I decided to buy a Lodha property at Dombivili. Went in saw the place and a friend had bought it. I bought it.

Looking back a mistake.



  1. Unlike the property at Kalpataru, I could not even see the building and had to make a choice based on the brochure. Please do not do that. You will never get the feel of space unless you actually see the building and flat.



  2. They are very cold and get you to sign one sided agreements. If you delay payment they will charge 18% interest. If they delay giving you possession it is only 12%



  3. They provide you a interface to enable you to communicate to them. However the interface does not have an address book of email ids, so whom will you communicate?



  4. Overall my experience till now(and I have not got possession) is bad.





So please think before you buy.

I have asked for the site visit they have denied. Instead they have sent me the photographs and architect certificate. I can say with the confidence that they claimed  slab construction of 5 sbabs in my case is false.

I have asked for the draft copy of agreement which they are completely denying. It is obvious that they dont want us to give the time to read agreement copy as they might catch us in one or the other clause.

I have sent the letter asking for the agreement copy to which they are not even giving the receipt acknowledgement.

The Relationship managers are also very arrogant.The response is very poor. In case of my 1st installment they have lost my cheque. I have to again pay the amount. I am still to receive the lost cheque and nobody is owning the responsibility.

Their mail facility is also of no use.Its only interested in making money and not give the services.

I would like to share my bad experience with Lodha group which is assumed as a reputed builer at Mumbai. I booked a flat in Lodha-Splendora at Godhbunder, Thane during the pre-launch offer. During the first discussion, I repeatedly asked them to submit me the floor plan with dimensions but they did not arrange for the same and informed that sellable area is 1125 sq feet and the loading is 28%. On trust, I moved forward. Later on during submission of next instalment of 10%, when I asked for the floor plan, they informed me that the carpet area is 750 sq feet which makes the loading around 34%. Also, they informed me that the car parking is not included in the plan and for that I have to pay Rs. 360, 000 in cash that is also along with first instalment.

When I requested them to withdraw my booking as M/S Lodha has presented false facts and data during the booking stage, they simply refused by saying that the same is not applicable as per terms and policy.  My question is simple that whether the policy of reputed group like Lodha is to capture the customer by showing the false facts and hiding the vital information.

With this review, I would like to warn all concerned who are planning to buy a flat at Lodha.

The Lodha casa bella project is really good but the people who are buying from lodha directly have to face a harrowing and stressful experience in order to make payments, get builder documents, site visits, and getting possession of the flat.

The only area I could say Lodha staff is very efficient in is how to provide VIp treatment to customers till he makes a booking. Once you make a booking they will not guide you properly unless you repeatedly ask them, The relationship managers will not pick up your calls. They will make you wait for 2 2 hrs in their corporate office for a 5 min work.

They will purposely provide you very less number of days to make the necessary payments so that they can charge you absurd interest rates on delay of payments(almost20%!!!).

They will not provide CORRECt details about the possession, they won't allow you to see the site for which you have paid so much money, and behave as if there are 100 buyers for one flat.

I would say the hassles involved for buying the flat is really cumbersom and tedious but hopefully once you get the flat would would feel happy. Provided the homes don't leak!

We bought our very first home at Lodha Luxuria. The reason we picked Lodha was because of the assurance of top quality work and hassle free processes. But we were sadly mistaken. Lodha is full of unprofessional louts posing as customer service reps.

Not only have they delayed possession of our flat which was due to us in May 2011, they have refused to let us see our house till we finish paying 100% of all payments. Important point to note is we have already paid 98% of all dues! So we are in effect full owners of the apartment that we are being denied access to! I have zero trust in these builders and want to ensure that everything in my apartment is as promised before I pay the remaining amount. This is absolutely ridiculous and unfair to the customer who has been inconvenienced for OVER a year!

Not just that, they apartment is not ready for full possession as they haven't even applied for the OC which they claim will take another 6 months. So not only do I not get to see my house, I cannot move in inspite of paying the full 100%. Ofcourse their slimy customer service ppl suggest we can move in without the OC if we want, and are infact encouraging that.

All in all I would advice - please choose any builder but Lodha. My father is a builder too and he was shocked to hear the kind of rubbish Lodha has been throwing our way from the start. They are a bunch of pathetic criminals who only care about taking your money from you.

If you ever think of buying a property in India, never ever consider any offer from Lodha Group. If you ever get into the trap laid down by Lodha group, you will regret through out your life. From day one of dealings with them you will lose peace of mind and remain under tremendous pressure.

