Lodha brand of excellence and trust in real estate market. customer service is excellent. We are very happy to book flat in lodha project in thane.

I went through lot of builder like Highland, runwal, Ashar, wadhawa also Tata but the investment opportunity plan given by lodha was excellent.

The rates quoted for the apts are very much on higher side at 56 K for 2.5 BHK. More over the carpet area is very less at 650 Sqft and claiming for 100- sqft

The website contains Site visit, but no site visit is being shown. Current the golden tomorrow site is around 7 kms from the Lodha World school and it is a open land.

Lodha people are telling that it is 1.5 kms from the lodha world school and for the same development is under way which is a mis guidance

More over the completion is on 2019 which is a big risk

Everyone please be cautious before investing .

Lodha is one of the biggest construction group in Mumbai and it has many ongoing, completed, and built projects in Mumbai. I was looking for a home in one of its projects that Lodha's Palava City which is handsomely equipped with lots of facilities and amenities. When I first visited the sales office, I was explained the project completely. The Palava City by Lodha has more than 5 schools and hospital with state-of-the-art technologies.

The Project is phenomenal however, I later found out the Lodha's Palava City is known to surpass the projected Date of Possession of which one case was with my real estate agent who got his home in the same project after 4 years off the projected date of possession. And the fact that they have 33% of the total built-up area not accessible for carpet area and hence if I purchase a 1000 sq. ft. house here, I will get only 670 sq. ft. as carpet area which is completely inacceptable by me.

I visited Lodha Palava city recently, the sales staff assigned to me was under some kind of spell, because he was only interested in praising Lodha, no genuine information or relevant answer, he also had the audacity to tell us that we can buy our so called dream home here without actually visiting the site or having a look at sample flat, very poor knowledge & ill equipped to deal with any sort of query, the brochures are outdated and carry old price whereas their new price comes as a shocker, the figure they are quoting after being in so much remote area leads me to think that only they will be living in this dream city, their projects are delayed and after calling people from far off places for site visit they are saying that flats are available in new construction only which will be ready after 3-4 years, so you can invest now and come back after 4 years!

One of the sad thing is after promising us a smart city with combination of modernity and tradition on 4500 acres they are not having a single mosque, so I will give myself & my kids this smart city to live in and then for prayers we will make a voyage every time to areas outside the city,

For a self proclaiming smart city, this is not so smart!

Sales people gave me big bullshit that this project will give u 3 times appreciation 5 years and showed me some great videos thats how I got impressed then I booked a flat in lakeshore greens of palava project, paying by cheque 45k. After a week I realised there are more cheaper flats in dombivali and even close to the station.

I called them and told them to cancelled my booked flat and you can deduct some amt from that 45k because I changed my mind and return atleast 50% back to me.

But as per bullshit rules and regulations of this projet we cant get money back. Which is really bad im still pissed off. Even I loose my confidence on me because of that decision

So my massege to all those people if you buying flat in palava think 10 times because its not worth it, maintanace so high, far from station and even not good for investment purpose.

LOOK FOR YOUR FAMILY SOME GOOD OPTION TO STAY. HERE THERE ARE FEW WINE SHOPS AND IN NIGHT LESS SECURITY WIHT NO LIGHTS IN NIGHT TIME ON CASE RIO ROAD.

IT's JUST AN PERSONAL ADVISE. WITH FEW BAD THINGS THERE ARE FEW GOOD THINGS AS WELL. BE CAREFULL WHILE BUYING FROM LODHA.GROUP.TERMS AND CONDITIONS AS WELL.

It is more than 4 months now after possession still they have not installed the VDP. more than 3 times visited to admib office and ennumbers of call, emails, e-request on app is been given. too poor customer support is been giving. the answer from PCMA of is like after 2 days, 5days from past 1 and half month. never expected such bad service from Lodha

Hi Friends,

4 to 5 months ago I received a call from some sales guy and said that 2 BKH available in Lodha Palava City Dombivili in 42Lac and also requested to visit their site office in Lodha Casa Bella.

I visited there they fooled me, and I paid my 1 booking amount i.e. Rs. 45, 000/- and after a week they pressurized and harassed me to pay the second booking amount i.e. Rs. 1, 25, 000/-, than after they have send me the reminder for third booking amount and flat registration. In the meantime one of my friend suggested not to buy property in Lodha’s Palava City, because he had a property in Casa Bella and he experiencing lots of issues.

