Hi all,

I booked my flat in green olive in May 2012, paid all payments and done all paper work . I was promised to get my flat on 20/12/2012, but till date 4/09/2013 no news for possession .When I ask them about it, they start the blame game, and  say its governments agencies making the delay . They are just covering their back side under government agencies. I ask for compensation, but there is no proper answer. Sales person Mr. Abhijeet Aute is a big liar, about his promises. Don't trust his word at all. He is just worried about his sales. I came across with few review of Kolte Patil maintaining deadline they didn't deliver any of their project on time. Poor communication, poor customer service. They are not providing any completion certificate till date .

Innocent customers have to suffer all the time. I would like to request everyone who is reading this about Kolte Patil please mail, so that we can stand against Kolte Patil daylight robbery . Please make sure you don't invest your hard earn money unless all terms and conditions are on your side. If possible hire legal professional to help you out it, will help you out to stay away from trouble in longer run.

I keep asking for compensation because for delay possession but they are not answering properly .

Kolte patil new CEO is complete sshole if you ask him to get job done he take it personal .it has been few years Green olive project is not completed no proper roads,no proper water supply .CEO of the company treat owner of the like a we are beggars .Green olive is one of the biggest failure of KP and CEO .commpany didn't care about customer .

So please don't buy any property from KOlte Patil at all .

-The Project Green Olive by Kolte Patil developer has failed to keep their promises.- As per the agreement the possession date was Dec-2012 but till date (Aug-2013) we haven't got the possession.

-From March-2013. The Management is just making false commitment about the "COMPLETION CERTIFICATE" and possession date.

-Instead of compensation they are just buying the time.

-Higher management is not even concerned about the CUSTOMER who are overburdened by paying the HOME LOAN FULL EMI and has already paid full amount towards the property. Such misconduct of Kolte Patil developer is terrible and we have LOST THE FAITH in them.

Society is very good .But Residents here facing two basic issues. Frequent Electricity Problem

Road Access: No direct passage/Not completing the main gate work in last 1 year.

Passage they provided full of Mud and we are facing very difficulty to drive our vehicle through bypass road.

When we went there to check out the Ivy Estate Twin Villa, we were initally impressed with the vastu and all. So we decided to take a second look before booking. It was during this second visit we really got really disappointed.

It appeared to be overly priced initially. But our second visit shocked us. For some villa to be placed at 1.2 cr the amenities to say the least is shared with the apartments and frankly they seem inadequate considering the population it is supposed to address. Probably they are more in line of "good to say about" rather than actualy using them.

Security: Well this is a true shocker! No intercom nothing! Yes there is a security post placed at the road that connects the villas but that poor security guys are probably expected to know every resident living to provide any effective security! Mind you that road in the future will also connect the aparments as well along with the outside world to the schools, clinics. Well that probably states a lot. Without intercom the poor security can't even perform a decent check on the incoming traffic.

As per the villas, Kolte gives ad about having party on your lawns! Give us a break, look at the size of the lawn and now comes the killer. Well they will provide you the provision of having a lawn! no soil nothing. You are expected to fill them will soil and grass or tiles.

Strange thing I noticed. Buyers shelling over 1 cr should not be expected to have ACs. Well, thats right, AC provision is only for master bed room. Look at Karia or Gera, they provide AC provision for ALL rooms.

These days almost everybody provide solar heated water with a private water storage tank when it comes to row houses or villas. Well this is being missed glaringly.

So basically you pay 1.2 CR for literally nothing but the bare structure. Guess people with a lot of disposable money will be the ones targetting them.

Also, recent heard some disturbing news about the quality of construction as well. Apparently for one of the construction a slab broke and fell killing a few labourers! Things like this seriously raise a question mark on the longevity of the construction and more importantly how safe would we be after 10-15 years time!

I booked flat in Kolte patil life republic Hinjwadi. It's more than 3 years no possissions.

I booked flat for end use possission was promised 2 and half year.

Lot of bank loan interest loss . Completely frustrated due to delays.

No progress on site since one year.

95 percent of money is disbursed by bank already .

I think this is not done false promises affected my life negatively.

They should work on deliveries rather than marketing .in long term this will marketing game will not work. Work should speak.