My son fell into their trap and the sweet talk of the Sales representative. Before launching a new project, the first thing that they do is to print attractive brochure, build a posh office, employ some attractive girls and employ some of their Sales persons who are experts in trapping the customers with sweet talks.  Like several victims, my son also fell into their well laid down trap and booked a flat in their so called upcoming project named "CODE NAME DAWN" in Ghodbunder Road, Thane. The Sales representative convinced my son to aishwaryasingh23 the booking amount of Rs.54, 000/-. In order to make him aishwaryasingh23 this amount, the Sales representative made false claims about Lodha group, told that the flats in the proposed property were being sold like hot cake and the rates would shoot up in the next few days. He was made to sign an application form without letting to read the contents. He was told that a copy of the application form would be mailed to his e-mail id the next day as their photocopying machine was out of order. When copy of the application form was not mailed the next day it struck to me to verify details about Lodha Group and their dealings with innocent customers.

When inter-net search was done, I found that there were many similar innocent victims of the unfair dealing of Lodha group. After several follow up attempts by e-mail and phone calls, my son received a scanned illegible copy of the application form by e-mail. When I went through the contents of the form, it was found that all clauses in the form were defective and against the principal of fair play and equity. They refused to show me the land ownership document and draft sale agreement and insisted that the aishwaryasingh23ment of 20% of the flat cost will have to be made before 42 days of booking and only after investing this amount, they would provide me an opportunity to look of the draft sale agreement. They also insisted that my son should aishwaryasingh23 the 1st instalment of 10% aishwaryasingh23ment of the cost along with cash aishwaryasingh23ment of Rs. 3, 60, 000 towards car parking within 21 days and that no receipt would be issued for this amount. They told that as per Supreme Court order, they are not allowed to accept cheque aishwaryasingh23ment towards car parking charges. They said that for any delay in adhering to their stipulated aishwaryasingh23ment schedule, interest @ 18% compounded on daily basis would be charged.

On realizing that Lodha group is involved in unfair dealings, my son requested them to cancel the booking and refund the booking amount of Rs.54, 000/-. They simply refused to refund the amount. This is a large sum for my son who never expected that the entire amount would be withheld particularly when they failed to fulfill their commitments to show even the land ownership document that is a prerequisite to commencement of any building project.

LODHA Group is a well known Builder in Mumbai and is expanding it’s business around the country. Lodha made news recently for purchasing a 22.5 acre plot of land in Wadala suburb of Mumbai for Rs 4053 crore. I wish to enumerate the reasons for my disenchantment and disillusionment with Lodha's services in the following paragraphs:-



  1. I booked my flat Oceania E/104 in Mar 10 in LODHA CASA RIO, Dombivili, Mumbai, and completed all the payment including a loan of full payment of Rs 25 Lakh by Oct 11.



  2. The Sale Agent in the initial days was prompt with his services and promised me the moon as far as quality and build quality, and project timelines are concerned thus luring me into paying the sum of Rs 27000/- as booking amount.



  3. I was asked to pay Rs 2.5 Lakh in 21 days and another 2.5 lakh in following 21 days. Also since I couldn't muster this kind of money quickly enough, I was charged 18% interest by Lodha on due sum of money which finally totalled to over Rs 60000/-.



  4. Now I didn't mind paying all this interest as I was promised prompt delivery of the flat but as it turned out later, there have been no clarity as far as possession dates are concerned.



  5. In process of buying this flat, I got transferred out to another city and had to suffer due to lack of communication. The same was not factored in taking a lenient view of my late payments and I was made to pay this despite my assurances to Mr Naren Bosmia- A head honcho at Lodha.





6.The initial system of feedback and helpline established by Lodha(022-676826782) never worked when tried by me on STD. It put the caller on a perpetual hold and left him in a lurch thus dissuading me from calling them.



  1. It was much later that an online forum for feedback and queries was established. I had already been charged for late payments by this time. Even in this forum, key questions were never answered. It was tabular form that one had to fill and there were no options to lodge complain.



  2. Lodha came up with concept of Relationship Manager lately. I was assigned one Ms Tripta Bedi for some time. She never responded to my queries and chose to eschew them. Later, Ms Swetanita Chakraborty, the current manager was assigned to me. Even she hasn't fared much better.



  3. There were several things that weren't delivered by Lodha as promised when the final blue print of the Flat arrived. Centralized AC as promised initially was conveniently changed to Split AC. There are more points that I haven't bothered to enumerate here.



  4. Back in 2010, I was asked to hurry up with my booking as the flat prices were apparantly being hiked the very next week. I was told that my flat would cost be 34.20 Lakh for an area of 746 odd sq feet(total).



  5. Today, I received a mail from Allchecksdeal.com, selling a flat of same size in Lodha Casa Rio for Rs 30.44 Lakh, which is Rs 4 lakh less than what I bought it almost 2 yrs back. This is ridiculous stuff by Lodha.