So, I decided to withdraw my booking, but the Lodha Group refused me to give back the booking amount i.e. 1, 25, 000/- INR. Am, still struggling to get the amount but no luck, if anyone help me on this that will be good. Am from middle class family and I cannot bear a loss of 1, 25, 000/- so please help me on this. And, also I have plan to meet CM of Maharashtra regarding this, one of my friend assured me to help to meet CM and we will keep this matter with him. Let we see, finger crossed.

Recently I went to the their office at Thane to know about their upcoming project of the Deal of the Decade. I was interested in 1BHK. The reception took my details and told me to wait for few time. I saw that the people who came for bigger property were treated differently. They were sent to different lounge and the respective person came to attend the queries. I with some more persons who came for the same project were kept waited for 1.5hrs and after that we were told that nobody was there to attend the queries.

We should send our queries online which will be replied as soon as possible. This type of attitude shows their carelessness towards the customers and that too before buying the house. What can happen after we buy.

Dear frdzz, with "Lodha" I had booked 2BHK in the Rise in Feb 15 by paying Rs. 75k as application money. I went there through one of their agents so I put their name in the application. They asked me to cut their name. This is the first evidence that they are not honest with their aligned partners. Secondly, at the time of booking confirmation, I was told that your booking has not been confirmed because of this hence your money will be refunded within two months.

Since then I have been looking forward to the same but no positive response. The funniest thing happened in between that I used to get demand letter along with 18% interest. I spoke to their so called RMs but no resolution and now they are telling that refund is not possible as per their clause in application TCs.i m not going with Lodha.

I have got the possession after more than two years where it supposed to be in three months.

I must say poor commitments, poor quality of construction, only fake promises, no proper support from Palava city management association or Relationship manager provided.

I do complaint frequently but no one responding properly once. Even poor 1star ac provided, poor 1star water heaters provided, poor lift where everyday repair work is going on poor security.

Lots of crack on wall and leakage. No fittings proper, no freedom of choice to put a dish tv or broadband services also.

As they are advertising city of opportunity but there is the only monopoly of their own people for any business opportunity.

Sorry to say but Not happy at all?

In the past decades Lodha group have curved  there own place in real estate in Mumbai and now they are one of the best construction Group in Mumbai.

Likes-



  1. The construction of Lodha projects are great.



  2. Right from the materials, design and construction are done with good quality check and using modern methods.



  3. The services and amenities that they provide are great.



  4. Proper parking, rain water harvesting and proper solar panels ate provided in every project.



  5. Even the interior design are really good and you will find proper sunlight coming in to main rooms.



  6. The registration works are quite fast and convenient.





Dislikes-



  1. But the cost of the flats under lodha are quite high when compared to other construction groups.



  2. Maybe due to the brand name the rates have gone up but the facilities are quite good and the quality is great and so majority of the big projects are under their belt.





Hope to work in this group in near future!

On Occasion of Dusshera, I recieved a call from Lodha and was told attractive offer for employees of my existing employer on flat booking.

I thought check the offer and if feasible would buy.

Immediately a cab was sent next day at my door step.

I was taken to Palava city - Near dombivali.

Relationship manager was aligned who gave 3D demo of project, Sample 1 and half bed room, and future project plan and amenities covered on Audio-Video display.

Then I was asked to meet Sales Manager. I enquired for 1 BHK flat and immediately a printout was provided to me with pricing.

Carpet area of flat was 470 sq feet for which total purchase price was 48 Lakhs.Further this price was for 1st floor flat.

When enquired about flat on 9th floor, The price went upto 58 Lakhs.

Sales guy started pushing me to swipe for 45000 and get flat booked.He kept saying I will able to save 3-4 lakhs if booked today, Today was last day of offer.

Then I went into minute details about project. There pamplets does not mention about parking.When asked, sales guy told parking is available and will be provided.but he was not ready to provide details or may be he wanted to hide.

When I saw actual pricing, I would see water, gas pipelines, club house charges payable every year. This charges were in lakhs.For example a gas line was fitted in 6000 in Vashi was charged at 27000 in Palava. You can see the huge loot in pricing.

Lodha was going to charge maintenance from day 1, whereas actual possesion was 3 years laters.

