Kolte Patil really puts in a lot of thought while designing the homes. I really enjoy the huge balcony as well as the mindfully created spaces in homes. No space is put to waste and the amenities they provide in the homes, as well as the premises, are also amazing. I would recommend the 24k Opula Project for the people who are looking for long term investment.

One of my friends has booked an apartment for herself in Kolte-Patils project life republic. I was going through their brochure and found it to be a good project. Not as per what I would personally go for because of its prices, but it does offer many good amenities. I feel it is apt for those who are working either in Hinjewadi or Banner or Aundh as it will be very convenient for them to reach their various workplaces. What I liked about the project is that it is like a small world in itself and has almost all the comforts that one would want. And another amazing thing that I liked was their temple of environment, an awareness that is so important these days. The roads in the township are also a great experience to drive around. Overall it is a good project.

Kolte-Patil has been a name we’ve trusted all these years. Sometimes delays happen, possession gets delayed and builders take time to get all the approvals needed. When we look at the real estate scene, I believe Kolte-Patil is still one of the most trustworthy among developers.

Going by their track record, investing with them feels like a safer choice when compared to trusting other builders with no such track record.

All builders have a tendency of delaying projects for some reason or the other. It has happened in the past. Hence, suggest one should keep about 6-8 months aside as buffer time.As far as I know, Kolte-Patil isn’t facing any legal issues and they’re known to provide fairly decent construction quality, generally within good time.

So no need to worry. I think one could trust Kolte-Patil when it comes to basic facilities like timeliness and quality.

They were genuinely interested in understanding my requirements. Instead of simply pushing their products forward they advised and guided me for which I’m grateful.

I have booked an apartment in Kolte-Patil's Wakad project and like everybody I was concerned about the delay in the possession date. I called the Kolte-Patil immediately, and I was assured by their representative that the work is in full swing and that there is a valid reason why it get delayed. Well, I hope they keep their promise like they always have.

I also enquired about the underdeveloped road which leads to the project. They said by the time of the possession the road will be fully developed for the easy transportation.

Kolte Patil, from my experience, is one of the finest and trust worthy builders in Pune. I am very happy with their project Ivy Estate at Wagholi, Pune. The project was not only completed on time with all amenities as promised but I was also kept regularly updated on the progress.

A home being the dream of every common man in the country,  Kolte Patil provided me with a residential space that is worth more than these words. I recommend their services to all the potential buyers out there.

I am amused to read  glowing reviews for Kolte- Patil projects. These reviewers must be some lucky souls with great Karma from previous life.

My experience is  - You buy an apartment in Kolte Patil project with a hope that you are dealing with a good and professional organization.

FORGET ABOUT PROFESSIONALISM,  FORGET ABOUT EVEN THE BASIC BUSINESS SENSE.

Once you have paid the money they will not listen to your genuine problems. Their staff behaves like they are working in NAMO's office. You beg for appointment with directors but they have no time for you. You write to them. They do not reply. You talk tough and they ask you to go to court. They say, " We already have 246 legal cases against. Your's will be 247th"

THEY DO NOT CARE!

However, you can see big hoardings on the road announcing some glamorous projects all the time.

I have read several negative reviews about this project but let me tell you that I am not here to promote or write anything against this project. Also, I have come read several negative reviews about Kolte-Patil. As we are here to discuss genuine things I agree that people must have come across several issues. However, I am here to discuss my personal experience about the developer.

Actually I work in an IT company in Kharadi. As most of the time of my day is spent in working, when I decided to purchase an apartment, internet was my only source of information. As I wanted to purchase a luxurious apartment in the Kharadi, I began my search on the internet. I came across several residential projects and I was pretty excited about the few ones.

Through a discussion with my friends, I came to know about Tuscan Estate. I got a brochure of this project from their office.  I was pretty impressed with the specifications and floor plans and so I decided to give this site a visit. Overall, the site appealed to me and my family and so we decided to book an apartment in this project. Since the project was under construction I used to visit the site frequently to check the status of my apartment.

To my surprise, there were few things that were missing which were promised initially. I was completely confused as to how to raise this issue and so I called up their sales team. They explained the whole situation to me calmly and assured me that the final product would cover everything. Finally, when the project was completed they called me up and asked me to visit the site.

I was pretty surprised to see the final product. My new apartment covers everything that I was promise of. It has wonderful features. Also the amenities here are something I never imagined. I am pretty excited to go and stay in my new residence. Though the possession is little bit delayed, sometimes you have to think from the builder’s point of view. I am pretty satisfied with the kind of service I have got.

I am writing this review neither to advocate Kolte Patil developers nor to condemn them. I am writing this review because I genuinely feel that it is important that one must always give his or her unbiased feedback so that people may have a fair understanding. With so many reviews available at just a click away it becomes difficult to decide which one to believe and which one to discard. Well I have been living in one of their projects for the past 6 months and I have to admit I did face few issues which made me question my decision to buy with this builder. First of all I got the possession of my villa a little later than promised and their few workmanship issues. But what came as a pleasant surprise to me was that when I mentioned this to the vendor, they immediately took it into notice and acted upon it. I didn't have to go behind them, they handled the whole situation very professionally. I was put in touch with public relation officer who helped me through all my queries.

He very patiently explained the reason for the delay and very professionally sorted each of my grievances, which I must confess were far lesser than what other vendor clients had to face. I moved into my new home and realized how beautiful can empty space be. The well laid out villas are planned in such a manner that though you stay close to each other, but still nothing comes between you and your privacy, except few chirping birds. And with regard to getting the possession late, I can say today that I can conveniently overlook it because I feel the wait was worth it.