Faced below issue with their Aleria project 1)Flase promises related to building premises, parking,water supply and development of the area 2)We didnt had any access road for many months.Finally we got one but then it was blocked again as the road which we were accessing belonged to some other owner and was demanding 6k amount on monthly basis for using his area. 3)Then came the never ending water problem.Its almost 3.5 years with no clean water for the daily usage and paying heavily for drinking water as we have tankers arranged for same. 4)The first 2 year we suffered with hard water but ironically since last 1 year we are getting red water with lot of dirt in it.Very filthy water you really dont feel like using it. We found it its the water which construction workers are using for development and they push all the dirt and wastage in it, 5)If we start using tankers for usage water also the maintenance charge you can calculate 3k regular maintenance+xyz charge for road if we wouldnt have fought and got it done from KPDL+drinking water tanker+usage water tanker which roughly goes aroung 3k from each house. 6)Secutiy is another big issue.The building is all isolated with no proper compound 7)False promises by Mrs Deepa Bisht to every one in the building ...Absolutely bluff master she is.. but you want to see her daring .. she  has come to stay in this building as a tenant.I wish every one unites together to throw her out of this society. If you want Dream house with lots of peace and happiness kindly go for some other builder.KPDL will give you a good flat but you will not enjoy your stay there even for a day. No Drinking water provision+ Electricity Issue+ Dirty construction reuse water for regular usage+ Bad security+Zero facilities+ No good access road -Suffering highly during rains+ The approaching kaccha road is completely isolated with no lights + Lot many snake issues. Not even a single word written is fake. For more details can feel free to write back. If you want all this in your life from your hard earned money  then kindly ignore my review and go ahead and deal with KPDL. Learn from your own experience.

We own an apartment in Kolte Patils prestigious project - Hills and Dales - Elbruz phase 3.

The apartment has been fully furnished but never used till date as we live in a different city.

A few days ago, we got a call from the Maintenance in charge, the waste water coming from the kitchen, bathroom, water closet, urinals of the building has been clogged.

We were further shocked to be told that the external clogged pipe had spilled over 4 inches of dirty sewage water into our house from the dry balcony trap which caused extensive damage to our wooden furniture & fixtures. Kindly note, that this is the second time, where our house has got flooded due to the external drainage pipe being clogged.

I strongly believe that their is a problem with the drainage system of the building...  It is unheard of dirty sewage water getting clogged in the main pipes and over flowing in apartments.

Would never recommend this builder to anybody!!!!!!!!!!!!!!!!!

I have booked 3BHK flat in 2012 in Ivy Apartment. Overall the society is coming up really good and apartments also look nice, however they seem to cash in on your dreams and emotions. They are big time in keep you in dark and less informed, however again I have realized that all the builder are like that and they all sail in the same boat so unless the laws become transparent they will keep on looting the common man.

First let me mention the concerns and issues:



  1. They were to give 2 windows in 2 master bedrooms, however they gave only in each. later when I talked to their sales person, he shrugged off saying that the engineering team did not inform them(sales team) about the change in design hence they did not tell the customers. Later they added one small window in one of the bedrooms. Even now if you will look at their brochure or website it shows 2 windows in each bedroom however their site gives a different picture. We all know, how important ventilation is when it comes to flats.



  2. If you look at the balcony design in their brochure and even in the posters at the site as of today, one balcony(what they call as terrace) has a grill and the 2nd one has a glass facade. In the real flats they are just giving regular black colored metal grills. Again Kolte Patil is saving on such costs to improve their margins.



  3. bathrooms: In the sample flat the sales team committed that they will give platform in both the bathrooms for wash basin, however in actual flat it is there in only one bathroom and the 2nd one they have changed the entry door position such that the scope to build wall to wall platform is no more and they are now giving a small timid shelf sized platform and washbasin.



  4. Guest bathrooms: In the sample flat they had the washbasin outside embedded in the platform and in the actual it is inside the bathroom suspended on angles and no platform.



  5. Kitchen: In the sample flat the sales person had said that you will get platform on both the sides and again these guys have given it only on one side and the other side you need get done.



  6. Doors and interiors: the doors in sample flat were good quality with laminate and proper steel handles and locks, however in the actual flat, only the main door is good, internal doors are regular white color coated with round locks which normally gets rendered useless within a few months.



  7. Bathroom Interiors: I don't know who their bathroom desinger is, however whosoever he/she is does a pathetic job. In the sample flat the tiles they have put are nice and decent colors whereas the ones in actual are of light cream/orange and purple colored wall tiles and floor times look like mess. no matter how much dirt you throw you won;t be able to make out. Just pathetic and lousy design and color. When asked they said that this is decided by sales team. No sensible person can ever like those designs.



  8. AC Points: they mention in their brochure that they are giving AC points in master bedroom. So I guess it is fair to assume that in a 3BHK we will have 2 master bedroom, however as per their team it is only one so the second one you need to pay to get it done. On further asking as to, what is their definition of master bedroom and reply was that the one facing the garden is master. GREAT ANSWER!



