These people are fu*ing asle. They will just loot you they will ask your full booking amount and start using that. After cancellation they will say you will get your money after 3 months and its almost 5 months now still that bloody asle Sontakke from head office is saying it will take time and do whatever u want to do. Time to f him hard now.

I was searching on Google, YouTube for the best real estate developers in Pune.

And I found lot of negative reviews about kolte patil developers on all most every site. I found people very upset and some had given the threating of suicide. But, when I gazed out the pervious track record of kolte patil developers, I found gamut of successful projects.

This put me in dilemma whether one should trust kolte patil developers  or not. Finally, I visited lot of builders in Pune and found some strange things; they were charging hidden prices and openly accepting – Yes we charge it. I told them it’s illegal, they said everyone does it.

If we will not charge it, we will be in loss. After many discussions with a lot of builders, I decided to give one try to kolte patil developers too. I must say they are more trust-worthy than other builders. They don’t charge hidden money and the material they use in their construction is as per the standards.

I own a flat in R4 in Life Republic. It is already delayed by 1.5 years. When I talk about compensation, I get a recorded message from KP saying we are concentrating on completing flats currently and have not taken a decision yet.

They are asking to pay remaining money and we will see about compensation later.

Few questions:



  1. Whose fault is it that flats are delayed?



  2. Why dint your let people take possession without clearing last instalment? When ever your compensation decision is made, it can be paid later.



  3. KP is a big builder and should





Kolte Patil is a big and reputed builder and should live up to its reputation. I have had better experience with much smaller builders who adjust last payment in form of compensation.

However, Kolte Patil and Life Republic is a complete disaster. Customer service is pathetic. Everyone gives mobile number but no one answers. If you call, they dont understand why the call is being made and what is the customer expecting .

Totally, use less. Will never invest or recommend anyone to invest in Kolte Patil venture ever again.

I have booked a flat in Cilantro in E3 Building in April-2016. While booking they offered No Pre-EMI benefit till possession. But now at the time of registration they are saying that the bank has cancelled that offer?.

They are saying that they will arrange a meeting and discuss what can be done.

I have contacted bank officials and they are saying that the offer was valid till June end and they have already intimated about last date of offer to Kolte Patil Developer.

I have already paid all the government charges(Stamp Duty+ Registration+ VAT) to builder in start of June-2016.

What should I do now? Any advice is appreciated.

Have a flat in R7 building. Possession was promised in Dec 14 in agreement, still chasing them to get work completed. Their customer care is only for calling people to demand for payment. They sent first letter for possession in June 15 and started chasing for money. When I went to see he flat, no tiles, doors, fittings or painting, still they were chasing to take possession.

Now finally its in better shape and inspection done in Feb, after several chasers and dates these points are still not addressed. They commit a date for completion of work and don't even bother to open the flat forget about doing anything.

Common amenities still in poor shape, lift, lobby, common area all in shoddy state. Few folks have taken possession and going through all the suffering.

BTW they mention each and every detail in possession letter like you should not dry your dirty clothes in terrace but conveniently miss to mention any warranty, maintenance and service details that they need to provide.

Below is the list of items that they have not been able to resolve in past 4 months. Also attached couple of photographs showing the great premium quality that they provide. There are several more.


  1. Parking allotted have lot of pipes and duct opening in the parking space. It would be difficult to get the vehicle in and the droppings from the duct may damage the vehicle as well.(refer to images 2042 and 2043). Please change the parking space.





2.Finishing for the window grills is not proper.(refer to images 2044 and 2049).

3.No finishing at all for the doors, the  fillings are of different color and look bad. Please replace the same(2045 and 2046).

