Guys I had booked a flat in Indiabulls greens in panvel, the flat was booked in 2008 during their launch, after launch tge project was supposed to get possession by 5 years in 2013.

Its almost 2016 now and tge project is not yet complete, its been 8 yers since booking and no possession yet, it will take more than 2 years from now to get possession which is not acceptable.

Plus they keep on changing their master plan, the position of club house they change with launch if every new phase, initially it was in phase 1, now they have shiftef it to phase 2 and after they get bookings for it they might shift it to phase 3.

Dont book with this unethical builder.

Their cancellation policy is also very bad for investors and also they charge high for transfer of ownership.

Nowadays, it is very difficult to get your house in the desired environment within the desired price bracket. I have visited so many properties but was always left unsatisfied with each one of them. I always felt that it is difficult to get a good property in cities like Mumbai.

But never knew I will face the same issues here too. I did come across some insights on indiabulls centrum. After an exhaustive search I felt like giving a try. It matched what I was looking out for since so many days and also did love the living space designed for families.

I had booked a property at Centrum a year back and finally got the possession of my house. I still remember the time when I was looking out some good value for money investment for my new house and was just not able to get any of the good deals in the city.

It is actually a task to find good properties in Hyderabad, but I consider myself lucky to have found mine here. I have got the deal in the best price compared to other properties in the market with the kind of amenities they were offering. I got what I was exactly looking for.

It still seems like a dream to think about first job I got in one of the highly reputed MNC’s in Mumbai and also another best part to have my workspace in an awestruck building of Indiabulls, which was definitely a cherry on the cake. I am extremely happy to have my office in this building majorly because it is one of the well constructed properties in Mumbai and has renowned brand name with it.

I always wanted to have a great workspace which is internally as well as externally appealing enough and I consider myself lucky for this. With an amazing infrastructure, spacious working area and well managed floor service, I everyday look forward to come here. Someday I aspire to buy an apartment too made by them.

It has always been my dream to own a house of my choice. Since the time I began my career, I had made an habit to save some amount regularly to fulfill my dream. After researching a lot at various locations in Gurgaon, Noida, meeting various agents I finally zeroed down Indiabulls Enigma property mainly because I quite liked the way they have deigned the houses and the infrastructure around it.

I had also collected a lot of information from the investor’s corners before finalizing it. After visiting many builders and going through lot of other properties and projects, this was one such place where I had received some concrete information related to the flat bookings, like possession date, legal paper work and many more. So finally after all these searches, I fearlessly invested my money here.

The possession date given to me is mid 2016 and till now I m very much updated about what all developments are happening around the project. Hoping to shift soon.

Indiabulls is not a workplace, it is more like a platform for self-actualization. It is impossible to grow under favorable conditions, one needs something challenging to improve and this company certainly provides that.

Its been almost two years now that I have been working with Indiabulls and as an employee with this company I have been given lot of leverage & opportunities to work on various projects.

The whole workng and the work culture of the organisation is very smooth and appealing. As an employee here I have learned that nothing is easy but everything is achievable.

Amidst the immense competition, helpful colleagues and knowledgeable seniors prove to be priceless possessions.

Timely sabbatical & occasional bonuses act as catalyst to bring a positive feeling among the people working here.

It is definitely one d the best companies to work for.

In spite of reading the reviews from this forums, I booked an apartment in the month of September in India Bulls, Perumbakkam believing their words and marketing strategy. Now I feel bad for my decision. I have paid an advance in the month of Sept and till this date no response from their banker or the marketing people.

I have cancelled and asked to repay the money but that is more worst to see that I didn't get any response even after sending repeated mails. They themselves say that once money given, its very tough to get it back. Anyone wants to book an apartment in IB, please think twice. Your decision may be hasty. Further if you require more details about my experience with India Bulls, please feel free to post in this forum I am ready to provide the details.