When I had visited IVY Estate in 2011, I was told about number of beautiful things to happen with this project. The sales guys were luring us by big promises like

1) Lifestyle Apartments

2) Bishops

3) Central / Big Bazaar Mall

4) PolyClinic

obviously selling KP brand as well.

They had shown a miniature Model(please note, not a video or picture) which was lush green with lots of amenities and water bodies.

Unfortunately I succumbed to all their promises and booked a flat at Ivy Botanica and paid 20% amount to the builder(and I still curse myself for that moment).

Once they got my money I started to face the issues with Kolte Patil. Below is the list of major ones.

1) The blueprint was not approved, as a result I was not able to take loan from SBI leading to financial losses in lacs(MaxGain account was the major reason for the loan from SBI). At the time of selling it was told that the project is approved by SBI too. I was forced to change the bank after one year when the property prices had risen many folds and I could not cancel the booking. All this while I was assured every time that this will be worked out and Kolte Patil will not let this happen. This was the start of the first false promise and there are many to follow.

2) The next false promise didn't take long to materialize. within few months after changing the bank, I saw a foundation being set for a multi-story building  right in front of my balcony. Doesn't sound fishy yet? read on. This foundation was at the same place where I was told that there will be an open area, either water bodies or green lawn for walkway. If anyone wants to check my claim then he can walk into the sales office at Ivy, even today, and look at the model.

3) What's next? After few months the original parking spaces in the residential complex(Botanica) was sold as shops. So now whenever(this is after a delay of 8 months already) we get the possession we will not be getting parking until Kolte Team builds a podium parking for us and that might take another year or so as the construction is yet to be started.

4) With no other option we had to agree with the above points but this is not the end. We were told that since there are shops in Botanica, it will not have a boundary and a regular gate. As a "noble gesture" Kolte Patil team has provided a "boom barrier" and these smart people think that this is good enough for security and will stop animals from entering and littering. This will also protect us from rogues / thieves or drunkard who might come to the possible liquor store in one of the shops. A price one has to pay at Kolte Patil's "LifeStyle apartments".

5) The Gas pipeline service which is provided in the "Lifestyle Apartments" is by one of the worst service provider(Natraj Gas). With this vendor we will not be able to get the subsidy refunds as they do not have a system to do so individually. They can only transfer the subsidy amount to one account and that individual will personally check everyone's meter and calculate the refund(some complex logic) and transfer the amount. Sounds an easy way to do so? Well for over a year no one has been able to take the responsibility in one of the Prime society called Konark Campus(actually a lifestyle apartment) in Viman Nagar, Pune.

6) The famous and the biggest USP of IVY was Water Treatment Plant(WTP). Anyone buying a flat in Pune knows about the water crisis in Wagholi. To overcome this issue we were aggressively sold the benefits of WTP and how easy and pure water will be as KP is getting the water from river, treating it here and then distributing it. We were even charged extra 32/- psft for this plant. Well, its been over two years and Umang Primo are still waiting for pure water. We are told that till March 14 the WTP will be functional, no reasons explained as to what has changed since last 3 years that KP can commit this date. To me it is another false promise by them and they will come up with another lame excuse of not able to provide WTP by March 14. Did I tell you that till the time WTP is functional, we will have to pay for the water tankers? Just to give you guys an idea about this, the amount for Umang Primo is 3.4 lacs per month for 200 odd families(imagine the cost for 1100 flats).

It is illegal to move in the flat without completion certificate and builder is aware about it(various mails exchanges) but they are still shamelessly making false promises about dates and asking for remaining 5% payment+ development charges. Earlier in the year we were told Feb 1st week for completion certificate and possession, when we asked in the 1st week of Feb they gave us another date of March.

I am sure it will be difficult to match the same as well, looking at the reasons for not getting the certificate in the original place(Change in Plan and no Water).

Thank you for having the patience to read through this. I am sure by now you will be convinced about the way Kolte Patil treats its customers and maintain relationship after sale is  done. The above points are the few major ones I have mentioned, there are plenty more minor(relatively) issues but putting them down doesnt make a lot of sense therefore ignoring.

I strongly discourage anyone from buying any property from KP anywhere in the country.

By the way, the plan for Botanica and Umang Premier are still not approved by Town Planning Authority(TPA) / Collector Office and these constructions could be illegal, if anyone is still planning to buy a flat there. And for those who are falling in the trap of "Terrace Apartments" @Ivy Apartments, please ask the sales team to provide the Completion Certificate of the plan before booking because as per the Collector / TPA the terrace is to be made available for every resident and cannot be an individual's property.

Just for the context sake, the above grievance is not mine alone. I am writing on behalf of 200 odd members in my group who are constantly talking to the builder and trying to find out when will our struggle going to end? When will we enjoy staying in our "sweet home" which most of us had bought by paying hard earned money and not for investment.

Before I sign-off, the points 2, 3, 4 mentioned at the start still have to see the light of the day. Not even sure if they ever will and if they do when will we get the benefits:)

Hi, all I was going through a couple of reviews and wish to share my personal experience with you all regarding Kolte patil developers. I was looking for an apartment from myself somewhere in the Hinjewadi area since I am working in hinjewadi and wanted a place which would make it convenient for me travel to wrk every day.  so I booked a flat in one of their projects called life republic Life republic.

What I liked about this project is that is like a small world and is a completely gated community making it a very safe option to stay. The township has a number of recreational options to choose from like swimming pool, gym, etc. for children also there are a number of fun options like parks, etc which are well maintained. The common areas within this project are also extremely well planned.

I feel the project is slightly over priced and has some room for improvement but when I compare it to other nearby projects and I feel I took a good decision to buy a house in Life republic.
