Have a flat in R7 building. Possession was promised in Dec 14 in agreement, still chasing them to get work completed. Their customer care is only for calling people to demand for payment. They sent first letter for possession in June 15 and started chasing for money. When I went to see he flat, no tiles, doors, fittings or painting, still they were chasing to take possession.
Now finally its in better shape and inspection done in Feb, after several chasers and dates these points are still not addressed. They commit a date for completion of work and don't even bother to open the flat forget about doing anything.
Common amenities still in poor shape, lift, lobby, common area all in shoddy state. Few folks have taken possession and going through all the suffering.
BTW they mention each and every detail in possession letter like you should not dry your dirty clothes in terrace but conveniently miss to mention any warranty, maintenance and service details that they need to provide.
Below is the list of items that they have not been able to resolve in past 4 months. Also attached couple of photographs showing the great premium quality that they provide. There are several more.
- Parking allotted have lot of pipes and duct opening in the parking space. It would be difficult to get the vehicle in and the droppings from the duct may damage the vehicle as well.(refer to images 2042 and 2043). Please change the parking space.
2.Finishing for the window grills is not proper.(refer to images 2044 and 2049).
3.No finishing at all for the doors, the fillings are of different color and look bad. Please replace the same(2045 and 2046).
4.The AC vent and power plug in master bedroom are on the extreme sides of the wall. Its not possible to cleanly install AC with this. Please move the power plug near the AC vent(as in other rooms), (refer to 2047 and 2048)
5.Stone/tiles in the bathroom has come out, please fix properly(2050)
6.Tiles panel in the dry balcony has come out. please do it properly(2051)
7.Tiles above the kitchen platform looks different than the remaining. Please replace the same(2052)
8.Kitchen sink has black spots as looks something has been burnt in it. Please replace the same(2053)
9.Kitchen platform has been damaged and has spots all over. Please replace the same(2054)
Kitchen dry balcony door is damaged and door knob broken. Please replace the door and the knob(2055)
The fittings in kitchen and bathroom are rusted already, even before quality possession. Please replace them with better quality fittings(2056)
12.The beam above the balcony has very poor finishing and destroys the look of balcony. Please get the same fixed(2057)
13.Handle at main door is rusted already.Please replace the same.(2058)
14.Please also provide the completion certificate copy via email.
15.The representative during the visit confirmed that government electricity and water supply is already in place.
16.Club house is built but not fully functional. Other amenities like tennis court etc are yet to be completed.
17.Please let me know what service I can expect for sector maintenance and township maintenance. Who is the service provider and what are the terms and conditions for the same.A soft copy of agreement with them would be helpful.
Different colour tiles in dry balcony. Please replace.
Broken tiles in bathroom. Please replace.
Poor finishing and painting in both the terraces. Please finish the fillings and repaint the balconies including the pipes.
Kitchen platform stone/tiles has cracks. Please replace the platform stones.
Common bathroom commode flush water leakage.
There was no electricity and facilities guys had to be called. They identified a problem in wiring and had to take off entire MCB panel. Plaster was broken which needs redoing also one of the MCB is faulty which needs to be replaced.
The master bedroom bathroom where solar heating system is installed, it was not working yesterday. Not sure if it needed to be switched on or there is some connection problem. Please check.