Indiabulls green-Phase 2

Visited site and saw construction advancing at good pace upto 7th floor now.Zeroed down on apartment in D block. They are yet to receive CMDA clearance for floor above 7th upto 19h floor and expected soon.

My query is on water in high rise buildings in chennai. Assuming atleast 500 members will be residing and ground water quality in south chennai not to the mark, not sure if really should go for high rise or some low rise schemes near Global hospital.

Also, maintenance and other issues associated with maintaining such huge facility once builder walks out requires some experience and have seen members struggle to maintain such facility themselves. Not clear if maintenace will be handed over post completion of phase 2 or will continue by builder.

Also scheme is not in name of Indiabulls but some other name. In case of conflict later, would be difficult to make parent company accountable.

Overall scheme is attractive and well priced. Hence having double thought. Any views and suggestion?

I booked an apartment in phase-2 long back in Oct 2010. I fell for their location, price, marketing only to realize that I will get sucked into thier wirlpool of arrogance, unethical practices, nasty customer service, only-money-minded devils. IT IS A TRAP. So, many customers, friends who had booked in phsae-1 warned me and I never listened.

They have not received the CMDA approval yet to build 19 floors but have taken the money from everyone upto 7 floors and are sitting on our hard-earned, loan-paying money for the past 3 years. There is absolutely no progress in their construction for the past 1 year. Not a single brick was added.

They cheated everyone with increase in super area. Then they cheated everyone with additional development charges. They will send the invoice and start raising additional invoice with interest and will not give a damn if you ask for clarifications. THE MOST USELESS AND WORST CUSTOMER CARE SERVICE EVER YOU CAN COME ACROSS. They have given me many sleepless nights and I am fighting everyday sending reminders and have not paid anything addtional they have asked for. I have been asking for legal approval from CMDA on their additional super area. I have been sending reminders every week on their additional development charges. NO REPLY. I had send 15 reminders - keep numbering them every time I send it. They have rough skin and care less. I am going to FIGHT for my RIGHTS even though I know I an fightling a losing battle.

NO WONDER INDIA BULLS FINANCIAL SERVICES IS DOING SO WELL IN STOCK MARKET. ITS ALL OUR HARD EARNED MONEY AND THEY ARE MAKING MORE MONEY OUT OF IT WHILE ALL OF US CRY AND PAY THE INTEREST FOR THE LOAN.

I WISH AND PRAY THAT THOSE WHO CHEAT INNOCENT PEOPLE ON THIER HARD EARNED MONEY INVESTED ON THEIR DREAM HOME WILL GO TO HELL ONE DAY.

How does IB fools us?



  1. To attract us first they will give misleading massive ads in the leading newspapers.



  2. To make it look mouth watering for us, they will make Initial master plan(this will always change later) with all the good amenities like club moss, school, mall etc.



  3. They will ask us to go for ADF as they will offer it at cheaper rate and again only IB can give us the loan and for reasons they will give an answer understandable by aliens only. And this is the way to squeeze the customers from both end(IB real estate and IB finance).



  4. Once many of us book flat, they will change the master plan and say we have the authority to change the master plan as per your execution of application form(clause no. 7, 28 and 29).



  5. The new plan will always have larger area flat than our initial booking so that they can again make the loot by saying we are giving you extra area and you have to pay the proportionate amount at current rates. And then most of us will argue about at current rates or original rate but we will forget that this is to confuse us so that we don't argue about carpet area changes and forcefully selling us the area we didn't book.



  6. Purposely they will give a possession date, which they know is not feasible, reasons are 2 folds, firstly, they can hold our money for extra time and earn interest and secondly, some of us will always cancel the booking for delays and plan changes, and again they will deduct 5%(or more depending on plan is approved or not) before they give us our money back, mind you, meanwhile they have had already earned lots of interest with our money and as if this was not enough, they will again sell the same flat cancelled by us to a new customer, in even higher rates(they call it current rate ). paisa hi paisa



  7. Ok, so some of us might think intelligently and might want to sell our booked flats, but wait . IB is more intelligent, if you intend to do so, IB will charge us 15% of purchase value before we get the possession or 5% after we get the possession till the formation of corporate body(caluse no. 26)


Indiabulls are cheats!!! Stay away from them!

