement. Avoid going for lodha or you shall have only problems in life with lodha builders and house quality if the house is too poor

If you are planning to buy a flat at Palava then be ready to deal with:-

cheaters#frauds#falsepromises#misguidance#dishonesty#frustation#hugeloss#unnecessary delayed payment charges#and at last huge loss.

Still if you wish to deal with them then please follow below points:-



  1. Make recordings when discuss with marketing team as they forgot after deal what they promised.



  2. Take some time to make final decision as they insist you to make deal like anything.



  3. Ask for agreement copy via email.



  4. Insist for site visits if they say no then be alert.



  5. Ask for which kind of parking they are going to provide in written later they forgot everything and you may suffer.



  6. Make wise decision as this words came after own experiences and huge loss.



  7. Customer care team is completely Lodha care team so don't trust as nobody will help you once the deal is finalized.



  8. This is not at all normal flat booking process. It is huge scam from bottom to Top.



  9. They will torture you if you communicate via email by replying only copy paste emails.

I have booked a flat in lodha amara project, kolshet, thane west. It's an under construction project, Project design seems to be very good and very attractive with an OK flat prices. We booked in the April 2018 and posession in the year 2020, after 2 years as agreed by lodha.

Main problem Lodha does not allow customers to visit the construction site and gives a vague reason about the customer's safety and security. Secondly, with in 8-9 months your major amount of the flat value 95 percent is taken by lodha. Very worst service desk no coordination within their internal team and they keep charging penalties to the customers so please be very careful while dealing with such builders.

I got the possession of the flat. Flat seems to be compact. Amenities are awesome, gardern, temples ( Ganesh Mandir and Jain Mandir) , football ground with basket ball court, tennis court, full ground surounded with jogging track as an outline. Club house, cafeteria, sitting area besides swimming pools ( 5 nos) , small cricket ground, indoor games area, gym and most important forest area of 2.5 acres which has tree house, pond, sitting areas flowers , various types of plants and trees surounded by fencing wall.its heaven. I was not happy with the services but I am now living in a heaven.

Above are the positive points but recently I saw a mobile tower which os next to a new building construction and this will be harmful for people who will stay next to this tower. I would suggest while booking check which Wing of building you will get the possession as Lodha will not show you the actual location and just a sample flats which will be in their sales office. There was board W24 and W25 building before construction site, but you will never know if the numbers are changed. All the best, I am loving this place now.

I request property buyers/investors not to fall in the trap of lustrous offers and adds projected by Lodha Pallava. They will take you to 4D virtual tour which is good enough only for the entertainment purpose, while they won't take you to the actual site. Even If they take you to the site it won't guarantee that you would get the same flat.

Their diverse pricing aspects are so ambiguous that though it looks very attractive but varies case by case as if you are out to purchase vegetables in the market.

Still, I am getting regular calls from numerous sales gangs from Pallava which is very annoying.

Before opting to invest in the property first get the reviews from other people who reside there and from web forums. There might be cases where few residing in Pallava would give you positive feedback, don't rest with that and get reviews from all sources.

I have booked my flat at regalia cluster Lakeshore green dated 26-05-2019, but due to below reasons I could not able to continue my booking and wanted to cancel the same.

Below are few reasons, I could not able to continue my booking,

1.My financial issues- I have an few additional liabilities as my fathers health is not good and every month I need to spend minimum 15 K,


  1. Unable to manage the funds





So it would be very difficult for me to manage the funds and continue my flat booking to pay rest amount.

At the time of booking, we were told that just reserve the flat so that unit won't go to someone else and in force and based on that only we have booked it immediately by paying Rs. 45, 000 to Lodha builders executive.

Me and my wife personally met account manager on 28th May and explained him all our situation.

Requesting to please help getting my hard earned Money back.

My cousins daughter booked a flat at Lodha Amara and got the possession well within the time . But the since the possession the AC leakage couldn't be stopped and the plumbing too. Each and every time they have to lodge the complaint and still then problem persists.

Now very recently Lodha has started forcibly handing over the societies without completing the compliance of RERA. Car parking is not allotted yet

By showing the external anenities Lodha is trying to sell the constructed flats and Also coming out with more number of constructions without resolving the problems of the owners to whom the flats are already allotted say since April 18.

Yesterday I visited Lodha Palawa for a lakeside flat. I was discussing with one of the sales manager, His behaviour was very bad. He was talking like a hell. I was planning to buy 1 Bhk but because of that guy behaviour, I dropped my plan to buy with Lodha. I never suggest buying any flat from Lodha. There sales managers are very unprofessional and they don't know how to talk to people. They are illiterate people. They are working with the support of any other people.

I had a similar experience today itself. I received a call from Lodha and was told an attractive offer for employees of my existing employer on flat booking. I thought to check the offer and if feasible would buy. Immediately a cab was sent the next day at my doorstep. I was taken to Palava city - Near dombivali.

The relationship manager was aligned who gave a 3D demo of the project, Sample 1 and a half bedroom, and future project plan and amenities covered on Audio-Video display. I was with my Dad and we feel good after all. And though to take this further.

Then I was asked to meet the Sales Manager, Mrs.Shalini. I enquired for 2 BHK flat and immediately a printout was provided to me with pricing. The carpet area of the flat was 580 sq feet for which the total purchase price was63 Lakhs. Further, this price was for a 1st floor flat.

When enquired about flat on the 11th floor, The price went up to 77 Lakhs.

Salesgirl started pushing me to swipe for 45000 and get flat booked. She kept saying I will able to save 3-4 lakhs if booked today, Today was the last day of the offer.

hen I went into minute details about the project. Their pamphlets do not mention about parking. When asked, the sales guy told parking is available and will be provided. but he was not ready to provide details or maybe he wanted to hide.

In less than 2 minutes she presented the Show flats and disappears. As if she didn’t have any interest in selling.

You can see the huge loot in pricing.

When I told sales girl, I have to think and discuss once with family members, the girl got rude and started telling you should have planned and come. Then when I started walking She called his boss.

I really felt disappointed the way she was speaking rudely with me. I don’t know what kind of recruitment criteria Lodha had. Its worst experience ever.

Please be aware dont buy from lodha

They will not allow you to see

the flat after 100% payment and

I have made the so many requests still they have not allowed.

I know that lodha policy is there not to show the flat but I have genuine issue so asked them to give handover. I requested so many times but that to no use

Their sales team is not to to be trusted. They say something else and then vanish. I had this horrible experience with Sandesh Chavhan. He said the possession would be ready in 6 months but it was ready way before that. They didn't show us any flat also. Once the booking is done, they don't care about what happens with you. You will be circling all around the different teams for the basic of things. My advice: Treat the sales team like crap. Don't buy their crap. See what benefits you. Ask them to give proof for every lie that comes out of their dirty mouths. Confirm from here and there.

I purchsed the 2bhk property of lodha in dombivali-palawa a couple of years back. Posession was on time.External premise is also excellent. Interior was well designed. There was a water issue earlier which is now resolved. MSP is little costly but considering the amenities, purchasing this property in lodha-dombivali-palawa is worth.
