Hi,

(Stay away from Kalpataru and its sales and CRS team- Mr Mandar Muley, Mr Ashok, Mr sagar Kulkarni, Mr Akshay

Before we get to the bottom of what happened and why I wrote this review, just to summarize- if you are looking for flat with quality management who could support you during the course of purchase and thereafter, than Kalpataru is definitely not a place and there word means nothing. They will push you to pay all the amount upfront and at the earliest and will not even bother to resolve/ respond to your issues or any queries.

I paid a total of 29 lakh for flats in kalpataru jade skyline and received verbal confirmation from bank too that the loan would be processed. Though for some reason, it didn’t happen and I got confirmation from bank by 1st week of sept. 2024 that loan couldn’t be processed. But kalpataru sales team dragged it till end of sept. 2024 and came back with same feedback. During this course I repeatedly mentioned to cancel the order and initiate refund. Though, the regional sales head, Mr Mandar Muley, kept draggingwithout any concrete feedback. Thereafter it was further dragged as Mr. Mandar kept discussing with other banks knowingly that they wouldn’t provide subvention scheme, which was the only reason for my purchase. This went on for another 2 weeks and after my continuous follow ups, Mr. Mandar agreed on cancelling the deal and asked me to email certain individual.

Now the fun begins, Kalpataru team sat on my email for 2 more weeks and asked me to further do additional documentation. Thereafter, it was notified to us that Kalpataru will take additional 30 days to process refund. So from timeline perspective, Kalpataru held 29 lakes in their account for over 3 months and wouldn’t pay a single interest. All thanks to kalpatru sales team- Mr Mandar Muley, CRS team- Akshay, Mr Sagar Kulkarni.

In a contrary to other countries, India is east ly ahead in online payment, yet kalpataru needs additional 30 + days, when they already delayed all the process and even ignored customers request.

Delay in Possession for Kalpataru Jade . Even after 5.5 years, there is no sight of possession.

I completely empathise with the current precarious situation caused by the COVID-19 Pandemic which has caused supply disruptions the world over.

Bathroom Smells.

Water unavailability issue.

I bought an under construction flat from Kalpataru Serenity and 4 years later I found out that they sold me a cheap flat in the name of Premium Housing.

The floors leaked, the bathrooms smelled, the tiles were cracked and the electricity was not insulated.

They refused to let me inspect the flat with a professional architect and I had to register a police complaint against them.

Both the Bombay and Pune staff were intimidating us into submission and rejecting any of our grievances.

I am in a court case with them, and I wouldn't advise anyone to invest in Kalpataru at all.

You will pay 20% more and be treated like a second class citizen if you complain.

They also control the police in the areas of their business and they will not take any action against this builder.

This is the worst company I had to deal with in my life.

It would be ideal if you have appropriate due industriousness when purchasing Kalpataru properties. I purchased my first property at Kalpataru Harmony, Wakad yet encounter has not been incredible. They are similarly substantially costlier at any rate by 20% with very little contrast in development quality. Likewise client mind is too ease back to address concerns. Not all that great quality equipment types are utilized as a part of level and entry as well. Likewise in few cases, break are produced following 3-6 months on divider and senseless reasons are given for same. Indeed, even center cutting for ACs fittings are not done according to necessity and one have to spend additional for fitting Split ACs. Try not to get tricked by Smart deals staff they will overlook you once you make installment.

Please have proper due diligence when buying Kalpataru properties. I bought my first property at Kalpataru Harmony, Wakad but experience has not been great. They are comparatively much costlier at least by 20% with not much difference in construction quality. Also customer care is too slow to address concerns. Not so good quality hardwares are used in flat and passage too. Also in few cases, crack are developed after 3-6 months on wall and silly reasons are given for same. Even core cutting for ACs fittings are not done as per requirement and one need to spend extra for fitting Split ACs. Do not get fooled by Smart sales staff they will forget you once you make payment.

I have booked a 3 BHK apartment in Kalpataru Crescendo in 2015 and now after 7 years builder started giving possession. Recently my family visited for inspection and found cracks all over and dirty apartment, not even deep cleaning is done, by look of the flat it didn't look as expected. How can you call for inspection before possession in such a condition. That means management has no concern over quality and customer satisfaction. Staff doesn't respond in time . You have to remind many times and no clear communication. I trusted Kalpataru and booked flat without even looking at the property. So far we visited once during construction but I was wrong. Kalpataru is also like one of the local builders . U cannot trust at all for quality etc. My advice is to be very careful when you choose Kalpataru for your real state needs . You may be disappointed with the service and quality both. Seems Kalpataru management doesn't care at all about customers even in this kind of market.

Pune city is developing fast & vast in terms of construction & development.Hence it is difficult to trust any developer before submitting any projects.

My uncle wanted to develop an farmhouse in pune so I an civil engineer he asked me for any recommendation.

I suggested him Kalpataru developers for this project & uncle enquired & submitted this project contract to them.

Construction was suddenly started & quality construction was onprocess. They were going ontime has described & they submitted it before time.They had all skilled labours & staff for this work.Also they had latest equipments & technology with them.

Trusted & reputated developer in Pune.

I have booked flat in Kalpataru Splendour, Wing E in Nov 2013 with due possession in July 2014. But since agreement is done possession is getting delayed for more than 1 year now. Builder is not responding any positively. They are not committing for any date for possession. Whenever we visit the construction site, face new sales representative, who has no clue about the progress and plan.

