We booked an apartment in March 2014 only after we got the assurance from the developer that possession would be given in December 2014.

We are now in middle of November 2015 still awaiting the possession. Their management keep on giving vague reasons and never will respond to your mails.

The owners are difficult to reach and management is irresponsible .

Never ever trust them and don't get trapped like us.

Hi All. Booked this Row House A1 in 2011. Took not more than 5 hours in deciding as in this could be my dream house.But unfortunately I have been regretting since last 5 years to have made such a poor choice.

I have a long list of all my neighbors who also feel cheated .

Kolte Patil Developers as most other cheap developers have not kept their quality promises.

I am completely devastated with the state of affairs happening around there.

I am still not sure if I would be ever comfortable shifting to this place.

Last 3 months I have been pleading to the maintenance to help me out but what they are doing is simply nuisance.

Yesterday I went to do Diwali Pooja at A1 Ivy Estate wagholi.and what happened was another row of disaster. I requested them to modify the common bathroom as Pooja room which they did last month . But forgot to fix water connection. As I switched on the water nozzle.whole Pooja Room was watered from 4 directions. My poor neighbor had to run to me as her bathroom too in A2 was draining through all the walls.

On making a complaint at maintenance I was told not to use water.

I offer all those who are planning to choose this project to let me show you my disaster Row house before you finally go ahead.

Very Very Upset and Unsatisfied.

Hi,

Think  before you zeo in for Life republic Project by Kolte patil,

I booked a Flat in R7 A sector and was promised to get the possession in Dec 14 as per the agreement, however the possession got delayed by more than 6 month and they never bothered to inform me on the current status.

after getting possession In thought things will be better now and I can live there, however I visited the flat I released that they have not even done the finishing work and handed over the flat.

I got possession in june 15 and even after multi ple follow up, they are not responding to mail/calls and every time their response is " we are working with Construction team on this this and will update soon."

this hide and seek game is going on since last months and no repair is being done.I also sent complain to their head office but did not got any response so far.

now I am planning to send a legal notice to get the rent from Jan-15 till date.

Hello All,

I am also any of the home buyers in nest fest Feb-2015.

What mainly convinces me is the mode of payment which was 5 – 85 - 10.

The way I took this offer as I have to pay 5% amount at the time of booking. 85% will be funded by bank and finally I have to pay rest 10% at the time of possession. And I think that’s how they marketed also. [This amount is not including registration changes and maintenance changes]

As I have very less saving with me I was not able to book flat anywhere else. And finally I have this mouthwatering offer by THE kolte patil.

So I booked the 1 BHK flat at Life republic by paying 5%(which is my full saving amount up to now).

Gradually demand of disbursement started coming and within six months 78% amount is already paid. In which bank has given 73% and I gave 5%.

Now this is time for next disbursement, Bank is now not willing to release rest money. Now they have modified the scheme now this is converted to 5-75-10-10. This means I have to arrange for my part of 10% now. I have no idea from where I can arrange this 10%.

This is how I got fool by xx and yy.

I understand that there's been a lot of extrapolation and exaggeration with respect to how much buyers are going to lose just because they invested in a KP property. Let me just give you my own views. Personally, I feel it is one of the safest choices out there.

When you're dealing with a builder like Kolte Patil, who have proven their worth in a real estate market like Pune, I fail to see where all the concerns are coming from. They are an a-khata builder with a lot of projects in their kitty. Yes, there are delays, but when haven't there been delays when it comes to real estate? They are all to do with getting approvals from DA and I believe that this issue has already been sorted out as early as January 2015.

Coming to doubts regarding rental investments. in terms of a rental or investment project, Kolte Patil Mirabilis is a really good option, because the projected rental returns have been placed at?18, 000 for a 2BHK, with a growth rate of 10-12%. The project is located in a residential area, well away from the hustle and bustle of the city. The rooms are of standard size, accepted by market norms. However, they are subject to a size increase, in which case the owner stands to gain a rental increase. It has been deemed as a "value for money" investment.

Sales team committed to complete project by October 2014. During agreement its changed to 31st March 2015. They add all kind of rules in agreement. When it comes to confirming on progress of project they don't like to make any official statement. They delay projects and willing to confirm nothing.

All the people in management are bunch of idiots. Brands built based on advertising not good builder in reality.

I have faced problem with them at ivy estate wagholi.at booking time they promised me for close car parking. But after possession they allot me open car parking. Beside entry gate.

Please don't waste your money in such properties and there management always do fake promises.

I visited the 24K province site office in Pimple Nilakh a few days back and was simply delighted at the quality of finishes used in the sample flat and the vast range of amenities the project offers. Even the staff was extremely courteous, hospitable and knowledgeable.  Since I have recently relocated to Pune from NCR I am still searching for investment options in real estate.

I cross-checked with my colleagues who belong to the city, to find out more about Kolte Patil and their properties. I was pleasantly surprised at the satisfaction levels with the company. Frankly speaking, if a brand has been delivering projects consistently for over two decades, there must be something of great value to offer.

If I do decide to invest in a property in Pune, it would definitely be a Kolte-Patil property, most likely 24K Opula.

I have been to a couple of builders in the past but none have been so proactive in their responses.

At first, I believed it to be a smart technique and almost withdrew from investing but my son convinced me to own a property with Kolte-Patil, as it was a trusted & known builder. I was happy with the hassle free experience of buying a home with them.

Would recommend Kolte Patil to everyone who wishes to invest in Pune.

I recently purchased a flat in nestfest and being an investor I have never seen such quality of service till date from any real estate player.