Don't touch this builder with a barge pole! I'm rating them'poor'(1 star) only because I can't give them negative ratings!

They are slimy, immoral crooks. They have cheated customers in Chennai, Panvel.

Recently customers in Panvel have taken them to court. Earlier Chennai customers had done the same.

Stay away from them if you want to preserve your sanity.

Worst Project I have ever seen.. Danger zone

I booked my 3 BHK flat in IB Phase 2 in Dec 2010 and had waited for almost 3 years now just to see the skeletal structure. They haven't got the 19 floor approval yet but got the agreements signed by us. After the booking they made so many changes to the layout without even informing the buyers.Now if we go for cancellations they are asking us to pay 15% of the sale cost as part of cancellation charges.

They never adhered to the commitments given to us while taking the bookings. I booked the flat for 3100/ sqft but I don't see the value for money here. All are NRI Investments and you will never see the full community having atleast 70% of the flats being occupied.

Multistoried apartments are becoming a fantacy these days with no resale value. I have many lessons learnt from Mantri, Hiranandani, DLF, Bollini etc., If interested by all why can't we form an IB Greens Phase 2 group and share our thoughts and discuss about this project progress going forward?

We invested in Indiabulls Green Chennai and suffering a trauma due to such a investment. They are very good in designing the ads for advertisement and false commitments. Just check out the completed phase 1 apartment and the surroundings and you will get the picture of their quality.

Please don't build castle of your future home with their model houses and their false promises. Please don't ever invest in their property for any reasons.

We have booked a flat in IB phase1 due to its location advantage and all glittering promises, But the flat is not handed over yet, though building is complete.

After making 90% payment and waiting for 2+ yrs , IB now places additional demands to do UDS registration.

A VERY BAD EXPERIENCE WITH IB. UNTRUSTWORTHY. You would not know when they will hand over the flats.

"Each project bears a stamp of thoughtful solutions and highest quality" written in the About Us section seems far fetched and cliched.

The India bulls green residential project in Chennai ( hand over to begin in a few weeks) is of low quality, inferior standards.Bull Indeed!!

The model house vs to be handed over house- Beware of fittings, fixtures, finishes. Appalling low quality work.

Reputed group leading to a "sold out" phase 1 bookings.Great sales pitch, marketing brochures/talk but once hitched, get set ready for a "ride"...letters galore, staff courtesy at the lowest ebb, super built up increase ( they seem to be known for that, phase 2, 3...all the very best)

Please do visit the site, see the model house and then insist on a seeing the about to be handed over flat ( do a random selection)...to know the facts

Red bull energizes...India Bulls a great downer!!All glitz, glamour and Pan India, corporate hulla but fizzles out.

Having a very bad experience with IB Chennai for the past 2 years, they are really a use less builders, fit for nothing. Even to process the cancellation and make a refund they are taking more then 3 months.

I lost hope that they will return the advance of 4 lakhs 40 thousand which I paid nearly two years ago. If you want to lose your money without any effort then you can think about investing in IB.

Though I had come across some negative feedback through web portals about the Indiabulls Greens project at Chennai in December 2011, I have seen their project at Mumbai and was very impressed with that Project and hence I decided to book a 2 BHK apartment in the said Project.

Today, on a visit to the Project, I was amazed to see the well laid out road to the Project connecting it with 60’ State High Way and OMR IT corridor. I was also very impressed with the Project  quality and its readiness for handover.

My apprehensions  have been belied and I am hopeful as also assured by the Company, for handing over possession by mid May or even earlier,

I am happy at the call taken by me and more so, it has witnessed a good appreciation in the price at which I booked at and now. Would strongly recommend all my collegues and friends to be my neighbor and benefit from the amazing opportunity of living and investment in the most upcoming OMR sector.