When I told sales guy, I have to think and plan along with parents, the guy got rude and started telling you should have planed and came. Then when I started walking he called his boss.

Sales guys boss gave another offer of reducing 40 rs per square feet.

I smelled the fishy that they want me swipe card  and book flat at any cost.

They kept insisting today was last day of offer and showed me poster "last day to save 4 lakh".

Posters did not have date mentioned for last day.

It was another trick to trap the customer.

Finally, I left the site telling that I was unable to take decision and would come after 1 week.

I started recieving calls saying offers of saving 4 lakh is extended also they are providing additional discounts.

Being aware of all traps, I started making false promise the way guys kept doing.

Now I do not recieve any calls

I booked a flat in Codename Epic by paying Rs. 45, 000/- as booking amount on 10th October, 2015 who's possession is promised in 2018.

Within hours on the same day I informed them about cancelling my booking as that site was quite far from Palava phase I.

Marketing guys didn't even bothered to show site before the booking.

Even on informing within hours on the same day, they are not returning my booking amount.

They are not authorised to forfeit my booking amount as I haven't availed of any services by the builder as it was same day cancellation (actually within couple of hours cancellation).

Please someone guide me, how can I get my money back?

Lodha Group has developed Palava City Project in Kalyan Taluka Of Thane District of Maharashtra .

They have made tall promises every where .When in December 2010 I booked a Flat I was promised the possession in May 2012 as per agreement

However I got possession in November 2014. They have charged Interest to me as & when any payment delayed from my side even for a single day . On the other hand they have not given me a single paisa for giving me late possession by two & half years .

Bought flat in Lodha NKF, since then I'm facing some or other problem with them, when I booked

1) they promised 2 car park and I fact it was on agreement but after first payment sales person started telling it's one car park and it was committed by mistake.some how get settled.

2) Due to their mistake 2nd payment was delayed and they put fine at the basis of 18% on pending amount though they knows it's their fault.

3) their CUSTOMERS SERVICE IS PATHETIC, they will take you for ride, guys are so dumb and lazy that they don't care or respond until very last.

4) Lodha guys keep giving you incorrect info and reality would be different, later on by saying sorry they skip off but by the time damage has already done, I personally suffered a lot and seriously don't want anyone to suffer in that way.

Ultimately, it's your choice but my suggestion is don't get into their trap, be wise and take call accordingly.

Lodha operates via Channel partners for their sales. Even though I walked in they assigned one channel partner who will get the commission for my purchase. Later Lodha will make number of calls(recorded) which will ask you to confirm the channel partner!

This agent of sorts is supposed to hep you in all activities and for which they will promise even the gods the best of services. Alas as soon as you make your first payment/bookin amount to Lodha you will get stuck in the vicious cycle of payment dye dates. For me they collected the funds and then all chase then left to me as due dates were notified to me after which interest penalties will start. You will not believe that I was asked huge payments immediately after the booking(25 lacs after first payment of 2.8 lacs)!

And I obliged as cannot exit the booking now. Eventually Lodha put in 56, 000/- interest penalty on my account even when I had made payments on time. All my encounters and experience with Lodha is that a customer or buyer of flat is treated like a street dog. Please.PLEASE do not buy from Lodha, might as well donate the money if you have spare.

I am Dr Dhananjay. I have booked one flat in LODHA GROUP'S upcoming project PALAVA CITY on 14th March 2015 .Till date, sales manager & all Lodha builders team, treated us very well.I was very impressed with their hospitality .At the time of booking also, they gave us very dreamy picture about this project.

As a booking amount, we paid Rs 27, 000 by credit card.Before payment, I clearly asked to concern sales Manager( Ms Sheetal Sabale)about the cancellation charges. She clearly told me that we'll return 90% of your booking amount( 10% they will keep) for which we were agree.

Because of some personal reason, within 2 days, we had to cancel this proposal and we requested for refund of our booking amount. But sales manager denied for this & told us that there will be no refund if you cancel the booking.

This is not fair practice.This is cheating form upfront.

being medico profession, daily I come across hundreds of patients.Now I am requesting all people not to invest in this group & please  away form LODHA group.

Thankfully, because of my counselling four doctors have already cancelled their plans to visit this PALAVA city.

I have already written to All India medical association on this & warned all doctors not to go with this group. 'll expose this fraud behaviors of LODHA group on every platform to which I am linked.