4.The AC vent and power plug in master bedroom are on the extreme sides of the wall. Its not possible to cleanly install AC with this. Please move the power plug near the AC vent(as in other rooms), (refer to 2047 and 2048)

5.Stone/tiles in the bathroom has come out, please fix properly(2050)

6.Tiles panel in the dry balcony has come out. please do it properly(2051)

7.Tiles above the kitchen platform looks different than the remaining. Please replace the same(2052)

8.Kitchen sink has black spots as looks something has been burnt in it. Please replace the same(2053)

9.Kitchen platform has been damaged and has spots all over. Please replace the same(2054)



  1. Kitchen dry balcony door is damaged and door knob broken. Please replace the door and the knob(2055)



  2. The fittings in kitchen and bathroom are rusted already, even before quality possession. Please replace them with better quality fittings(2056)





12.The beam above the balcony has very poor finishing and destroys the look of balcony. Please get the same fixed(2057)

13.Handle at main door is rusted already.Please replace the same.(2058)

14.Please also provide the completion certificate copy via email.

15.The representative during the visit confirmed that government electricity and water supply is already in place.

16.Club house is built but not fully functional. Other amenities like tennis court etc are yet to be completed.

17.Please let me know what service I can expect for sector maintenance and township maintenance. Who is the service provider and what are the terms and conditions for the same.A soft copy of agreement with them would be helpful.



  1. Different colour tiles in dry balcony. Please replace.



  2. Broken tiles in bathroom. Please replace.



  3. Poor finishing and painting in both the terraces. Please finish the fillings and repaint the balconies including the pipes.



  4. Kitchen platform stone/tiles has cracks. Please replace the platform stones.



  5. Common bathroom commode flush water leakage.



  6. There was no electricity and facilities guys had to be called. They identified a problem in wiring and had to take off entire MCB panel. Plaster was broken which needs redoing also one of the MCB is faulty which needs to be replaced.



  7. The master bedroom bathroom where solar heating system is installed, it was not working yesterday. Not sure if it needed to be switched on or there is some connection problem. Please check.

I got possession of my much awaited 3 BHK flat at R-7, C building. There were some issues which I brought to the notice of CRM team. I want to sincerely thank CRM Head Sanjiva, Abhay and the construction head for looking in to the issues in my flat and resolving the same in timely manner. It is tough time for team as many possessions at the same time still they tried their best to remove the reported issues.

I booked a flat with Life Republic 4th Avenue on Feb 2012. As per contract, I was expected to get the possession on March, 2015. Even after a delay of one year, construction is still not completed. There is no communication to customers about the updates. Customer representatives are irresponsible and useless. It was big mistake of my life to book a flat with Kolte patil developers.

I request you all not to invest your hard earn money with such unprofessional developers and avoid mental harassment.

We purchased a flat from this developers. There was an issue with the spillage as well as blocked channels. They took more than six months just to get the dividers appropriately painted. They've been repainted three times!

Presently no amenities that were guaranteed are provided. Rather they are  building a tall building that will cost high and the comforts have gone for a hurl. They charge a premium for their 24K brand but it's a complete misuse of cash. They don't recognize what problems the customers have, however they advance it in the same direction

I Don't even feel like rating this builder. Possession delayed by 1 year and there is no one person to commit or comment on situation. Pathetic service, pathetic builder. Request you to think twice before you book anything in Life republic. I suggest you to look at the reviews on facebook and you will get your answers. I have not seen a single positive comment.

We have 3 flats in R4 sector and I am deeply repenting my decision.

There is no distinction between Kolte Patil designer and different engineers who don't keep their duties. Exceptionally disillusioned and lamenting making with Kolte Patil engineer. ownership effectively deferred by over a year in life republic venture and still there is no capable persons who can give the answers of this inquiry. Tricking to the clients and profiting. So reconsider before running with Kolte Patil.