  9. They had said that a school will also come up in Ivy Estate however they still have not finalized any school and have not even started building and one of the sales person told me that it will take around 3 more years, so if you have kids don't count on their school.





Now time for something good:



  1. They are prompt when it comes to updating you about  the progress of their project. Every month in the first week you will receive their progress report along with actual site snaps.



  2. They will give you the list of project heads(plumber, electrician, etc) so that if you want to make some changes to the flats you can pay extra and get it done, however my suggestion is get ur person instead of Kolte Patil contractors are they charge very high.



  3. Overall project is coming up as per their committed timeframe.





Overall I am hopeful that they will complete the project on time, however they have miserably failed in setting expectation and giving incorrect information. Now if you argue with them, the answer they give is that they never committed anything on paper, however if you go to visit their site in wagholi, do visit their sample flat and you will realize what I am trying to say. Now they are building actual flat as sample which will look exactly like the one they plan to build unless again they make changes. This is on the first floor of the E17 building.

Booked a 3BHK in IVY Botanica. Excellent project with all the amenities. But one major flaw is in the blueprint of project. Like 3bhk is made up of two 1BHK's. SBI don't give loan to such a plan. But all other banks are ready to give loans(HDFC, LIC, ICCI, STANDARD CHARTERED). But the actual blueprint is different and the construction plan in different.

Always check for the blueprint first. It was a very rare experience. After complaining, builder has applied for review of blueprint. Now everything is ok. Very good customer service.

Is it trust able to invest in a home at Ivy estate at wagholi (Kolte Patil developers). Have you or ur friends been through any rough patches while taking possession/booking?

Kolte Patil Developers have cheated us on parking on booking they committed us for covered parking inside the building but now on possession they are giving us open parking with reduction only Rs 30000 as per there rates open parking is Rs 50000 cheaper.

We were one of the first person to book in there Margosa Hights Project so there is no question for not giving us covered parking.

I own a flat in Kharadi Pune. Its been 3yrs now we still struggling for water. I am damn sure 80% of society in Pune gets water tanker not PMC water. Wht the hell these developers are meant for... just earning money...

Then PMC. No responsibility on giving development permission. From will they get water, Road, nothing...

I think its better to develop own society with combining friends or relative. It is hefty labour for us to get it done but much cheaper and satisfying. Relying on developers/builders are just loss to your hard earned money.

Better stay in rental apartment rather then purchasing flat from KOLTE PATIL developers.

The most important thing the owners " MILIND KOLTE" & "RAJESH PATIL" itself don't exist any more and so you can understand how the staff of KPDL is managing. the marketing team themselves thinks they are owner of the project. This is not baseless I have written atleast more than 10 mails to them and none of the owner has reverted back.

My Experience:

1)Delay in possession.

2)Internal fittings+ finish not upto the mark -Broken tiles, Messed up painting, improper jagour fittings.

3)While making deal they will promise every thing to you. after giving posession you will hardly get 10% of it.

4)Marketing team don't have any knowledge of the project so can end up promising any thing that comes in thr mind.

No plans for road, no water supply. its almost 2 years absolutely no proper access to the building because of which you cannot get any basic service at your doorstep.

5)Fetch all the money for covered and semi covered parking but ended up giving Open parking that's a big thing to mess with but marketing team manages it very easily.Also at one point they don't mind saying that they are still the owners of the flat which they have handed over to u long back.

6)Write mail, reach them personally or on phone to any one in KPDL team & no one will make mistake to revert back.

7)To experience any little what I said have a experience talking with the Marketing team head -DEEPA BISHT and she is capable of selling white crow which in itself dont exist.BEWARE OF THIS LADY.SHE IS BIG TIME FRAUD.

8)Many problems exist with KPDL project and none of the department is capable enoughto handle it. Every one including VP of KPDL directs to Marketing team of KPDL to handle issues, which in itself is a USELESS and incapable to handle anything.

Bullshitting 150 investers and asking them to take their money out from BERYL just because the rates raised from 2000 to 4500 and developer is greedy.

40+ customers have registered and they are stuck completely.

govt had approved plan earlier but then developer updated the plan(I heard from 11 to 17 storey buildings)

I was told at the time of booking that there are 4 buildings and only in 1 building flats are available. Now they are telling that there were only 2 buildings planned and booking was done accordingly.

I am cheated. You beware.

Only purchase ready to move in flats and not under construction ones.