  6. I haven't been offered any better offer or increase in flat size or facilities despite a drop in Property prices. Nor has Lodha bothered to communicate to me the current state of affairs.



  7. When I paid a visit to Mumbai in Feb 12, I was denied a site visit as purportedly, it wasn't safe for me. This is in consonance of the total lack of transparency that Lodha has shown post receiving full payment from me.



  8. The Flat's possession date is open ended and I haven't been indicated any timeline so far.



  9. The customer referral program that I availed using Ms Shweta(Casa Rio, Arctica A-506) should have meant a gift for her as well. Despite filing for in the clubcasa website in Nov 2011 and Jan 2012, no action has been taken so far by Lodha to ensure that she gets her gift(Mobile Phone/Camera)



  10. Lodha has taken my requests as empty words or hot air and chosen to overlook the power of written word. The top brass probably is content reaping the interest of the money we have deposited here(Rs 30 Lakh in my case)



  11. This is my sincere advise to all investors in Mumbai to exercise multiple levels of caution and not be lured by the foreign locales that LODHA showcases in the Ad campaigns. Lodha has purchased huge tracts of Land in Wadala and has renamed that area 'New CUffe Parade' in its marketing campaign. Anyone who has been to Mumbai will tell you the real state of the dusty Wadala which seems a dust pan.



  12. Lodha by trying to sell it as a wonderful location near 'Eastern Freeway?'(Freeway- term used in USA for elevated roads) is cheating the people of this country.



  13. I have suffered at Hands of Lodha and I wouldn't like you to meet the same fate. Do your bit in spreading this message around.

Lodha has shown its bad color to all the common people. They are chetaer like no other, I believe. I have also booked a flat in CASA RIO, paid 20% as well, but they have increased the consideration value in the name of car parking. They are helding my registration also, after 20% was paid 17 months back.

I am not willing to buy reserved car parking at the moment due to money problem; however they are insiting on the same. Lodha employees behaviour is worst example inthe field of customtakeouter care and executives responsiveness.

We need to voice our concern in unity and show them common man power.

Let's unite for a better India.

The dream of every Mumbaikar to own a house was a farfetched dream for me as well, which became a reality couple of years back. I had invested in Lodha Group’s “Casa Project”. The most ambitious project by Lodha!

Customers who have invested money have the right to question Lodha Group about their investments.

Coming back to my story; I decided to cancel the booking and submitted all the receipts and documents only to know that the refund will be done in installments over a period of one year.

(I’m not sure how many families like us are still stuck not knowing what’s happening with the project.)

Taking the refund in installments over a period of one year was not a viable option hence I thought of taking a transfer to one of Lodha’s Groups other project. I took a transfer to Lodha Group’s “Casa Ultima” project. It’s been more than one-and-half years. Now, the problem is I still haven’t had a chance to visit the site and take account of the project work. It’s not because I do not have the time but it’s because the management doesn’t allow site visitation.

It’s also disappointing to interact with their relationship managers who I wonder have even gone through basic training soft skills training.

THE fun part is today I got a post from Lodha Group showcasing their launch of “Casa Rio Gold” project expecting that I introduce my friends to this project to win solid gold worth 3lacs. How on earth do they expect me to recommend my friends to invest in Lodha Group?

I had Invested in Lodha Group's project and booked a 2 BHK flat in Arctica -E- 406, CASA RIO, Dombivili on 14 Aug 2010.

The Sales team made very lure promises while booking the flat and did not explained many crucial information, term & conditions.

I have been told to make payments 1. The booking amount of 27, 000 rs immediately, 2. The first two installments within 21 & 42 days with the sum of 5.3 lacs, without giving any detailed terms & conditions such as Allotment paper.

After almost 7 months they gave me an Allotment Letter which stated the delays in possession dates and other policies which was totally different from what I have been explained by the sales team while booking.

Till June 2011 the construction was not started and the Lodha was making a huge profit by keeping such large amount with him so I decided to cancel the booking and submitted all the receipts and documents in Lodha Exculus office, Parel on May 28th 2011. The customer care team assured me to refund the amount within 15 working days.

Now it has been more than 2 months passed but I have not received any communication form the CASA RIO team regarding the refund.

I am going to file a complaint in Consumer Court against Lodha Group.

I am scared about the refund as the amount is huge which is more than 5.3 lacs. I will not recommend anybody to invest in Lodha Group.

I have booked a property in Casa Bella Gold by Lodha builders in the month of May 2010.

Since then there were many instances when I regret my decision of taking a house in Casa Bella Gold by Lodha builders. There are many but few of them are as mentioned below.



  • Rude & pathetic customer care.



  • Very late dispatch of the demand letter



  • Interest amount charged without any clarification



  • No interactive query resolution. Hum kare so kaay-da