At whatever point you make a call they will say we are under lock and key phase of R4 and will give ownership in next 10 days. what's more, it is rehashing from most recent 1 year. Continually submitting that will give ownership in next 10 days. still I am holding up when this 10 days will be finished. There is no difference between Kolte Patil developer and other developers who do not keep their commitments. Highly disappointed and regretting making with Kolte Patil developer. possession already delayed by more than a year in life republic project and still there is no responsible persons who can give the answers of this query.  Cheating to the customers and making money. So think twice before going with Kolte Patil.

whenever you make a call they will say we are in possession stage of R4 and will give possession in next 10 days. and it is repeating from last 1 year. Always committing that will give possession in next 10 days. still I am waiting when this 10 days will be complete.

Sometimes they pretend and say we are giving possession of R7(two buildings possession still pending). I do not know why they are not understanding that if I have booked flat in R4 then why should I bother of R7. As per agreement, R4 possession should be done Mar 2015 but still not started in Mar 2016. Couple of building in R7's delayed more than 1 and half year.

Can you please imagine, 95% of flat amount is disbursed in 2 and half years only and remaining 5% disbursement amount is not done in one and half year. It is really cheating the builder with the customers and making money. So think twice before going with Kolte Patil.

I called the Kolte-Patil quickly, and I was guaranteed by their delegate that the work is going all out and that there is a substantial motivation behind why it get postponed.

Our possesion is delayed by 3years as builder kolte patil promised the possesion date by Dec 2013in our registered agreement.We had already paid 100% amount of the units. .They called us to take the possesion of our unit but before that they forced us to sign some unwanted stamp papers & unwanted agreements which were different from our registered agreement.We refused to sign that agreement & they refused to give the possesion.

Finally I will say the Kolte Patil is cheating Public & Don't trust that Builder.

I have 6 reasone why dont trust on them

1) They will ask you for the changes but the amount changed for this is not reasonable.2) Customer care is pathetic. Mostly they never bother to reply, if you are lucky, you will get reply after long waiting or reminding them.3) They outsourced their lots of work to different contractor. Their contractors do not talk properly when you interact with them, in case you did some changes to your flat.

Due to lack of communication in these contractors they needs to do reworks(break a things and reconstruct them).4) Parking allotment is not clear after taking possession as well.5) Some basic things are not provided(like mosquitoes track for windows and Grill for Windows/Dry Balcony).6) Electricity points are not sufficient and also the electricity work quality is not good. How they break the wall instead of putting cuts into wall with cutter machine.

they have delayed the possesion of my flat by 1year and 3 months in which I have suffered financial loss upto 6-7 lakh in kolte patil site LIFE REPUBLIC.whatever the picturesation was showed compared to that they have done only 25% of work.

actual the township is a good concept and layout but action on it is not as excepted so it all lands up in diasspoiintment, enough though it has great future layout.

They have been extremely bad on informing owners @ status of development.  Repeated followups also does not help.

Their tag line is for Home for Thinking Minds, but they have not aligned their operations to "Thinking Mind" people at all.

No clarity in giving exact picture @ current situation. They will followup badly till you aishwaryasingh23 money and after that its your turn to keep badly following up without any answers.

Feedback given is pretty much ignored as if you will aishwaryasingh23 cost/time and get irritated by taking decision of engaging with them.

Extremely dis-satisfied customer.

I booked flat in Nov 2014 with laugh date in Jan 2015. Since then I am waiting for launch. Project Layout has been changed, Flat floor plan has been changed. Lower per sq ft rate has been offered to candidates who book after me. Upon asking to pass the rate benefit, I was answered that it's like share market or car deal.

I booked flat with 20% downpayment and till date project is not launched(19th Dec' 2015). Till date I have booked loss of 1.5 lakhs and there is no consideration from Kolte Patil's team.

Please all dont go by the sweet words of those well polished sales people they hire.

I booked a flat in Life Republic near hinjewadi. I am delayed possesion by more than a year now. They promised fresh water, but now they are providing boring water, coming through some cheap water filters.

One of friends who had bought a flat in there Kharadi project had the same experience.

He mentioned how this developer had utilized there maintenance fund for providing Tanker water where as he had promised them water provision through muncipal facilities.

There staff plays all kinds of games to fool customers.