Constant follow ups, pick up and drop and proactive support.

The quality of flats is I am sure decent as Kolte-Patil is a known real estate player but what separates them from the lot is the quality of service.

We recently purchased a flat in 24k Gliteratti. We reside in Mumbai and the property is in Pune so we cannot go there often and we have to communicate with them through emails or phone calls. We are facing  severe issues in getting a simple reply via email or a phone call for some changes we want the builder to incorporate at the construction level.

We have been repeatedly calling them and have send them several emails and reminders but they just don't bother to respond to any. Totally non co-opertaive management!

The only time we get a prompt email from them is when a payment is to be made or for information about their new projects!

We understand that the builder is on a expansion spree and is advertising extensively for the new upcoming projects with a lot of false promises. PLEASE THINK TWICE BEFORE YOU PUT YOUR MONEY IN PROJECTS BY Kolte Patil.

We bought a flat in 24K Allura. There was not only a problem with the  leakage but blocked pipes.

They took 1 year just to get the walls properly painted. They've been repainted 5 times! Now he's no longer providing the club house that he promised.

Instead he's building a tall building that will completely block our view and the amenities have gone for a toss.

They charge a premium for their 24K brand it's a complete waste of money.

They don't know what luxury is though they promote it as such.

I am a resident of 24K Glitterati Project, a so called luxury brand of Kolte Patil Developers. project . This management does not understand what 24K is, what luxury is, what project management is and what quality is?

The project has been delayed over 2 years with half the promised amenities including the club house not provided as yet. All false promises of delivery, specification and quality. Even after 2 years there is leakage all over. I can provide more details on individual basis.

I am a resident of Kolte patil's Umang homes We are facing very high water problem.Kolte patil builder is not giving any commitments

after post buy of the flat in Umang Homes and Ivy estate Wagholi.No Pipe water, No drinking water, we need to buy can water from outside to drink.Kolte cheating people like any thing.Customer care not supportive.Very High Maint charge.Careful while buy any flat from this builder.

Cheating investers money.From Oct-15th onwards builder pasted every floor stating that only 2 Hour water supply daily.How a family can live this society without basic facility like  water.

Don't buy any flat from Kolte Patil. I bought flat in Ivy Estate, construction quality is so poor, management is totally commision khor, and not supportive. Customer care is useless.

They have delayed projects for more than six months. They are the most horrible builders. Every change they need money, the whole staff is greedy.

Actually all the good experience I had, as per earlier review was limited only until getting the possession.!

Once I got the possession., the customer-service just never existed., and I'm still struggling with some issues related to my flat, with insensitive and non-professional responses from the Customer-Care people.! The customer-care just doesn't care about the customers!

The experience until I got the possession of the flat was just too good, but, I don't know what happened next, but suddenly, after the possession they've become non-responding and insensitive towards the issues.!

They are cheats. in one word!



  • Possession delayed



  • Not up to the expectation



  • Harass customers





-  Also, their plan is rubbish, if you notice the duct area is clearly visible from their tiny corridors and their bathroom windows are clearly visible from the corridors.


  • Their entry to the estate is not ready yet which they show in their video for advertisements.

Kolte Patil promises a perfect dream home but what you get is far away from that dream.

Why not to believe them?

1) They will ask you for the changes but the amount changed for this is not reasonable.

2) Customer care is pathetic. Mostly they never bother to reply, if you are lucky, you will get reply after long waiting or reminding them.

3) They outsourced their lots of work to different contractor. Their contractors do not talk properly when you interact with them, in case you did some changes to your flat. Due to lack of communication in these contractors they needs to do reworks(break a things and recontruct them).

4) Parking allotment is not clear after taking possession as well.

5) Some basic things are not provided(like mosquitoes track for windows and Grill for Windows/Dry Balcony).

6) Electricity points are not sufficient and also the electricity work quality is not good. How they break the wall instead of putting cuts into wall with cutter machine.

7) They change the plan as they want, so SBI do not give loan to their some of societies. Blue print and actual work differ garden shown at time of booking vanishes after sometime.

8) Quality issues are concerns(Water sippage, cracks in flat wall, wrong slop for flooring, door alignment etc.)

9) Gas pipeline provided is not good.

10) Given possession date crossed 8 months still they don't have a completion certificate.

11) In Balcony, they provided a grill but safety norms are not considered.

12) Pathetic CRM executive, they behave like company owner. They will provide you things(documents), which you have not expected and expected things you will not get. This is one of strongest reason, why someone should not go with this builder.

Keep everything you speak with them on mail else you will be screwed-up.

They are very good for doing commitments and not to keep those.

I am staying in Margosa Heights build by KoltePpatil near by NIBM road. I am having a very bad experience over here. Management is not at all good. All of sudden water supply, electricity supply will get disconnected and when you will try to contact security then you will find out security is not there.

It's really sad and disappointing. I will never suggest anyone to take up any projects built by Kolte Patil.

Management is very poor and not at all worth staying over here.

I have been cheated by Kolte Patil. I bought a house in Margosa Height. Kolte Patil charged separately for car parking lot and in exchange provided so called car parking space too small to park a car.

Upon asking them to change the parking lot, they are asking us to trade up and pay additional money to get a car parking lot. The staff are well trained to cheat the home owners. They agree to change the parking lot and re-allot space unfit to park a car.

Its a scam developer and I will urge to not buy house with this builder.

The walls have seepage and doors are swelling up and not closing. The wood used to make the door are so inferior quality that the doors are not closing.

Poor quality material used to build the houses.