Kolte Patil Sucks!! Please save yourselves and do NOT invest in their project. Myself and my friends did and we got jacked up. They are just after easy money and don’t care about people buying their dream house anymore..!! I invested in their "Umang phase II" in Wagholi and now they are saying that land is in litigation and wants us to switch to a project which is exactly opposite to the original project. They are not willing to offer the same old pricing and wants us to switch with current pricing.

This whole has thrown us off budget and now we are so stuck. Feel free to call me on 9158984542 if you have any questions. DO NOT EVER THINK OF INVESTING YOUR HARD EARNED MONEY WITH KOLTE-PATIL!!!

I had booked a flat with Kolte Patil in BERYL, Kharadi , I think it was a measure mistake I did in life. their Kharadi property is under litigation and project not moving ahead.

Kolte Patil traditionally know for delays in project , their other project called 'Lush COUNTY' in Wagholi Pune also now re-branded as 'IVy Estate' many people have removed their money from project after waiting for year, same happening with Beryl in Kharadi.

If you want peace of mind please please do not go with KOLTE PATIL'S .

Today I upgraded from E51 bought new Nokia E52. The mobile is awesome.The following features tempted me to purchase this:

a) Look of the mobile, sleek, stylish, available in two rich look colours grey and brown.

b) Have front VGA Camera for video calling which E51 dosent have.

c) Huge Battery Life upto 8 hours of talktime.

d) Easy e-mail configuring with nokia messaging.

e) Audio themes.

f) Soft touch keys for volume, mute and capture on the side of the phone and on/off on the top of mobile are different from e51(which is really hard to press and late to respond).

g) Very easy to use and user friendly.

h) Speech enabled.

i) updated web browser for net surfers.

j) Awesome sound output with audio jack on the top.

k) 1GB Memory Card freel) micro usb charging slot(which is not in e51).

m) Also you get the old charger pin to micro usb converter alongwith the phone.n) Powerful network reception, 3G supported, wi-fi, superb voice clarity.

o) The alingnment and the size of the keys in the keypad makes the pressing and using the keys very comfortable.

I liked almost everything bout this phone.

Now Cons:

a) It seems to be bit more delicate than Nokia E51, cant recommend this for rough and tough use.

I couldnt see any other cons in this superb mobile phone.

All in all this is a must buy phone for all business phone users who want to upgrade.

Costing around INR. 17000.

I booked a 2BHK flat at the Kolte Patil Project in October 07 for lumpsum at a of 40 Lakhs. As I was new to Pune and first time investing in Real Estate I wanted to deal with only a brand of repute. Few localites suggested Kolte Patil, hence I decided to close my deal with them. And the series of Worries started.

1) Promised date of Possession on agreement was on/before 31st March 08 and my temporary accomdation period was getting over. They never committed a definate date and kept increase the date every 15 days under the pretext of LIFT WORK NOT COMPLETED due to RAJ THAKERAY's campaign against Non Marathi Labourers. I had made full payment through ADF(Kotak Mahindra) except Maintainence(Payable on Possession) still got possession only on June 16th(My A wing Lift was still not working and my flat was on the 9th floor) I had to take the B wing lift, till 8th floor, walk to A Wing from the common area and then climb to 9th floor to enter my house for the next 3 weeks.

2) PLEASE REMEMBER TO CHECK ALL FITTINGS:- While taking possession they didn't give me the possession till I paid the entire maintainence. But when it came to the fixing the substandard work that they had done, inspite of repeated follow ups the same is still not fixed. The Floorings in every room had issues even in hall the Vetrified tiles have been placed unevenly. The tile in the bedroom was cracked. The Tiles in the Passage and kitchen were loose and shaking every time you walk over it. Repeated feedbacks and requests to the maintainence team, had no positive response. Finally on 08092008 they came to my house to replace the tiles but with a completely different set. then wat was put in the entire flat. So It spoilt the entire decor. but I had no option. Other issues. The wall painting was not done properly and the fixing the same is still not done completely. The bathroom fittings/plumbing and tiles was also not proper but I got them fixed after repeated pleading.

3) Even the Parking spaces for which I paid 1.5 lakhs was first alloted as per choice and then revoked and alloted randomly.

It was all a HOG WASH. I would only say to all other investing in Kolte Patil "Caveat emptor" ie "Let the buyer beware." To summarise:- They into destruction the wonderful dreams under our creation.

I have added a pic of the leakage in my master bedroom for the last 3 years. Even the builder's maintenance Supervisor is not able to trace the origin of this leakage.