I can see many of people are facing such issue with such reputed builder. We booked flat, considering the higher rate, we might get comparatively good service.

Before moving into flat only this assumption is been made false. Really poor service by Kalpataru. Don't know how the quality of the construction would be and after possession service?

Is there any active Kalpataru customer group putting this against builder, mainly from Kalpataru Splendour, Wakad? I can see some of the wings are already completed and people have already moved in. Any suggestions/advise, checkpoints before we take any official possession.

Just in one year, the seepage problem have started in kalpataru splendour . When the problem was reported, white cement was applied without identifying the root cause of the problem. The maintenance manager also shouted on me that why are you asking me. Have we done it.

After paying so much hard earned money, I felt very bad by the treatment of kalpataru. I never defaulted on payments still received defective flat

I had booked a flat in kalptaru harmony wakad in may 2013 n promised possession by june 2014 but ever since then Kalpataru is give new dates of possession but not give possession.

I feel cheated. Even the staff of kalptaru talks in insult ing manner.  Pathetic service and worst customer services. Highlights dissatisfied customer.

Its regarding the Kapataru Serenity Manjri property, I have been told to get possession in Oct 14, got a recent communication that it wont be up until march 15, I visited the premises & march also seems distant with the way things are moving, looking via this portal to have right set of people together so that collectively we can decide better.

I bought the Flat at Kalpataru Serenity 1.5 years back with possession  date as Aug-2014. Til date we did not received the possession and Lot of work is still pending. I may take another 6 months for possession. Builder is not telling the reason for delay.

The building is pointing at the Grace period mentioned somewhere in the agreement. So if somebody is booking the flat please make sure what grace period is mentioned. Ask for the draft copy of agreement and read carefully. Lot of hidden things are there which Builder take for granted.

Fraud builder. They have put in fine print in all their letters of 7 days period for paying the payment after the demand letter is issued. No bank can process disbursement in 7 days. That results in all the payment getting delayed by few days. For past 2+ years I have been paying the installment(through bank). Now that when the flat is ready for possession, they have charged late payment interest of 21%.

For the past 2 years they never said anything and now suddenly they have clubbed all the late payment and charged interest. I talked to the bank for late payment, bank said that in no ways they can make disbursement in 7 days, they have received a lot of complaints from their clients and now it has started impacting their business due to which the bank does not want to deal in loans with this builder as it is hurting their reputation.

Same thing has started happening with us in Serenity(I now better call it Kalpataru stupidity). They have charged interest for delayed disbursement from bank (when we signed the agreement they told us that the delay interest clause is just a formality there is no hard and fast thing, but now they are behaving like old Banias.

Pathetic experience. I hope everybody refrain from dealing with them. As@@#$%^.

We bought flat at Kalpataru Estate, pimple gurav, because it is ISO certified company. But I found before booking we got very good services by staff and after booking and possession, sales officer and other kalpataru members not supporting and they are not interested to serve us to solve any  single  issue. We are writing complaints and no actions have taken for any major complaint. They collected advance huge amount for maintenance and now charging monthly charges for maintenance.

Due to negligence of maintenance department , one 15 month old  child died when he got electrocuted , while playing in kalpataru garden with her mother and grandfather. Its  heart rendering incident for kalpataru residents.  kalpataru group did not send any representative to come over kalpataru estate for  discussion.  After this tragic incident, ant their attitude and stand taken by kalpataru group  If we say its ISO company, then it will be fraud with all customers, who are looking to buy their dream home. :(

I had taken a flat in the Kalpataru Estate phase 2, initially when I used to tell anyone that I have a flat in Kalpataru Estate, looking at everbodys reaction I used to feel proud. But now I feel shame on it. I belive there is a total mismanagement going on in the Kalpataru Pune. I was shocked to see a 14 months old baby die while playing in the garden area due to electric shock.

I too have kids and right now I am in a big shock after looking at the dead body of the innocent kid whose body came after post mortam. Kalpataru Pune has not lived to thier standard, and all thier pune projects are crap. This is not just to take out my anger, but to bring the realities in front of all of you who all are planning to buy or invest in their projects. Thought that this might be an eye opener for you all. When you will visit the site along with their sales guys, you will be charmed to see the lavish society, but since I am residing there for the past 1.5 years now I know the groud realities. It is all "BOCUS".

Even after the death of the child Kalpataru has not came forward to meet the family and given any assurance to the rest of the residents that this kind of accidents will not happen in future for sure. We are still struggling, and will continue to struggle. Please I request you all to spread this negligence from builder as much as you all can.

This builder only demands for Money, but when it comes to services, its very very poor. They have standards only for Talk, but actual they don't have.

They don't have any Safety related system in their Projects. They Sales Team is very poor.

This incident happened in Kalpataru Estate Phase II, Pimple Gurav, Pune last evening October 11 around 7pm. A 14 month baby was electrocuted when he accidentally came in contact with the lamp post in the garden area of the society. The child had come to play with his grandparents but had momentarily strayed away from them.

Apparently the earthing in the lamp post was not proper when the incident took place.This points to gross negligence on part of the builder who has been happy to collect 2000-3000 Rs as maintenance from the residents but can't guarantee even the basic safety to its residents. The particular problem had been highlighted to the builder time and again but no action was taken.Not just that even, after this unfortunate incident has taken place none from their management has even the basic courtesy to come and see what has happened.

Friends we should all rethink before going to such builders who are extracting our hard earned money but not providing even the basic services.
